How a Malibu Bank Statement Jumbo Loan Works

How a Malibu Bank Statement Jumbo Loan Works

The Quick Read: A bank statement jumbo loan is reviewed for a borrower on 12 or 24 months of deposits instead of traditional personal-income documentation, and it is called jumbo because the balance sits above the conforming limit. The loan still gets underwritten in full. Deposits become income after an expense ratio, then debt-to-income, credit, reserves and the property all get reviewed.

  • Jumbo describes loan size. Bank statement describes how income is documented. The two combine.
  • Income is eligible deposits divided by the statement months, after an expense ratio on business accounts, through select wholesale programs.
  • Sizes run $300,000 to $30,000,000 across two programs, and everything above $4,000,000 is reviewed case by case before submission.
  • Credit, DTI up to 50%, and reserves of 3, 6 or 9 months by loan size all stay in play.
  • A Malibu-priced property adds appraisal and insurance questions that can decide the file as much as income does.

Malibu is the illustration here, not the scope. The mechanics are the same in any high-priced coastal market. What changes is the loan size and the property risk. Lendmire is a broker that shops these files across multiple wholesale programs, and it is not the lender. Everything below is subject to full underwriting and is not a commitment to lend.

Key Terms Defined

Jumbo loan: A mortgage above the conforming loan limit for the county.

Non-QM loan: A mortgage that verifies repayment ability by a method other than standard tax-return income.

Bank statement loan: A non-QM loan that builds qualifying income from consecutive months of bank deposits.

Expense ratio: The share of business deposits the lender subtracts for operating costs.

DTI: Debt-to-income, meaning monthly debts divided by qualifying monthly income.

Reserves: Liquid funds left after closing, measured in months of payments.

Super jumbo: A lender-defined tier of very large balances with tighter overlays.

Why Does a Malibu Purchase Land in Jumbo Territory?

Almost every Malibu purchase is jumbo because prices sit far above the conforming limit. The 2026 baseline limit is $832,750 for one unit, and the high-cost ceiling is $1,249,125, per FHFA figures reported by Calculated Risk. Los Angeles County, which includes Malibu, sits at that ceiling.

Malibu prices are far higher. Redfin reports a median sale price of roughly $3.6 million, down 12.0% year over year. Treat Malibu as a multi-million-dollar market and move on.

Jumbo status does not change the documentation method. It raises scrutiny of credit, reserves and the appraisal. That is the part new borrowers miss.

Why Do Tax Returns Understate Self-Employed Income?

Write-offs lower taxable income while cash keeps flowing into the account. A founder, physician, attorney, entertainer or athlete can show strong deposits and a thin return. A conventional jumbo reads the return. A bank statement loan reads the deposits.

NerdWallet’s non-QM explainer lists bank statements alongside asset qualifiers and 1099s as ways non-QM borrowers show repayment ability. The loan is a documentation alternative. It is not a lower-standard loan.

How the Loan Works, Step by Step

Here is how underwriting treats the file from start to finish.

1. Pick the statement type and lookback. Most programs in the network take 12 or 24 consecutive months of personal or business statements. The bank portfolio program uses 12.

2. Gather the documents. Every page of every account used, with all months consecutive. Transaction histories never substitute for statements. Add asset documentation for the down payment, closing costs and reserves, plus the appraisal. Business-account borrowers often add a CPA letter or a profit-and-loss statement.

3. Sort the deposits. Deposits that trace to the borrower’s own business or self-employment stay in. Transfers between the borrower’s own accounts, loan proceeds, refunds and one-time windfalls come out. Transfers from the borrower’s business into a personal account count in full on the programs in the network.

4. Average and apply the expense ratio. Business deposits are gross revenue, so the lender discounts them. Fixed expense ratios vary by business type and size, with a lower ratio for a service business with no employees and higher ratios as headcount grows or when the business sells a product. An accountant-provided ratio or a profit-and-loss method capped at a program-set limit are the alternatives. Business statements require at least 25% ownership.

5. Convert income to DTI. Qualifying monthly income is compared with the new housing payment plus other debts. DTI can run up to 50%. This is the biggest difference from a DSCR loan.

6. Check credit, reserves and the property. Credit floors vary by scenario on the portfolio program, 680 on the bank program, and 700 above the super-jumbo line. Reserves are 3 months to $500,000, 6 months to $1,500,000, and 9 months above, plus 2 months per additional financed property to a 12-month maximum.

7. Appraise. High-value coastal homes often need more valuation work, such as a second appraisal or a review.

The CFPB’s ability-to-repay compliance guide lists eight underwriting factors and requires that the information relied on be verified with reasonably reliable third-party records. Bank statements are one such record. Non-QM changes how income is documented. It does not remove the duty to verify.

A Worked Example, in Ratios

Picture a Malibu-area business owner with a service company and four employees, buying a primary residence. The loan sits well above the super-jumbo line, so it goes to case-by-case review before submission.

The file runs this way. Twelve months of business-account deposits are totaled. Owner transfers between accounts and a one-time refund come out. The remaining deposits are divided by twelve. The 40% expense ratio for one to five employees is subtracted. The result is qualifying monthly income, and that is compared with the new payment and other debts for a DTI that must land at or below 50%.

Now suppose the same owner moves the same deposits into a personal account first. Transfers from the borrower’s own business into a personal account count at 100% on these programs, with no expense ratio applied. That can produce a very different income number, which is why the account used matters and why the file is reviewed on its facts. Consider that structure carefully before choosing statements.

Personal, Business and Mixed Accounts

Personal-account deposits are generally read closer to face value. Business-account deposits take the expense ratio. Mixed accounts complicate the file because the underwriter has to separate what is revenue from what is personal money.

