DSCR Cash Out Refinance in New Braunfels, Texas: What a $2,100 Rent Has to Cover to Qualify

DSCR Cash Out Refinance in New Braunfels, Texas

Most cash-out files stall before the lender sees the rent roll. The appraisal lands under the number the borrower assumed, or the ownership clock hasn’t run, or the title paperwork doesn’t prove it has. A cash-out refinance on a New Braunfels investment property carries all three risks right now, because the local market is adding inventory faster than it is adding price.

The Short Version:

A cash-out refinance on a New Braunfels, Texas rental is underwritten primarily on the property’s rental income measured against its full monthly obligation. The cash-out loan-to-value ceiling, ownership seasoning measured from title recording, and documented reserves all have to line up, subject to lender guidelines and property review.

For New Braunfels, Texas rental property financing, Lendmire (NMLS# 2371349) helps arrange DSCR loans through lenders operating in 41 markets, including Washington, D.C. Lendmire is a DSCR-focused mortgage broker. It does not underwrite or approve loans, and the lender reviewing the file makes that call.

New Braunfels Market Snapshot

A quick read on the New Braunfels investor landscape — figures come from the cited sources below. Confirm current property-level numbers before underwriting.

Metric Detail
Typical rents $1,595 and $1,550 rents (Homes.com multi-family (city))
Employment 53.9K employees (Data USA)

The I-35 Corridor Is Where the Equity Math Starts

The I-35 corridor in ZIP 78130 is the best cash-out candidate in the city. It has the lowest entry prices, the deepest transaction volume, and the most workforce-priced product. Newer builder subdivisions there start in the low $280,000s per LRG Realty, well under the citywide $350,000 to $400,000 median range that source cites.

Volume points the same way. In one month, the Four Rivers Association of Realtors recorded 263 sales, and 185 of them were in ZIP 78130. That gives appraisers a deep pool of recent closed comps in the corridor. For a cash-out file, comp depth matters more than almost anything else. A thin neighborhood forces the appraiser to reach, and reaching is where value gets trimmed.

The rental side is mainstream: three-bedroom houses and small multifamily. Homes.com puts the 3-bed house median at $1,695. That is workable income, but it won’t carry a high-leverage refinance on its own, as the coverage section below shows.

Creekside and the Hospital Pull

The Creekside and FM 306 area sits next to Resolute Baptist Hospital, which offers emergency, cardiac, orthopedic, and obstetric services. The chamber directory lists the facility at 128 beds and 365,000 square feet on 56 acres off I-35. Community Impact reported that staffing grew from about 240 initial employees to more than 700 full-time equivalents by the time of that coverage.

That is one employer, not a market-wide measure. Still, nurse and technician households are the natural tenant pool for long-term leases in the surrounding blocks. No reliable Creekside price or rent figure turned up in the research, so this submarket stays qualitative. Anyone cashing out here should pull the lease history and let the appraisal’s rent schedule do the talking.

Hospital demand is part of a wider base. Data USA shows resident employment rose 5.17 percent, from 51.3 thousand to 53.9 thousand, with health care and social assistance the largest resident sector at 6,773 workers. Data Commons shows a city population near 122,492 and unemployment at 4.1 percent. The Greater New Braunfels Chamber lists major employers including Comal ISD, Hunter Industries, Continental Automotive, and the hospital.

Mission Oaks asks $1,495. Downtown asks $1,525. Landa Park asks $1,665. Those are Zumper neighborhood asking rents, and the spread is the point. The older central stock near the river commands a rent premium over mid-range subdivisions, but central prices run higher too. Rent-to-value is what matters for a cash-out, not rent alone. Without verified submarket price medians, the safest read is that none of these areas beats the I-35 corridor on ratio. They are tenant-demand pockets, not coverage plays.

