How Much Equity Replaces a Frozen HELOC With a Low First Mortgage

How Much Equity Replaces a Frozen HELOC With a Low First Mortgage

The Quick Read: A fixed equity percentage does not exist for replacing a frozen HELOC; the new loan must pay off the old first mortgage, the drawn HELOC balance, and closing costs, and that total divided by the current appraised value must fit under the program’s leverage cap, which is 75% for a cash-out refinance on a standard rental. A low first mortgage helps because it leaves more of that cap unused.

  • The drawn balance counts, not the credit limit.
  • The appraisal that triggered the freeze usually sets the value for the replacement.
  • A cash-out refinance on a standard rental tops out around 75% LTV across most of the network, and 70% on short-term-rental collateral.
  • On an investment property, the network’s equity-line ceiling is 70% CLTV, subject to lender guidelines.
  • Rent has to cover the new payment, so rental coverage can limit the loan before equity does.

Key Terms Defined

Combined loan-to-value (CLTV): The total of every loan secured by the property divided by its current appraised value.

Equity cushion: The gap between what the property is worth and what the loans against it add up to.

Payoff stack: The first mortgage balance, the drawn HELOC balance, any prepayment penalty, and closing costs that a replacement loan must retire.

Freeze versus reduction: A freeze stops new draws on the line. A reduction lowers the credit limit, and either one leaves the existing balance and payments in place.

Seasoning: The ownership period a lender requires before it will lend against equity on a recent purchase.

DSCR: Debt service coverage ratio, which compares monthly rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Much Equity Does the Replacement Need?

The replacement needs enough equity that the whole payoff stack sits at or under the cap. Divide the stack by the appraised value. If the result is at or below the cap, the equity side of the file works. If it is above, something has to change.

On a standard rental, most cash-out programs in Lendmire’s wholesale network top out around 75% LTV, and about six months of seasoning is the common expectation on a recent purchase. On short-term-rental collateral, the cash-out ceiling is 70%. Those caps are guidelines that vary by lender, credit profile, and property, and every file is underwritten individually.

The low first mortgage works in the investor’s favor here. The stack has three parts: the first mortgage, the drawn HELOC, and costs. When the first is small, the stack stays small even if the HELOC was drawn hard.

Two points trip up investors:

  • The limit is not the balance. A $150,000 limit with $40,000 drawn adds only the $40,000 to the stack. The unused limit disappears when the line is paid off and closed.
  • The old first mortgage can carry a prepayment penalty. If it does, that cost joins the stack. A cheap first mortgage can stop being cheap when it has to be paid off early.

A lender will usually require a professional appraisal to set the value, as Yahoo Finance’s CLTV explainer notes. A line often freezes because value fell below what was used when it opened. That means the replacement lender starts from the lower number, not the old one.

A Hypothetical Worked Illustration

The table below uses percentages of the current appraised value so the structure is clear. All inputs are modeled assumptions, not market data. The cap used is the 75% cash-out figure for a standard rental. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Item (% of appraised value) Low first High first
Old first mortgage 15% 70%
Drawn HELOC balance 20% 20%
Costs and payoffs 3% 3%
Total stack 38% 93%
Fits under a 75% cap? Yes No

In the low-first column, the stack uses about half of the available cap. Value would have to fall close to half before the stack stopped fitting under 75%. The leftover room can come back as cash to the borrower or stay unused.

In the high-first column, the same HELOC balance pushes the stack well past the cap. The property would need to appraise roughly a quarter higher for the numbers to work. That is why a high first mortgage plus a frozen line is a harder file than a low first mortgage plus the same line.

Equity is only the first test. A DSCR loan also compares rent to the full payment on the new, larger balance, and clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. Roughly 1.00 is where select programs start, and stronger coverage opens better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Adding a HELOC payoff to a small first mortgage raises the payment, which pulls coverage down. On many files the rent test, not the equity test, sets the maximum loan.

Why Do Lines Freeze When the First Mortgage Is Low?