Account type How deposits are read File friction
Personal Eligible deposits, near face value Needs clean sourcing
Business After expense ratio 25% ownership required
Mixed Sorted line by line Highest review burden

Routing income through one clean account before applying is one way to cut that friction. For a deeper look at the letter some files need, see Lendmire’s piece How to Write a CPA Letter for a Super Jumbo Bank Statement Loan.

Size and Leverage: Where the Ladder Tightens

Leverage steps down as the balance rises. On a primary residence purchase, through select wholesale programs and subject to full underwriting, the ceilings run:

  • 90% to $1,000,000.
  • 85% to $2,000,000.
  • 80% to $3,000,000.
  • 75% to $4,000,000 at the top credit tier.

Above $4,000,000 every file is reviewed case by case before submission. The bank portfolio program’s own ladder begins there and carries twelve-month-statement files to $30,000,000: 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000, each on review. It overlaps the portfolio non-QM program, which carries files to $6,000,000.

Second homes and investment property take their own ladders, which run lower than the primary figures at most sizes. Overlays tighten above $3,500,000 on a primary residence and $3,000,000 on a second home or investment property. They include a 700 credit floor, a 0x30x24 housing history, 48-month seasoning on any credit event, and no rural property.

Cash-out has its own limits. Proceeds are unlimited at or below 60% LTV, and the portfolio program caps cash in hand at $1,500,000 above 60%. Interest-only structures exist on both programs, at 85% LTV with a 700 floor on the portfolio program and at 60% on the bank program. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Other Ways to Document Income

Deposits are one path. Two asset-based paths also exist for borrowers whose income is lumpy or whose wealth sits in accounts.

Asset allowance divides liquid assets by 36, 60 or 84 months to create supplemental income. It applies to primary and second homes only, at 80% maximum. The 84-month version is standalone and applies to any loan above $3,500,000.

Assets-only qualifies with no DTI when U.S. liquid assets equal the loan amount plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59.5 and over. Business funds, gifts, unvested stock and cryptocurrency never count.

A profit-and-loss path also exists. Across the wholesale network, the right path depends on how the borrower’s money is actually held.

Bank Statement vs. DSCR vs. Other Routes

A bank statement loan feeds a personal DTI, so every other financed property counts against the borrower. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and does not stack other mortgages into a personal ratio. Lendmire’s complete DSCR loans guide covers that path.

Route Reviewed on Best fit
Bank statement Deposits after expense ratio, then DTI Owner-occupied or second home
DSCR Property rent vs payment Pure rentals
Asset allowance Liquid assets spread over months Asset-rich, lumpy income
Full-doc jumbo Traditional personal-income documentation Clean W-2 or K-1 income

Luxury rent does not scale with price. A high-value malibu rental can fall short on coverage, and personal-income documentation can be the better route. Programs below 1.00 coverage are available through select lenders in the network, but leverage and terms adjust. A home the borrower occupies cannot use DSCR, and a vacation home used personally is a second home, not an investment property.

Malibu Property Realities

Coastal collateral can decide a file. Insurance underwriting now acts as a closing condition in many Malibu deals, so a binder that cannot be obtained stalls the loan regardless of income. Appraisals on unique coastal homes may need a second look.

Vacant or burned lots are a different product. Yahoo Finance reports that financing is scarce for burned lots because lenders are wary of construction risk.

Condos have their own rules. Warrantable condos run to 85% and non-warrantable to 80%, subject to program guidelines.

What Derails These Files

On files like these, the same few problems show up again and again.

  • Declining deposits. A downward trend over the lookback reads as a risk.
  • Unsourced large deposits. A big one-time deposit without a paper trail gets stripped out.
  • Commingled accounts. The underwriter has to sort revenue from personal money.
  • Thin reserves. Larger balances mean more months required, and cash-out proceeds cannot satisfy reserves above the super-jumbo line.
  • Insurance gaps. A property that cannot be insured cannot close.

The fix is preparation. Clean the accounts three to six months ahead and document anything unusual before it reaches the underwriter.

Who This Does Not Fit

Skip it if the borrower has under twelve months of self-employment history, since owner-occupied programs want a track record. Skip it if the plan is a pure rental with strong rent coverage, because DSCR avoids the DTI stack. Skip it for non-citizens and non-permanent residents above the super-jumbo line. Programs change and every file is underwritten individually. Tax treatment varies; consult a qualified tax professional.

The mechanics differ most at the top of the range, so the borrower’s goals decide the path.

Frequently Asked Questions

Is a bank statement loan the same as a no-doc loan?

No. It is reviewed on documented income under the applicable program, subject to lender guidelines. The lender still verifies deposits, credit, assets and the property. Only the income method differs from a tax-return loan.

Do all deposits count as income?

No. Transfers between your own accounts, loan proceeds, refunds and one-time windfalls are removed. Transfers from your own business into a personal account count in full on the programs in the network.

Does a bank statement loan avoid DTI?

No. Income comes from deposits, but debts still count, and DTI can run up to 50%. DSCR is the product that is reviewed on the property instead.

Can a bank statement loan cover a second home or rental?

Yes, through select programs. Second homes and investment property take their own leverage ladders, which run lower than the primary figures at most sizes. Second homes are one-unit only. NerdWallet notes that non-QM pricing and terms are generally less favorable than conventional.

What happens above $4,000,000?

Every file is reviewed case by case before submission, and leverage is stated on review, never as a flat figure. The bank portfolio program’s ladder starts above $4,000,000 and carries files to $30,000,000.