Why Single-Family Coverage Gets Tight

Single-family at median rent and median price does not cover well at cash-out leverage. Here are the modeled numbers, labeled as assumptions. Take a house valued near $345,000 and rented at $1,795, with a 75 percent LTV refinance and full PITIA including taxes and insurance. Coverage lands around 0.75x to 0.8x, rounded down. That is below the 1.00 benchmark most standard programs are built around.

Sub-1.00 does not end the conversation. Options a lender may review include a sub-1.00 program, a lower loan-to-value request, or an interest-only structure. Eligibility turns on credit profile, reserves, property review, and lender guidelines. Each option costs something, usually in leverage or pricing.

The higher end is worse. LRG Realty lists Vintage Oaks at $400,000 to $700,000 and up, with Hill Country estates near Gruene and FM 306 passing $600,000. Rents don’t scale with those prices, so the ratio gets thinner as the price rises. A cash-out on those properties is a leverage-light, cash-heavy request, not a DSCR sweet spot.

A fair counterpoint: lower-priced entry houses might pencil better than the citywide median suggests. That is plausible. But the research found no verified rent for those specific properties, so the only honest approach is to run each house on its own rent schedule.

Duplexes Change the Coverage Shape

A duplex carries more rent per dollar of price than a single-family house. A listed I-35 corridor duplex shows two units leased at $1,595 and $1,550, or $3,145 combined. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. That combined rent is roughly 1.75 times the single-family median. It is a listing example, not a market survey.

Now run it as a modeled case. Assume a $330,000 duplex with $3,145 combined rent at 75 percent LTV. With taxes and insurance included, coverage clears 1.2x on conservative rounding. That is a different file than the single-family house, and the same math is why small multifamily deserves a hard look in this city.

Two cautions. First, per-side rents run lower than single-family comps. Owner-listed sides in ZIP 78130 asked $1,395 to $1,600 for 3-bed units. That is about 6 to 18 percent below the $1,695 single-family 3-bed median. Underwrite each side at a discount, not at parity. Second, price bands are wide: 19 South New Braunfels multifamily listings in an earlier snapshot ranged from $325,000 to $559,000. A duplex at the top of that band reintroduces the thin-coverage problem.

For duplexes, the appraiser should produce an operating income or rent schedule form, typically 1007 for single units or 1025 for small multifamily. Listing rents are anecdotal. The appraisal’s rent schedule is what the lender will weigh.

Appraisal Risk Is the Real Cash-Out Constraint

The quiet risk on New Braunfels cash-out files is the appraised value, not the coverage ratio. For-sale supply has expanded sharply. Houzeo reports 3,422 active listings, up about 84 percent year over year, and 6.62 months of supply against 2.48 a year earlier. Its price reading is a $385,995 median, up 2.93 percent, while Zillow shows its $345,319 average value down 3.2 percent. Zillow places homes at about 87 days to pending. The two sources use different methods, so the direction is flat, not a clean up or down.

County-level data is blunter. A broker blog reports April Comal County single-family inventory at 7.3 months, with homes sitting longer on the market and closings landing at 92.5 percent of original list price. Appraisers weight recent closed comps, and those comps are clearing about 7.5 percent under original list. A borrower sizing a refinance to the old asking-price mindset will come up short. Build a cushion into the request. Treat the 75 percent ceiling as a maximum, not a target.

(Both sources are broker or aggregator data. Check them against MLS comps before sizing anything.)

Rental supply is a second pressure. Multi-Housing News, citing Yardi Matrix, put New Braunfels submarket apartment occupancy at 91 percent, down 2.8 percent. The submarket absorbed 622 new units through mid-year, and heavy Class A delivery pressured rents. It is the only sourced occupancy figure found, it covers apartments, and the data runs through mid-year. Don’t assume rent growth will rescue coverage at refinance. Apartment rents are softer too: RentCafe shows a $1,426 average, down 3.12 percent, with renters at 35 percent of households.

