DSCR HELOC Requirements While Keeping a Low First Mortgage

DSCR HELOC Requirements While Keeping a Low First Mortgage

The Quick Read: A DSCR HELOC is a revolving line secured by a rental you own, written as a standalone second lien behind the first mortgage you keep, and it qualifies primarily on property-level rental income covering the line’s stress payment, at a minimum 1.10x, subject to lender guidelines, with no traditional personal-income documentation or personal income calculation. The line does not replace or pay off your existing first mortgage. The real limits are combined leverage, credit tier, and rent coverage.

  • Second-lien combined loan-to-value (CLTV) tops out at 70% on a non-owner-occupied rental, at a 720 credit score or better.
  • Lines run from $50,000 to $500,000 behind a first mortgage, subject to underwriting.
  • Coverage is tested on a payment for the entire credit limit, not just the amount you plan to draw.
  • You need 6 months of seasoning, a lease in place, and no existing second lien on the property.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. It shows whether the property’s income covers its debt.

Second lien: a loan recorded behind the first mortgage. If the property is ever sold or foreclosed, the first mortgage is paid first.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value. Wall Street Prep explains the same arithmetic for any stack of liens.

Stress payment: a fully amortizing payment on the entire credit limit at a higher, stressed rate. Lenders use it to test coverage. It is not what you actually pay.

Draw period: the stretch when you can borrow against the line. Here it is 5 years, interest-only on the drawn balance.

Seasoning: the waiting period a lender wants after you buy or refinance a property before it will lend against it.

Why Keep the Low First Mortgage?

Keep it when the first loan’s terms beat what a replacement loan would offer. A cash-out refinance replaces the whole first mortgage with a new loan. A second-lien line leaves the first loan alone and adds a separate balance behind it.

That difference is the whole strategy. Say you bought or refinanced a rental when borrowing was cheap and the balance is now a modest share of value. Replacing that loan means giving up its terms on every dollar you owe. A line behind it puts new terms only on the new money.

The logic cuts both ways. The new line is a separate debt with its own variable rate, and you will pay it on top of the first mortgage. Keeping the first only wins when that old loan is meaningfully better than a new one, and when the amount you need is small compared to the existing balance.

One more catch: this is not a pure draw-as-needed tool. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The Requirements, Gate by Gate

A file clears these gates in roughly this order. Across Lendmire’s wholesale network, the figures below are the ceilings and floors for this program, not offers, and every file is underwritten individually.

Gate What is tested Have ready
Lien position Second lien, or first lien if no mortgage Current first-mortgage statement
Leverage 70% CLTV on a second lien Estimated value, first balance
Credit 720 on a second lien, 700 on a first Lender pulls its own report
Mortgage history No 30-day late in 12 months Payment history on the first
Coverage 1.10x minimum on the stress payment Lease, rent receipts if needed
Property Eligible type, no excluded features Address, type, unit count
Valuation Automated valuation or appraisal Access for inspection if required
Title Policy or owner-and-encumbrance report Vesting and entity documents

Credit has a few more edges. Bankruptcy, foreclosure, short sale, and deed-in-lieu each require 48 months of distance. The program asks for no reserves and no cash to close. It caps exposure at 5 loans or $2,500,000 per borrower. Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Vesting is flexible. The rental can sit in your LLC, subject to program terms, with the members signing as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on the first mortgage.

How Much Can You Borrow Behind a First Mortgage?

Take 70% of the property’s value and subtract your first mortgage balance. What is left is the most the second lien can be, capped at $500,000 and floored at $50,000. The first balance counts toward the limit, which is why a low first mortgage leaves the most room.

Run the numbers on a rental, expressed as shares of value:

First mortgage as % of value Room under 70% CLTV
30% Up to 40% of value
50% Up to 20% of value
65% Up to 5% of value
70% or more None

The table is illustrative, and the lender’s own valuation sets the actual value. Two limits apply at once. The room must also reach the $50,000 minimum line, and a very large value still stops at $500,000. A first mortgage near 65% can leave too little room to make a line worth setting up.

A declining-market flag on the property lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

How Does the Coverage Test Treat the First Mortgage?

Coverage is rent divided by a qualifying payment, and it has to reach 1.10x. That payment is principal and interest on the entire credit limit at a stressed rate. Taxes and insurance are not part of it.

