How High a Credit Score Does a $3 Million Bank Statement Loan Need?

How High a Credit Score Does a $3 Million Bank Statement Loan Need?

The Quick Read: Usually 720 or higher on a primary residence, and 700 is the floor once a file crosses the super-jumbo line on the portfolio program. Through select wholesale programs, subject to full underwriting, the score at this size sets leverage and reserves more than it sets a pass/fail line. Investment property at $3 million runs on different tiers than a primary home.

  • A $3 million primary-residence purchase typically needs 720+ for a 75% LTV ceiling through select wholesale programs.
  • Investment property in the $3M-$3.5M band lists a 680+ tier on the bank portfolio program, but at a 60% purchase ceiling.
  • Super-jumbo overlays on the portfolio program add a 700 floor, 0x30x24 housing history and 48-month seasoning on credit events. They apply above $3.5 million on a primary residence and above $3 million on a second home or investment property.
  • Reserves at this size are typically 9 months.
  • Nothing here is a commitment to lend; every file is reviewed individually.

Most buyers at this level are founders, physicians, attorneys and investors whose traditional personal-income documentation understates what they earn. A bank statement loan reviews them on documented deposits under the applicable program, subject to lender guidelines. Credit still gets pulled and tiered. This piece covers the number, why it moves, and how to plan around it.

Is There an Official Minimum Score?

No regulator sets one. The score comes from each investor’s own guidelines. The federal consumer-finance regulator’s repayment-capacity and qualified mortgage compliance guide notes that credit history is not part of the general qualified-mortgage definition. Lenders still must verify debts with reliable records, and a credit report is the usual record.

So the floor is a lender-by-lender call. Across the wholesale network, the working floor on the portfolio non-QM program is 660. The bank portfolio program sits at 680. The portfolio program’s super-jumbo overlays raise its floor to 700. A low-600s floor you see advertised belongs to smaller, lower-leverage files. It does not carry to $3 million.

What Score Does $3 Million Actually Call For?

On a primary residence, 720+ for the strongest leverage. The ladder below shows how the score tier and the ceiling move together through select wholesale programs, subject to full underwriting.

Occupancy and band Purchase LTV Cash-out LTV Credit for this leverage
Primary, $2.5M-$3M 80% 70% 720+
Primary, $3M-$3.5M 75% 65% 720+
Primary, $3.5M-$4M 75% 65% 760+
Second home, $2.5M-$3M 75% 60% 720+
Second home, $3M-$3.5M 65% 55% 760+
Investment, $3M-$3.5M (bank portfolio program) 60% 55% 680+

Two things stand out. First, the tier climbs with size: 720 at $3 million, 760 by $3.5 million on a primary home. Second, occupancy changes the table. A second home at $3 million wants 760. An investment property in the same band lists 680+ on the bank portfolio program, but at a 60% purchase ceiling. Lower leverage buys the lower score. Never assume a primary-residence tier carries over to a rental.

Above $4,000,000, every figure is reviewed case by case before submission. Nothing at that size is a flat ceiling.

Why Does the Score Matter More as the Loan Grows?

Lenders carry more loss per file, so they tighten the levers they can measure. Trade press reporting on loan-level data points the same way. Scotsman Guide, citing dv01 data, reports FICO as a critical differentiator, with impairment near 20% for scores below 660. Borrowers under 700 accounted for over 80% of the monthly rise in impairments. That is a sourced explanation of lender behavior, not a published rule.

Non-QM does not mean weak credit, either. Market data shows average non-QM borrower scores in the 730 to 740 range with average LTV near 70%, per Scotsman Guide. Plan on being a 700s borrower at $3 million. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What Does the Score Trade Against?

At this size the score is one lever of four: leverage, reserves, housing history and income quality. A strong score does not rescue messy deposits. Clean deposits do not rescue a 680.

  • Score down, leverage down. A borrower under the top tier is sorted into a lower leverage cell, not declined outright.
  • Reserves scale with balance. Typically 3 months to $500,000, 6 months to $1,500,000, 9 months above. Cash-out proceeds cannot satisfy reserves on super-jumbo files.
  • Housing history. Super-jumbo overlays want 0x30x24. A 740 with a recent late payment can lose to a 710 with a clean record.
  • DTI. Typically up to 50%.

