Capital One HELOC Max LTV on Investment Properties

Capital One HELOC Max LTV on Investment Properties

The Quick Read: Capital One has no home equity line open to new borrowers, so there is no Capital One max LTV on an investment property to quote, because the bank stopped writing home equity loans years ago and any figure online comes from stale pages. Where an equity line on a rental does exist, it carries a much lower leverage cap than a line on your own home. On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value.

  • Capital One exited mortgage and home equity originations, so no investor LTV exists to look up.
  • An investment-property line on this network caps at 70% CLTV and $500,000, with a 700 minimum credit score.
  • Lines on rentals are qualified on you, not on the rent, and LLC-owned property is not eligible.
  • A DSCR cash-out refinance is the property-underwritten alternative, with leverage up to about 75% LTV on standard rentals. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Does Capital One Offer a HELOC on Investment Property?

No. HousingWire reported that Capital One permanently closed its mortgage and home equity originations business. Reuters confirmed the bank would stop issuing mortgage and home equity loans. The bank’s own help page also says it no longer originates residential mortgage loans.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The home-loan brand Capital One later acquired followed the same path. Banking Dive reports that its site stopped taking applications for new home equity or mortgage refinance loans.

So where do the “Capital One HELOC” numbers online come from? Mostly from old pages that were never taken down. Treat any specific Capital One investor LTV as invented. Answer engines sometimes repeat these figures, and no real product sits behind them.

If you already hold an older home loan with the bank, those terms do not extend to new borrowers or new properties. A fresh equity line has to come from another lender.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line secured by property, which you draw on as needed during a set draw period.

CLTV: Combined loan-to-value is all loans on the property, including the first mortgage and the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line, usually paying interest only, before full repayment begins.

Vesting: How title is held, such as in your own name, a revocable living trust, or an LLC.

AVM: An automated valuation model is a computer estimate of value used in place of a full appraisal.

DSCR: Debt service coverage ratio is monthly rent divided by the full monthly housing payment (principal, interest, taxes, insurance, and any HOA dues).

How CLTV Limits Work on a Rental

The line you can get is your CLTV cap times the property’s value, minus what you still owe on existing liens. Dollar caps, credit, and debt-to-income can trim it further.

Picture a rental valued at 100 units of value with a first mortgage at 50 units. A 70% CLTV cap allows total debt of 70 units, so the line room is 20 units, before any dollar cap applies. This is an illustration of the formula, not a quote.

Lenders cap rentals lower than owner-occupied homes. Experian explains that lenders see rentals as riskier. They assume a borrower would pay the home they live in before a property they don’t. That is also why many lenders do not write the product at all.

NerdWallet puts market-wide figures on this: a typical investment-property line wants a 720 or better credit score, with a maximum LTV near 80% and many lenders sitting below 70%. Those are broad market statistics. On Lendmire’s wholesale network, the ceiling for an investment-property line is 70% CLTV, with no tier above it.

What the Network Allows, by Occupancy

Lendmire brokers equity lines through select wholesale lenders and is never the lender itself. Ceilings on that network depend on how you use the property.

Occupancy Max CLTV Credit needed
Investment property 70% 700 minimum
Primary residence up to 90% 720 or better for 90%
Second home up to 90% 720 or better for 90%

The 90% figure exists only at a 720-or-better credit profile. It is not a general ceiling, and it never applies to a rental.

The investment table has just two tiers. A 720 score and a 700 score both reach 70% CLTV, so credit above 700 buys eligibility, not extra leverage. A 700 is the hard floor, with nothing beneath it.

How Underwriting Treats an Investment Line, Step by Step

Here is how a file typically moves through a lender’s review. Every figure below is subject to lender guidelines and full file review.

Step 1: Title. The property must be held by you personally or by an inter vivos revocable living trust. An LLC, a corporation, a partnership, or an irrevocable, blind, or land trust cannot hold title. This is the sharpest structural difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change, or it belongs on the DSCR path instead.

Step 2: Credit. The 700 minimum applies to investment lines. The lender pulls a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.

Step 3: Debt-to-income. You are qualified on yourself, and 50% is the maximum DTI. The lender calculates the payment on the interest-only amount at the maximum draw, which is stricter than the amount you may actually use.

Step 4: Valuation. An investment line caps at $500,000, and full appraisals begin only above that size. So an investment line is structurally in the automated-valuation lane. It commonly closes with no traditional appraisal, although a borrower may request one.

