How a Bank Statement Jumbo Loan Works in Franklin

How a Bank Statement Jumbo Loan Works in Franklin

The Quick Read: A bank statement jumbo loan finances a high-balance home by turning 12 or 24 months of deposits into qualifying income, so a self-employed borrower’s tax-return income does not set the ceiling. The lender strips out transfers and one-time items, applies an expense ratio to business deposits, and divides what remains by the statement months. Credit, reserves, debt-to-income and the appraisal still apply in full, subject to lender guidelines.

  • Qualifying income comes from eligible deposits, not from the net profit on a tax return.
  • Business deposits are reduced by an expense ratio. Personal-account deposits are generally read closer to face value.
  • Loan size drives leverage, credit and reserves. Everything above $4,000,000 is reviewed case by case.
  • Bank statements measure your income. DSCR loans measure the property’s income. Many investors fit one and not the other.

A Quick Scope Note on the Place Name

The place name in this title is shared by towns in several states. Nothing in how this loan works is tied to any one of them.

The mechanics below apply wherever the property sits. What changes by location is the county’s conforming limit, local price points, and whether Lendmire’s consumer mortgage lending is licensed there. That licensing covers 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Check the property’s state before building a plan around any program.

What Is a Bank Statement Jumbo Loan?

It is a different underwriting method, not a lighter one.

Two ideas get combined here. “Jumbo” describes the loan size. “Bank statement” describes how income is documented. Scotsman Guide describes the standard version. A self-employed borrower supplies 12 to 24 months of personal or business statements. The lender calculates income using an expense factor, with 50% as the trade-press example. A profit-and-loss statement or a tax professional’s expense statement can sometimes replace the default factor.

The same coverage notes that non-QM underwriting is a more manual, judgment-driven process. Another Scotsman Guide piece says typical non-QM loans resemble prime jumbos more than subprime ones. That matches what the brokerage sees. Borrowers are usually strong on credit and assets. Their returns simply understate what the business actually brings in.

Where Does “Jumbo” Start?

A loan is jumbo when it exceeds the county’s conforming limit. The current baseline one-unit limit is $832,750, and the high-cost ceiling is $1,249,125, per an Orrick summary of the FHFA announcement.

That is the only agency point that matters here. Bank statement jumbo programs are priced and underwritten on their own terms. For any purchase, the question is simply where your price lands against that county’s limit.

How Underwriting Turns Deposits Into Income

The process runs in six steps, and each one can move the final number. Understanding them is the best preparation for a deposit review.

1. Choose the statement set. Programs take 12 or 24 consecutive months of personal or business statements. Transaction histories never substitute for statements. Gaps are not allowed.

2. Scrub the deposits. Underwriters remove transfers between your own accounts, loan proceeds, refunds and one-time windfalls. This is why qualifying income can land well below total deposits.

3. Apply the expense ratio to business deposits. Across the wholesale network Lendmire works with, the ratios are usually fixed: 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. Some programs accept an accountant-provided ratio instead. Others offer a profit-and-loss method, capped at 80%.

4. Prorate for ownership. Business statements generally require at least 25% ownership. Income is counted only for your share.

5. Divide by the statement months. Eligible deposits, less the expense ratio, divided by 12 or 24 gives monthly qualifying income.

6. Run debt-to-income. The new payment and every other monthly debt are measured against that income. Debt-to-income can reach 50% through select wholesale programs, subject to full underwriting.

One rule helps owners. Transfers from your own business into a personal account count at 100% in most programs. The expense ratio is then not applied a second time. Mixing both account types can therefore change the result.

Here is how the expense ratio works. At a 40% ratio, every dollar of eligible business deposits counts as sixty cents of income. At 50%, it counts as fifty cents. Those ten cents are why the same business can qualify differently across programs.

Why Two Lenders Can Read the Same Business Differently

The expense ratio is set by the program, not chosen by the borrower. A consultant with no staff may land at 20% under one program. A bookkeeper-supported ratio at another program might come out higher or lower. Lendmire is a broker that shops several wholesale programs, so a deposit review can compare these treatments side by side before a file goes anywhere.

The expense ratio is the single biggest lever. After it come deposit consistency, debt-to-income, credit, reserves, leverage and property type. Declining or erratic deposits, commingled funds and large unexplained deposits are the usual reasons a file gets reduced.

Two Programs, Two Size Ladders

The network covers $300,000 to $30,000,000, but through two different wholesale programs. Neither is a single figure for the whole range.

