How a DSCR HELOC Works for Retirees Qualifying on Assets Alone

How a DSCR HELOC Works for Retirees Qualifying on Assets Alone

The Quick Read: A home equity line on a rental you already own qualifies primarily on the property’s rental income covering a stress payment on the whole line, subject to lender guidelines, so your savings are not turned into income and no paycheck, tax return or debt-to-income ratio is needed. That is the honest version of “assets alone.” Your assets still matter to you. They are how you carry the payment through a vacant month. A separate product, asset depletion, does count savings as income, and it is a different loan.

  • The rent qualifies the line. Minimum coverage is 1.10x, tested on the entire credit limit, subject to underwriting.
  • No income file. No traditional personal-income documentation, W-2s, pay stubs or personal income calculation, through select programs.
  • Two lien positions. A standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • Retirement is not a test. Credit, rent, property and title decide the file.
  • Rent has to carry it. Large assets cannot fix thin rent on this product.

Why “Assets Alone” Is the Wrong Frame

A DSCR HELOC does not read your brokerage statements and turn them into income. It reads the lease and the property. The question the lender asks is simple: does the rent cover the payment?

DSCR is short for debt-service coverage ratio. It divides the property’s gross monthly rent by the qualifying payment. A result of 1.10x means rent runs 10% above that payment.

The confusion is understandable. A retiree has plenty of savings and little earned income. Online, “asset-based” and “DSCR” get blended into one idea. They are two separate tests:

Test What the lender counts Needs a rental?
DSCR HELOC Rent vs. stress payment Yes
Asset depletion Savings turned into income No

If you own a rental with healthy rent, the first test fits you well. If you own no rental, or the rent is thin, the second path may be the honest answer. Both are covered below.

Key Terms Defined

DSCR (debt-service coverage ratio): gross monthly rent divided by the qualifying payment. Here the minimum is 1.10x.

DSCR HELOC: a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental and qualified on that rental’s rent instead of your personal income.

Lien position: your place in line if the property were sold to repay debts. A second lien sits behind your first mortgage. A first lien has nothing ahead of it.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value. First-lien figures are plain LTV.

Stress payment: the test payment used to qualify. It is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is not what you will actually pay while drawing interest-only.

Draw period: the first 5 years, when you pay interest only on the balance you have drawn.

Asset depletion: a separate approach that divides eligible assets over a set number of months to produce imputed income, which then feeds a debt-to-income calculation.

How the Underwriting Treats Your Rental, Step by Step

Here is the sequence across the wholesale network Lendmire places these files through. Lendmire is the broker. The lender reviews and approves, and every file is underwritten individually.

1. Pick the collateral. It must be a non-owner-occupied rental you own: single-family, townhome, PUD, two-to-four units, or a condominium. Lots up to 10 acres are eligible.

2. Choose the lien. If you keep a first mortgage, the line is a second lien. If the rental has no mortgage, it is a first lien. Vesting in your LLC is allowed, subject to program terms, with the members signing as guarantors.

3. Establish rent. A lease in place is required. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A two-to-four-unit property may have at most one vacant unit.

4. Run the stress test. Divide that rent by the stress payment on the full line. Taxes and insurance are not part of the qualifying payment. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

5. Check credit and mortgage history. No 30-day late on a mortgage in the last 12 months. At least 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

6. Value the property. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal. Appraisal waivers are not accepted.

7. Close and draw. At least 80% of the line is drawn at closing, and later draws are at least $5,000 each.

Notice what is missing. No reserves are required and no cash to close is required, through select programs and subject to underwriting.

What Do Your Assets Actually Do on This File?

On this product, your assets are not a qualifying input. The lender does not divide your IRA by 84 or any other number. It also does not count Social Security, pension income or required distributions as income, because no income test exists.

So where do your savings fit? In your own planning, mostly.

  • Vacancy cushion. Rent covers the test. Your real payment still comes due when the unit sits empty. Savings are how you bridge that gap.
  • Repayment-phase cushion. The payment steps up when the draw period ends. Savings make that step survivable.
  • Alternative lane. If the rent is too thin, assets become the basis for a different loan (see below).

Retirees sometimes assume more statements make a stronger file. Here they don’t. A thin rent figure cannot be rescued by a bigger portfolio. Worth knowing before you spend a weekend gathering paperwork.

Worked Example: One Line That Passes, One That Doesn’t

These ratios are illustrative, not an offer, and the lender’s own calculation governs.

Scenario one. Say you own a duplex with no mortgage, held in an LLC, with both units leased. Rent at the lesser-of rule produces coverage near 1.25x against the stress payment on a mid-sized line. Your credit tier supports a first lien at 70% LTV. That clears the 1.10x minimum with room to spare, subject to underwriting. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Scenario two. Now picture a single-family rental with a first mortgage you want to keep. You ask for the largest line the equity allows. The stress payment is sized on the entire limit at the start rate plus 2 percentage points, fully amortizing. Rent covers it at about 0.95x. That fails, even though your actual interest-only payment while drawing would be far smaller.

That gap is the part most retirees miss. The test is harsher than the payment you will make.

What can you do about scenario two?

  • Ask for a smaller line. Lines start at $50,000. A smaller limit shrinks the stress payment and lifts the ratio.
  • Document rent properly. If your lease is above market, three months of receipts can support it.
  • Consider another lane. If the ratio won’t move, a different product may fit better.

How Much Can You Borrow?

