How a DSCR HELOC Works With a 700 Score and High DTI

How a DSCR HELOC Works With a 700 Score and High DTI

The Quick Read: A DSCR HELOC qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal debt-to-income ratio is not the deciding test. A 700 score fits a first-lien line but falls short of the 720 that a second lien needs.

  • The rent is tested against a stress payment on the entire credit limit, with a minimum coverage of 1.10x.
  • A second lien needs a 720 score. A first lien on a rental with no mortgage starts at 700.
  • Second liens reach 70% combined loan-to-value. First liens reach 75% only at 740 or better.
  • Lines run from $50,000, and the rate is variable.
  • This line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit on a rental you own. DSCR stands for debt service coverage ratio, which compares the rental’s income to its debt payment. A regular HELOC leans on your paycheck, your credit and your equity. This one leans on the rent.

Across our wholesale network, the structure comes in two forms. The first is a standalone second lien behind the first mortgage you keep. The second is a standalone first lien on a rental with no mortgage. It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home.

You can hold title in your LLC, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs an acknowledgment and the security instrument.

Here are the terms you will see used:

Key Terms Defined

  • DTI (debt-to-income ratio): the share of your gross monthly income that goes to debt payments.
  • DSCR: gross monthly rent divided by the qualifying payment on the loan.
  • CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
  • LTV (loan-to-value): the loan amount divided by the property’s value, used when there is no other mortgage.
  • Draw period: the stretch when you can borrow from the line and pay interest only on what you drew.
  • Stress payment: a higher, fully amortizing payment the lender uses to test the rent, not the payment you actually make.

Does High DTI Block a DSCR HELOC?

No, not as the deciding test. This program qualifies the line on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. Your car loans, your own mortgage and your other rental mortgages are not run through a DTI formula.

That is the difference from the bank version. Market surveys of bank HELOCs on investment property report minimum scores of 700 to 720 and maximum DTI near 50%, per Yahoo Finance. Those are the rules of income-underwritten bank products. They are not this program’s rules.

“No DTI” does not mean “no file.” The lease, your credit report and the valuation are all documented. You also sign a guaranty, so the debt is not invisible to you.

What Does a 700 Score Do?

A 700 score clears the first-lien floor, but not the second-lien floor. That split is the single most useful fact for this borrower.

Structure Minimum score Max leverage with a 700 score
Second lien (first mortgage stays) 720 Not available
First lien (no mortgage on rental) 700 70% LTV

Most investors with high DTI are carrying mortgages on their rentals. If your rental has a mortgage you want to keep, a 700 score does not fit the second-lien cell. If the rental is paid off, the first-lien path opens at 70% LTV on lines up to $500,000. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Moving up helps in steps. At 720 to 739, a first lien still caps at 70% LTV. At 740 or better, it reaches 75%. A second lien stays at 70% CLTV at both 720 and 740. Credit above the floor buys eligibility more than extra leverage. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Mortgage history matters too. There can be no 30-day late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it. No reserves and no cash to close are required, subject to underwriting.

How Does the Rent Test Work, Step by Step?

The lender runs the rental through a short sequence. Here is how it goes.

1. Pick the structure. Your existing mortgage decides it. A mortgage you keep means a second lien. No mortgage means a first lien.

2. Set the rent. The lender uses the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market counts only with three months of receipts. A lease in place is required. A two-to-four-unit property can have at most one vacant unit.

3. Build the qualifying payment. This is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress test, and we never quote the rate itself.

4. Divide. Gross monthly rent divided by that payment must reach at least 1.10x. Whether the first-mortgage payment joins the calculation on a second lien is the lender’s own coverage calculation to settle.

5. Check leverage. The first mortgage balance plus the full line must stay within the CLTV cap.

6. Confirm the property and value. More on that below.

The stress test runs on the full limit, not on what you draw. A large undrawn line can still sink the ratio. Size the line to the rent, not to the biggest number the equity allows.

A Worked Example Without the Dollars

Picture a landlord with a 700 score, five rentals and a personal DTI no bank would touch. One rental is owned free and clear, and it rents well above the 1.10x line on a stress payment sized to a mid-range limit.

