How a DSCR HELOC Works Before Relocating for a New Job

How a DSCR HELOC Works Before Relocating for a New Job

The Quick Read: A DSCR HELOC is a revolving credit line on a rental you already own, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your paycheck is not the income test, so a new employer or a new city does not block the file, though credit, equity, and a tenant in place still matter.

  • The line sits behind your existing first mortgage as a standalone second lien, or stands alone as a first lien on a rental with no mortgage.
  • The rent must cover a stress payment on the entire credit limit at 1.10x or better, not just the amount you draw.
  • Most of the line is drawn at closing, so the cash is in hand before a job gap or a move.
  • A home you live in does not qualify. It has to be a rental with a lease in place first.
  • Every figure here is a ceiling or floor on select programs, subject to underwriting, and not an offer.

What a DSCR HELOC Actually Is

A DSCR HELOC is a home equity line secured by a non-owner-occupied one-to-four-unit rental. DSCR stands for debt service coverage ratio, which is the rent divided by the monthly payment the lender tests. A HELOC, or home equity line of credit, lets you borrow against equity in pieces instead of taking one lump sum.

This is a business-purpose loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The structure comes in two forms. The first is a standalone second lien behind the first mortgage you keep, so your existing first-mortgage terms stay untouched. The second is a standalone first lien on a rental you own free and clear. It is never closed together with a purchase, never a third lien, and never a line on your own home or a second home.

You can hold title in an LLC, subject to underwriting. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How Underwriting Treats It, Step by Step

Across the wholesale network Lendmire places files with, the sequence is consistent. Each step below happens before anyone looks at your employer.

1. The collateral is checked. The property must be an eligible type, such as a single-family home, townhome, PUD, two-to-four-unit building, or a condominium. Lots up to 10 acres are also eligible. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use buildings, and homes with a solar lien are outside the program.

2. The rent is set. The lender uses the lesser of the appraiser’s market rent (Form 1007) or your actual lease. A lease in place is required. On a two-to-four-unit building, at most one unit may sit vacant.

3. The coverage test runs. Gross monthly rent is divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit at a stress rate set above the starting rate. The minimum coverage is 1.10x.

4. The leverage test runs. On a second lien, combined loan-to-value (CLTV) adds your first-mortgage balance to the new line and divides by value. The ceiling is 70% CLTV at a 720 credit score or better, on lines from $50,000 to $500,000.

5. Credit and history are pulled. Second liens need a 720 score. First liens need 700. There can be no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale, or deed-in-lieu needs 48 months behind it.

6. Value is confirmed. Lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

No traditional personal-income documentation, W-2s, pay stubs, or debt-to-income calculation enter the picture. The rent, the lease, the credit report, and the valuation are all documented. Whether your first-mortgage payment joins the qualifying payment on a second lien depends on the lender’s own coverage calculation, so ask for it before you apply.

Why the Full-Limit Test Catches People

The stress test uses the whole line, not your draw. A line you plan to draw lightly can still fail if the full-limit payment is too heavy for the rent.

Here is the leverage side in percentages. Say your first mortgage is 55% of the home’s value. A second lien capped at 70% CLTV leaves roughly 15% of value as headroom. The line’s minimum is $50,000, so thin headroom on a modest property may not fit at all.

For a first lien, the tiers run by credit score:

Credit score First-lien LTV ceiling Line size
740+ 75% LTV Up to $500,000
700-739 70% LTV Up to $500,000
720+ 65% LTV Above $500,000 to $1,000,000

These are ceilings on select programs, subject to underwriting. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.

What Changes When You Are Relocating

Relocation hits the personal-income file hardest. On a conventional line qualified on your personal income, a lender verifies employment. A new job usually means an offer letter, proof of a start date, and a verification of employment. A gap between jobs can stall that file.

A DSCR HELOC moves the income test to the rental. Your start date does not appear in the calculation. Credit, equity, the property, and title are still checked, so the file is not easier, only different.

There are two catches that matter for movers.

Most of the line is drawn at closing. At least 80% of the line, and never less than $50,000, goes out at closing. Later draws are at least $5,000 each. This is not a standby line you can leave untouched, so size it to the cash you actually need in the new city.

The repayment clock is long, and the payment can move. The draw period is 5 years of interest-only payments on the drawn balance. Then comes a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable.

Where the General Rule Breaks

Rent qualifies the line, but several edge cases catch relocating owners.

Your current home is not eligible while you live in it. This line is never offered on an owner-occupied home. A primary-residence HELOC is a different product with its own rules. If you want that kind of line, it has to be set up under the lender’s rules while you still live there, before you convert the home to a rental.

A newly vacated home has no lease. A lease in place is required. If you move out on Friday and list the home for rent, there is nothing to test. Wait until a tenant is in place, and let the rent be the lesser of the lease or the appraiser’s market rent.

A recent listing blocks the file. A property listed for sale in the prior 2 months is not eligible. If you tested the sale market before deciding to rent, that clock counts.

Seasoning applies to both purchases and refinances. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Your first mortgage still has terms. Read the note for any restriction on added liens. A second lien leaves the first mortgage in place, but the first lender’s paperwork still governs.

