How to Document Co-Living Income for an Investment Property HELOC

How to Document Co-Living Income for an Investment Property HELOC

The Quick Read: Lenders credit room-by-room rent when each room’s lease, deposit and line on the rent roll agree with each other, and you confirm in writing, before spending money on paperwork, that the lender accepts per-room rent on your property type. The paper trail matters more than the rent figure you advertise.

  • Pick the path first: a personal-income equity line reviews you, while a rent-driven loan reviews the property.
  • Build one lease per room, one rent roll, and deposits that trace to a single account.
  • Expect lenders to discount stacked room rent unless comparable rentals support it.
  • Check legal use, multi-tenant insurance and title vesting before you apply.
  • On Lendmire’s network, an investment-property line tops out at 70% combined loan-to-value.

Two Paths, Two Different Questions

The phrase investment property HELOC is a loose label, not a standard product. Two different reviews hide behind it, and your documents depend on which one you face.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On the first path, the lender reviews you. That means your credit, your debt-to-income ratio and your combined leverage. Rental income counts only as a partial offset.

On the second path, the lender reviews the property. A DSCR loan compares the property’s rent to its full monthly housing obligation. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers that structure in depth.

Here is what the equity line looks like across Lendmire’s wholesale network:

  • It is a revolving line placed in first or second lien position.
  • On an investment property, the ceiling is 70% combined loan-to-value, with a 700 minimum credit profile and a maximum line of $500,000.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.
  • Debt-to-income tops out at 50%, and the lender reviews your file on the interest-only payment at the maximum draw.
  • The title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • A borrower with more than 15 financed properties is not eligible.
  • Lendmire arranges these lines in its 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.

Key Terms Defined

Co-living income: Rent collected from several people who each rent a room in one property, usually under separate leases.

Rent roll: A one-page schedule listing every rentable unit or room, its rent, its lease dates and its payment status.

Master lease: A single lease between the owner and one operator, who then rents rooms to individuals.

Combined loan-to-value (CLTV): All loans secured by the property, added together and divided by its value.

Legal use: Proof that local zoning, licensing and occupancy rules allow you to rent the property this way.

Vesting: The name or entity that holds legal title to the property.

How Underwriting Treats Room Rent, Step by Step

Underwriters check whether the paper agrees with itself. They do not simply accept the rent you hope to charge. Here is the sequence a file usually follows.

1. Confirm the property type is accepted. Per-room income is program-specific. Ask the lender for written confirmation before you gather anything.

2. Choose the path. Personal-income line or rent-driven loan, as described above.

3. Submit room-level paper. That means leases, proof of rent payment and a current rent roll.

4. Establish the rent figure. On a rent-driven file, the appraiser’s market rent counts. Your own pro forma rent does not.

5. Run the test. The rent-driven file divides rent by the full payment. The personal-income file tests your debt-to-income ratio, and lenders usually haircut projected rent before counting it.

6. Review the outside factors. These are legal use, vesting, insurance fit, credit, equity and reserves.

The appraisal step has some quirks. Non-QM lenders borrow their rent-appraisal form names from the agency world. Fannie Mae’s Selling Guide pairs Form 1007, the single-family comparable rent schedule, with one-unit investment properties. It pairs Form 1025, the small income report, with two-to-four-unit properties. Those forms are only the standard format. Agency rules do not govern DSCR files.

An investment line also caps at $500,000, so it usually runs on an automated valuation with no traditional appraisal. That means your documents carry more weight on the equity-line path, because no appraiser’s rent schedule backs them up.

Lenders also want evidence of stable tenancy. NerdWallet’s guidance on HELOCs for investment property notes that rental properties typically need proof of long-term tenants. Month-to-month rooms with high turnover make weaker evidence than leases with time remaining.

The Document Packet

A strong co-living packet groups into six piles:

  • Leases: one per room, or a master lease. Each should identify the room, shared-area access, utility responsibility and house rules.
  • Payment proof: bank statements showing deposits that match each lease.
  • Rent roll: current, with a reason for every rent difference between rooms.
  • Tax records: returns that show rental income reported on the same property.
  • Operating records: utilities, internet, cleaning and furnishing costs the owner carries.
  • Property papers: insurance covering multi-tenant occupancy, legal-use evidence and a business-purpose statement.

The right primary document changes with your situation.

