Can You Get a Bank Statement HELOC When the Appraisal Ignored Your Rehab?

Can You Get a Bank Statement HELOC When the Appraisal Ignored Your Rehab?

The Quick Read: Yes, a bank statement line can still work after a low valuation, but the line is sized off the value the lender uses, so a missed rehab shrinks it until you get that value corrected. Your bank statements prove income. They do not set the line size.

Bank statements answer the income question, and property value answers the line-size question. A line at or below $500,000 usually runs on an automated valuation, which cannot see the inside of your rehab. You can request a full appraisal in any case, and you can challenge a report that missed documented work. A challenge can hold the value or lower it, so a result is never guaranteed.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Don’t Bank Statements Fix a Low Value?

Bank statements and property value are two separate gates. Statements show you can repay. Value decides how much the lender will lend against the property.

Scotsman Guide describes non-QM bank statement underwriting as a review of 12 to 24 months of personal or business statements. The point is to judge whether you can repay. It is alternative documentation, not lighter underwriting. The underwriter reviews deposits, strips out credits that are not income, and may apply an expense factor on business accounts.

Then the value test starts. The lender adds your first mortgage balance to the new line and divides by value. That figure is the combined loan-to-value ratio (CLTV), and the lender will not let it pass its ceiling. A strong income file cannot raise that ceiling. If the valuation did not credit your rehab, the number you can borrow falls with it.

What Does a Bank Statement Line Look Like on a Rental?

On an investment property, Lendmire’s network caps the line at 70% CLTV, whether your credit profile is 700 or 720-plus. Across the select wholesale lenders Lendmire works with, the usual terms look like this:

  • The minimum credit profile is 700.
  • The maximum line is $500,000.
  • Debt-to-income can run up to 50%, qualified on the interest-only payment at the maximum draw.
  • The draw runs 5 years, followed by a 25-year repayment period.
  • Pricing floats through both periods and never converts to fixed.
  • At least 75% of the line is drawn at closing.

The property must be titled to you personally or to a revocable living trust. An LLC cannot hold title on this product, so a property already deeded to an LLC needs a vesting change first. A DSCR cash-out refinance is the usual alternative, subject to program terms. Manufactured homes, log homes, condotels and mixed-use properties are not eligible.

Primary residences and second homes follow different tables with higher ceilings. This article assumes a rental. All of it is subject to lender guidelines, and Lendmire arranges these lines as a broker without lending on them. Availability is limited to 16 states, which is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C.

Where Does the Rehab Get Lost?

Most of the time the rehab gets lost in the valuation method. A line at or below $500,000 ordinarily runs on an automated valuation with no traditional appraisal. Every investment line sits under that cap. The model works from public records and past sales. It cannot walk through your new kitchen.

A lender on BiggerPockets said an automated appraisal is a poor fit for a recently rehabbed property, because only a full appraisal captures a higher value. That matches what shows up on files.

Valuation type Sees your rehab? Usual remedy
Automated model No Request a full appraisal
Desktop or exterior review Rarely Request a full appraisal
Full appraisal Only if comps support it Reconsideration with evidence

Three other things can hide your work even when a person visits the property.

  • Cost is not value. Appraisers price a finished home from closed sales of similar finished homes. They do not price it from your receipts or your own after-repair value (ARV) estimate.
  • Over-improvement. Upgrades above what neighborhood comps support do not add value, however much you spent.
  • A recent purchase. Some lenders use the lesser of price paid or appraised value. In one BiggerPockets thread, a commenter notes the lender used the lower of appraisal or price paid. Under that rule, a higher appraisal changes nothing if you bought cheaply.

An improvement may support a higher appraised value, depending on comps and underwriter review. It never guarantees one.

How Much Does a Missed Rehab Cost You in Line Size?

A missed rehab can cut the line noticeably. Here is an illustration with index numbers, not a prediction.

Say the automated model values the property at 100 and your first mortgage equals 50% of that value. At 70% CLTV, the available line is 20% of the model value, or 70 minus 50.

Now say a full appraisal lands 10% higher, at 110. Seventy percent of 110 is 77, and subtracting the 50 owed leaves 27. The line grows from 20 to 27 on the same ceiling and the same bank statements. That is a line roughly one-third larger.

The exact swing depends on your property and your comps. The point is that leverage works on thin equity. A small valuation change moves the line a lot.

Is Your Number Actually Wrong?

Check the cause before you spend anything. Start with the simple, factual items on the report.

1. Look for factual errors in square footage, bedroom and bathroom counts, and lot size.

2. Confirm which method produced the value: automated model, desktop review or full appraisal.

3. Check whether the comparable sales are finished homes like yours or tired homes that predate your work.

4. Check the dates. A comp that closed after the valuation date may not have been considered.

5. Ask whether the lender uses the lesser of price paid or value on a recent purchase.

If the model produced the number, the fix is a full appraisal and not a debate. If a person produced it, the fix is a documented challenge.

How Do You Challenge the Value?

You ask the lender to request a Reconsideration of Value (ROV). HUD’s PAVE program says a borrower with a lower-than-expected value can ask the lender to request an ROV, which challenges inaccuracies in the report.

