Can You Get a Bank Statement HELOC as a BRRRR Investor?

Can You Get a Bank Statement HELOC as a BRRRR Investor?

The Quick Read: Yes, but only as a capital source and only under conditions: a self-employed investor can document income from bank deposits on a home equity line secured by a property they already own, in their own name or a revocable trust, then use the draw for down payment and rehab while a separate DSCR cash-out refinance repays it. The line is not the BRRRR exit loan. Everything below is subject to lender guidelines and full file review.

  • On an investment property, lines in Lendmire’s wholesale network top out at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, the ceiling reaches 90% CLTV, and only at a 720-or-better credit profile.
  • An LLC cannot hold title to the line. The collateral must sit in an individual’s name or an inter vivos revocable living trust.
  • Rent does not size the line. It sizes the DSCR cash-out refinance that usually pays the line off.

BRRRR stands for buy, rehab, rent, refinance, repeat. The strategy stands or falls on the refinance step, so the question is never only whether you can open a line. The question is whether the line, the rehab, and the refinance fit together on paper before you spend the first draw.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A revolving line of credit secured by real estate, where you borrow, repay, and borrow again during a draw period.

Bank statement income: A way to document self-employed income by totaling deposits over a set look-back period, instead of relying on tax returns.

CLTV: Combined loan-to-value, which adds every lien on the property and divides the total by its value.

Seasoning: The minimum time you must own a property, or hold a loan, before a lender allows a cash-out refinance on it.

DSCR: Debt service coverage ratio, which compares a rental’s monthly rent to its full monthly housing payment (principal, interest, taxes, insurance, and any HOA dues).

Draw period: The stretch of the line when you can borrow, usually with interest-only payments.

What Does a Bank Statement HELOC Actually Change?

It changes one thing: how your income is documented. The line itself works like any other home equity line. It has the same collateral, the same lien, and the same floating pricing.

For a self-employed investor, that one change matters. Heavy write-offs can shrink taxable income on a return while deposits tell a different story. A bank statement program reads the deposits instead. Tax treatment varies; consult a qualified professional.

It does not change the equity math. Credit, equity, debt-to-income, and the property are still tested. A bank statement line is alternative documentation, not a no-questions loan. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

It also does not change the BRRRR timeline. The line gives you cash. It does not give you the exit.

Which Property Can Secure the Line?

Not the one you are buying. The target property is not yours yet, so it cannot be collateral for the money you need to buy it. Some lenders will place a line directly on a rental. Consumer finance explainers such as Finder’s guide to investment-property equity lines note that fewer lenders offer it and that it costs more than a line on a primary home.

Title is the sharpest constraint. Across the wholesale network, a line must be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already deeded to an LLC, you have two choices: change vesting, or skip the line and use a DSCR cash-out refinance on that property. DSCR cash-out loans can be made to an LLC-titled borrower, subject to lender program eligibility.

The property type matters too. The network accepts single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

One more limit: a borrower can hold up to three lines, and a borrower who owns more than 15 financed properties is not eligible.

How Does the Line Work at Each BRRRR Stage?

The line has a job at every stage, and a risk at every stage. Here is the sequence.

Stage What the line does What gets tested Main risk
Buy Covers down payment and closing costs Equity in your other property Draw lands before the deal is certain
Rehab Pays contractors and materials Your cash plan for overruns Budget creep keeps the balance high
Rent Covers holding costs until lease-up Your monthly cash on hand Slow lease-up extends the carry
Refinance Repaid from cash-out proceeds Appraised value and rent coverage Low value leaves a balance behind
Repeat Line is available again once paid down Your debt-to-income and equity Frozen or reduced line stalls the next deal

Two program mechanics shape that table. First, at least 75% of the line is drawn at closing. You cannot open a large line and leave it untouched as a standby reserve without paying on the drawn portion. Second, pricing floats across the draw period and the repayment period and never converts to a fixed figure. A rehab that runs long means the balance sits longer on a floating cost.