If an appraisal comes in light, the next step is an appraisal reconsideration request. A good packet has recent closed sales near the property, condition and upgrade evidence, and a clean explanation of why a weaker comp doesn’t apply. Reconsideration is routine, not an emergency move. It does not always change the number.

Seasoning and Paperwork: Where Files Get Kicked Back

Seasoning runs about six months of ownership, measured from title recording. The settlement statement from the purchase is the document that proves it. Files that assume seasoning away, or rely on a contract date instead of the recorded date, are the ones that get returned. Clearing title cleanly at purchase pays off here, because any recording gap shows up again at refinance.

The rest of the file is plumbing:

1. Entity documents. If the property sits in an LLC, the operating agreement, certificate of formation, and signing authority need to be current. LLC borrowers are eligible subject to lender program eligibility.

2. Lease evidence. Executed leases, or a rent schedule from the appraisal if the unit is vacant. Month-to-month tenancy is a common documentation gap on older central properties.

3. Reserves. Roughly six months of PITIA, and about nine months above $1,500,000 in loan size. Reserves documentation means statements showing the funds, not a summary figure.

4. Credit and coverage. The credit tiers run 620, 660, 680, and 700, with 620 as the floor. Minimum DSCR is 1.00 on rent used for lender review against PITIA. Standard programs go up to $3,000,000, and smaller balances route through select lenders in the network. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Working DSCR brokers see a recurring pattern in softening, inventory-heavy markets: borrowers size the cash-out request to last year’s value and last year’s rent. The file then runs short on both once the appraisal and the rent schedule come back. The files that hold together build the request from the current comps outward, and keep reserves and entity paperwork ready before submission.

DSCR vs. conventional financing

There are two common ways to finance an investment property in New Braunfels, TX, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Equity available is never a guaranteed figure. It depends on rent used for lender review, PITIA, reserves, and the loan-to-value ceiling. The guide “What Is a DSCR Loan” explains the ratio in full, and the comparison with conventional financing shows why rental-income underwriting suits self-employed investors. Lendmire’s Texas DSCR loan programs are outlined on its Texas hub page.

What Happens to the Proceeds?

Cash-out proceeds only help if they land in a deal that cashflows on its own. In this market, that probably means the next duplex or small multifamily, not another single-family house at a thin ratio. It is a toss-up on paper. A second house is easier to buy and appraise, but a duplex covers its own debt with more room. Compare both coverage numbers before committing the equity.

Frequently Asked Questions

How do you qualify for a DSCR cash-out refinance in New Braunfels?

The property’s rent has to cover its full monthly obligation, with a minimum DSCR of 1.00. The file also needs about six months of seasoning from title recording, a credit score at or above the 620 floor, and roughly six months of reserves. The loan-to-value ceiling on a cash-out is 75 percent. Each lender applies its own overlays. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What are the requirements for an investment property loan refinance in New Braunfels, Texas?

Expect an appraisal with a rent schedule, executed leases or lease evidence, entity documents if the property is in an LLC, and reserves statements. Title has to show recorded ownership long enough to meet seasoning. Duplexes and small multifamily typically need the multi-unit appraisal form.

Why do New Braunfels appraisals deserve extra cushion right now?

Inventory has expanded sharply, with 6.62 months of supply versus 2.48 a year earlier, and county closings are clearing below original list. Appraisers lean on recent closed comps, so value can land under what the borrower assumed. Sizing the request below the ceiling leaves room.

Does a single-family rental in New Braunfels clear 1.00 on a cash-out?

Often not at maximum leverage. At median rent and an average home value near $345,000, modeled coverage including taxes and insurance runs below 1.00 at 75 percent LTV. Lower leverage, a sub-1.00 program, or an interest-only structure may be reviewed, subject to lender guidelines. Duplexes tend to cover better.

What property types work best for DSCR cash-out in New Braunfels?

Duplexes and small multifamily on the I-35 corridor tend to work well, as do workforce three-bedroom houses. Lendmire arranges DSCR investor loans, with cash-out capped at 75 percent LTV.
