The Quick Read: A line this size is only available as a first lien on a rental with no mortgage, and it carries the program’s tightest leverage, a full interior appraisal, and a rent test sized on the entire credit limit. A second lien behind an existing mortgage stops at $500,000. Everything below is subject to underwriting and lender guidelines, and none of it is a commitment to lend.
- Lien position decides everything. Lines above $500,000 exist only as a standalone first lien. A second lien tops out at $500,000.
- Leverage drops at the top. First-lien lines above $500,000 run to 65% loan-to-value (LTV) at a 720 score or better, typically.
- Rent is tested against the whole limit. The minimum is 1.10x, and the undrawn balance counts.
- Valuation is a full interior appraisal. Automated valuations stop at $400,000, and appraisal waivers are not accepted.
- The owner’s income is not calculated. There is no traditional personal-income documentation, no W-2s, and no debt-to-income ratio, and an LLC can stay on title, subject to program terms.
What Is a DSCR HELOC, Exactly?
A DSCR HELOC is a revolving line of credit secured by a rental property you keep, qualified on the rent instead of your paycheck. DSCR stands for debt service coverage ratio. It measures whether the rent covers the debt payment.
The label is loose. In the market, “DSCR HELOC” can describe three different loans:
- A standing line qualified on the rental’s rent.
- A line on a rental qualified on the owner’s personal income and debt-to-income ratio.
- A DSCR first-lien loan sold under a line-of-credit name.
Only the first kind is covered here. It is written as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. It is never a third lien, never closed together with a purchase, and never a line on your own home. The lender’s documents, not the marketing name, tell you which product you have.
Lendmire is a broker. It arranges these lines through a wholesale lender in its network and does not lend or approve them. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Does a Line This Large Exist on a Rental?
Yes, but only on one structure. A rental with no mortgage can carry a first-lien line from $50,000 up to $1,000,000.
That split catches many investors. They see a seven-figure ceiling in the program and assume it applies to their rental with a loan on it. It does not.
Say you own a rental free and clear and want a $700,000 line. That fits the first-lien structure. Say you own a rental with a mortgage and want the same $700,000. A second lien cannot reach it. Your options are to pay off the first mortgage, or to replace it through a cash-out refinance. Lendmire’s piece Can You Get a DSCR HELOC With a $700,000 to $1 Million Credit Line? covers that fork in more detail.
Not every lender offers a line of credit on an investment property at all. NerdWallet notes that these lines are possible but not offered everywhere, and that qualification is strict. Across the programs a broker sees, rent-qualified lines at this size are a narrow lane.
How Does Underwriting Treat a Large Line, Step by Step?
Underwriting runs in a fixed order. The lender checks the structure, then the property, then the rent test, then the credit, and finally the value. A large line adds pressure at the rent and valuation steps.
Step 1: Lien position. The lender confirms there is no mortgage on the rental for a first lien above $500,000. A rental with a first mortgage can only carry a second lien.
Step 2: Property type. Eligible property includes single-family, planned unit developments, townhomes, two-to-four-unit buildings, and condominiums, both warrantable and non-warrantable. Lots up to 10 acres are allowed. Ineligible property includes:
- Rural-designated property
- Row homes
- Condotels
- Commercial or agricultural property
- Leaseholds
- Land trusts
- Age-restricted communities
- Hobby farms
- Modular and log homes
- Land contracts
- Mixed-use property
- Anything listed for sale in the prior 2 months
- Anything with a solar lien
Step 3: Rent and lease. A lease in place is required. In a two-to-four-unit building, at most one unit can be vacant. The rent used is the lesser of the appraiser’s market rent (Form 1007) or the lease. A lease above market can count with three months of receipts.
Step 4: The coverage test. Covered in the next section.
Step 5: Credit and history. Covered below.
Step 6: Valuation and title. A full interior appraisal sets the value. Lines above $400,000 also get a full title policy.
