The objection comes up in nearly every conversation about this market: the airline that built its headquarters here is gone, so why would anyone pull equity out of a Dania Beach rental now? The objection is fair. Spirit Airlines ceased flight operations in May, and its 8.5-acre, 615,600-square-foot campus was slated for auction in July. The buyer and the future use are unverified. This article answers the objection head-on and explains what the cash-out file looks like once you stop pretending the headquarters matters to a duplex tenant.

At a Glance:
A DSCR cash-out refinance in Dania Beach, Florida is underwritten primarily on the property’s rental income measured against its full monthly obligation, then sized to the lender’s loan-to-value ceiling after an appraisal. Seasoning, reserves, and credit tier decide whether the deal works forward.
- Redfin puts the median sale price at $398,636, down 1.8% year over year.
- Cash-out leverage tops out at 75% LTV, with about 6 months of ownership from title recording.
- RentCafe shows average apartment rent down 3.93%, so rent growth can’t carry the file.
- Multi-unit comps are thin, which makes the appraisal the swing factor.
- Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Does Losing Spirit Break the Cash-Out Case?
It doesn’t break it, but it removes the easy narrative. The Kimco announcement planned the campus for more than 1,000 employees. That was a planning figure, not a headcount, and Broward County has dropped its bid to use the site as a government center. Some lender pages still list Spirit as a major employer. That’s outdated, and any appraiser or lender reading the market will know it.
What’s left is a small city of about 32,180 people, sitting immediately south of Fort Lauderdale-Hollywood International Airport and next to Port Everglades. The Dania Beach CRA counts more than 300 marine-related companies, and its work page cites 8.1 million square feet of commercial and office space plus 6.1 million of industrial. Airport, port, marine, hospitality, and retail jobs drive tenant demand, and none of them hinge on one corporate campus.
Underwrite conservatively and the case holds. Underwrite as if the headquarters were still filling apartments and you’re working from stale information.
Reading the Equity Honestly
Start with a caution. The equity math here is not an appreciation story. Redfin shows the median sale price at $398,636, and Movoto reports a median sold price of $300,000 with 109 days on market, up from 92 a year earlier. Data USA lists median property value at $319,800, a different methodology that reflects all owner-occupied stock. The sources disagree because the sample is small and the home-type mix swings, so this article uses Redfin as its single citywide reference.
Momentum Realty’s ZIP-level data shows values rising roughly 5.0% a year over five years, but about 25.4% of listings have taken price cuts. That’s a moderate long-run trend with softening at the margin. The direction is flat-to-down, not up.
The practical read: if you bought a Dania Beach rental a few years ago, the equity is probably real. But the cash-out should rest on the appraised value and the rent, not on what you hope the market does next. Treat the 75% LTV ceiling as a ceiling, not a target. Available proceeds depend on rent used for lender review, full PITIA, reserves, and the appraisal, and they’re never a guaranteed figure. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Rent Is the Constraint
Rent decides these files. RentCafe reports an average apartment rent of $2,609, down 3.93% from the prior year, with 1-bedrooms at $2,319, 2-bedrooms at $2,745, and 3-bedrooms at $3,447. Two caveats. Those figures cover only buildings with 50 or more units, so they’re institutional rents, not what a duplex or small single-family commands. And 53% of households rent, which confirms depth of demand but says nothing about pricing power.
The smaller-building segment is harder to pin down, and the available public data on it is thin. Any published figure should be treated as a rough signal, so verify rents against current comps for the specific property and unit mix. The broader direction still matches RentCafe’s: rents have softened from the prior year rather than climbed.
New supply adds pressure. Florida YIMBY tracks Oasis Pointe at 301 units and Elevate at 293 units, and Dania Pointe already carries luxury apartments. Class A lease-ups compete for the same airport and hospitality tenants. Older workforce stock sits below that tier, but it isn’t immune.
Don’t underwrite rent growth to reach 1.00. If the file only works with a rent bump, it doesn’t work.
The Duplex and Fourplex Gap
Small multifamily is where the math gets interesting, and where lender review gets harder.
Redfin shows 23 multi-family listings at a median list price of $760K. Homes.com shows a listed duplex rented at $2,100 per side, or $4,200 a month, and a fourplex with separate electric and water meters producing $4,400 a month on month-to-month leases. That’s about $1,100 a door, against a market 2-bedroom near $2,460. These are individual listings, and the sale outcomes are unverified.
Run the numbers on the duplex this way. Assume a modeled $760K value at 75% LTV, with in-place rent of $4,200. Including taxes and insurance at typical Florida levels, coverage lands below 1.00x. Reset both units to a market 2-bedroom rent of roughly $2,460 each and coverage moves up toward 1.00x, though it may still fall just short depending on the file. Those are modeled assumptions, not market facts. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
That gap is the point. DSCR lenders typically review the file on the lower of the lease or the appraiser’s market rent. Below-market in-place rent is a rent-reset opportunity, not proof of coverage. If the file lands below 1.00x on long-term rent, there are paths a lender may review: a sub-1.00 program, an interest-only structure, or lower leverage with stronger credit and reserves. Each one reshapes pricing and proceeds, and all remain subject to lender guidelines and property review.
Consider an investor holding a fourplex with separate meters and below-market month-to-month tenants. The smarter sequence might be to reset rents and sign leases first, then refinance, since the appraisal’s rent schedule (Form 1007) drives the coverage number. Refinancing before the reset leaves equity on the table. How DSCR coverage is calculated is simple: monthly rent divided by full PITIA. The friction lies in which rent the lender believes.
