The Quick Read: A DSCR HELOC is qualified on the rental’s rent, not on your personal income, so your DTI is not part of the test. A 700 score sets the structure, though: on a rental with no mortgage it fits a first-lien line at 70% LTV, while a second lien behind a mortgage you keep starts at 720, subject to underwriting. That is the reverse of a bank-style investment HELOC, which tests your debt-to-income ratio. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
- The rent must cover a stress payment on the whole line at 1.10x or better, through select programs and subject to lender guidelines.
- On a first-lien line, 700 to 739 reaches 70% LTV and 740 or better reaches 75% LTV, on lines to $500,000.
- A second-lien line behind your first mortgage needs a 720 score and tops out at 70% CLTV.
- The line is drawn at least 80% at closing, with a 5-year interest-only draw period and a 25-year repayment period.
- Your credit, the lease, the valuation and the property type are all still reviewed.
What Is a DSCR HELOC, and Why Do Two Products Share the Name?
A DSCR HELOC is a revolving line of credit on a rental you own, qualified on the property’s rent instead of your paycheck. The name is market shorthand, not a standard product, so two very different loans get called by it.
DSCR stands for debt-service coverage ratio: the rental’s monthly rent divided by the monthly payment the lender tests. DTI, or debt-to-income ratio, compares your personal monthly debts to your personal income. A HELOC is a home equity line of credit, which you can borrow against, repay and borrow against again during a draw period.
The first product is the rent-qualified line. The lender looks at the property, not your income file. The second is the bank-style investment property HELOC. NerdWallet says these are harder to get than a HELOC on a primary home because lenders see higher default risk. Experian adds that they typically call for a higher credit score, a lower DTI and stronger reserves.
| Factor | Rent-qualified line | Bank-style investment HELOC |
|---|---|---|
| What is tested | Rent vs. stress payment | Your income and debts |
| DTI | Not calculated | Central to approval |
| Credit score | Sets tier and leverage | Sets eligibility |
| Fits a high-DTI owner? | Yes, on the DTI point | Often not |
If a lender asks for pay stubs or award letters, you are looking at the second product. Lendmire’s piece How to Qualify for an Investment Property HELOC With a 700 Score and High DTI covers that income-based track in detail.
How Underwriting Treats Your File, Step by Step
Underwriting a DSCR HELOC runs in a fixed order: confirm the property, test the rent, check the score, size the equity, then document and value. Each step is a gate. A 700 score passes the credit gate but narrows what happens at the equity step.
1. Confirm the property and the purpose. The line is for a non-owner-occupied one-to-four-unit rental. It is never a line on your own home or a second home. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
2. Test the rent. The minimum DSCR is 1.10x. Gross monthly rent is divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It covers principal and interest only, not taxes or insurance. Because the test uses the entire limit, a larger line is harder to cover than a smaller one. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.
3. Pull and tier the credit. Credit tiers come from the lender’s own report. The mortgage history must show no 30-day late in the last 12 months. Bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it. At 700 and above, the program’s tradeline-depth rules are waived.
4. Size the equity. On a second lien, the first mortgage balance plus the new line, divided by value, is the CLTV. On a first lien, the line divided by value is the LTV. The tier table below sets the ceilings.
5. Document and value the file. You provide the lease, the credit report and entity documents if an LLC holds title. The valuation is its own step, covered further down. No reserves are required, through select programs and subject to underwriting.
What a 700 Score Unlocks (and What It Doesn’t)
At 700, you clear the first-lien floor but sit one tier short of the second-lien floor. Which lane you land in depends on whether the rental carries a mortgage you intend to keep.
| Lien position | Score | Maximum leverage |
|---|---|---|
| First lien, no mortgage, to $500,000 | 740 or better | 75% LTV |
| First lien, no mortgage, to $500,000 | 700 to 739 | 70% LTV |
| First lien, over $500,000 to $1,000,000 | 720 or better | 65% LTV |
| Second lien behind your first mortgage | 720 or better | 70% CLTV |
These are ceilings, not offers, and every file is underwritten individually. Second-lien lines run from $50,000 to $500,000. A second lien has no tier below 720.
Here is the point many 700-score owners miss. A first lien exists only on a rental with no mortgage. If you keep a first mortgage, the only structure is a second lien, and that starts at 720. A 700 score does not get you there. The first-lien floor of 700 does not help you either, because the rental already has a mortgage on it.
Lines above $500,000 on a first lien need 720 or better, and the ceiling there is 65% LTV. So at exactly 700, a first-lien line stays at or under $500,000. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Why High DTI Does Not Decide This File
On a rent-qualified line, the lender does not calculate your DTI, so a high number there does not fail the file. The question is whether the property carries the payment. A 700 score with heavy personal debt and a rental that cash flows is a profile the structure is built for.
A bank-style line tests your income against all your debts. A rent-qualified line moves the test onto the building.
The trade-off is a stricter property test. Strong savings do not rescue weak rent, and a good score does not either. If the rent fails 1.10x on the stress payment, the file does not pass on other strengths.
“No DTI” also does not mean “no underwriting.” Credit, equity, the lease, the valuation, the property type and title are all reviewed. The line is qualified on the rental’s income, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.