Only the lender can request it. According to an appraisal firm’s explainer, disagreement alone is not grounds for revision, while errors or omissions are. The CFPB lists factual errors or omissions, inadequate comparables, and evidence of prohibited bias as the grounds to cite. It also notes that each lender runs its own ROV process.

A strong packet is short and organized:

  • A one-page cover letter that lists each error or omission and points to the proof.
  • Itemized renovation invoices, permits and dated before-and-after photos.
  • One or two recent sales of renovated homes that are truly similar. Extra comps rarely help on their own. A BiggerPockets thread on BRRRR refinances says appraisers rarely find identical comps, and that renovation details are the strongest place to push back.

Receipts and photos are habits of good practice, not requirements. BiggerPockets also advises checking the basics first, supplying comps, and documenting improvements, which matches the order above.

Be honest about gaps. If part of the work was unpermitted, say so up front, because a reviewer will find it anyway. The lender also decides how to route your request. It may have the appraiser revise, order a second report, or decline.

When Should You Ask for a Full Appraisal Instead?

Ask for a full appraisal when an automated model produced the number. There is nothing for an appraiser to revise, because no appraiser has seen the home. A borrower may request a full appraisal on any line in Lendmire’s network, and you would typically pay for it.

Decide whether it is worth it by running the math from the example above. If a plausible value gain turns into a meaningfully bigger line, the report pays for itself. If your first mortgage is already close to 70% of any reasonable value, no appraisal fixes the line.

Remember the risk. A full appraisal can confirm the model, or come in lower. It also takes your documented work off the table as a negotiating point, since the appraiser already saw it.

When Is the Fight Not Worth Having?

Some cases do not respond to evidence. Skip the dispute in these situations.

  • The rehab is unfinished. A half-done job has a drawn balance and no value lift. Value follows completion.
  • You bought recently and the lender uses the lower of price or value. A better appraisal may change nothing.
  • Your first mortgage is large. At 70% CLTV, high existing debt leaves little room, even at a generous value.
  • Your credit profile is under 700. The investment line has a 700 minimum, so value is not the obstacle.
  • The property is held in an LLC. Fix the vesting first, or look at a DSCR cash-out.

Results from appeals are often modest. One BiggerPockets investor reported a raise of about $3,000 after a challenge. Plan around a small move, not a rescue.

What Are Your Options If the Value Stands?

You have four practical choices, and none is a failure.

1. Take the smaller line. If it still covers your plan, a line sized to the real value is safer than one sized to hope.

2. Wait and re-run it. Closed sales of finished homes near yours build the case over time. Waiting costs you carry on the project, so weigh that.

3. Switch products. A DSCR cash-out refinance on a rent-ready property is valued on its own appraisal, which captures as-is value and market rent. That path tests value and rental coverage as two separate gates. Cash-out leverage tops out around 75% LTV across most of the network, with about 6 months of seasoning common. Reserves vary, commonly around 6 months of PITIA. The numbers are laid out in Lendmire’s complete DSCR loans guide.

4. Change the lender. BiggerPockets suggests ordering a different appraisal or moving to a more flexible lender as a last resort. Through a broker, that means matching your file to a different wholesale lender’s valuation practice.

For a side-by-side view of the line versus a refinance when the rehab was missed, see Lendmire’s comparison of a bank statement line versus a cash-out refinance after a missed rehab.

Clearing a DSCR ratio of 1.00 does not mean the property cash flows. Coverage compares rent to the full monthly obligation only. Repairs, vacancy, management and utilities sit outside it. Judge any rehab-funded plan on both coverage and your own operating margin.

What Should You Know Before You Plan Around the Line?

Get the real line size before you sign a purchase contract. A line that looked like acquisition capital on a model value can shrink on a full review.

Sequence is the bigger risk. If you use a line to buy and rehab, the plan works only if the after-rehab value is high enough to refinance out. A soft market can leave you with a second payment and thin equity.

The second payment also counts in your debt ratio next to the first mortgage. A lender can also freeze or reduce a line under defined conditions.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

ROV (Reconsideration of Value): A formal request, routed through the lender, asking the appraiser to review a report for errors or omissions.

Automated valuation: A computer estimate of value built from public records and past sales, with no visit to the property.

ARV (after-repair value): Your own estimate of what the property is worth once the work is finished. A lender does not rely on it.

PITIA: The full monthly obligation of principal, interest, taxes, insurance and association dues.

Frequently Asked Questions

Can I use bank statements and still get the full line?

Bank statements only prove income. The size of the line comes from value, CLTV and the network’s caps. On an investment property, the ceiling is 70% CLTV with a $500,000 maximum, so a strong income file does not lift the line past either limit.

Will a lender accept my renovation receipts as proof of value?

Receipts support a challenge but do not set value. Appraisers price what the market pays for a finished home, using closed comps. Itemized invoices, permits, photos and truly similar renovated sales together make the best packet, though the lender still decides whether to act on it.

Can I contact the appraiser myself?

In the standard process, no. The request goes through the lender, and only the lender can ask the appraiser for a reconsideration.

Can a challenge lower my value?

Yes. A review or a new appraisal can hold the value or reduce it. That is why the first step is checking whether the number came from a model, and whether a full appraisal is likely to help.

Does a bank statement line work on a property held in an LLC?

No. On this product the property must be titled to you or to a revocable living trust.