A low first mortgage does not protect the line, because lenders measure the equity cushion at origination against the cushion today. The OCC’s HelpWithMyBank gives a worked example. A home appraised at $100,000 had a $50,000 first mortgage and a $30,000 HELOC, so the starting cushion was $20,000. A fall in value to $90,000 cut that cushion in half to $10,000, which is the level at which the bank could freeze or reduce the line. The page adds that smaller declines can also qualify depending on circumstances.

The same math explains why a thin first mortgage and a big HELOC limit freeze fast. The cushion that matters is the gap between the credit limit and the available equity, and a larger limit leaves less cushion to lose.

Value is not the only trigger. A Compliance Alliance review says a lender needs a reasonable belief that the borrower cannot repay, and that belief can rest on something other than missed payments. A drop in income or a new debt load can freeze a line for a borrower with a perfect payment history.

Three facts about freezes matter to an investor:

1. A freeze stops new draws only. The balance and the payments continue.

2. A freeze is meant to be temporary. When the cause ends, the line should come back unless another ground applies, though some lenders require a written request plus a new valuation.

3. Notice rules may not apply to business-purpose loans. The CFPB’s Regulation Z notice rule addresses written notice of a freeze on covered consumer plans. Business-purpose credit is generally exempt from Regulation Z under 1026.3, which is also why DSCR loans fall outside TRID disclosure timing.

Whether those protections reach a line taken for a rental property is not something to assume either way. It depends on how the line was written, so the borrower should ask the servicer directly.

Keep the Low First, or Reset Into One Loan?

Keep the low first mortgage when the cash need is modest and a second lien can be placed behind it. Reset into one loan when the HELOC balance is large, the line is unlikely to return, and the rent supports the larger payment.

Route First mortgage Equity test Rent test
New equity line behind it Stays in place CLTV ceiling Income and DTI
DSCR cash-out refinance Paid off Cash-out LTV cap Rent vs. new payment
Wait for reinstatement Stays in place New valuation None

A new equity line behind the old first mortgage keeps the cheap first mortgage intact. On an investment property in Lendmire’s network, the ceiling is 70% CLTV, the minimum credit score is 700, and the maximum line is $500,000. Market commentary at Bankrate says lenders keep a margin of safety, often requiring a 10 to 20 percent equity stake, and that lines can be cut or frozen in a sustained price slide. The network figure is the one that applies to a file here, and a 70% CLTV ceiling means a cushion of at least 30%.

Equity-line availability is also narrower than DSCR availability. HELOC placement runs through Lendmire’s 16 full-service states, while its DSCR investor programs cover 40 states plus Washington, D.C., which is 41 markets. Lendmire’s piece Is a HELOC the Right Way to Tap Equity and Keep a Low First Mortgage? covers that tradeoff in more detail.

The investment equity line runs a 5-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing, and the price floats across both periods and never converts to fixed. Those are real features to weigh against a fixed DSCR structure. The cost side is covered in Lendmire’s piece How Much a Second-Lien HELOC Costs Next to a Low First Mortgage.

A DSCR cash-out refinance replaces everything with one loan, and it is the usual path when the property sits in an LLC. An equity line cannot be placed on a property titled in an LLC, corporation, or partnership. It needs title in the individual borrower’s name or a revocable living trust. DSCR cash-out can be arranged for LLC-vested rentals, subject to lender program eligibility.

What a Replacement Lender Looks At

A replacement lender looks at value, credit, coverage, and title. The same checks apply whichever route the investor takes.

For a DSCR cash-out refinance:

  • Credit: A 620 floor exists in parts of the network, most programs want around 660, and 700 and above unlocks the strongest leverage tiers.
  • Loan size: Loans go up to $3,000,000 on standard programs, with smaller balances available through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Reserves: They vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans typically step up to about nine months.
  • Structure: The spine is the 30-year fixed. Extended 40-year terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.
  • Property type: Manufactured homes, log homes, and barndominiums are not offered in these programs.

