How Much Can You Borrow on an Investment Property HELOC When You Need a Payoff Quote?

How Much Can You Borrow on an Investment Property HELOC When You Need a Payoff Quote?

The Quick Read: It depends on the lien math: on an investment property, the ceiling across Lendmire’s wholesale network is 70% combined loan-to-value, up to a $500,000 line, minus every lien that stays in place, so a payoff quote for an old HELOC or second lien frees up room because that lien drops out of the subtraction.

  • Ceiling: an investment-property line tops out at 70% CLTV and a $500,000 maximum line, subject to lender guidelines.
  • Credit: 700 is the minimum, and a score above 700 does not raise the investment ceiling.
  • Payoff quote: it is a closing document that sets the exact payoff amount. It does not set a borrowing limit.
  • Title: an individual or a revocable living trust can hold title, but an LLC cannot.
  • Valuation: most investment lines run on an automated valuation, with no traditional appraisal.

How Is the Maximum Line Calculated?

The maximum line equals the property value times the CLTV ceiling, minus every lien already on the property. The federal HELOC consumer booklet teaches the same method: take a percentage of the appraised value, then subtract what you owe.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On an investment property, the network’s CLTV ceiling is 70%. Two other limits sit on top of that math. The line cannot exceed $500,000, and it cannot fall below $25,000 (the floor is lower in Michigan). Lines above $500,000 exist only on primary residences, so they are off the table for a rental.

“Combined” is the word that matters. The first mortgage counts inside the 70%. So does any other HELOC or second lien that stays on the property. Lenders in the network generally count the full credit limit of an existing line, not just the drawn balance. An unused line still uses up room until it is paid off and closed.

The property’s rent plays no role in this test. A bank-style HELOC is qualified on you: credit, debt-to-income, and equity. The network’s investment lines allow a 50% maximum DTI, and they qualify on the interest-only payment calculated on the maximum draw.

A Worked Example in Percentages

Say a rental carries a first mortgage equal to 40% of its value and an old HELOC with a credit limit equal to 15% of its value. These are modeled assumptions, not market data.

  • Without a payoff: 70% minus 40% minus 15% leaves room equal to 15% of value.
  • With the old HELOC paid off and closed: 70% minus 40% leaves room equal to 30% of value.

The payoff doubles the room in this case. The old line stops counting once it is paid off and closed, and the new line takes its place in the stack.

Scenario What happens to old lien Room under 70% CLTV
First mortgage only, kept Stays 70% minus first mortgage
Old HELOC paid off at closing Drops out 70% minus first mortgage only
Old HELOC stays open Stays, full limit counts 70% minus both liens
Free and clear None Up to 70%, then the $500,000 cap

The $500,000 cap can bind before the percentage does. On a high-value rental with little debt, the dollar ceiling sets the answer. On a modest-value rental with a large first mortgage, the CLTV math sets it.

Not every file clears the hurdle. When the first mortgage already uses most of the 70%, the leftover room may fall under the $25,000 minimum line. A payoff of the old HELOC may be the only thing that moves the file back above that floor.

What Is a Payoff Quote and Who Can Request One?

A payoff quote is a written statement of the exact amount needed to pay a loan in full on a specific date. It differs from the statement balance. Interest accrues daily, and fees can apply. Bankrate’s explainer on paying off a HELOC early lays out the same distinction.

Federal law gives the borrower a deadline. Under Regulation Z, section 1026.36, the servicer must give an accurate payoff statement within a reasonable time. In no case may it take longer than seven business days after a written request. The regulation’s commentary says a refinancing creditor needing the statement can act for the consumer. That means the new lender, or its title agent, can usually request the quote on your behalf.

The deadline relaxes for loans in bankruptcy or foreclosure, reverse mortgages, and disasters. State laws can add their own rules, so confirm state specifics.

1. Ask the old lender for a written payoff with a good-through date that falls after the expected closing date.

2. Check the per diem, which is the daily interest added if closing slips.

3. Ask whether any early-payoff penalty or lien-release fee is included.

4. Have the old line frozen so no new draws push the payoff above the quote.

5. Sign a closure or termination request so the line does not stay open at a zero balance.

6. Confirm the lien release is recorded after funding.

Where Do Payoff Files Get Stuck?

Most problems come from timing and from the difference between paying and closing.

A zero balance does not close the line. A paid-off HELOC stays open and recorded until you formally ask the lender to terminate it. If it stays open, its full limit can keep counting against your CLTV room. Get a signed termination request and a recorded lien release.

