The Quick Read: It depends, and a true standby line, opened and left at zero, is usually not possible on the wholesale network Lendmire works with, because at least 75% of the line is drawn at closing; bank statements also suit irregular deposits better than steady benefits.
- Bank statements are built for self-employed or mixed deposits. Retirees on Social Security, a pension, or portfolio withdrawals often document income with benefit letters, distribution records, or asset statements instead.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a maximum line of $500,000.
- A line the lender can freeze or shrink is conditional liquidity, not a cash reserve.
- A HELOC on a rental is reviewed on personal credit and debt-to-income. A DSCR cash-out refinance is reviewed on whether the rent covers the payment.
Retirees ask this question because they want a safety net they can keep for years and rarely touch. That goal is sensible. The product has real limits, though, and the limits show up in two places: how income gets documented, and how the line behaves once it exists.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is a Bank Statement HELOC, and Does a Retiree Fit It?
A bank statement HELOC reads recurring deposits over a set number of months instead of tax returns. It was designed for self-employed borrowers and anyone with uneven income. A retiree fits it only when deposits tell the story, such as consulting income, part-time work, or rental receipts alongside benefits.
| Income type | What the lender reads | Role of bank statements |
|---|---|---|
| Social Security, pension | Award and pension letters | Supporting proof of deposits |
| Portfolio withdrawals | Distribution records | Show the pattern lands in your account |
| Savings and investments | Asset statements, if the program has an asset method | Prove the balances exist |
| Part-time or consulting work | Recurring deposits | Often the main proof |
Statements alone do not turn savings into income. A large balance counts only through a program’s asset-based method, and not every wholesale program offers one. That method divides eligible liquid assets by a set number of months to create imputed income. The divisor differs by program, so treat any single number you read online as someone else’s rule.
Can You Open the Line and Leave It at Zero?
Usually not on this network. At least 75% of the line is drawn at closing on both wholesale programs the network offers, so a zero-balance standby does not exist here. That is the central conflict in this question, and it is better to learn it before you apply than after.
The two programs differ in details, but both share this rule. After closing, the minimum subsequent draw is $1,000 on the longer-runway program, which is the one that states a subsequent-draw minimum. The other program, built for higher leverage, does not state one.
Pricing on both floats across the draw period and the repayment period. It never converts to a fixed structure. A line that is mostly drawn on day one is a loan you service, not a reserve you hold.
So the real question changes. Do you want a drawn line whose proceeds you keep in cash as a buffer? That can work, but you would pay for the drawn balance while it sits there. Or do you want an undrawn line? Then you need to look beyond this product, and the alternatives section below covers where.
What the Line Looks Like on an Investment Property
On an investment property, the network ceiling is 70% CLTV. There is no tier above it. The minimum credit score is 700, the maximum line is $500,000, and the structure is a 5-year interest-only draw with a 25-year fully amortizing repayment. This is the only structure offered on investment lines.
Combined loan-to-value counts your first mortgage plus the new line against the property’s value. Picture a rental with a first mortgage at 50% of its value. The line could add up to 20 percentage points of value before hitting the 70% cap, subject to lender guidelines and the line-size limit.
Other investment-property rules to know:
- Title: The property must be held by you individually or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.
- Property types: Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.
- Exposure: You are limited to three lines. A borrower with more than 15 financed properties is not eligible.
- Valuation: Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a secondary valuation. You can ask for a full appraisal in any case.
- Availability: Lendmire’s HELOC programs cover 16 full-service states, which is narrower than its 41-market DSCR footprint. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
NerdWallet notes that investment-property lines are harder to get than home-residence lines. Fewer lenders offer them, requirements are stricter, and multiple appraisals may be needed.
What If the Line Is on Your Home Instead?
If you plan to borrow against your primary residence or a second home, the ceilings are higher and the occupancy tiers matter. Never read one tier as if it described another.
At 640 and above, a primary residence tops out at 80% CLTV up to $500,000. The primary-residence floor is 600, with lower-tier limits.
A line above $500,000 is for primary residences only. It requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
On a second home, the ceiling is also 90% CLTV at 720 and above, up to $500,000, and the minimum credit score is 640.
Many retirees do not need the top tiers. They want a modest backstop. A lower CLTV also leaves more cushion if home values soften, which matters for the next section.
How Much Can a Lender Freeze a Standby Line?
A lender can suspend or cut a line in specific circumstances, so an open line is not guaranteed reserve. Federal rules on home equity plans, covered in Regulation Z section 1026.40, list when that can happen.
The triggers that matter most for a retiree are these:
- The home’s value drops significantly below its appraised value.
- The lender reasonably believes a material change in your finances will prevent repayment. The regulation text gives a significant income decrease as an example.
- You default on a material obligation under the plan.
The published text of the rule lays out the same list. Income can shift suddenly in retirement, for example when a spouse dies or a pension changes. A freeze would then arrive at the moment you most want the money.