Supply is thin. A lender-side poster on a BiggerPockets forum thread about investment-property HELOCs said these lines are scarcer than primary-home ones. The usual fallback is a closed-end second or a rent-based second. That is why this program exists, but it is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Foreign nationals and ITIN borrowers are not eligible, and each borrower is limited to 5 loans or $2,500,000 with the program.

The Risk That Matters When You Move: Draws Can Stop

An open line is a permission, not guaranteed money. The CFPB’s explanation of home equity lines notes that these lines usually carry variable rates, so payments can change from month to month even if you borrow no more.

The Philadelphia Fed’s Consumer Compliance Outlook describes the limited grounds on which a creditor may suspend draws or cut a limit on consumer home equity plans. These include a significant drop in property value, a default on a material obligation, and a material change in the borrower’s finances. It also notes that the creditor must send notice after taking the action. That notice framing applies to consumer-purpose credit, and a loan on a non-owner-occupied rental is business-purpose and generally exempt from those consumer disclosure rules under Regulation Z (12 CFR 1026.3).

That discussion covers consumer plans. Whether it reaches a business-purpose investor line depends on the loan’s purpose and documents. Read your line agreement for the lender’s suspension and reduction rights, and do not assume consumer protections carry over.

The practical read is simple. Take the draw you need before a gap in income, a vacancy, or a move, not during one.

Variable payments matter more when you manage a rental from a distance. Run your own stress tests before you commit:

  • Vacancy: can you carry the line if the tenant leaves and the unit sits empty?
  • A payment increase: can you carry it if the variable rate moves up?
  • Remote management: who handles repairs, and what does that cost out of the rent?

Layering matters too. A second lien raises combined leverage and thins your cash-flow cushion. The line is also secured by the rental, not by the home you are moving into, so the exposure stays with the investment.

A Move Timeline: Before, During, After

Before you list or move. Pull your credit, check the first-mortgage balance against 70% CLTV, and confirm the property is an eligible type. If you want a primary-home line, handle it now, while you live in the home.

During the transition. Get the tenant in place and the lease signed. Make sure the 2-month listing window and the 6-month seasoning clocks are behind you. The rental should be eligible before you start the file.

After the lease starts. Apply on the rental with the lease, the first-mortgage statement, entity documents if an LLC holds title, and the valuation.

If you use the proceeds for a down payment in the new city, remember that the line is debt against the old rental. Tax treatment varies; consult a qualified professional.

How It Compares to Your Other Options

Option What qualifies you First mortgage
DSCR HELOC (second lien) Rent vs. stress payment Stays in place
DSCR HELOC (first lien) Rent vs. stress payment None on the rental
DSCR cash-out refinance Rent and property Replaced
Investment HELOC on personal income Your income and employment Stays in place
Selling the property None Paid off

The DSCR cash-out refinance replaces the first mortgage with a new one, which matters if your current first mortgage is one you want to keep. An investment-property HELOC qualified on personal income relies on your employment history, which is the exact thing a relocation disrupts. Selling ends the rental income but also ends the debt.

A decision framework for most movers comes down to three questions. Do you want to keep the first mortgage? Is the home already rented? Do you need cash in hand before the move? A yes to all three points toward a second-lien DSCR HELOC.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s gross monthly rent divided by the qualifying payment.

CLTV (combined loan-to-value): the first-mortgage balance plus the new line, divided by the property’s value.

Draw period: the stretch when you can take money from the line, which on this program lasts 5 years with interest-only payments on the drawn balance.

Repayment period: the amortizing phase after the draw period ends, which on this program lasts 25 years.

Stress payment: the payment the lender tests, sized on the entire credit limit at a higher stress rate, not the payment you actually make.

Seasoning: the waiting period a lender wants between a purchase or refinance and the new line.

Form 1007: the appraiser’s market rent schedule, used to set the rent for qualifying.

Frequently Asked Questions

Can I get a DSCR HELOC on the home I am about to move out of?

Not while you live in it. Once the home is rented and a lease is in place, it becomes an investment property and can be tested on its rent, subject to underwriting.

Does my new job’s offer letter matter?

No, because personal income is not calculated on this program. The file runs on the rent, the lease, your credit, and the valuation. Lenders on conventional personal-income lines do ask for employment proof, which is where a pending job change can slow things down.

What if my rent barely covers the test?

Coverage is measured on the entire limit, so a smaller line can clear when a larger one cannot. A lower line amount, a lower combined balance, or higher rent can all move the ratio. The lender’s own calculation governs, and the minimum is 1.10x, subject to underwriting.

Can an LLC hold the property?

Yes, on investment property, depending on program guidelines. The members sign as guarantors, and anyone on title who is not a borrower signs the non-borrowing owner acknowledgment and the security instrument.

Is a DSCR HELOC the same as a cash-out refinance?

No. A DSCR HELOC adds a second lien and leaves your first mortgage alone, or stands as a first lien on a rental with no mortgage. A cash-out refinance replaces the first mortgage with a new loan.
