The Quick Read: A DSCR HELOC qualifies primarily on the rental property’s income covering a stress payment on the whole line, subject to lender guidelines, so the owner’s seasonal business income is not part of the test. Across Lendmire’s wholesale network, the property’s rent, the lease, credit, equity and the valuation carry the file.
- Minimum coverage is 1.10x, tested on a fully amortizing payment on the entire credit limit at a stressed start rate.
- A second lien reaches 70% combined loan-to-value at a 720 score or better, on lines up to $500,000, subject to underwriting.
- A first lien on a rental with no mortgage reaches 75% loan-to-value at 740 or better, on lines up to $500,000.
- Tax returns, W-2s, pay stubs and debt-to-income are not part of the file.
- Seasonality matters only when it hits the collateral: a beach, ski or lake rental whose income swings by month.
Traditional underwriting can be hard on seasonal business owners. Tax returns show deductions and thin off-season months, so the average can look weaker than the business really is. A DSCR HELOC moves the question from the owner to the rental. This guide covers how that works, what the file still requires, and where it breaks down. Lendmire is a broker, so the lender reviews and approves every file.
Which Kind of “Seasonal” Are You?
Two situations get lumped together under the word “seasonal,” and they land in different parts of the file.
| Your situation | Does it enter the DSCR HELOC file? |
|---|---|
| You run a seasonal operating business (landscaping, tourism) | Generally no. Business income is not the test |
| Your rental is seasonal (beach, ski or lake rental, short-term rental) | Yes. It shapes which rent figure counts |
| Your personal income is lumpy or heavily deducted | No. Personal income is not calculated |
If you only fit the first or third row, the property carries the application. If you fit the second, read the rent section closely.
What a DSCR HELOC Actually Is
A DSCR HELOC is a revolving line secured by a one-to-four-unit non-owner-occupied rental you keep. It is written as a standalone second lien behind your existing first mortgage, or as a standalone first lien on a rental with no mortgage. It is never closed with a purchase and never placed on your own home. The LLC can stay on title, subject to program terms, with the members signing as guarantors.
DSCR means debt service coverage ratio: gross monthly rent divided by the qualifying payment. The deeper mechanics are in Lendmire’s complete DSCR loans guide. The HELOC half works like any home equity line. The CFPB explains that you borrow during a draw period, then a repayment period begins with higher monthly payments, and that the rate is usually variable. That page describes owner-occupied consumer lines, so use it for structure only. A DSCR line on a rental is a business-purpose product.
How Underwriting Treats the File, Step by Step
1. Collateral. The rental must be an eligible type: single-family, PUD, townhome, two-to-four units, or a condominium. Rural-designated property, condotels, row homes and leaseholds are outside the program.
2. Rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.
3. The payment. The qualifying payment is principal and interest on the full credit limit, fully amortizing, at a stressed start rate. Taxes and insurance are not part of it. Confirm on the file how the lender treats the first-mortgage payment on a second lien.
4. The test. Rent divided by that stress payment must reach at least 1.10x, subject to underwriting.
5. The rest of the file. Credit, combined leverage, valuation, title and insurance still apply.
That is the whole shift. Your seasonal business deposits, returns and off-season slump are not run through a debt-to-income calculation.
Leverage, Credit and Line Terms
Figures below are program ceilings and floors from select wholesale-network programs, subject to underwriting.
| Structure | Leverage | Credit | Line size |
|---|---|---|---|
| Second lien | Up to 70% CLTV | 720 or better | $50,000 to $500,000 |
| First lien, no mortgage | Up to 75% LTV | 740 or better | Up to $500,000 |
| First lien, no mortgage | Up to 70% LTV | 700 to 739 | Up to $500,000 |
| First lien, larger line | Up to 65% LTV | 720 or better | Above $500,000 to $1,000,000 |
CLTV counts the first mortgage balance plus the new line, divided by value. A borrower who keeps a first mortgage takes a second lien, and that lane starts at a 720 score. The first-lien rows apply only to a rental with no mortgage. Mortgage history needs no 30-day late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves or cash to close are required, and exposure is capped at five loans or $2,500,000 per borrower with the program.