  • A portfolio non-QM program carries bank statement files to $6,000,000.
  • A bank portfolio jumbo program carries twelve-month-statement files to $30,000,000 on its own ladder. It runs 65% to $5,000,000, 60% to $10,000,000, and 55% to $30,000,000, all on review. Interest-only is available at 60% or the band’s ceiling, whichever is lower.

That bank ladder begins above $4,000,000 and overlaps the portfolio program to $6,000,000. Above $6,000,000 it stands alone. Every loan above $4,000,000 is reviewed case by case before submission.

What Leverage Looks Like by Loan Size

Leverage steps down as the balance rises. These are ceilings through select wholesale programs, subject to full underwriting.

On a primary-residence purchase:

  • 90% from $300,000 to $1,000,000.
  • 85% from $1,000,000 to $2,000,000.
  • 80% from $2,000,000 to $3,000,000.
  • 75% from $3,000,000 to $4,000,000, with higher credit tiers at the top of that band.

Above $4,000,000, leverage is case by case. On a primary-residence purchase it runs near 65% to $5,000,000 and 60% to $10,000,000, on review. Nothing above $1,000,000 reaches 90%.

Second homes and investment properties take their own ladders, and the purchase ceiling runs 0 to 15 points under the primary figure depending on the band. On an investment-property purchase, the ceiling is 85% at $1,000,000 and below, then 80% from $1,000,000 to $2,500,000. Second homes are one-unit only.

A lower-leverage structure is not always the weaker choice. A borrower with real liquidity may prefer a smaller loan. Some of the best files pair a modest loan-to-value with strong reserves.

Credit, Reserves and Cash-Out

Credit floors depend on the program and size. The portfolio program sets a 660 floor. The bank program sets 680. The portfolio program moves to 700 above the super-jumbo line. Higher leverage tiers need higher scores, often 720 or more.

Reserves scale with the loan:

  • 3 months of reserves through $500,000.
  • 6 months through $1,500,000.
  • 9 months above that. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Each additional financed property adds two months, up to a 12-month maximum. First-time investors are asked for 12 months. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Cash-out has its own limits. Proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. The bank program has no published cap. Cash-out proceeds cannot satisfy reserves on super-jumbo files. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Super-jumbo overlays apply above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property. They include a 700 credit floor, a clean housing history, and 48-month seasoning after any credit event. They also exclude non-occupant co-borrowers, rural property, and parcels over ten acres.

Structures and Variations That Exist

Bank statements are one of several qualification paths. The right one depends on how your wealth is held.

  • Business statements. Best for owners with clean, separate accounts and at least 25% ownership.
  • Personal statements. Simpler when business income flows to a personal account.
  • Profit-and-loss method. Capped at 80%, and sometimes easier to document than a cut-down expense ratio.
  • Asset allowance. Liquid assets are divided by 36, 60 or 84 months to supplement income. Primary and second homes only, 80% maximum.
  • Assets-only. No debt-to-income test. U.S. liquid assets must equal the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59½ and over. Business funds, gifts, cryptocurrency and unvested stock never count.

Interest-only is also available on purchase and rate-and-term files. The portfolio program allows it to 85% LTV with a 700 credit floor, using a 40-year term with a 10-year interest-only period. The bank program’s interest-only tops out at 60%. That figure raises no cash-out ceiling. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

For property types, warrantable condos run to 85% and non-warrantable to 80%. Condotels reach 75% on a purchase and 65% on a cash-out. Two-to-four unit properties can reach 85%. Texas 50(a)(6) home-equity loans take a five-point LTV reduction and stop at $3,000,000 on the portfolio program. Rural property tops out at 80% on ten acres or less and never above $3,000,000.

Where the General Rule Breaks

Several edge cases change the answer. Know them before you start.

Investment property. A bank statement loan on a rental is a business-purpose loan. Federal ability-to-repay rules apply to loans made primarily for personal or household use, and the CFPB’s rule text excludes credit extended primarily for business purposes. Lenders still document income either way, and the purpose is decided transaction by transaction.

Large rental portfolios. A bank statement loan counts every personal debt. An investor with many financed properties may see debt-to-income stretch past 50%. In that case property cash flow can be the cleaner basis.

Returns submitted with the file. Some programs move a file to full documentation if returns are submitted. Ask before you hand anything over.