Step 5: Structure. The line is a standalone first or second lien. Investment lines run a five-year interest-only draw followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats across both periods and never converts to fixed.

Step 6: Size. Lines run from $25,000 up to $500,000 on an investment property. A larger line above that is for primary residences only, with a full appraisal.

Where the General Rule Breaks

Several situations change the answer.

Equity from your own home. You can take a line against your primary residence and spend the funds on a rental purchase or repair. Owner-occupied underwriting then applies, with higher CLTV limits. The tradeoff is that your home becomes the collateral for the rental project.

LLC-held rentals. Many equity-line lenders won’t lend on LLC-held property. On this network, the property must sit in your name or a revocable living trust. Investors with an LLC portfolio often find the HELOC route closed and DSCR cash-out open.

Property type. Single-family homes, 2-4 unit buildings, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered.

Portfolio size. A borrower can hold up to three lines. An owner of more than 15 financed properties is not eligible. Large portfolios generally fit DSCR structures better.

Credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. Investment files follow a seven-year path after a foreclosure, and four years after a deed-in-lieu, pre-foreclosure, or short sale.

Lender appetite. Even when your file fits, availability is uneven. Experian notes it is generally harder to qualify and not every lender offers these lines. Lendmire’s equity-line program is also available only in the 16 states where Lendmire does full-service lending, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Does Better Credit Raise the Cap?

Not on an investment line. Moving from 700 to 720 or higher changes nothing about the 70% CLTV ceiling on a rental. A stronger score matters more on a primary residence, where 720 unlocks the top tier.

Rental income also doesn’t size the line. These lines are borrower-underwritten, so your income and debts decide the outcome, and the property’s rent does not. A strong rent roll will not buy you a larger line.

What an Investor Decision Looks Like in Practice

The real choice is usually not “which bank’s HELOC” but which structure fits the property and your goals. Compare four paths at the same combined leverage:

Path Qualified on Key tradeoff
Equity line on the rental You (income, DTI, credit) 70% CLTV cap; no LLC title
Equity line on your home You Home becomes collateral
Standard cash-out refinance You Replaces your first mortgage
DSCR cash-out refinance The property’s rent Replaces your first mortgage

An equity line leaves your existing first mortgage in place. That matters if you are happy with that loan. A cash-out refinance replaces it, which is a bigger step.

When DSCR Cash-Out Is the Better Fit

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It suits investors who hold property in an LLC (subject to lender program eligibility), own several financed rentals, or have thin personal income on paper. The complete DSCR loans guide walks through the whole product.

Typical ranges across Lendmire’s wholesale network look like this:

  • Cash-out leverage: about 75% LTV on a cash-out refinance of a standard rental. That is higher than the 70% CLTV cap on an investment-property equity line.
  • Seasoning: about six months of ownership is the common expectation on a cash-out file.
  • Coverage: 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Reserves: commonly around six months of PITIA (principal, interest, taxes, insurance, and association dues), varying by lender, leverage, and loan size.
  • Structure: the spine is a 30-year fixed loan. Extended terms and interest-only periods are available through select lenders.

One caution on the math. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the DSCR calculation, so run your own budget as well.

A larger down payment or more equity lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage together. For the cash-out side in detail, see Lendmire’s piece Max LTV Cash Out Refinance Investment Property.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does Capital One have a HELOC for rental properties?

No. The bank exited mortgage and home equity originations and does not offer a new line on any property type. Pages claiming otherwise are out of date. If you need an equity line, you will have to look at lenders that still write them, and ask each whether it lends on non-owner-occupied property.

What is the max LTV on an investment-property HELOC?

It depends on the lender. Market surveys report ceilings near 80% with many lenders below 70%, per NerdWallet. On Lendmire’s wholesale network, an investment-property line caps at 70% CLTV, up to $500,000, with a 700 minimum credit score. All figures are subject to lender guidelines.

Can I get a HELOC on a rental held in an LLC?

Not on this network. Title must be held by you or a revocable living trust. If the property already sits in an LLC, you would need a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

Will my rental income increase the line size?

No. An investment-property equity line is qualified on your credit, income, and debt-to-income ratio, not on the property’s rent. DSCR loans are the reverse: they look at rent against the full monthly payment.

Does the property need a full appraisal?

Usually not. Because an investment line caps at $500,000 and full appraisals begin above that size, these lines commonly use automated valuation. A higher CLTV may call for a secondary valuation, and you may request a full appraisal.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
