That covers Historic Erlanger and Central Erlanger, the neighborhoods Wikipedia’s Erlanger entry places between Riggs and Crescent Avenues and between Sunset and Commonwealth Avenues. The housing is older and mixed, and it sits by the I-75 interchange, the rail line, and the commercial district.

Honestly, this is a toss-up for a cash-out. Single-family has better exit liquidity and easier appraisals. The duplex carries stronger coverage but harder comps. Owners who hold either should decide which problem they’d rather have.

Does the Airport Really Hold Up Rents?

The airport is the demand story, and it is real. The Amazon Air hub at CVG sits in Hebron, right next to Erlanger. The Lane Report says it has created more than 4,000 local jobs and processed over 1.5 billion packages. BE NKY reports a $292 million DHL maintenance and operations facility that is scheduled to add 300 jobs.

At launch, WCPO reported plans for 2,000 full-time jobs at a minimum of $17.50 an hour. That is a launch-era figure, so confirm current headcount before leaning on it. A full-time wage at that level runs about $36K a year. It fits comfortably with the $1,150 to $1,700 two- and three-bedroom band, though at the low end renters may be stretched and roommate households likely common. For a landlord, that means steady demand for workforce rentals and less pricing power at the top of the band.

The rest of the base is broader than logistics. The Lane Report ranks transportation and warehousing as Northern Kentucky’s largest employment sector, followed by health care and manufacturing. St. Elizabeth Healthcare operates six facilities and more than 170 practices, with the Edgewood campus about four miles away. Fidelity’s Covington campus is among the region’s biggest employers. Northern Kentucky University reports 10,136 undergraduates, but the campus is outside Erlanger, so treat it as secondary demand.

The Equity Math: Seasoning, 75 Percent, and What’s Left

Cash-out here is a percentage game before it is a dollar game. Most programs want about six months of ownership measured from title recording. The LTV ceiling is 75 percent.