The line carries a five-year interest-only draw period, then a 25-year fully amortizing repayment period, with a 30-year maturity and a variable rate. At least 80% of the line is drawn at closing, and later draws are at least $5,000. On the smallest lines that means the whole line is drawn at closing. That matters for a seasonal owner: this is not a standby line you leave untouched until a slow month.
Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
Seasoning: Two Clocks
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
When the Rental Itself Is Seasonal
Seasonal rent is an averaging problem. On a short-term rental with history, lenders look at the trailing 12 months of platform earnings, manager statements and bank deposits that reconcile month by month. A peak-season snapshot does not work, because the slow months count as much as the busy ones. Experian notes that some home equity lines carry a balloon or sharply higher payments when the draw period ends, and on a seasonal rental that payment lands on thin-month cash flow.
Across the wholesale network, programs differ more on short-term rental income than on anything else. Some haircut gross income, some want a long history, and some fall back to long-term market rent. This program’s rent test is the lesser of market rent and the lease, with the receipts exception. So a short-term rental with strong summers is often reviewed on the lease or market-rent schedule, not on peak earnings. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
The coverage test and the cash-flow reality diverge on seasonal collateral. A property can clear 1.10x on the stress payment and still run negative in the shoulder months. Owners who plan for that gap, rather than for the average, avoid trouble later.
Where the Rule Breaks
- The business’s own building. Commercial and mixed-use property is not eligible. The collateral must be a residential rental.
- A vacant or seasonally empty unit with no lease. A lease in place is required, so a rental sitting empty off-season is a poor fit.
- Strong business income cannot offset thin coverage. If the rent misses 1.10x, your business income is not considered as compensation.
- A recently bought rental. The seasoning clocks above apply, and a property listed for sale in the prior two months is excluded.
- Borrower eligibility. US citizens, permanent residents and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.
- Footprint. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Key Terms Defined
DSCR: gross monthly rent divided by the qualifying payment on the line.
CLTV: the first mortgage balance plus the new line, divided by the property’s value.
Draw period: the five years when you borrow and pay interest only on the drawn balance.
Repayment period: the 25 years after the draw period when the balance amortizes.
Seasoning: the time since the last purchase or refinance and the time you have held title.
Which Path Fits a Seasonal Owner?
| Your strongest asset | Likely fit |
|---|---|
| The rental’s rent and the equity | DSCR HELOC |
| Steady business deposits, weaker rental coverage | Bank statement HELOC, which averages deposits over a window |
| Wish to replace the first mortgage | DSCR cash-out refinance |
A bank statement or income-based HELOC follows those programs’ own rules, not this one. If your deposits are solid and the rent is thin, an income-based product may fit better. If the rent is strong and your returns look uneven, the rent-based line may fit better. For the income-based side of that choice, see Lendmire’s piece Should a Seasonal Business Pick a Bank Statement HELOC Over an SBA Loan?.
One honest caution. If your plan depends on peak-season cash to service the repayment phase, or on a business that is still unproven, the line may be the wrong tool. Test the payment after the interest-only period ends, not just during it.
Before You Apply
- A current lease on the rental
- Credit at or above the tier you need
- Title, entity documents and hazard insurance, plus flood coverage where required
- A clear read on equity after the first mortgage
- A plan for lean months that does not rely on drawing more
Frequently Asked Questions
Does my seasonal business revenue matter?
Generally not. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your credit, the equity and the valuation still count.
Do I need tax returns?
No. Qualification runs on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The rent, the lease, the credit report and the valuation are all documented.
Can my business’s building be the collateral?
No. Commercial, agricultural and mixed-use property is not eligible. The collateral must be a one-to-four-unit non-owner-occupied rental.
Does an Airbnb-style rental work?
It can, but rent is the lesser of market rent and the lease unless three months of receipts support a lease above market. Expect the review to rely on the 12-month picture, not the peak.
How soon after buying can I apply?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
