Picture an investor holding an Indian Bayou condo bought at $250,000, now leased long term at $2,500 a month. The tenant renewed, the property has been titled for more than six months, and the owner wants that equity working in the next deal instead of sitting in drywall. The question is not whether the unit rents. It is whether the file survives the appraisal, the 75 percent loan-to-value ceiling, and a lender’s review of the rent schedule.
That is the Destin cash-out question. In this market the answer depends heavily on which side of town the property sits on.

The Quick Read:
A DSCR cash-out refinance in Destin, Florida fits investors who already own a long-term-leased condo or house in central, non-gated Destin and want to recycle equity into the next acquisition. The file is underwritten primarily on the property’s rental income measured against its full monthly obligation, with proceeds capped by the 75 percent loan-to-value ceiling.
- Indian Bayou condos list near $250,000 per Redfin, the strongest rent-to-price pocket in town.
- Modeled coverage on those condos clears 1.00 comfortably; a $600,000 house models near the line.
- Gated communities price rents out of the math. Skip them for long-term-lease coverage.
- Cash-out needs roughly six months of ownership from title recording and equity above 25 percent.
- Destin Harbor and Downtown Destin are moving in opposite directions, which changes the refinance case.

| Rents by bedroom count | $1,504 studio and $2,584 3br listed rents (Apartments.com) |

Where the Coverage Math Clears
Indian Bayou and the non-gated central Destin tracts are the strongest DSCR-refinance fit in the city, because rents sit high against a low acquisition basis. Condos there list near $250,000 per Redfin, while 2-bedroom units have leased long term in roughly the $2,400 to $2,800 range.
Run the numbers on a $250,000 condo at a modeled $2,500 rent, financed at 75 percent. Coverage lands around 1.4 including taxes and insurance, before condo dues. Dues can drag that figure down noticeably, so get the association’s budget in the file early. Some central Destin areas carry minimal or no HOA, which helps the math on houses and townhomes.
Three-bedroom houses in the area have listed around $2,595 to $3,450 a month. Average rents for 3-bedroom units in the Indian Bayou area come in near $2,584, though that is a listing aggregator, not an official count. The same source shows rents down 2 to 11 percent across unit sizes over the past year. Underwrite today’s rent, not last season’s.
Compare that with a typical single-family house. Apartments.com puts the average Destin house rent at $4,167 a month. Against a modeled $600,000 value at 75 percent LTV, coverage with taxes and insurance included comes out right around 1.05. It clears the 1.00 baseline, but thinly. Two condo units generate more coverage per dollar of basis than one house at that price. For a cash-out, that gap matters: the thinner the ratio, the less room lenders have to absorb a soft appraisal or a rent haircut. (And Destin’s appraisals have not been predictable lately.)
Skip the Gated Communities
Kelly Plantation and Regatta Bay are lovely places to own and poor places to build coverage. Medians run about $1,475,000 and $1,260,000 respectively, and long-term rents do not scale with those prices. A gated-community cash-out at 75 percent LTV can leave coverage well below 1.00, which pushes the file into reduced-leverage territory or into a different program entirely. Those are borrower-by-borrower reviews with stronger compensating factors required, not a plan.
Crystal Beach is a separate animal. It is largely vacation-oriented product, mostly single-family and duplex, and its economics don’t follow the long-term lease model this article covers. That is a different underwriting file from the one discussed here. Look inland for the long-term-lease math.
Two Speeds: Destin Harbor and Downtown
The two core submarkets are moving in opposite directions, and the refinance thesis should follow.
Destin Harbor posted a median sale price of $499,000, up 4.5 percent year over year per Redfin. That supports a buy-and-hold, refinance-later thesis. Downtown Destin went the other way: a $240,000 median, down 15.1 percent year over year per Redfin.
Downtown is a cash-flow-first play. Do not underwrite appreciation into a Downtown refinance. If an investor bought there with high leverage in a stronger stretch, the 75 percent ceiling may already be out of reach, and the cash-out conversation ends before it starts.
The citywide picture is mixed. Zillow’s typical home value for Destin is $645,130, up 0.8 percent over the past year, while Redfin’s citywide median sale price is lower at $490,000, down 17.3 percent. The two use different methodologies, so treat both as directional. What both agree on is that Destin is not a rising tide.
What the 75 Percent Line Means Here
The cash-out ceiling is 75 percent of appraised value, not of what the investor paid. The existing balance gets paid off first, and whatever remains within the cap is the proceeds. That figure depends on rent used for lender review, the full obligation (principal, interest, taxes, insurance, and any HOA dues), reserves, and the appraisal. It is never a guaranteed number.
Here is the arithmetic that trips people up. An investor who bought at 80 percent leverage and sees the value hold flat sits at an 80 percent balance against a 75 percent ceiling. There is no cash-out, and the loan would have to be paid down to refinance. Cash-out only appears once value growth or principal paydown carries the balance below 75 percent. In a market where several submarkets are soft, that is the first test the file has to pass.
The other program basics, per typical guidelines and subject to lender requirements:
- Seasoning: about six months of ownership, measured from title recording.
- Coverage: a 1.00 baseline on rent used for lender review against the full obligation. Some lenders review lower-coverage files, but those typically require lower leverage, stronger credit, or more reserves.
- Credit: tiers start at a 620 floor, with pricing and leverage improving at higher scores (660, 680, 700).
- Reserves: typically about six months of the full obligation, more on balances above $1,500,000.
- Loan size: up to $3,000,000 on standard programs.
For the underlying framework, see the guide “What Is a DSCR Loan”, and the guide “Where DSCR and Conventional Diverge” if the borrower is weighing both. Loans to LLC-titled borrowers are reviewed subject to lender program eligibility.
The Plumbing: Appraisals, Comps, and Paper
Thin and uneven absorption makes appraisal risk the main friction point on Destin cash-outs. Destin Harbor homes took 185 days to sell versus 71 the year before, while Downtown Destin went from 157 days to 76, per the Harbor and Downtown Redfin pages.
In submarkets that close only 13 to 16 sales a month, appraisers reach further back and wider in radius to find comps. That compresses value against what an owner expects, and value is the lever the 75 percent ceiling multiplies. Plan for the conservative appraisal, not the optimistic one.
Working DSCR brokers see a recurring pattern in resort-coast markets like this one: the rent is solid, the lease is real, and the file stalls on the property side. Condo project questionnaires, association budgets, appraisal comps stretched across a wide radius, and renewal rents that do not match the market rent schedule are the usual culprits. The files that move smoothly tend to have the lease, the rent comp support, the association documents, and a clean title seasoning date assembled before the application goes in.
Checklist for the file:
1. Signed lease with current rent, plus renewal history if available. 2. Condo association budget and project documentation, where applicable. 3. Entity documents and title recorded date, to confirm seasoning. 4. Reserves documented in the borrower’s or entity’s accounts. 5. Insurance and flood documentation current at submission. Verify local rules, taxes, and insurance with qualified local professionals, as these vary by property.