Where the Older Stock Sits
West Dania and the Griffin Road corridor is the strongest fit for this kind of file. The stock is older single-family on larger lots, plus small multi-unit potential, and tenants work in hospitality, airport, marine, and retail. Rents here track the broader market, and the appraisal risk is moderate because comps are more available than in the multifamily segment.
Sun Garden Isles is older and workforce-oriented, and it sits under a CRA revitalization plan. It’s a candidate for small-unit and workforce rentals. There’s no price data here, so treat it as a place to study, not a recommendation.
Melaleuca Gardens is a waterfront-access single-family pocket. The city’s Oasis program is putting street improvements into older neighborhoods like this one, which signals municipal investment. Waterfront homes can carry higher operating costs that squeeze coverage, so run the full obligation before assuming the rent clears.
Dania Pointe and East of US-1. Skip them for cash-out math. Dania Pointe is a 102-acre mixed-use district that’s mostly institutional apartments, useful as a rent comp, not a DSCR buy. East of US-1 is beachfront and Intracoastal condos and homes, where coverage tends to run tight. Condo files depend heavily on HOA dues, and HOA dues belong in the PITIA before you judge the number.
What the Appraiser Will Ask For
Multi-family comps here are thin and wide-ranging. Homes.com shows multi-family homes averaging about 80 days listed, and listing counts vary by source (Redfin shows 23, Trulia 18). When comps are sparse, the appraisal gets less predictable, and so does the cash-out amount. Budget for a conservative value.
Working DSCR brokers see a recurring pattern in softening coastal South Florida markets: the borrower’s number for value and the appraiser’s number don’t match, and the rent schedule is the second conflict. The files that hold together carry signed leases, a clean rent ledger, and realistic market rent support before the appraisal is ordered. The ones that stall usually relied on a listing price or a citywide yield figure that doesn’t reconcile with a single building.
On the plumbing, in lender-network terms:
- Seasoning: about 6 months of ownership, measured from title recording.
- Credit: tiers at 620, 660, 680, and 700, with a 620 floor. Higher tiers may support stronger leverage.
- Reserves: about 6 months of PITIA, rising to about 9 months above $1,500,000.
- Coverage: a 1.00 minimum is the standard benchmark, though some lenders may review lower ratios with compensating factors.
- Entity: LLC-titled vesting is commonly accepted, subject to lender program eligibility, but vesting and title documents have to line up before the file goes out.
Loan amounts go up to $3,000,000 on standard programs, with smaller balances routed through select lenders in the network. Manufactured homes, log homes, and barndominiums fall outside these programs. For investors weighing alternatives, where DSCR and conventional diverge is mostly documentation and which income counts.
Turning Proceeds Into the Next Deal
Think of the cash-out as capital, not profit. If an older Dania Beach rental supports the coverage ratio and the appraisal, the proceeds can fund a down payment elsewhere. Elsewhere may matter: a thin-comp multifamily market with softening rents is a poor place to stack more leverage on the same exposure. Redeploying outside Broward can spread risk. Staying local only makes sense if the next building’s rent-to-price fit is stronger than the one you’re refinancing.
Verify current local rental rules, taxes, and insurance with qualified local professionals before you finalize any plan. You can get a DSCR quote or call 828-256-2183 to set up the scenario review.
Frequently Asked Questions
How do you qualify for a DSCR cash-out refinance in Dania Beach?
The property’s rent has to cover its full PITIA at a 1.00 minimum, with about 6 months of seasoning from title recording, reserves around 6 months, and a credit score at or above the 620 floor. The appraiser’s rent schedule usually controls the number, which is why below-market leases in Dania Beach duplexes matter. Final eligibility depends on lender guidelines, property review, and credit approval.
DSCR vs. conventional financing
There are two common ways to finance an investment property in Dania Beach, FL, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What are the requirements for an investment property loan in Dania Beach, Florida?
Expect a property-income-based review, a credit tier between 620 and 700, reserves, an appraisal with a rent schedule, and clean entity and title documents for LLC ownership. Leverage on a cash-out caps at 75% LTV. Condos add HOA dues to the obligation, and certain property types fall outside the programs entirely. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Does the Spirit Airlines shutdown change how lenders view Dania Beach rentals?
It doesn’t change the program, but it raises the stakes on rent support. Lenders look at the property’s rent and the appraisal, not the city’s employer list. The practical effect is that an investor shouldn’t lean on corporate-anchor demand in the file narrative. Airport, port, marine, and hospitality jobs carry the tenant base now.
Can a below-market fourplex still qualify for a cash-out?
It can be reviewed, but lenders typically use the lower of in-place or market rent, so month-to-month leases at roughly $1,100 a door can drag coverage below 1.00x. Resetting rents and documenting them before the appraisal generally improves the file. Whether it qualifies depends on leverage, credit, reserves, and lender guidelines.
What DSCR terms may lenders review for investors in Florida?
Lendmire, a non-QM DSCR mortgage broker (NMLS# 2371349), places DSCR investor loans. A key feature is that qualification centers on the property’s rental income rather than personal income documentation. Terms vary by borrower, property, and program.
For current guidelines and terms, see Lendmire’s DSCR loan programs page.
The Blind Spot
The biggest risk for a DSCR-financed investor in Dania Beach isn’t the airline that left, it’s the rent figure that looks better than it is: citywide yield estimates that swing wildly, in-place leases that miss market, and new apartment towers that keep the ceiling on what older units can charge.
