How a DSCR HELOC Works After a Denial on Overtime and Shift Income

How a DSCR HELOC Works After a Denial on Overtime and Shift Income

The Quick Read: A DSCR HELOC is a line of credit on a rental that qualifies primarily on the property’s rent covering the payment, so overtime, shift differentials and pay-stub history never enter the calculation, subject to lender guidelines. Credit, equity, title and the property itself are still reviewed, and the line is only available on a non-owner-occupied one-to-four-unit rental.

  • The line sits behind the first mortgage you keep (a standalone second lien), or stands alone as a first lien on a rental with no mortgage.
  • Minimum coverage is 1.10x on a stress payment across the whole line, subject to underwriting.
  • Second-lien leverage tops out at 70% combined loan-to-value (CLTV); first-lien leverage reaches 75% loan-to-value (LTV) at the top credit tier.
  • It does nothing for a denial on your own home. That is a different, owner-occupied product.

Why Do Overtime and Shift Pay Cause Denials?

Overtime and shift pay get denied because a personal-income underwriter treats them as variable. The lender wants a history of that pay, averages it, and often discounts it when the trend dips or the tenure is short.

That is the mechanic behind most of these denials. A bank takes a worker who is paid well on paper and drops the overtime, the shift differential or the bonus from qualifying income. What is left may not clear the debt-to-income limit. The borrower is told no, even though the rental they own may cover its own debt without trouble.

The denial measured the paycheck. It did not measure the property. A DSCR HELOC changes which one gets measured.

One note on the name. One investor discussion on BiggerPockets shows some lenders insisting a “DSCR HELOC” does not exist and steering borrowers to an investment-property HELOC or a DSCR cash-out refinance. The label is loose in the market. Here it means a revolving line secured by a rental and qualified on the rent, as opposed to a bank line underwritten on your wages. Across the wholesale network Lendmire places files with, it is offered through select programs.

Does This Apply to You? Rental vs. Your Own Home

This applies only if the collateral is a rental. If you were denied on a line against the house you live in, a DSCR HELOC is not the fix, because the program is never written on an owner-occupied home or a second home.

Many shift workers get denied on the home they live in, so sort yourself first.

Your situation Does a DSCR HELOC fit? Next step
Own a rental, with or without a first mortgage Yes, on an eligible property Run rent against the stress payment
Own only your primary residence No Rebuild income history, add a co-borrower, or consider a closed-end option
Own both Yes, on the rental only Use the rental’s equity, not the home’s

The program covers single-family, PUD, townhome, two-to-four-unit and condominium properties, including non-warrantable condos, plus lots up to 10 acres. It excludes rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use, hobby farms, modular and log homes. It also excludes a property listed for sale in the prior 2 months and one with a solar lien. Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is the broker. A wholesale lender in its network reviews and underwrites the file.

How the Line Works, Step by Step

The file runs on rent against a stress payment. Nothing in it calculates your personal income.

1. Pick the lien position. A standalone second lien goes behind the first mortgage you keep. A standalone first lien goes on a rental with no mortgage. It is never closed with a purchase and never sits as a third lien.

2. Establish rent. The rent counted is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market can count with three months of receipts. A lease in place is required. A two-to-four-unit property can have at most 1 vacant unit.

3. Run the coverage test. Gross monthly rent is divided by the qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment, not what you will actually owe on day one. The minimum is 1.10x, subject to underwriting. On a second lien, the lender’s own coverage calculation governs how the first mortgage factors in.

4. Check credit. A second lien takes a 720 score or better. A first lien takes 700 or better. There can be no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

5. Order the valuation. Lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.

6. Clear title and insurance. A first lien and second liens above $400,000 take a full title policy. Smaller second liens use an owner-and-encumbrance report. Hazard insurance covers both liens, with flood coverage where required.

7. Fund the line. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each.

The seasoning rule gets its own sentence: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

For the wider product family, Lendmire’s complete DSCR loans guide covers how coverage ratios work across programs.

What Leverage Is Available?

Leverage depends on lien position and credit tier. All figures are ceilings, not offers, and are subject to underwriting.

Lien Credit tier Maximum Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

CLTV means the first mortgage balance plus the new line, divided by value. Below 720 there is no second-lien option. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Exposure is capped at 5 loans or $2,500,000 per borrower with the program. No reserves and no cash to close are required, subject to underwriting.

A Worked Example: The Shift Worker With a Rental

Picture a hospital shift worker. A bank turned her down because it discounted the overtime. She owns a rental in an LLC, with a lease in place, a first mortgage she wants to keep, and a 740 credit score. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Run the numbers on a modeled basis. The first mortgage balance is about half the property’s value. She wants a line that lifts combined leverage to 65% CLTV. That sits under the 70% second-lien ceiling. The lesser of lease rent or appraiser market rent, divided by the stress payment on the whole line, comes out around 1.25x. That clears the 1.10x minimum with some room, subject to the lender’s calculation.

Her overtime never entered that math. The lender still pulls credit, orders the valuation and clears title. The LLC can stay on title, subject to program terms. Its members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.

Now change one input. If the same rent came in near 1.00x against the stress payment, the file would miss the minimum. The options would be a smaller line, which lowers the stress payment, or waiting for the lease or market rent to improve. Whether any change works is up to the lender’s review.

What Is Still Tested, and What Is Not

A DSCR HELOC drops the income calculation. It keeps everything else.

