The Quick Read: A tenant in place does not raise the amount you can borrow, because an investment-property line is sized by combined loan-to-value (CLTV), and the lease doesn’t change that cap. On our wholesale network, an investment line tops out at 70% CLTV, with lines running from $25,000 to $500,000, subject to lender guidelines.
- The formula is simple: property value × maximum CLTV, minus what you owe on existing liens, then the $500,000 line cap.
- Credit of 700 is the floor, and a 720 score reaches the same 70% CLTV as a 700, so a higher score adds no leverage on an investment line.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on this product.
- The tenant is paperwork, not leverage. Vacant between tenants, the math is identical.
- If rent is what you want underwritten, a DSCR cash-out refinance is the product built for that.
How Is the Maximum Line Calculated?
The maximum line equals the property’s value times the allowed CLTV, minus every mortgage already against it. That is the whole formula. A lease, a rent roll and a long tenant history do not appear in it.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
CLTV means combined loan-to-value: your first mortgage plus the new line, divided by the property’s value. The CFPB’s HELOC booklet describes the same method for any home equity line. The lender takes a percentage of the appraised value and subtracts what you still owe. The booklet’s example uses 75 percent. That is a general illustration, not an investment-property figure.
Across our wholesale network, the investment-property ceiling is 70% CLTV. Run it on a rental valued at $400,000 with a first mortgage equal to 50% of value. The 70% cap leaves room for a line equal to 20% of value. Now run it on a paid-off rental: the room is the full 70%, until the $500,000 line cap stops it. The leveraged rental has thin room however strong the tenant or the credit.
Here is the point many investors miss. The binding constraint is almost always your existing loan balance, not your credit score or your lease.
Does a Tenant Change Anything?
A tenant changes the file, not the limit. The property is underwritten as non-owner-occupied whether it is leased, month-to-month or empty between tenants. Expect the lender to ask for the lease or rent history, but the line is sized on equity and on you.
NerdWallet notes that not every lender offers a HELOC on an investment property, that requirements run strict, and that lenders see default risk as higher than on a primary home. We see the same pattern across the network: investment lines are narrower than primary-residence lines.
| Tenant situation | Effect on the maximum line | Effect on the file |
|---|---|---|
| Signed one-year lease | None | Supports rental status |
| Month-to-month | None | Rent history matters more |
| Vacant between tenants | None | Held-for-rent intent still documented |
| Converted from owner-occupied | None to the cap | Occupancy classification changes |
The last row deserves a flag. If you opened a line as an owner-occupied borrower and later rented the property, the occupancy classification no longer matches, and the ceiling that applies is the investment one. Tell the lender the real use up front.
What Else Limits the Amount?
Beyond CLTV, five things decide whether the line exists and how large it can be: credit, debt-to-income (DTI), title, valuation and the dollar cap.
Credit. On an investment line, 700 is a hard floor with no tier beneath it. Both 720 and 700 reach the same 70% CLTV, so a higher score does not buy more leverage.
DTI. The maximum is 50% across the network, calculated on the interest-only payment at the maximum draw. This is the part that trips up larger portfolios. A conventional HELOC underwrites you, so a landlord with heavy write-offs or many financed properties can hit the wall on DTI even with plenty of equity. A borrower owning more than 15 financed properties is not eligible.
Title. The line must be held by you individually or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. If your rental already sits in an LLC, you need a vesting change or a different product. Lendmire’s piece on how LLC-titled borrowers fit into investment property HELOC rules covers that in detail.
Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that size, the value usually comes from an automated valuation. A borrower may still request a full appraisal.
The dollar cap. Lines run from $25,000 to $500,000 on investment property. Anything larger is primary-residence only.
Property type matters too. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned properties are not.
Key Terms Defined
HELOC: a revolving line of credit secured by property, where you borrow against available equity and pay interest on what you draw.
CLTV: combined loan-to-value, meaning all loans secured by the property divided by its value.
DTI: debt-to-income, the share of your monthly income that goes to debt payments.
DSCR: debt service coverage ratio, which measures a property’s rent against its full monthly obligation (principal, interest, taxes, insurance and any association dues).
Lien position: whether the line sits first or second behind another mortgage. Our investment lines can sit in either position.
How Does the Structure Work?
An investment line runs a 5-year interest-only draw period, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. After closing, the minimum subsequent draw is stated at $1,000 on the longer-runway program, with Texas at $4,000. Pricing floats during both the draw and the repayment period and never converts to fixed.