The draw period is where the investor lives. On an investment property, the network uses a 5-year interest-only draw followed by a 25-year fully amortizing repayment. On primary residences and second homes, there are two structures: a 3-year draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. A BRRRR investor is not trying to reach repayment. The refinance should retire the balance well before then.

The CFPB’s HELOC booklet explains the general design: lenders commonly take a percentage of appraised value, subtract the existing mortgage balance, and weigh ability to repay and credit history. That matches how the network sizes lines. Bank statements prove income. Equity, credit, and debt-to-income still set the amount.

Lenders can also suspend or reduce a line on certain grounds, such as a significant drop in property value or a material change in the borrower’s finances. For BRRRR, a frozen line can stall a rehab mid-project. Do not build a plan that assumes the last draw will always be there.

How Is Income Read From Deposits?

The lender totals deposits over a look-back period and converts them into qualifying income. On business accounts, the lender typically applies an expense factor to the deposits. Some programs instead accept a CPA-prepared profit-and-loss statement. Proof of self-employment is often requested too.

For BRRRR investors, the deposit review brings its own friction, because money moves between accounts.

  • Transfers between your personal and business accounts can inflate deposits unless the lender can see they are internal.
  • Rent collected for rentals held in an LLC lands in a different account than your operating income.
  • Hard-money or private-loan proceeds from an earlier deal can look like income if they pass through an account you submit.

Keep a short explanation for any large or unusual deposit, and keep rental deposits separate from business income where you can. Clean account separation gives the lender fewer questions to ask.

Business bank accounts need a 680 minimum credit score for the deposit analysis. An investment-property line already requires 700, so on an investment line the deposit analysis is never the binding credit constraint. The binding constraints are equity, the 700 floor, and debt-to-income. Debt-to-income tops out at 50%, drops to 45% for credit profiles from 600 to 679, and is calculated on the interest-only payment at the maximum draw. An existing line on another property counts in that ratio.

What Leverage Can You Expect?

The network’s ceilings depend on occupancy, so the answer depends on which property secures the line.

Occupancy securing the line Max CLTV Credit needed Max line
Investment property 70% 700 minimum $500,000
Primary residence or second home Up to 90% 720 or better Up to $750,000 (primary residence only above $500,000)

Treat the primary-residence ceiling with care. The 90% figure exists only at a 720-or-better credit profile. A Texas primary residence is a homestead and caps at 80% combined loan-to-value.

On an investment property, credit above 700 buys no extra leverage. Both 720 and 700 reach the same 70% CLTV. Because an investment line caps at $500,000, it commonly runs on an automated valuation rather than a full appraisal, though a borrower may request a full appraisal.

Market-wide figures run higher on paper. Experian’s explainer on investment-property equity lines reports that lenders often cap these lines near 80% LTV and require at least 20% equity to remain after the full draw. That describes the broader market, not this network. Through the wholesale network, the investment-property ceiling is 70% CLTV.

Credit history also matters at the margins. The network uses a single-bureau score keyed to the primary wage earner, with a report no more than 90 days old at closing and no rescores. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, while a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Where Does a DSCR Cash-Out Refinance Take Over?

At the exit. A DSCR cash-out loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income documentation is not the driver. That is why a self-employed investor with thin returns can use deposits to open the line and then use rent to refinance out of it. The complete DSCR loans guide covers the full program.

Factor Bank statement HELOC DSCR cash-out refinance
Role in BRRRR Funds down payment and rehab Repays the line, returns capital
Sized on Equity, credit, deposits Value and rental coverage
Title Individual or revocable trust LLC possible, per program terms
Collateral Usually a property you already own The rehabbed rental
Repayment Interest-only draw, then amortizing Closed-end loan

On the refinance side, cash-out tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. The 1.00 coverage level is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage opens better leverage and pricing. Credit floors run from 620 in parts of the network, to around 660 on most programs, with 700 and above unlocking the strongest leverage tiers.

Do not confuse clearing 1.00 with positive cash flow. DSCR compares rent to the full monthly housing payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A rental can clear the ratio and still lose money after those costs.