Short self-employment history. Programs differ on how long you must have operated. This is one of the clearer places where shopping several programs pays off.

Commingled accounts. Personal and business money in one account blurs the ownership and expense treatment. It is a common reason a clean file turns into a messy one.

Bank Statement Jumbo vs. Full-Doc Jumbo vs. DSCR

Factor Bank statement jumbo Full-doc jumbo DSCR loan
Income basis Deposits after expense ratio Traditional personal-income documentation and W-2s Property rental income
Best for Self-employed owners W-2 or clean returns Rental purchases
Personal debts counted Yes Yes No
Key test Debt-to-income to 50% Varies by lender Coverage ratio

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that path in full. Bank statement jumbo loans can also serve a primary residence, which DSCR loans cannot.

Who Fits, and Who Should Look Elsewhere

Bank statements fit founders, physicians, attorneys, entertainers, athletes and investors whose deductions shrink taxable income. If deposits tell a stronger story than returns, this is usually the first path to test.

They fit poorly when income is lumpy and unexplained, when deposits are largely transfers, or when most of the wealth sits in assets rather than cash flow. Asset-based paths often work better for the last group. A W-2 borrower with clean returns may do better on full documentation.

If the file involves a business owner with heavy deductions, the expense ratio can be documented by a tax professional. Lendmire’s piece How to Write a CPA Letter for a Super Jumbo Bank Statement Loan shows what a lender wants to see in one.

How to Prepare Before You Apply

Prepare the statements first. It is the least expensive way to improve a file.

  • Run income through one clearly titled account.
  • Pull every page of every statement. Missing pages stall files.
  • Label transfers so the underwriter can strip them cleanly.
  • Avoid large unexplained deposits in the months before you apply.
  • Get a CPA expense letter if your real costs sit well below the default ratio.
  • Do not open new debt or move accounts during the review.

Tax treatment varies; consult a qualified tax professional before relying on any deduction.

Key Terms Defined

Non-QM loan. A mortgage that falls outside the standard qualified-mortgage box and uses its own underwriting.

Expense ratio. The percentage of business deposits subtracted for operating costs before income is counted.

Qualifying income. The monthly figure the lender uses after scrubbing deposits and applying the expense ratio.

Debt-to-income (DTI). Monthly debts divided by monthly qualifying income.

Reserves. Liquid assets left after closing, measured in months of the new payment.

Conforming limit. The loan size above which a mortgage is classed as jumbo.

Frequently Asked Questions

Do bank statement jumbo loans require traditional personal-income documentation?

Generally no. Qualification runs on documented deposit income under the applicable program, subject to lender guidelines. Some programs treat the file differently if returns are submitted, so ask which path applies before you send them.

How long must I have been self-employed?

It depends on the program. Some want a track record behind the statement period. Shorter histories can sometimes work with strong compensating factors such as credit, reserves and lower leverage. A deposit review shows which programs will consider your history.

Do personal and business statements get treated the same?

No. Business deposits take an expense ratio. Personal deposits are generally read closer to face value, and transfers from your own business into a personal account count at 100%. Which one produces higher income depends on how your money actually moves.

What credit score and reserves do these loans need?

The portfolio program sets a 660 floor and the bank program 680, with the portfolio program rising to 700 above the super-jumbo line. Reserves run 3 months to $500,000, 6 months to $1,500,000 and 9 months above. All of this is subject to full underwriting.

Can I use a bank statement jumbo loan for a rental?

Yes, on many files, as a business-purpose loan at lower leverage than a primary residence. If rental income is the stronger story than your personal income, a DSCR loan may be the better fit.

What the Decision Looks Like

Start with your deposits, not a loan amount. Pull 12 to 24 months of statements, identify the transfers, and estimate which expense ratio applies. Then test the result against the size ladder and the credit and reserve tiers. If the result is close, the choice of program often decides the outcome.

If you are financing a high-balance property on business or personal bank statements and want to see how the numbers work, Lendmire can help you compare super jumbo bank statement loan options based on your deposits, the property, credit profile, leverage, and your goals. Every program parameter above is a ceiling through select wholesale programs, subject to full underwriting, and nothing here is a commitment to lend.

Whatever the property’s state, the work that moves a file is the same everywhere. Clean, consistent deposits do more for a jumbo approval than any single loan feature.

Lendmire’s self-employed mortgages page presents both super jumbo programs, bank statement and DSCR, side by side.