That floating structure is the risk to weigh. The CFPB booklet notes HELOCs typically carry variable rather than fixed rates, and that a lender may freeze or reduce a line, for example if the home’s value falls. A lease fixes your rent for its term. Your line payment does not stay fixed. A landlord with a thin margin should stress-test the payment against rent before drawing.
Also note availability. Our HELOC lines are offered in 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), which is narrower than the 41-market DSCR footprint. Lendmire brokers these lines through select wholesale partners and is not the lender.
What Documents Should a Landlord Prepare?
Expect to hand over a short, predictable stack:
- The current lease, or rent history if you are month-to-month.
- Your first-mortgage statement.
- The deed or title showing you or your revocable trust as owner.
- Hazard insurance for the property.
- Income documentation for DTI purposes.
- Schedule E or rent records where the lender wants to see rental history.
Credit reports run no more than 90 days old at closing, with no rescores. The score model is single-bureau, keyed to the primary wage earner. Security deposits are not income, so keep them separate from rent in your records.
When Does DSCR Beat a HELOC?
A DSCR cash-out refinance wins when you want the property’s rent to carry the underwriting, when the property is in an LLC, or when you need more than a 70% CLTV line can deliver. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. See the complete DSCR loans guide for the full picture.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| What it underwrites | You: credit, DTI, equity | The property’s rent against PITIA |
| Ceiling | 70% CLTV on an investment property | Around 75% LTV on a standard-rental cash-out |
| Title | Individual or revocable trust | LLC eligible, subject to program terms |
| Structure | Revolving, floating | Fixed-term loan, 30-year fixed spine |
| Existing first mortgage | Stays in place | Replaced |
Two cautions. First, the tradeoff is real: a HELOC leaves your first mortgage alone, while a cash-out replaces it. Second, clearing 1.00x coverage is not the same as positive cash flow. DSCR compares rent to PITIA only, and repairs, vacancy, management, utilities and capital expenses sit outside the calculation. Select programs start at 1.00, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Short-term rental collateral follows its own tighter leverage tiers.
This one is a genuine toss-up for many investors. The HELOC keeps a low-balance first mortgage intact and charges interest only on what you draw. The DSCR cash-out pulls more equity and fixes the structure. Which wins depends on how much equity you need and how your first mortgage compares.
What About Tax and Risk?
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
On risk, the line is secured by the rental. If rent drops or the tenant leaves, the lien stays. Draw only what the property’s income can comfortably carry.
Common Mistakes
- Assuming the lease lifts the limit. The limit is a CLTV formula. A lease is documentation.
- Skipping the title check. An LLC-held rental fails before the math starts.
- Counting on credit for leverage. Above 700, a higher score does not move the investment ceiling.
- Ignoring existing debt. A heavily leveraged rental may have almost no room under the cap.
- Treating the line as fixed. It floats, so stress-test the payment against rent.
Frequently Asked Questions
Does a month-to-month tenant change how much I can borrow?
No. The line is sized by CLTV, credit, DTI and the dollar cap, none of which depends on lease length. A month-to-month arrangement may prompt the lender to ask for more rent history, but the ceiling on an investment property stays at 70% CLTV, subject to lender guidelines.
What happens if my tenant moves out during the process?
The math doesn’t change. The property is underwritten as non-owner-occupied either way, so a vacancy between tenants leaves the cap, the credit floor and the dollar limit where they were. You should still document that the property is held for rent.
Can I get the line if the rental is in my LLC?
Not as titled. Our investment lines require title in your individual name or a revocable living trust. A property deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, which can work with LLC-titled borrowers subject to program terms.
Will a higher credit score raise my investment line?
Not the percentage. A 720 and a 700 profile both reach 70% CLTV on an investment property, so extra credit improves eligibility cushion rather than leverage. Seven hundred is the minimum, with no tier beneath it.
Do I need an appraisal?
Usually not. Investment lines cap at $500,000, and traditional appraisals are required only above that size, so automated valuation is the common path. A borrower can request a full appraisal, and a secondary valuation may be required in some cases.
How much can I borrow compared with a DSCR cash-out?
The HELOC caps at 70% CLTV on an investment property, while a standard-rental DSCR cash-out reaches around 75% LTV. The DSCR route usually delivers more per property, though it replaces your first mortgage.