Lofty’s overview of the BRRRR method describes the same exit logic: the refinance recycles capital, and lenders work from actual or appraiser-estimated rent.

What Happens When the Appraisal Comes in Low?

Picture a self-employed investor who owns a primary residence with solid equity and a 720-plus credit profile. The investor opens a line against the home, which sits in the investor’s own name. A distressed duplex goes under contract. The draw covers the down payment and the rehab, so the all-in cost of the project lands at 80% of the expected post-rehab value.

Now run the exit. The DSCR cash-out refinance tops out around 75% LTV. Even if the appraisal hits the expected value exactly, the loan amount is 5 percentage points of value short of the project cost, before refinance closing costs. The line cannot be fully repaid from proceeds alone. The investor has to cover the gap from savings, or the line stays partly outstanding. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

That is the base case. Now the failure case: the appraisal comes in below the target. The gap widens by the full amount of the shortfall. The investor’s options are limited to a few real ones.

  • Request an appraisal reconsideration with recent nearby sales and documented rehab scope.
  • Pay the line down from cash reserves to match the smaller refinance.
  • Hold the property longer and refinance once rent and value are stronger, with the line still floating in the meantime.
  • Skip the refinance, keep the balance, and treat the property as a longer-term hold.

The better plan is to size the refinance before the first draw. Back into the maximum purchase and rehab spend from the 75% refinance ceiling, then leave a margin for value to land lower than expected. A BRRRR deal that only works when the appraisal hits perfectly is a deal that depends on luck.

The same logic explains why a rental line has to stay inside a deal budget. A line is not free capital. The balance and the floating cost remain until proceeds replace them.

Pre-Application Checklist

Gather these before a broker shops the file.

1. Title documents for the property that will secure the line, confirming it is held by you individually or by a revocable trust.

2. Bank statements for the full look-back period, with a short note on any large or internal transfers.

3. Proof of self-employment and, where the program uses one, a CPA-prepared profit-and-loss statement.

4. A current credit profile, since the report must be no more than 90 days old at closing and the investment floor is 700.

5. Existing mortgage and lien balances on every financed property, since total exposure and the 15-property limit are checked.

6. A refinance plan, with the target property, rehab budget, expected value, and expected rent written down.

7. Condo documents if the collateral is a condominium, since the project is reviewed separately from your income.

Availability is limited. Lendmire’s home equity line programs run in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C. A DSCR cash-out may be available in a state where the line is not.

Who Should Skip This?

Some investors are better served by a different route.

  • You hold everything in an LLC and own nothing personally. The line cannot attach to LLC-held title. A DSCR cash-out on the existing rentals may fit better.
  • You have no equity in an owned property. A line needs a collateral property. Without one, there is nothing to draw against.
  • Your credit profile is below 700 and the collateral is an investment property. The investment floor is 700 with no tier beneath it.
  • Your project math only works at a perfect appraisal. A line makes a thin deal riskier because the balance stays after a weak exit.

Frequently Asked Questions

Can a bank statement HELOC be placed on the rental I am buying?

Not before you own it. The line needs collateral you hold at the time of application. One option is to secure the line with a different property, such as a primary residence or a paid-down rental, and use the draw for the purchase. After the rehab and lease-up, the refinance can repay it.

Can my LLC take out the line?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title to a line in this network. If the property is already in an LLC, a vesting change or a DSCR cash-out refinance is the alternative.

Does strong rent raise the size of the line?

No. The line is sized from the borrower’s credit, equity, deposits, and debt-to-income. Rent matters on the DSCR cash-out refinance, where coverage of the monthly housing payment drives eligibility and leverage. Strong rent helps the exit, not the line.

How much leverage can an investment-property line reach?

Up to 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000, subject to lender guidelines. Primary residences and second homes can reach up to 90% CLTV, but only at a 720-or-better credit profile.

Can I skip the line and use a DSCR cash-out refinance on the rental alone?

Yes, if the property already has enough equity and seasoning. A DSCR cash-out refinance reaches around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. It does not help you buy the first property, which is where a line fills the gap. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