Asked for a bigger line, the same rent might slip toward 1.0x, because the stress payment grows with the limit. The landlord can still reach for a first-lien line at 70% LTV, subject to underwriting. The line is dialed down until the coverage clears. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Now picture the same landlord asking for a second lien on a rental that carries a mortgage. At 700, that cell does not exist. The fix is a 720 score or a different product.

What Do the Draw and Repayment Rules Look Like?

Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. At least 80% of the line is drawn at closing, and never less than $50,000. Later draws are at least $5,000 each.

You pay interest only on the drawn balance during a 5-year draw period. Then comes a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable.

The FTC notes that you pay interest only on what you borrow, and interest-only payments are common during the draw. The catch is the switch to amortizing payments at the end. Plan for that step up before you draw.

What Does the File Need?

Seasoning is the waiting period a lender wants after a purchase or refinance.

For valuation, lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

Eligible properties include single-family homes, PUDs, townhomes, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Rural property, row homes, condotels and leaseholds are outside this program. So are land trusts, mixed-use buildings and a property listed for sale in the last 2 months. A declining-market flag lowers the ceiling by 5 points.

Exposure is capped at 5 loans or $2,500,000 per borrower with the program. Citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers cannot.

Where Does the General Rule Break?

Six edge cases trip people up most often:

  • The 700 score and a mortgaged rental. As covered, a second lien needs 720.
  • Larger first-lien lines. Above $500,000, first-lien leverage drops to 65% LTV at 720 or better, and lines run to $1,000,000.
  • Closed-end “HELOCs.” Some products sold under the name are fixed-amount seconds. A real line revolves.
  • Bank “investment HELOCs.” Many are full-underwrite products, so high DTI is a real obstacle there.
  • Your own home. A HELOC on a primary residence is a different, owner-occupied product. This line is never offered on one.
  • Credit reporting and your next loan. Whether a loan appears on your credit report is a separate question from whether the next DTI-based lender counts it. Some count it either way, so assume it can show up. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Because this is a business-purpose investor loan on a non-owner-occupied rental, it is reviewed differently from a standard owner-occupied mortgage. The federal rule that exempts business-purpose credit also treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose, per CFPB Regulation Z. That is why the lender documents what the funds are for.

Which Route Fits You?

Your situation Likely path
700 score, rental has no mortgage First-lien DSCR HELOC, up to 70% LTV
720+ score, rental has a mortgage Second-lien DSCR HELOC, up to 70% CLTV
700 score, rental has a mortgage Build the score, or compare a DSCR cash-out refinance
740+ score, no mortgage First lien reaching 75% LTV

This is the honest tradeoff: a line keeps your current first mortgage in place, while a cash-out refinance replaces it with one bigger loan. If your first mortgage is one you would hate to give up, the line wins. If your score sits at 700 and the rental has a mortgage, the refinance may be the only door.

Neither product buys your next property by itself. Both give you funds from equity you already own. For the full picture of how these loans work, see our complete DSCR loans guide.

What Should You Do Next?

Pull your lender-reported score, not a free app’s number, because the tier follows the lender’s own report. Confirm whether the rental carries a mortgage. Check that you have held title for 6 months. Then size the line so the stress payment on the whole limit still clears 1.10x.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Is a 700 score good enough for a DSCR HELOC?

It is enough for a first lien on a rental with no mortgage, where the floor is 700. It is not enough for a second lien, which needs 720. Either way, approval is subject to underwriting.

Does a DSCR HELOC ignore my DTI?

This program does not calculate DTI. It qualifies primarily on the rental’s income covering the stress payment, subject to lender guidelines. Your credit report, the lease and the valuation are still reviewed.

Can I use an LLC?

Yes, subject to lender program eligibility, and only for investment property. The members sign as guarantors, so you stay personally on the hook.

Is the rate fixed?

No. The rate is variable, so what you pay can change. The rate and the pricing terms come with the lender’s disclosures.

How soon can I use this after buying a rental?

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