Leverage depends on lien position and credit score. These are ceilings, never offers, through select programs and subject to underwriting.

Lien Credit score Maximum Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000 to $1,000,000

A few details change the picture. A declining-market flag on the property lowers the ceiling by 5 points. If you keep a first mortgage, only the second-lien path applies, and it has a 720 floor. No second-lien cell exists below that score.

Exposure is capped too: at most 5 loans or $2,500,000 per borrower with the program. For a retiree building a small portfolio, that is rarely the binding limit.

What If You Want Your Assets Counted?

Then you want an asset-depletion mortgage, which is a different program from a DSCR HELOC. Explainers such as Blueprint’s guide to asset depletion describe the basic mechanism: eligible balances are spread over a set number of months to create imputed monthly income. That imputed income then goes through a debt-to-income test. A DSCR HELOC has no such test, so the two do not combine on one line.

Which lane fits you? Compare them side by side:

Lane What qualifies the file Keeps your first mortgage?
DSCR HELOC Rent vs. stress payment Yes, as a second lien
DSCR cash-out refinance Rent vs. new payment No, it replaces it
Asset-depletion mortgage Savings turned into income Depends on the loan
Bank HELOC on personal income Income and DTI Yes

The last row matters for retirees. A bank line that runs on personal income and debt-to-income treats Social Security and distributions awkwardly. Many large retail lenders also decline rental collateral altogether. A rent-qualified line sidesteps both problems.

A quick triage:

  • Rental with strong rent, first mortgage worth keeping: DSCR HELOC as a second lien.
  • Rental with strong rent, no mortgage: DSCR HELOC as a first lien.
  • Thin rent or no rental, big portfolio: the asset-depletion lane.
  • Want to replace the first mortgage entirely: the DSCR cash-out refinance.

What Revolving Means When Your Income Is Fixed

This is a line, but it behaves more like a flexible loan. At least 80% of it is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn up front. Interest starts on that balance right away.

The timeline runs in three stages:

1. Years one through five: interest-only on what you have drawn.

2. Years six through thirty: a 25-year fully amortizing repayment period, ending at the 30-year maturity.

3. Throughout: a variable rate. The rate and the pricing terms come with the lender’s HELOC disclosures.

The payment jump at year six deserves a plain model. Interest-only payments don’t touch principal. When repayment starts, principal comes due alongside interest, and the variable rate may have moved. A retiree on fixed income should run the repayment phase before signing, not after. Ask yourself whether rent plus savings covers that larger payment if a unit sits empty for several months.

Timing matters too. The line has to be in place before you go under contract on the next property, because it is a standalone product and never closed together with a purchase.

Where the General Rule Breaks

The rules above hold for most files. These cases bend them.

The paid-off rental. A rental with no mortgage gets a first lien. The stress test still runs on the full line, so a bigger line needs more rent. Paid off does not mean easy.

The line that is really a closed-end second. Some products labeled HELOC pay out one fixed amount and have no revolving feature. Read the structure, not the label.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). An inherited rental or a recent refinance can trip this.

Title. Your LLC can hold the line, subject to program terms, with members signing as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Land trusts are not eligible. If your rental sits in a revocable trust, raise it at the start, because how title can be vested is a file-level question.

Property types outside the lane. Rural-designated property, row homes, condotels, leaseholds, age-restricted communities, hobby farms, modular and log homes, mixed-use and commercial property are out. So is a property listed for sale in the prior 2 months, or one with a solar lien.

Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Credit-score gaps. A borrower at 700 to 719 with a first mortgage has no second-lien option here. The obstacle is the 720 floor on second liens, not the lien type.

One broker observation: when a retiree’s DSCR HELOC request stalls, the cause is usually line size relative to rent, not credit. Trimming the limit tends to fix more files than anything else.

Business Purpose and Use of Funds

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z § 1026.3 treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose. America’s Credit Unions adds that a consumer-purpose loan to a trust can still fall under consumer rules.

The practical point: purpose drives the treatment, not collateral. Proceeds should go to the rental business, such as buying, repairing or improving property. A line used to fund personal living expenses is a poor fit and may not be placed. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where It’s Offered

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. It is available through a wholesale lender in Lendmire’s network, which arranges the file as the broker and does not lend directly. A primary-residence HELOC is a different, owner-occupied product, and this line is never offered on an owner-occupied home. For the broader framework, see Lendmire’s complete DSCR loans guide.

Frequently Asked Questions

Can I use my retirement savings as income to qualify?

Not on this product. Savings are not converted into income on a DSCR HELOC, and no personal income is calculated. The rental’s rent covering the stress payment is the test, subject to lender guidelines. If you want savings counted, a separate asset-depletion mortgage is the route.

Does Social Security or a pension help my application?

It neither helps nor hurts. Because no income test exists, those payments are not counted. Your credit report, the rental’s rent, the property and the title decide the file, subject to underwriting.

Is age a barrier?

Retirement status is not one of the tests this program applies. Credit tier, mortgage history, rent coverage, valuation and property eligibility are. Your age does not enter that list, though every file is reviewed individually.

What if my rent is too thin?

A smaller line is the first fix, since the stress payment is sized on the whole limit. Receipts that support an above-market lease can lift rent used for lender review. If the ratio still lands under 1.10x, consider another lane, such as asset depletion, because more savings will not change the DSCR math here.

Can I draw only a little at closing?

No. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. After that, later draws are $5,000 or more. Treat it as a flexible loan more than a standby reserve.

How long must I own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