Two limits protect you. The lender must send written notice of a suspension or reduction. And it can hold the freeze only while the triggering condition lasts.
The practical lesson is to treat an undrawn line as the outer layer of your safety net. Keep your core cash in accounts nobody can freeze.
Does the Line Count Against Your Debt Ratio?
Yes. This network qualifies the line on the interest-only payment calculated on the maximum draw, whether or not you ever draw it. The maximum debt-to-income ratio is 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.
If you keep your existing first mortgage and add the line as a second lien, the first loan keeps its terms. It still counts in your debt ratio. A standalone line can also sit in first-lien position.
Large assets do not replace credit, debt-to-income, equity, title, and property review. Bank statements change the income proof only. Everything else about the file still gets reviewed.
Standby Line, Cash Reserve, or DSCR Cash-Out?
If your property is a rental, a different product may fit better. Here is how the three options compare.
| Factor | Bank statement HELOC | Cash reserve | DSCR cash-out refinance |
|---|---|---|---|
| Reviewed on | Personal credit and DTI | Not applicable | Rent covering the payment |
| Replaces first loan | No | Not applicable | Yes, new first lien |
| LLC title | Not allowed | Not applicable | Allowed, per program terms |
| Can sit at zero | Not on this network | Yes | No, funds arrive at closing |
| Can be frozen | Yes | No | No |
A DSCR cash-out refinance tops out around 75% LTV on standard rentals, and about six months of seasoning is the common expectation. The DSCR, or debt service coverage ratio, compares monthly rent to the full monthly housing payment (principal, interest, taxes, insurance, and any HOA dues). 1.00 is where many select programs start, and stronger ratios open better leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Reserves are commonly around six months, though that varies by lender, leverage, and loan size.
Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.
The right pick depends on what you are protecting. If you want a revolving line against a home you live in, the HELOC may fit. If you want to pull equity from an LLC-held rental, a DSCR cash-out is the cleaner route. The complete DSCR loans guide covers how those files are built.
How Do You Prepare Your File?
Preparation is where retiree files separate. A lender cannot read a story it cannot see. Gather these before you apply:
1. Recent statements for every account showing a vested, accessible balance, with names that match the application.
2. Benefit award letters, pension letters, and distribution records for each income stream.
3. A short written explanation of any large deposit or withdrawal.
4. Proof of title in your name or your revocable trust.
5. Your current first-mortgage statement and a recent credit report. The report must be no more than 90 days old at closing.
Name mismatches cause delays. Assets held in a spouse’s name or a trust are the usual culprit. The credit score comes from a single-bureau model keyed to the primary wage earner, and rescores are not offered.
For a closer look at what the documents must show, Lendmire’s guide to bank statement HELOC requirements for retirees keeping a standby reserve goes through them in detail.
When Should You Skip This Route?
Skip it when the statement lane adds nothing. A retiree living on Social Security and a pension usually does better with benefit letters, which are cleaner proof than a stack of deposits. Skip it if you cannot accept a mostly drawn line, since the 75% closing draw is firm on this network. Skip it if the rental sits in an LLC, or if you own more than 15 financed properties.
Also skip it if your credit profile falls below 700 and the property is a rental, since 700 is the investment-line floor. And reconsider if a payment on a variable-priced balance would strain your budget.
This one is a genuine judgment call. A drawn line parked in savings gives you liquidity and costs money every month, while a cash reserve costs nothing but takes longer to build. Many retirees would rather build the cash cushion first and add a line only as the outer layer.
Key Terms Defined
Bank statement HELOC: A home equity line that reads recurring deposits as income proof instead of tax returns.
Standby reserve: Money or credit you hold for emergencies and do not plan to use.
Asset depletion: A method that divides eligible liquid assets by a set number of months to create imputed income.
Debt-to-income ratio (DTI): Your monthly debt payments divided by your monthly income.
Combined loan-to-value (CLTV): Your first mortgage plus the new line, divided by the property’s value.
DSCR: Monthly rent divided by the full monthly housing payment on the property.
Frequently Asked Questions
Can a retiree qualify for a bank statement HELOC on Social Security alone?
Usually through benefit letters rather than bank statements. Award letters document the income directly, and statements serve as supporting proof that deposits arrive. Credit, DTI, equity, and property review still apply, subject to lender guidelines.
Does an unused line cost anything to keep?
That depends on the plan agreement, which may include fees or minimum draws, so read it closely. On this network, at least 75% of the line is drawn at closing, so a zero balance is not available in the first place.
Can I use savings as income without drawing them down?
Only through a program’s asset-based method, and not every program offers one. The divisor differs by program. Statements alone do not convert savings into income.
Can I put the line on a rental held in an LLC?
No. LLCs cannot hold title on this line. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.
Is a bank statement HELOC the same as a DSCR loan?
No. A HELOC is reviewed on your personal income and credit. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
