The Quick Read: Both options qualify primarily on property-level rental income covering the payment, subject to lender guidelines, so a bank’s no on your personal income does not decide either one. A DSCR HELOC adds a line behind the first mortgage you keep, or sits alone on a rental with no mortgage. A DSCR cash-out refinance replaces the first mortgage and hands you the extra equity as one lump sum. Pick the line when the first mortgage is worth keeping and you want staged access. Pick the cash-out when you want one new loan and one lump sum.
- A DSCR HELOC (a home equity line qualified on the rent) leaves your first mortgage alone. A cash-out refinance replaces it.
- Our network’s DSCR HELOC allows the LLC to stay on title. Cash-out loans generally allow it too, subject to program eligibility.
- Many “no” answers come from the property, not from you. Those follow the file to any lender.
- Passing the coverage test is not the same as the rental producing positive cash flow.
- Neither option is the right move for every borrower. Sometimes the honest answer is to wait.
Side-by-Side
Here is the structural comparison. The HELOC column reflects the program Lendmire places through its wholesale network, subject to underwriting. The cash-out column shows published industry norms, which vary by lender and program.
| Factor | DSCR HELOC | DSCR Cash-Out Refinance |
|---|---|---|
| Review basis | Rent covering a stress payment | Rent covering the new full payment |
| Personal income docs | No traditional personal-income documentation, W-2s or DTI | Typically none; credit and assets reviewed |
| Lien structure | Second lien, or first lien if no mortgage | New first lien replaces the old one |
| Your current first mortgage | Stays in place | Paid off at closing |
| Funds delivered | Revolving line, drawn in steps | One lump sum |
| Entity vesting | LLC allowed; members guarantee | Generally allowed, program-dependent |
| Valuation | Automated valuation or full appraisal | Full appraisal plus rent schedule typical |
| Reserves | None required in this program | Commonly required |
| Seasoning | 6 months of ownership required | Varies by program |
Two more differences matter. The HELOC is a variable-rate product with a 5-year interest-only draw period, then a 25-year repayment period inside a 30-year maturity. Also, at least 80% of the line must be drawn at closing, so it is not a standby line you open and leave unused. That surprises people.
Why Did the Bank Say No?
Start with the reason. Borrower-side denials can often be fixed by changing the loan type, while property-side denials follow the file to any lender.
Borrower-side reasons include high personal debt-to-income, self-employment income that is hard to document, or too many financed properties on a personal credit file. A rent-based file can plausibly help here. Yahoo Finance notes that conventional investment-property lines weigh both the borrower’s creditworthiness and the property’s financials. A DSCR file shifts the weight toward the property, though lenders still review credit and the property itself.
Property-side reasons are different. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities and mixed-use buildings sit outside our network’s DSCR HELOC program. A property listed for sale in the prior two months or carrying a solar lien is also out. Changing products does not change those facts.
Then there is title. Many banks will not lend on a rental held in an LLC. The DSCR HELOC allows LLC vesting on investment property, with the members signing as guarantors. That alone resolves a lot of denials.
Ask the bank for the written reason. It tells you which bucket you are in.
When a DSCR HELOC Is the Better Fit
The line wins when your first mortgage is worth protecting and you want equity without disturbing it. Picture an investor whose first mortgage was set up on terms they like. A cash-out would erase those terms. A second lien leaves that loan untouched.
It also fits borrowers who want the LLC on title and the personal income file closed. The rent qualifies the line. Minimum DSCR is 1.10x, measured as gross monthly rent divided by a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That stress test sizes against the whole line, not just what you draw. Rent counts as the lesser of the appraiser’s market rent or the lease, and a lease in place is required. Whether the first mortgage payment joins the qualifying payment on a second lien is set by the lender’s own coverage calculation. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Leverage and size, subject to underwriting:
- Second lien: up to 70% CLTV (the first mortgage balance plus the new line, divided by value) at a 720 credit score or better, on lines from $50,000 to $500,000.
- First lien on a rental with no mortgage: up to 75% LTV at 740 or better on lines to $500,000, and 70% LTV from 700 to 739. Lines above $500,000, up to $1,000,000, top out at 65% LTV. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
The file is lighter than many borrowers expect. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take the full appraisal. No reserves or cash to close are required, and tradeline-depth rules are waived at 700 and above. Appraisal waivers are not accepted, though. The rent and the lease are documented, and so is the valuation.
The limits are real. Six months of ownership are required, and a rental bought or refinanced in the last six months is not eligible. Borrowers must be U.S. citizens, permanent residents or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. Exposure caps at 5 loans or $2,500,000 per borrower within the program. The line is also variable-rate, so it works best with a payoff plan. Experian adds a point worth remembering: if you default on an investment-property HELOC, the lender can foreclose on that property.