Underwriting never calculates your personal income. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
How Does the Rent Test Work on a Big Line?
The test divides gross monthly rent by a qualifying payment, and the result must be at least 1.10x. That payment is fully amortizing and sized on the entire credit limit, at a rate 2 percentage points above the start rate. It is a stress payment, not the payment you will actually make.
Two details matter at this size:
- The undrawn balance counts. If you have a $900,000 limit and draw less, the test still runs on the full $900,000.
- The qualifying payment is amortizing. Your real draw-period payment is interest-only on what you have drawn. The test is deliberately harsher than that.
A large line therefore needs a lot of rent. A single-family rental in an ordinary market will rarely clear 1.10x against a seven-figure limit. The properties that do are usually high-value buildings with strong rent, such as a well-located multifamily building or a high-rent coastal property. Plan on running the coverage test before you ever ask for a line.
Rent coverage is illustrative until the lender runs it. On a second lien, the lender’s own coverage calculation governs whether the first-mortgage payment joins the test. Do not assume either way.
What Leverage Can You Expect at Each Size?
Leverage falls as the line grows. The figures below are ceilings, not offers, and apply to non-owner-occupied rentals through select programs, subject to underwriting.
| Structure | Line size | Max leverage | Min score |
|---|---|---|---|
| Second lien | Up to $500,000 | 70% CLTV | 720 |
| First lien | Up to $500,000 | 75% LTV | 740 |
| First lien | Up to $500,000 | 70% LTV | 700 |
| First lien | $500,000 to $1,000,000 | 65% LTV | 720 |
CLTV means combined loan-to-value: the first mortgage balance plus the new line, divided by value. LTV is the line divided by value, used when there is no other mortgage.
At 65% LTV on a first lien, the property has to be worth about 1.5 times the line. A $700,000 line therefore needs a property valued well above $1,000,000. A line near $1,000,000 needs value well above $1,500,000. Equity alone is rarely the binding limit on a single rental at this size. Value is. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Above $500,000 the leverage cell is stated at a score of 720 or better. A score of 700 to 719 reaches the first-lien floor for smaller lines, but the large-line tier is built for 720 and up.
Two flags can lower the ceiling further. A declining-market designation takes 5 points off. Hazard insurance must also cover both liens on a second lien, and flood coverage is added where required.
How Is the Property Valued at This Size?
Above $400,000, the lender requires a full interior appraisal (Form 1004, 1073, or 1025, depending on the property). Lines to $400,000 can use an automated valuation with a property inspection report instead, or a full appraisal. Appraisal waivers are not accepted at any size.
This matters for planning. Automated models can misread a recent rehab or an unusual building. A full appraisal lets the appraiser see the work and pick comparable sales. An improvement may support a higher appraised value, depending on comps and underwriter review. It never guarantees one.
The appraisal also produces the market-rent schedule (Form 1007 for a single unit, Form 1025 for two to four units). If market rent comes in under your lease, the lower number runs the coverage test.
What Credit and Borrower Rules Apply?
The first-lien floor is a 700 credit score, and the large-line tier is built for 720 or better. The lender’s own credit report sets your tier. Several history rules apply. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
- No 30-day late on a mortgage in the last 12 months.
- At least 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.
- No reserves and no cash to close required, subject to underwriting.
Borrowers can be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program.
An LLC can hold title on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on any first mortgage.
Exposure is capped at 5 loans or $2,500,000 per borrower with the program. A $1,000,000 line takes up a large share of that dollar cap. Investors with several lines on the program should add them up first.
Seasoning has two separate clocks:
- Seasoning: a rental bought or refinanced in the last 6 months is not eligible, measured from the last note date to the new note date.
- Ownership: you also need 6 months on title, measured from settlement date to note date.
How Do Draws and Payments Work?
