Can You Use an Investment Property HELOC to Cover IVF Treatment Costs?

Can You Use an Investment Property HELOC to Cover IVF Treatment Costs?

The Quick Read: Yes, in many cases the money can go to IVF, because most home equity lines do not restrict how you spend the draw, but the harder question is whether you can get an investment property line at all, since the network ceiling is 70% combined loan-to-value, a 700 credit minimum, and individual title. The use of proceeds is rarely the obstacle. The property, the equity, the credit profile, and how the rental is titled decide the file. A rental line also puts an income property behind a medical expense, which is a real trade-off.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 credit minimum and a line of up to $500,000, subject to lender guidelines.
  • LLCs, corporations, and land trusts cannot hold title on these lines, so a rental deeded to an entity needs a vesting change first.
  • At least 75% of the line is drawn at closing, which fits a single lump sum better than several staged IVF cycles.
  • A DSCR cash-out refinance is a separate product that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

How Does an Investment Property HELOC Work?

An investment property HELOC is a revolving credit line secured by a rental you own, usually in first or second lien position. Lendmire brokers these lines through select wholesale partners in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The investment line structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both the draw and the repayment period. Lines run from $25,000 to $500,000 on investment property (Michigan’s floor is $10,000). Any line above $500,000 is limited to a primary residence.

Underwriting is borrower-based, which is the biggest difference from a DSCR loan. The lender looks at credit, debt-to-income, equity, and title. Debt-to-income tops out at 50%, and the payment is calculated as interest-only on the maximum draw. Credit above 700 does not buy more leverage here. Both the 720 and 700 tiers reach the same 70% CLTV, so 700 works as a hard floor.

Because an investment line caps at $500,000, it normally runs on an automated valuation instead of a traditional appraisal. Full appraisals begin above $500,000, and a borrower can request one in any case.

Will the Lender Care That the Money Is for IVF?

The lender is qualifying a borrower and a property, not auditing the clinic bill. A home equity line is a general-purpose credit product. Across the wholesale network, the questions that decide a file are CLTV, credit, debt-to-income, valuation, and title.

The credit agreement still controls what the borrower may do, so read it before drawing. Nothing about a medical purpose changes the eligibility tests, and nothing about it relaxes them either. An investor who clears 70% CLTV and a 700 score has the same file whether the draw goes to a clinic or a kitchen.

Key Terms Defined

CLTV (combined loan-to-value): All loans secured by the property, added together, divided by its value.

Draw period: The stretch when you can borrow against the line. On the investment structure here, it runs five years, interest-only.

Repayment period: The stretch after the draw period when you pay down principal and can no longer borrow.

Lien position: Where a loan stands in line for repayment. A second-position line collects only what remains after the first mortgage.

DSCR: Monthly rent divided by the monthly obligation (principal, interest, taxes, insurance, and any HOA dues). It measures the property, not the borrower’s paycheck.

Why Is a Rental Line Harder to Get Than a Home Line?

Four things narrow the field: leverage, title, property type, and geography.

Leverage. The 70% CLTV ceiling counts your existing mortgage. A rental bought recently with a normal down payment often has little room left under that ceiling. By contrast, lines on a primary residence or second home can reach 90% CLTV, but only at a 720 or better credit profile, and that figure does not apply to an investment property.

Title. The line must be held by the individual borrower or an inter vivos revocable living trust. An LLC-owned rental has to be re-deeded, or you look at a DSCR cash-out instead, subject to program terms.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Geography and exposure. The 16-state footprint applies. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington. A borrower is also limited to three lines and cannot own more than 15 financed properties.

Does a Draw Structure Fit an IVF Cost Timeline?

It fits a single lump-sum need better than a staged one. Carrot Fertility, a fertility-benefits vendor, puts the average U.S. IVF cycle at $23,474, with a base fee between $8,000 and $14,000. It also says many patients need two to three cycles, for roughly $50,000 in total. Estimates vary by source, so treat these as ranges rather than a quote from any clinic.

Run the structure against that timeline. The investment line has a $25,000 minimum, which sits near the cost of one average cycle. At least 75% of the line is drawn at closing, so interest-only carrying cost starts on most of the balance well before a clinic bills you. Pricing floats, so the carry can move while treatment is still underway.

The Federal Trade Commission notes that a lender may freeze or reduce a line if the property’s value falls significantly or the borrower’s finances change materially. If you are planning repeat cycles and counting on drawing later, that matters more than the headline limit.