Credit, coverage, and reserves all interact with leverage. A stronger file on one can offset a weaker one on another, but none of them erases the leverage cap. The strongest files clear both tests, which are enough equity and enough rental coverage. The investor can read the full requirements in Lendmire’s complete DSCR loans guide.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

For a new equity line on an investment property:

  • Credit and DTI: The score floor is 700, and the maximum DTI is 50%, calculated on the interest-only payment at the maximum draw.
  • Valuation: Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV can require a secondary valuation.
  • Exposure: A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Property type: Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.

A property listed for sale, or listed within the past 60 days, is ineligible in several states, so the listing history should be clean before applying.

Where the General Rule Breaks

The general rule is that the stack must fit under the cap. These cases bend it.

The value that froze the line also caps the refinance. If value fell enough to freeze the line, the same lower appraisal sets the refinance. When the stack no longer fits, the levers are bringing cash to closing, shrinking the replacement structure, or waiting for value to recover. A borrower can also ask the HELOC lender for a new valuation, since the freeze should lift when the decline cures.

A freeze for finances, not value. If the trigger was a material change in income, a DSCR refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That can sidestep the problem. It does not remove the equity test or the rent test.

A recent purchase. Seasoning applies. About six months is the common expectation for cash-out, and a lender may size the loan on the lower of cost or appraised value during that window.

The line is mostly undrawn. A large unused limit adds nothing to the stack. Investors who planned to draw on it for the next down payment lose that capacity, so the real question becomes how else to recycle the equity.

A borrower with many properties. An equity line has an exposure cap, and an owner of more than 15 financed properties is not eligible. DSCR files have no such cap in the same way, though reserves and leverage still apply.

A short-term rental. Cash-out on short-term-rental collateral tops out at 70%, with a 640+ score and about 12 months of hosting history expected.

How the Decision Looks in Practice

Picture an investor with a very small first mortgage, a drawn line, and a freeze notice. The first step is the appraisal, because it sets every other number. The second is the stack divided by the new value, compared against the cap for the route chosen.

If the stack fits with room to spare and rent covers the larger balance, a single DSCR cash-out is workable, and the old first mortgage and HELOC both disappear. If the first mortgage is cheap and the equity cushion is at least 30%, an equity line behind it may keep the existing first mortgage intact. If neither fits, waiting for the line to reinstate, or paying down the HELOC balance, may beat forcing a loan that strains coverage.

A replacement fixes access to capital. It does not reduce the carrying cost, because the new payment goes straight into the rent test.

Frequently Asked Questions

Is there a standard equity percentage that replaces a frozen HELOC?

No standard percentage exists. The replacement loan has to retire the first mortgage, the drawn HELOC balance, and costs, and that total must fit under the program’s cap. On a standard rental the cash-out cap is around 75% LTV across most of the network, and 70% on short-term-rental collateral. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Does a low first mortgage stop a lender from freezing my line?

It does not. The test compares the equity cushion when the line opened with the cushion now. A low first mortgage helps afterward, because it leaves more room under the cap when the replacement loan is sized.

Can a freeze happen without missed payments?

Yes. A drop in property value or a material change in finances can trigger one. The line should return when the cause ends, unless another ground applies, and the lender should send written notice with specific reasons, though notice rules may not apply to business-purpose loans.

Can I replace the HELOC and keep my low first mortgage?

Often, yes. A new equity line can sit behind the existing first mortgage. On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score, a $500,000 maximum line, and title held by an individual or a revocable living trust.

What if my rental is held in an LLC?

The equity line cannot be placed because an LLC cannot hold title under those programs. A DSCR cash-out refinance can be arranged for LLC-vested rentals, subject to lender program eligibility, and the stack and rent tests still apply.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. For rentals where a DSCR cash-out is the better fit, the same review covers rent coverage, seasoning, and reserves. Programs change and every file is underwritten individually, so nothing here is a commitment to lend.