Who Is the Tenant, Really?
Eglin Air Force Base is enormous: roughly 10,000 military personnel and 7,000 civilians work there across 463,000 acres, and Hurlburt Field sits close by. Seven of the world’s ten largest defense contractors have a presence in Okaloosa County, per Florida’s Great Northwest. HCA Florida Fort Walton-Destin Hospital adds 331 beds and more than 300 physicians.
But relocation guides report that fewer than 10 percent of Eglin-bound families settle in Destin, since the city is largely vacation rentals and premium-priced, per Panhandle PCS. Many choose Niceville, Valparaiso, Bluewater Bay, or Fort Walton Beach. So weight the Destin tenant pool toward hospital staff, tourism-sector workers, and year-round residents, with a smaller on-base overlay.
DSCR vs. conventional financing
There are two common ways to finance an investment property in Destin, FL, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Basic allowance for housing in the Fort Walton Beach area runs from roughly $2,157 a month for a single E-5 to $3,528 for an O-4 with dependents. That sets a defensible range for workforce-tier rent comps that does not depend on tourism pricing. Destin itself has only 14,077 residents on 7.5 square miles, so the pool of tenants is small and every vacancy matters.
Small Multifamily: Scarce, and Often Under-Rented
Multifamily inventory is thin, with about 12 listings on Homes.com. A duplex would stack income against one acquisition and improve coverage. The catch is that existing leases often sit below market, so a refinance should underwrite what the rent schedule supports, not in-place rent. There is no reliable fourplex data for Destin, so do not assume that product exists at scale.
Frequently Asked Questions
How do you qualify for a DSCR cash-out refinance in Destin?
Qualification centers on the property’s rent against its full monthly obligation, with a 1.00 baseline common on standard programs. The borrower also needs roughly six months of ownership from title recording, equity that clears the 75 percent loan-to-value ceiling, a credit score at or above 620, and about six months of reserves. All of it is subject to lender guidelines and property review.
What are the requirements for an investment property loan in Destin, Florida?
For a refinance, expect an appraisal, a signed lease or market rent schedule, proof of reserves, entity or title documents, and condo association paperwork where applicable. Loan sizes run up to $3,000,000 on standard programs. Manufactured homes, log homes, and barndominiums fall outside these programs.
Why do Destin appraisals complicate cash-out refinances?
Monthly sales counts in the smaller submarkets are thin, so appraisers often widen the comp radius or look further back. In a softening stretch, that can pull value below owner expectations. Since proceeds are capped at 75 percent of appraised value, a lower appraisal directly reduces what is available.
Can Indian Bayou condo equity fund the next purchase?
It can, if the unit has met the seasoning requirement, the appraisal supports equity above 25 percent, and condo dues do not pull coverage under the baseline. The strongest candidates are leased units with recent renewals and documented rent. Proceeds depend on the final appraised value and reserves, so no cash figure is guaranteed.

Destin Versus Fort Walton Beach
For pure long-term coverage and tenant depth, the math favors Fort Walton Beach and Niceville right now. Those are the places Eglin families actually settle, and the basis is not inflated by vacation demand. Destin wins only in a narrow pocket, Indian Bayou, where condos list near $250,000 and rents behave like an ordinary workforce market, and everywhere else the premium pricing makes the cash-out math harder.