Picture an investor with a rental at modest leverage who sizes a line for a three-cycle plan. The line works only if the first draw is large enough and the borrower can carry the interest on it through all three cycles. If the plan is one cycle with uncertain follow-ups, a smaller, unsecured option may fit the risk better.

What Are the Risks of Putting a Rental on the Line?

The core risk is that default can cost you the collateral. The Consumer Financial Protection Bureau’s HELOC booklet says opening a line puts the home securing it at risk, and it lists medical bills among the common uses people reserve these lines for. On a rental, that collateral is an income property you may rely on for cash flow.

Several other risks sit outside the headline numbers:

  • Variable carry. A floating line can lift your obligation just as a multi-cycle treatment plan runs long.
  • Debt-to-income. The added line payment counts against the 50% ceiling on your next financing, and a ratio above 45% requires a 680 minimum credit profile.
  • A second lien. A line behind your first mortgage has to be paid off or subordinated if you later refinance the rental.
  • Residence lines on rentals. If you draw on a primary-residence line and later convert that home to a rental, the same CFPB booklet cautions that renting may be prohibited under the line’s terms.
  • The family home. Drawing on your own residence instead protects the rental but exposes the home, which is a harder decision for a treatment with an uncertain outcome.

Rental Line, Home Line, or Something Else?

Option Collateral Main trade-off
Rental-secured HELOC The investment property 70% CLTV cap, individual title
Primary-home HELOC Your residence Home at risk; up to 90% CLTV at 720+
Unsecured personal or fertility loan None Smaller amounts, no lien on property
Clinic plan, savings, HSA or FSA None Limited by balance or plan terms

Unsecured options avoid putting any property at stake. Their limit is size, not eligibility. Many investors split the need: savings and plan funds first, borrowed money for the remainder.

When Is a DSCR Cash-Out the Better Tool?

A DSCR cash-out refinance is the stronger fit when the rental carries meaningful equity, is held in an LLC, or the borrower wants fixed-term structure instead of a floating line. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Entity-titled loans are available subject to lender program eligibility. Lendmire’s complete DSCR loans guide walks through how the ratio is calculated.

Across the network, cash-out tops out around 75% LTV, with about six months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Most programs want a credit score near 660, a 620 floor exists in parts of the network, and 700 or better unlocks the strongest tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and reserves are commonly around six months of PITIA, though they vary by lender, leverage, and loan size.

Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only, and repairs, vacancy, management, and capex sit outside it. A cash-out also resets the loan on the whole property, so it makes sense only when the new structure works on its own terms. For a related case, Lendmire also covers using an investment property HELOC for medical or elder-care costs.

What to Gather Before You Apply

Have these ready for a rental-secured line:

1. Identification and vesting. Government ID and a deed showing the rental in your individual name or revocable trust.

2. Mortgage and insurance. A current first-mortgage statement and the property insurance declarations page.

3. Rental evidence. The current lease or rental history. A vacant or newly converted rental is a harder file.

4. Credit. The report must be no more than 90 days old at closing, so do not pull it too early.

5. Valuation access. Be ready for an automated valuation, and request a full appraisal if you think it will help.

Programs change, and every file is reviewed individually.

Frequently Asked Questions

Can any bank give me a HELOC on a rental?

No. Many large retail lenders write lines only on a primary residence, and those that do write rental lines often require individual title. Availability varies by lender, so a broker that sees several wholesale programs can compare options. On Lendmire’s network, investment lines require a 700 score and cap at 70% CLTV.

Is a lender allowed to refuse a HELOC because the money is for IVF?

The purpose is not the qualifying test on the lines Lendmire places. The file turns on CLTV, credit, debt-to-income, valuation, and title. The credit agreement governs how funds may be used, so read it before drawing.

How much can I borrow against a rental?

Up to $500,000 on an investment property, at no more than 70% CLTV, with a $25,000 minimum. Your first mortgage counts toward the 70%, so the usable line may be well below the cap. A line above $500,000 is available only on a primary residence.

What if my rental is in an LLC?

The line cannot close while an LLC holds title. You would need a vesting change into your name or revocable trust. A DSCR cash-out refinance is the alternative, subject to lender program eligibility.

Should I draw on my home instead of the rental?

It depends on which asset you can afford to risk. A primary-home line can reach higher CLTV at 720 or better credit, but it puts your residence behind the treatment cost. A rental line keeps the home out of it and puts the rental at stake instead.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker arranging financing through select lenders in its wholesale network, not a lender, and nothing here is a commitment to lend. Investors can request a quote through Lendmire’s mortgage quote page or call 828-256-2183.

Bring your full treatment plan to that conversation, so the line can be sized against the whole plan rather than a single step.