Picture two borrowers on a $3 million primary-residence purchase. One scores 735 with 9 months of seasoned reserves and clean housing history. The other scores 705 with the same reserves. The first sits in the 720+ tier at a 75% ceiling. The second falls below that tier and is typically placed in a lower leverage cell within the same band, on review. Same income, same house, different structure.

Which Score Counts?

Lenders pull all three bureaus and typically use the middle score. On joint files, the usual approach is the lower of the borrowers’ middle scores, though programs differ. Ask before you add a co-borrower with a weaker file. Non-occupant co-borrowers are not allowed on super-jumbo files in the network.

How Is Income Counted at This Size?

Twelve or 24 consecutive months of personal or business statements. The bank portfolio program uses 12. Eligible deposits are divided by the statement months after an expense ratio. Fixed expense ratios are typically tiered by business type and size, with lower ratios for a service business with no employees and higher ratios for businesses with more employees or any product business. An accountant-provided ratio is an option, as is a profit-and-loss method capped at 80%. Business statements need at least 25% ownership. Transfers from your own business into a personal account count in full.

Deposits do not prove reserves. Lenders want separate asset statements for each account counted. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts and cryptocurrency do not count.

Credit Events and Thin Files

Super-jumbo overlays require 48 months of seasoning on any credit event. Below that line, programs treat recent events through their own overlays, evaluated file by file. A thin file is a harder problem than a lower score: the lender needs a history to tier. Fix thin files before applying, not during review.

A 30/60/90-Day Credit Prep Plan

Run this before you request a quote.

1. Day 30: Pull all three reports. Dispute errors in writing. Stop opening accounts. No new inquiries.

2. Day 60: Pay revolving balances down below roughly 30% utilization. Keep every housing payment current. Do not close old accounts.

3. Day 90: Re-pull and confirm the middle score. Organize 12 or 24 months of statements, asset statements for each account counted, and entity papers if business income is used.

If the score will not reach the next tier, compare the cost of a lower ceiling against the cost of waiting.

Bank Statement or Something Else?

Business-purpose rental purchases are treated differently from personal-residence loans. A loan made for business purposes is exempt from Regulation Z, and the creditor decides primary purpose case by case under CFPB’s rule text. That is why the same borrower can see different paths for a home and a rental.

Path Reviewed on Best fit
Bank statement Borrower deposits Primary or second home
Asset allowance or assets-only Liquid assets Cash-rich, income-light
DSCR Property rental income Non-owner-occupied rental

For a pure rental, DSCR often fits better because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that path.

Lender Questions to Ask

  • What score tier applies at my loan amount and occupancy?
  • Which score is used on a joint file?
  • Is the 12- or 24-month statement program better for my deposits?
  • What reserves apply, and which accounts count?
  • Does any credit event need seasoning?

Frequently Asked Questions

Can I get a $3 million bank statement loan with a 660 score?

Rarely on a primary residence. A 660 floor exists on the portfolio program, but its super-jumbo overlays, which apply above $3.5 million on a primary home and above $3 million on a second home or investment property, set a 700 floor. At $3 million the strongest primary-residence tiers want 720+. The bank portfolio program’s investment cell in the $3M-$3.5M band lists 680+ at a 60% purchase ceiling. Any lower-score file would be case by case at reduced leverage.

Does non-QM mean no credit check?

No. Non-QM changes how income is measured, not whether it is measured, and credit is pulled and tiered like any other large loan. Market data shows typical non-QM borrowers score in the 730s.

Is the score requirement the same on a rental?

No. In the $3M-$3.5M band, an investment property lists a 680+ tier at a 60% purchase ceiling on the bank portfolio program, while a primary residence lists 720+ at 75%. Lower leverage is the trade for the lower score. Every file is underwritten individually.

Do reserves change with score?

Reserves scale with balance more than score. Typically 9 months applies above $1,500,000, with more for additional financed properties and 12 months for first-time investors. A weaker score can still push a lender to look harder at liquidity.

Should I wait to improve my score?

It depends on how far you are from the next tier. If you are within reach of 720, a 60-to-90-day cleanup of utilization and errors can move you up a band. If not, compare the lower ceiling against the cost of waiting. Keep the score steady while you wait: no new accounts, no new inquiries, and every housing payment on time.