Situation Lead document Common weak spot
Established house Leases plus deposit history Rent roll differs from deposits
Newly converted Signed leases, room comps No payment history yet
Operator master lease Master lease, sublease records Operator’s finances unproven
Platform-managed Platform payout statements Net payouts versus gross rent
Held in an LLC Entity papers, vesting plan LLC cannot hold the line

What a Room-Level Rent Roll Looks Like

A credit reader wants every room explained. This layout is illustrative only, with placeholder entries.

Room Features Lease Deposit trail
Room 1 Private bath Signed, term remaining Matches lease
Room 2 Standard Signed, term remaining Matches lease
Room 3 Smaller, shared bath Month-to-month Matches lease
Room 4 Vacant None None

List vacant rooms honestly. Hiding a vacancy damages trust faster than showing one.

Tying the Rent Roll, Deposits and Tax Return Together

Reconciliation is where most co-living files stall. The three records need to tell one story.

Start with the rent roll total for a single month. Then add the deposits for that month from your bank statement. The two should match, or you should explain the gap in a short note. Typical gaps include a prorated move-in, a waived week or a platform fee deducted before payout.

Weekly or app-collected rent needs extra care. Show the gross amount the tenant paid and the net amount that reached your account, with the fee in between.

Then compare the annual total to the rental income on your return. If the return understates income, Lendmire’s piece on investment HELOC documentation when tax returns understate income walks through the options.

Keep every rent payment in one account. Cash payments, related-party tenants and undocumented concessions are the red flags that make an underwriter discount the whole schedule.

No History Yet? Here Is What Substitutes

A newly converted house has leases but little payment history. The lender can still review it, but you must support the rent in other ways.

Signed leases come first. Then add comparable room rentals nearby. BiggerPockets suggests pulling three to five close comparable listings to project room rents. That is an investor tip, not an underwriting rule. On a rent-driven file the appraiser’s market opinion decides the rent figure anyway, so comps that agree with your room rents help.

Per-room totals can exceed whole-unit rent. They still have to stand up against the comps.

Where the General Rule Breaks

Per-room acceptance. Some lenders credit only whole-unit rent. Get acceptance in writing.

Master lease versus individual leases. Either structure can work. An operator master lease puts the review on the operator’s reliability.

Zoning and family definitions. Many local codes limit unrelated occupants. A Reason review of 30 large cities found 23 with limits. Building, fire and health codes set occupancy separately. Rules differ by locality, so confirm yours before relying on any room’s rent.

Insurance. A standard landlord policy may not fit multi-tenant occupancy. The lender will ask.

Vesting. A property already deeded to an LLC cannot take an investment equity line without a vesting change. A DSCR cash-out can often close in an LLC, subject to lender program eligibility.

Short-term or furnished rooms. They need different evidence than leases.

Owner-occupied house hacks. Renting rooms in your own home is a different file from an investment-property line.

Ineligible property types. The equity line does not accept manufactured homes, co-ops, condotels, log homes, commercial or mixed-use properties. DSCR loans on manufactured homes, log homes and barndominiums are not offered.

What Does the Investor Decision Look Like?

If your rooms document cleanly and your personal credit and debt ratios are strong, the equity line can work. The existing first mortgage stays in place, and the line sits behind it or ahead of it.

If you cannot document room rent, or the title sits in an LLC, the rent-driven path is the next option. Most programs in Lendmire’s network cap cash-out at about 75% LTV on a standard rental, and short-term-rental cash-out tops out at 70%. About six months of seasoning is the common expectation.

On that path, 1.00 coverage is where select programs start, and stronger ratios open better terms. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow. Repairs, vacancy, management and utilities sit outside the calculation.

Owners whose personal income is thin should read Lendmire’s piece Investment Property HELOC for Owners With Little Personal Income before deciding.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does room rent count toward qualifying?

Sometimes. It depends on the lender, the property type and the path. On a rent-driven file, the appraiser’s market rent counts rather than the rent you advertise. On a personal-income line, lenders usually count only part of projected rent.

Is one lease per room better than a master lease?

Individual leases show each tenant’s commitment clearly. A master lease can work, but the file then leans on the operator’s records and finances. Either way, the rent roll and deposits must agree.

How do I document platform payouts?

Show the gross rent each tenant paid, the platform fee and the net payout that reached your account. Match each payout to a lease and a rent roll line.

How much rent history do lenders want?

It varies by lender and path, and the network does not set one universal figure for rooms. A longer, clean payment history strengthens the file. A newer property leans on signed leases and comparable rentals.

How does the equity line differ from a DSCR cash-out?

The equity line reviews you personally and requires individual or revocable-trust title. A DSCR cash-out reviews the property’s rent against its payment and can often close in an LLC, subject to program terms.