The quote expires. Interest accrues daily, so a stale figure is wrong the day after its good-through date. If the closing date moves, order an updated quote.

Draws after the quote. An unfrozen line can leave the payoff short. Freeze it, or sign the termination request before the quote is issued.

Early-payoff penalties. Some HELOCs charge a fee for retiring the line early. The quote is where that cost shows up, so read every line item. The Money Overview also points to a federal answer confirming a prepayment penalty may apply.

Reduced lines. The federal booklet notes that a lender can reduce a line if the home’s value drops. A value decline between application and closing can therefore shrink your room.

Naming. Some banks decline anything called a HELOC on a rental. Asking about a line of credit secured by an investment property, or a closed-end home equity loan, sometimes gets a different answer.

Who Qualifies for an Investment Line on This Network?

Lendmire arranges these lines through select wholesale partners. It is a broker, not the lender, and every figure below is subject to lender guidelines and full file review. Investment lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

The core parameters for an investment property:

  • Leverage: 70% CLTV, with no tier above it.
  • Credit: a 700 minimum. A 720 score buys eligibility rather than leverage, because both tiers reach the same 70%.
  • Line size: $25,000 to $500,000.
  • Lien position: a standalone line in first or second position.
  • Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and the pricing floats rather than converting to fixed.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Exposure: a borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Derogatory history: a bankruptcy needs 4 years from discharge or dismissal. Foreclosure-family events season on a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Because the line caps at $500,000, an investment HELOC sits in the automated-valuation lane. A full appraisal begins only above $500,000, and a borrower may still request one.

The 70% ceiling is specific to investment property here. Primary residences and second homes can reach 90% CLTV, but only at a 720 or better credit profile. That tier never applies to a rental.

The title rule is the sharpest structural trap. Fee simple or leasehold title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a different product.

HELOC or Cash-Out: Which Fits the Plan?

A line suits staged, smaller capital needs on a property whose first mortgage you want to keep. A cash-out refinance suits a lump-sum need, an LLC-held rental, or portfolio growth. The two products solve different problems.

A line adds a lien behind your existing mortgage. A cash-out replaces the first mortgage and resets the whole loan, which is a bigger decision if your current mortgage is attractive. The line also floats, so the payment can change through both the draw and the repayment period.

Short-term rental collateral is lower, at 70% on a cash-out. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, which is why it works for entity-held property, subject to lender guidelines and program terms. The complete DSCR loans guide covers the full mechanics.

If the property is in an LLC and the plan is to keep it there, the cash-out route usually fits better than retitling.

Stacking matters in either case. Each lien you keep uses up CLTV room. An investor who plans several draws over time should count the full line limit now, not the first draw.

Key Terms Defined

Payoff quote: a written statement of the exact amount needed to retire a loan on a stated date.

Per diem: the daily interest added to a payoff figure for each day closing slips past the quote date.

Good-through date: the last day the payoff figure stays valid.

Combined loan-to-value (CLTV): all liens on the property, counting full credit limits, divided by the property’s value.

Lien release: the recorded document showing a lien has been satisfied and removed from the title.

Lien position: whether a loan sits first or second in line for repayment if the property is sold or foreclosed.

Frequently Asked Questions

Does the payoff quote change how much I can borrow?

Indirectly, yes. The quote does not set the limit, but paying off an old HELOC or second lien removes it from the CLTV subtraction. The new line is sized on the liens that remain. The quote’s exact figure tells the title agent how much to wire at closing.

Can I keep my old HELOC open and still get a new line?

You can, but the old line’s full limit generally counts against your combined room, drawn or not. Keeping it open leaves less room under the 70% ceiling.

Will a higher credit score raise my limit on a rental?

No. On the network’s investment lines, 700 and 720 both reach 70% CLTV and $500,000. Credit above 700 does not raise the ceiling, and 700 is a hard floor. A higher score mainly improves your standing with the lender’s review, not your leverage.

Can my LLC take out an investment property HELOC?

No. Title must sit with an individual or an inter vivos revocable living trust. An LLC cannot hold title on these lines. If the property already sits in an LLC, it needs a vesting change first, or a DSCR cash-out may fit better, subject to program terms.

How long does the old lender have to send the payoff?

Federal rules cap it at seven business days after a written request, with exceptions for bankruptcy, foreclosure, reverse mortgages, and disasters. A refinancing lender can request it on your behalf. Ask for a good-through date past your planned closing so the figure does not expire.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183, or request a quote.

Lenders weigh the existing lien stack heavily when sizing a line on a rental, so paying off and closing old lines before applying can leave more room for a new one.