One more point on DTI. Your guarantee as an LLC member is a personal one, and a later lender may ask about a line you hold. Disclose it on any future application.
What Seasoning Rule Applies to a DSCR HELOC?
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). The line is also never closed together with a purchase.
Structures and Variations
Four choices shape the line: lien position, vesting, size and valuation path.
Vesting. The LLC can stay on title, subject to program terms, on investment property only. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.
Draw rules. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
Payments change when the draw period ends. The CFPB notes that repayment-period payments are often significantly higher. Plan your cash flow for the amortizing payment, not just the interest-only one.
Valuation. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.
Exposure. The program allows at most 5 loans or $2,500,000 per borrower. Eligible borrowers are U.S. citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Across Lendmire’s wholesale network, this is a narrow lane by design. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is the broker arranging the line through select lenders, not the lender.
Worked Examples at a 700 Score
These are modeled profiles, not real files. Each uses coverage ratios, not dollar rents, and lender guidelines and credit approval govern every outcome.
A paid-off duplex, 700 score, high DTI. The duplex has no mortgage, and rent covers the stress payment at about 1.3x. That clears 1.10x. The structure is a first-lien line, and the 700 to 739 tier caps leverage at 70% LTV on lines to $500,000. Your DTI never enters the review. Credit history, the lease, the valuation and seasoning all still apply.
A single-family rental with a first mortgage you want to keep, 700 score. The structure is a second lien, and the floor is 720. At 700, this file does not fit the second-lien lane. Raising the score on the lender’s own report is one path. A DSCR cash-out refinance, which replaces the first mortgage, is another. Lendmire’s piece How to Qualify for a Bank Statement HELOC With a 700 Score and High DTI covers a related income-documented route.
A townhome with a first mortgage, 735 score, thin coverage. Rent clears about 1.05x on the stress payment, short of 1.10x. The score tier is fine, and the test fails anyway. Since the payment is sized to the entire limit, a smaller line lowers the qualifying payment and improves coverage. The lender’s own coverage calculation governs the final figure, so confirm on the file how the lender treats the first-mortgage payment.
A rental where the lease runs above market. The lease is high, and the appraisal’s market rent comes in lower. The lower figure is used unless three months of rent receipts support the lease. Collect those receipts before applying.
Where the General Rule Breaks
The “rent qualifies, DTI doesn’t matter” rule has edges. These are the ones that catch investors.
- Property type. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, and commercial or agricultural property are not eligible on this lane. Lots to 10 acres are. A property listed for sale in the prior 2 months, or carrying a solar lien, is out.
- Condominiums. Warrantable and non-warrantable condos are eligible property types. The tier table above governs their leverage.
- Market flags. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.
- Occupancy. The line never covers a home you live in. If you plan to stay in the unit, it is the wrong product.
- Insurance. Hazard insurance covers the lien or liens on the property, and flood coverage is required where it applies.
- State. The program is not offered in Tennessee, and it is not a fit for any state outside the 15.
Key Terms Defined
DSCR (debt-service coverage ratio): Gross monthly rent divided by the lender’s qualifying payment. The program minimum here is 1.10x.
DTI (debt-to-income ratio): Your monthly personal debts divided by your monthly income. A rent-qualified line does not calculate it.
CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.
LTV (loan-to-value): The loan balance divided by the property’s value. On a first-lien line, it is the new line alone.
Draw period: The stretch when you can borrow against the line. Here it is 5 years, interest-only on the drawn balance.
Seasoning: The waiting period a lender wants after you buy or refinance a rental before it will lend again.
Stress payment: The payment the lender tests rent against, sized on the full credit limit at a higher test rate. It is not your actual payment.
What the Decision Looks Like in Practice
Pick the structure from four questions. Is the first mortgage worth keeping? How much capital do you need? Does the rental cash flow on the stress test? Is your DTI above what banks allow?
If you keep a first mortgage and score 720 or better, a second-lien line leaves that mortgage untouched. If the property has no mortgage, a first-lien line works from 700. If rent can’t clear 1.10x, a smaller line or a different structure may help. If you need more capital than the leverage tiers allow, a cash-out refinance can be a different answer. Comparing them side by side on one property is the reliable way to decide.

Frequently Asked Questions
Can I get a DSCR HELOC with a 700 score?
Yes, on a first-lien line for a rental with no mortgage, where the first-lien floor is 700. At 700 to 739 the ceiling is 70% LTV, on lines to $500,000. A second-lien line behind a mortgage you keep needs 720. Everything is subject to underwriting. Final terms follow the full file review.
Does DTI matter on a DSCR HELOC?
Not for qualification. The lender tests rent against the stress payment on the whole line and does not calculate your personal debt ratio. Your credit report, mortgage history, the lease and the valuation are still reviewed.
Does a higher score get me more leverage?
Yes, on a first lien. A score of 740 or better reaches 75% LTV, against 70% LTV from 700 to 739, on lines to $500,000. On a second lien, the 720-or-better tier tops out at 70% CLTV. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
What is the seasoning rule on a DSCR HELOC?
The seasoning section above sets out both six-month clocks. Check your note and settlement dates against them before you apply.
Can an LLC hold title on a DSCR HELOC?
Yes, on investment property, depending on program guidelines. The members sign as guarantors.