The line has a 5-year draw period, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
At least 80% of the line, and never less than $50,000, must be drawn at closing. On a large line, that means a very large balance is outstanding from day one. Later draws are at least $5,000 each. This is not a lump of cash you can leave untouched, so plan for most of it to be borrowed immediately.
The CFPB explains that a home equity line is open-end credit with a draw period and a repayment period. It also warns that payments are often significantly higher once repayment starts. On a large balance that jump is large. Model the first year of repayment before you commit to the line.
The rate and the pricing terms come with the lender’s disclosures.
Business Purpose, in One Paragraph
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The line is never offered on your own home or a second home.
How Does This Compare With a Cash-Out Refinance?
A cash-out refinance replaces your first mortgage with a new loan sized on the rent. A first-lien DSCR HELOC adds a revolving line to a rental that has no mortgage. A second-lien line sits behind the mortgage you keep.
| Factor | DSCR HELOC | DSCR cash-out refi |
|---|---|---|
| First mortgage | Kept (second lien) | Replaced |
| Payment type | Interest-only draw | Fixed schedule |
| Revolving | Yes | No |
| Large sizes | First lien only | Underwritten by loan |
Choose the line if you want flexibility and a first mortgage worth keeping. Choose the refinance if you need more than $500,000 against a rental that carries a mortgage. The broader complete DSCR loans guide covers the main loan types.
Where Does the General Rule Break?
- You have a first mortgage and want a large line. The second lien stops at $500,000. Your route is a payoff or a cash-out refinance.
- Your score sits at 700 to 719. You may reach the first-lien floor, but the large-line tier is stated at 720.
- The rent is thin for the limit. The test runs on the full limit, so a smaller line may clear where a larger one fails.
- The property is a recent rehab. A full appraisal helps here, but the value is only what the appraiser supports.
- The property was listed recently. A rental listed for sale in the prior 2 months is not eligible.
- You are a foreign national. This program does not serve you.
- The building is a condotel, row home, or leasehold. These are outside the program.
Many investors also try personal-income lines at banks. Those programs test the owner’s debt-to-income ratio, and their limits are their own rules, not this program’s.
Key Terms Defined
DSCR (debt service coverage ratio): monthly rent divided by the monthly debt payment. It shows whether the rent covers the loan.
First lien: the loan with first claim on the property. A standalone first-lien line sits on a rental with no mortgage.
Second lien: a loan behind an existing first mortgage.
CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by value.
LTV (loan-to-value): the loan divided by the property’s value.
Draw period: the time you can borrow from the line, 5 years interest-only on this program.
Seasoning: the waiting period after a purchase or refinance before a rental is eligible.
Stress payment: the fully amortizing payment, sized on the whole limit at a higher rate, used only for the coverage test.
What Should You Do Next?
Start with the three numbers that decide the file: lien position, property value, and rent. If the rental has a mortgage, you are looking at a $500,000 ceiling or a refinance. If it is paid off, test the rent against the full limit you want.
If you use line proceeds, tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
Frequently Asked Questions
Can I get a $700,000 DSCR HELOC on a rental that has a mortgage?
Not as a second lien. A second-lien line is limited to $500,000. A line from $700,000 to $1,000,000 requires a standalone first lien on a rental with no mortgage. If you carry a mortgage, a cash-out refinance is the usual path, subject to underwriting.
Does the full credit limit count in the rent test?
Yes. The qualifying payment is fully amortizing and sized on the entire limit, even if you draw less. The test needs at least 1.10x, so a large limit demands strong rent. The lender’s own calculation governs.
Do I need tax returns or W-2s?
No. The rent, the lease, your credit report, and the appraisal are all documented, and the lender never calculates your personal income.
Can my LLC hold the line?
Yes, on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs an acknowledgment and the security instrument.
Will a higher credit score raise my line?
It can change your leverage tier, not the structure. Above $500,000 the first-lien tier is 65% LTV at 720 or better. A score of 740 earns more leverage only on lines up to $500,000. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
