What Changed

Saving a few dollars a month on rate means nothing if the loan gets declined mid-file and you walk away from thousands in due diligence money — earnest money, appraisal fees, inspection costs, depending on your state and the deal size. On a luxury short-term rental, that number gets large fast. You can lose thousands trying to save a couple hundred. That’s not a smart trade. That’s missing the forest for the trees.

What It Means for Real Estate Investors

The math changes the moment rates move, but the execution risk on an STR file doesn’t move with it — it’s structural, not cyclical. Rate direction is public information anyone can track. Which lenders can actually close a short-term rental file is not, and that gap is where deals get lost.

In thin markets with few comparable listings, that estimate gets shakier. If your property sits in a market without much STR inventory to compare against, the AirDNA number may not hold up, and a lender relying on it exclusively could reject a file that a different lender, using the appraisal instead, would approve.

This is where the “shop the rate” advice sold everywhere in this business quietly fails STR investors. Freddie Mac’s own chief economist has encouraged buyers to gather multiple rate quotes to save money — reasonable advice for a plain-vanilla purchase. It says nothing about whether the lender behind that quote can actually deliver the file. Two quotes at the same rate are not the same deal if one lender’s appraiser network can’t produce an usable Form 1007 for your property type.
