The Quick Read: Yes, sometimes: a bank statement HELOC on a rental exists through select wholesale lenders, and it can fix a denial caused by thin tax-return income, but it cannot fix a denial caused by an LLC on title, too little equity, low credit, or an ineligible property type.
- On an investment property, the network ceiling is 70% CLTV, with a maximum line of $500,000 and a 700 minimum credit score.
- Bank statements change how income is documented. Credit, equity, DTI, and the property are still reviewed.
- Title must sit with an individual or a revocable living trust. LLC-owned rentals need a vesting change or a DSCR cash-out refinance instead.
- Lines are available only in the 16 states where Lendmire offers full-service lending, which is narrower than its DSCR footprint.
- Ask the bank for the written denial reason before choosing a route.
Many investors hear no from a bank and assume the rental or the borrower is the problem. NerdWallet’s explainer says investment-property HELOCs are not offered by all lenders, carry strict requirements, and may require multiple appraisals, because lenders see higher default risk on rentals than on a primary home. A denial from one lender is a statement about that lender’s menu. This piece sorts out which denials a bank statement file can solve and which it cannot.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Why Do Rental Investors Keep Getting Denied?
The table below maps each denial reason to what a deposit-based file can do about it.
| Denial reason | Does bank statement income help? | What else to try |
|---|---|---|
| Lender won’t write rental lines | Not by itself | Move to a lender that does |
| Tax returns show low income | Yes, this is the fit | Statements replace return income |
| Equity too thin | No | Wait, pay down, or reduce draw |
| Credit below 700 on an investment line | No | Build credit or use a DSCR loan |
| Rental deeded to an LLC | No | Vesting change or DSCR cash-out |
| DTI too high | Rarely | Reduce debts, then reapply |
Only the low-income-on-tax-returns row is a clear yes. Four rows are a plain no or a “not by itself,” and the DTI row is a rare yes at best. A bank statement route is a documentation tool, not a loophole.
Why Tax Returns Understate Rental Cash Flow
Residential rental property is depreciated over 27.5 years, straight-line, under IRS Publication 527. Depreciation is a paper deduction. It lowers taxable income without lowering cash, so a profitable rental can look thin on a return. Add business write-offs and the return can understate real cash flow by a wide margin. Tax treatment varies; consult a qualified professional.
A lender that reads net return income sees the thin figure. A bank statement file reads deposits instead, usually over 12 or 24 months, and applies its own expense factor or a profit-and-loss statement. Two things to know about the account types. Personal statements work when business and personal flows are mixed. Business accounts require a 680 minimum credit score for the deposit analysis, but an investment line already floors at 700, so on a rental file the bank-statement requirement is not the binding credit constraint.
How Does a Bank Statement HELOC on a Rental Actually Work?
It is a standalone line placed in first or second lien position, so your existing mortgage can stay in place. Across Lendmire’s wholesale network, the investment-property version follows a fixed set of terms, and each figure is subject to lender guidelines and full file review.
- Leverage: 70% CLTV on an investment property. Credit above 700 buys eligibility rather than leverage, because both the 720 and 700 credit levels reach the same 70% ceiling.
- Line size: up to $500,000 on an investment property. Larger lines exist only for primary residences.
- Credit: 700 is a hard floor for investment lines. There is no tier beneath it.
- Structure: a 5-year interest-only draw period followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and later draws are made after closing. Pricing floats through both periods and does not convert to fixed.
- DTI: 50% maximum. Qualification runs on the interest-only payment calculated on the maximum draw, a conservative test that sizes the file against the full line.
- Valuation: because the line caps at $500,000 and full appraisals begin above that, investment lines are in the automated-valuation lane and commonly proceed without a traditional appraisal. A borrower can still request a full appraisal.
Which Properties and Borrowers Fit?
Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Barndominiums are also outside these programs.
A borrower can hold up to three lines, and an investor owning more than 15 financed properties is not eligible. Some states add limits: a property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
Credit history is read across all financed properties, not just the subject. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history on an investment file follows a 7-year path for foreclosure and a 4-year path for a deed-in-lieu, pre-foreclosure, or short sale.
The LLC Problem
If the rental is deeded to an LLC, a bank statement HELOC does not work on that property. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan, which can be written to an LLC, subject to lender program eligibility.