So a $200,000 line is tested as if fully drawn and fully amortizing, even though you may draw less later. The test is deliberately harder than what you actually pay during the interest-only draw period.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser’s market rent comes from a Form 1007 rent schedule. A lease must be in place. A two-to-four-unit property may have at most one vacant unit.

Whether the first-mortgage payment joins the qualifying payment on a second lien is not something to assume. Confirm on the file how the lender treats it, because the lender’s own coverage calculation governs. Ask before you pay for a valuation.

Model your own cash flow separately from the test. You will owe the first mortgage payment and the line’s payment together. After the 5-year interest-only draw period, the line moves into a 25-year fully amortizing repayment period, and the payment steps up. The loan matures at 30 years.

What Seasoning Rule Applies?

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

This catches investors who just finished a BRRRR refinance and want equity out right away. It also means a line cannot be closed together with a purchase. Plan the sequence around these dates.

Where the Rules Break

An existing second lien or HELOC. A line behind another second would be a third lien, and the program does not offer one. Pay the other line off first or look at a different structure.

Credit below 720 with a first mortgage. There is no second-lien cell below 720. A first-lien line is for rentals with no mortgage at all, so it does not solve this case.

A first mortgage that restricts more liens. Read your first-mortgage note. Some notes limit additional liens, and you want to know that before applying.

Excluded property. The lane does not cover rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, or age-restricted communities. It also excludes hobby farms, modular and log homes, land contracts, and mixed-use. A property listed for sale in the prior 2 months or carrying a solar lien is out too. Eligible types include single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots up to 10 acres.

A paid-off rental. Here a first-lien line is the path. Leverage is 75% LTV at 740 or better and 70% at 700 to 739, on lines to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Personal-income bank lines. Some big banks offer an investment-property HELOC underwritten on your personal income. Those products follow their own rules, and many investors with LLC-titled rentals find them hard to use. This program reviews the file on the rental instead and can keep the LLC on title.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s rule on exempt transactions lists the factors used to decide whether credit is business-purpose. The ABA Banking Journal notes that purpose is the key test and that treatment of business-purpose loans is not uniform across rules. The line is never offered on your own home or a second home.

Line or Cash-Out Refinance?

Choose the line when your first mortgage is worth keeping. Choose the DSCR cash-out refinance when it is not.

Factor DSCR HELOC (second lien) DSCR cash-out refinance
First mortgage Stays in place Replaced
Structure Revolving line, draw period One new loan
Best fit Small need, strong existing loan Larger need, weak existing loan
Payments Added on top of the first One combined payment

If you want one payment and the old loan has no advantage, the refinance fits better, since it replaces both loans with one. For the wider picture, the complete DSCR loans guide covers how coverage underwriting works across programs.

The Valuation and Title Path

Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted.

Title follows size. A full title policy is required on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report. Hazard insurance must cover both liens, with flood coverage where required.

Who Should Skip This

Skip the line if you need less than $50,000, because that is the smallest line offered. Skip it if you want to draw a little at a time, since at least 80% of the line is drawn at closing. Skip it if you want a fixed payment, because the rate is variable.

Also skip it when your first mortgage already sits near 70% of value, when your credit is under 720 with a first mortgage in place, or when the property is on the excluded list. Using the line for the next down payment can work, but it does not close with a purchase. A purchase lender may also review where your down payment came from, so line up the paper trail first.

Frequently Asked Questions

Can I get a DSCR HELOC if I recently bought or refinanced the rental?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A recent BRRRR refinance therefore has to wait. Each file is underwritten individually.

Does my personal income matter?

The rental’s income qualifies the line, with no traditional personal-income documentation, W-2s, pay stubs, or personal income calculation, subject to lender guidelines. Your credit report, mortgage history, lease, and valuation are all documented. You still need a 720 score on a second lien and no 30-day mortgage late in the last 12 months.

Can I put the line in my LLC?

Yes, subject to program terms, and only on investment property. The members sign as guarantors. A title holder who is not a borrower signs an acknowledgment and the security instrument. The borrowers need not match those on the first mortgage.

What if I already have a second mortgage or HELOC on the rental?

Another line would make this a third lien, which the program does not offer. Paying off the existing second first, or using a different structure such as a cash-out refinance, are the usual paths. The lender’s review governs.

How many of these lines can I hold?

The program allows at most 5 loans or $2,500,000 per borrower. Each property is judged on its own rent, leverage, and credit.