Tested Not tested
Rent against the stress payment Overtime and shift differentials
Credit score and mortgage history Pay stubs and W-2s
Combined leverage and equity Tax returns
Valuation, title, insurance Personal debt-to-income ratio
Property type and lien position Employment tenure

Qualification runs on documented rent, a lease, a credit report and a valuation. That is documentation, just not personal income documentation.

Which Denial Reasons Does a Rent-Qualified Line Change?

It changes only the denials that came from income. If the denial letter said income was insufficient or unverifiable, or obligations were too high, the new basis may remove the problem. If it named credit or collateral, it will not.

Read the denial notice before changing products. Federal adverse action guidance expects a lender to give the specific principal reasons for a denial, and says a reference to internal standards or policies is not enough. The letter should name something you can act on.

Denial reason Does rent-qualified change it? Next step
Overtime or variable income discounted Usually, on a rental Move to a rent-qualified line
Debt-to-income too high Usually, on a rental Same
Credit score below tier No Raise the score to 700 (first lien) or 720 (second lien)
Recent late on a mortgage No Wait out the 12-month window
Appraisal or equity short No Reduce the line size or wait on value
Property type excluded No Check the exclusion list above
Denial was on your own home No Different product entirely

The denial itself does not travel to the next lender. The inquiry may remain on your credit file, and the new lender pulls its own report and reaches its own decision, subject to its guidelines.

On the legal side, the Dodd-Frank ability-to-repay requirements do not apply to home equity lines, per the CFPB’s small-entity guide. That is why HELOC income rules are lender policy rather than a federal formula. It also explains why one bank discounts overtime and a different program does not weigh it at all. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

After Approval: Draw Period, Repayment and Cash Flow

The line is variable-rate, and it comes in two phases. The draw period runs 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, inside a 30-year maturity. The rate and the pricing terms come with the lender’s disclosures.

Here is the catch for variable-pay earners. The rent qualified the line, but the line’s payment is still paid from your cash. If your hours drop, the rental has to carry the payment, or your other income has to. The payment also steps up when the draw period ends and amortization begins. Size the line to the rent, not to the most the program allows.

A second lien also adds leverage on a property that already carries a first mortgage. Coverage ratios ignore repairs, vacancy and management costs, so the lender’s coverage number is not your real cash flow. The line is secured by the rental, and an investor-education explainer on investment-property HELOCs makes the same collateral-risk point.

When It Will Not Work

Some files fail for reasons that have nothing to do with overtime.

  • Thin rent. If rent does not clear 1.10x on the stress payment across the whole line, the file misses the minimum.
  • Credit below the tier. A second lien needs 720, a first lien 700.
  • Excluded property. Condotels, row homes, rural-designated property and leaseholds are out.
  • Recent purchase or refinance. The 6-month clocks described above apply.
  • Too much leverage already. If the first mortgage leaves no room under 70% CLTV, there is no second-lien line to write.
  • A first mortgage you would rather replace. In that case a DSCR cash-out refinance may suit the file better, since it replaces the first lien instead of adding a second.

How Do the Alternatives Compare?

Product What is measured Personal income used? Best fit
DSCR HELOC Rent vs. stress payment No Keep first mortgage, reach equity
DSCR cash-out refinance Rent vs. new payment No Replace the first lien
Personal-income HELOC on a rental Your income and DTI Yes Steady traditional employment income
Bank statement HELOC Deposits Yes, via deposits Self-employed borrowers

Bank statement products fit self-employed borrowers better than hourly workers on payroll. For a W-2 earner, the realistic non-DSCR paths are building income history, adding a co-borrower, or choosing a closed-end loan.

Key Terms Defined

DSCR HELOC: a revolving line secured by a non-owner-occupied rental and qualified on the rent instead of the owner’s income.

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment.

Stress payment: the fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points, used only to qualify.

CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by property value.

Draw period: on this program, 5 years of interest-only payments on the drawn balance before repayment begins.

What to Gather

Collect these before the file goes in:

  • the signed lease and, if rent is above market, three months of receipts
  • the first mortgage statement, if there is one
  • the LLC’s entity documents, if it holds title
  • hazard insurance, and flood coverage where required
  • government ID and a credit authorization

You do not need pay stubs or other personal-income documentation. Missing entity papers and unclear lease evidence are the usual preventable gaps.

Frequently Asked Questions

Does overtime count toward a DSCR HELOC?

No. The line is reviewed on the rental’s rent against the stress payment, so overtime, shift differentials and bonuses are not calculated. Your credit, the property’s equity and title are still reviewed, subject to lender guidelines.

Will my earlier denial hurt this application?

The denial itself does not transfer to a new lender, which pulls its own credit and decides on its own guidelines. An earlier inquiry may still appear on your report. If credit or collateral caused the denial, the same issue is likely to come up again.

Can I use my own home?

No. This line is never written on an owner-occupied home or a second home. It applies only to non-owner-occupied one-to-four-unit rentals. A primary-residence line is a different product with personal-income rules.

What happens if my hours drop after closing?

The line’s payment still comes from your cash, even though the rent qualified it. The rental can carry it only if rent stays strong. Interest-only payments apply during the 5-year draw period, and amortization begins after that, so plan for the step-up.

Does it matter that my rental is in an LLC?

LLC vesting is allowed on investment property, subject to program terms. Members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.