The two realistic paths are a vesting change into your personal name or a revocable trust, or a DSCR cash-out refinance that keeps the entity in place. Re-vesting out of an LLC changes your liability picture and may touch insurance and the existing mortgage terms, so it deserves a conversation with your attorney before you do it purely to qualify.
Bank Statement HELOC or DSCR Cash-Out?
A DSCR loan reviews the property’s rental income: rent against the full payment of principal, interest, taxes, insurance, and any HOA dues.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| What is underwritten | Borrower deposits, DTI | Property rent vs. payment |
| Max leverage | 70% CLTV, investment | Around 75% LTV, standard rental |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Existing first mortgage | Stays in place | Replaced |
| Credit | 700 minimum | Floors from 620 in parts of network; most want about 660 |
| Seasoning | Per lender | About 6 months common |
DSCR programs, covered in Lendmire’s complete DSCR loans guide, generally start at a 1.00 coverage floor on select programs, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean the property cash flows. DSCR compares rent to the payment only, so repairs, vacancy, management, and utilities sit outside the ratio.
The decision usually comes down to three questions. Is the rental in an LLC? Is your DTI strong while your tax returns look weak? Do you want to keep a low-balance first mortgage untouched? A yes to the LLC question points toward DSCR. A yes to the second or third question points toward a line. For the document side, Lendmire’s article How to Qualify for a DSCR HELOC for Rental Property Investors Who Keep Getting Denied goes deeper.
Three Short Scenarios
Thin Schedule E. A self-employed investor with one rental shows modest return income because of depreciation and write-offs, but 24 months of deposits are steady. Credit is above 700, and combined balances sit comfortably under 70% CLTV. This is the profile a bank statement file is built for.
LLC holder. An investor holds a duplex in an LLC and keeps being declined. Better statements will not change the answer, because title is the barrier. A DSCR cash-out, with rent covering the payment at a healthy coverage ratio, is the practical route.
Too little equity. An investor with a strong deposit history owes close to the property’s value after a recent purchase. The file fails on CLTV, not income. Waiting, paying down the first mortgage, or pursuing a DSCR refinance after seasoning are the options.
What to Prepare Before You Apply
- Twelve or 24 consecutive statements, with business and personal flows kept separate.
- Written explanations for large or unsourced deposits.
- Current mortgage statement, insurance declarations, and lease or rent roll.
- A clear picture of title, meaning exactly how the deed reads today.
- Your list of financed properties, since credit history is read across all of them.
Repeated applications at lenders that do not write rental lines add credit inquiries without improving the answer. Get the denial reason in writing first, then match the file to a lender that fits.
What Are the Risks?
The line carries personal liability. It is business-purpose credit, so some consumer protections tied to a principal dwelling may not apply. Under Regulation Z’s coverage rules, credit to acquire, improve, or maintain non-owner-occupied rental property is deemed business-purpose. A lender can also restrict draws if value falls. Each line adds to your DTI for the next application. Use the illustrative calculator on the site to see how a draw changes combined leverage, treating it as an estimate only.
Key Terms Defined
CLTV: the first mortgage balance plus the new line, divided by the property’s value.
Bank statement income: qualifying income estimated from deposits over 12 or 24 months instead of tax returns.
Vesting: how title is held on the deed, such as an individual, revocable trust, or LLC.
DSCR: a ratio of a property’s rent to its monthly payment of principal, interest, taxes, insurance, and HOA dues.
Draw period: the stretch when you can borrow against the line before repayment begins.
Frequently Asked Questions
Can I get a bank statement HELOC if every bank has denied me?
Possibly, if the denial was about income documentation or a lender that does not write rental lines. It will not help if the reason was an LLC on title, equity below the 70% investment-property ceiling, or credit under 700. A broker can review the denial reason against several wholesale lenders’ guidelines.
Do I need tax returns?
Not under a bank statement program, which is reviewed on documented deposits under the applicable program, subject to lender guidelines. Credit, DTI, equity, and the property are still reviewed, so it is not a no-documentation product.
Can an LLC-owned rental qualify?
Not for this line. A DSCR cash-out refinance is the usual alternative, or you can discuss a vesting change with your attorney.
How much can I borrow on a rental?
Up to $500,000 on an investment property, at no more than 70% CLTV, and only if the combined balance leaves room.
Is it available in every state?
No. Lines are limited to 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR financing covers 41 markets, including Washington, D.C.