Lendmire offers the DSCR HELOC in 15 of its 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. Programs change and every file is underwritten individually.
When a DSCR Cash-Out Refinance Is the Better Fit
The cash-out wins when the old first mortgage has no special value, or when you want a single, simple loan. Here is the practical case. A borrower refinances a rental into a one-time lump sum for a purchase or major renovation, and the amount is known up front. One loan, one payoff, one set of terms.
It also wins in situations where the line does not reach:
- A larger or longer-term capital need. Cash-out loans commonly carry larger loan sizes than a line, and the funds arrive all at once.
- A paid-off rental you want to take to cash. With no first mortgage to protect, the keep-my-first argument disappears. Taking equity out of a free-and-clear rental is a cash-out refinance.
- A seasoning gap. The HELOC requires six months of ownership. Cash-out programs set their own seasoning, so some borrowers fit one program and not the other.
- A property type the line excludes. If you own a condotel, a row home or mixed-use building, check cash-out eligibility rather than assuming it is out.
- Broader loan structures. Some lenders in the network review sub-1.00 coverage on cash-out files, with leverage and terms adjusting accordingly. Select lenders only, never a given.
Industry cash-out ceilings on standard rentals typically top out around 75% LTV on a cash-out, lower on short-term rentals, and they vary by lender. Reserves are commonly part of the file. The appraisal usually includes a market rent schedule, and that rent drives the coverage ratio.
The tradeoff is that the new payment is larger. A rental that passed comfortably on its old loan can test noticeably lower once the balance grows. That is the main risk of cash-out.
The Coverage Math, Illustrated
Consider a rental whose rent clears the current first mortgage at roughly 1.4x. These ratios are illustrative, and the lender’s own calculation governs.
Take the cash-out path with a meaningful equity pull. The loan balance rises, so coverage might slide toward 1.1x or 1.2x. It still passes, but the cushion shrinks.
Take the line path. The stress test sizes against the whole credit limit, so a large line can strain the 1.10x minimum even if you plan to draw only part of it. Sizing the line to the rent matters more than sizing it to the equity.
Now the caution that applies to both. A coverage ratio of 1.00x means rent equals the housing payment, which is break-even. It excludes repairs, vacancy and management. A rental can pass the test and still be thin on real cash flow. Run your own expense numbers before borrowing against it.
Key Terms Defined
CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.
Seasoning: the waiting period between owning or refinancing a property and a lender allowing a new loan against it.
Stress payment: a hypothetical, fully amortizing payment on the whole credit limit at a higher test rate, used only to measure coverage.
Guarantor: a person who signs personally to back a loan taken in an LLC’s name.
A Short Word on Business-Purpose Loans
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s examination procedures treat credit extended primarily for business purposes as exempt from consumer-credit rules, and lenders look at stated purpose of funds. Tax treatment varies; consult a qualified professional.
The Balanced Verdict
Neither option is the better product. They answer different questions.
Choose the line if you have a first mortgage worth keeping, want staged access to equity, hold title in an LLC, and can handle a variable-rate product with a payoff plan. Choose the cash-out if you want one loan and one lump sum, the old mortgage has no special value, or the rental falls outside the line’s eligibility.
A third answer is to wait. If the property is inside its six-month seasoning window, if rent barely clears the stress test, or if you have no clear plan for the money, neither product is helping you. Sometimes a smaller draw or a later application is the better move. For the full-refinance side, Lendmire’s article on non-QM options for investor cash-out refinancing covers it. Frequently Asked Questions
Is a DSCR HELOC a real product?
Yes, though the label is used loosely. Ask any lender which structure they mean: a revolving line, a closed-end second, or a cash-out refinance. In Lendmire’s network, it is a revolving line of credit on a non-owner-occupied rental, written as a standalone second lien or as a first lien on a rental with no mortgage.
Can an LLC get a DSCR HELOC?
Yes, subject to program terms. The LLC can hold title on investment property, and the members sign as guarantors. A title holder who is not a borrower signs an acknowledgment and the security instrument. Moving title out of the LLC to qualify elsewhere may affect liability protection and the terms of your existing first mortgage, so get attorney advice first.
Does a cash-out refinance replace my first mortgage?
Yes. The existing first lien is paid off and a new, larger loan takes its place. You lose the old terms, which matters if the old loan is one you would rather keep.
Can I be denied for personal reasons but still qualify on rent?
Possibly. Personal debt-to-income or hard-to-document income can sink a conventional file while the property’s rent still covers the stress test. Credit score, seasoning and property type still apply, and nothing here is a commitment to lend.
Can I use a line first and refinance later?
Many investors do. A later refinance generally requires paying off or addressing the second lien, so plan the exit before you open the line. Seasoning rules and the rental’s coverage at that point will decide what is available.
