Can You Get a Bank Statement HELOC When Rent Comes From Airbnb?

Can You Get a Bank Statement HELOC When Rent Comes From Airbnb?

The Quick Read: Rarely, and only in narrow cases: on an investment property, a bank statement HELOC through Lendmire’s wholesale network tops out at 70% CLTV with a 700 minimum credit score, it reads your net deposits rather than the property’s rent, and it cannot be written on a property titled in an LLC. Lendmire is a mortgage broker that shops these lines across select wholesale lenders, so it sees where the product fits and where it does not.

  • CLTV, or combined loan-to-value, counts every lien on the property against its value. On an investment property, the line size is limited to $500,000.
  • Bank statements document your income. They do not raise leverage, lower the credit floor, or change property rules.
  • Airbnb payouts are gross receipts, so lenders net out expenses before they count anything.
  • A DSCR cash-out refinance reads the property’s rent instead of your personal income, and it is often the better fit for a rental with heavy write-offs.
  • Program terms are subject to lender guidelines and full file review. None of this is a commitment to lend.

What Does a Bank Statement Actually Replace?

A bank statement program replaces tax returns as proof of your income. Nothing else on the file changes. The lender still checks credit, equity, title, debt-to-income and the property itself.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Across the wholesale network, deposit-based income analysis typically covers about twelve months of personal or business account activity. The lender totals the deposits, removes anything that is not income, and applies an expense factor to business or rental receipts. What remains, averaged over the period, is your qualifying income.

That distinction matters for an Airbnb host. Platform payouts are real money, but they are not profit. They sit alongside cleaning fees, platform fees, supplies and the mortgage on the property. A deposit-based review knows this and discounts accordingly, so gross bookings never equal qualifying income.

On this network the bank statement piece is rarely the hard part for an investment line. Business bank accounts need a 680 minimum for the deposit analysis, but every investment line already needs a 700. The binding limits are leverage, title and structure.

How Do Lenders Read Airbnb Deposits?

Lenders read Airbnb deposits as business receipts to be cleaned up, netted down and averaged. They do not read them as a lease. The result is usually a qualifying income figure well below what the platform dashboard shows.

Here is the usual sequence, described without dollar amounts because every file differs:

1. Pull twelve months of deposits. The statements must show the platform payouts landing in an account in your name.

2. Strip out what is not income. Transfers between your own accounts, loan proceeds, security deposits and one-time deposits come out.

3. Match payouts to the platform reports. The earnings reports from the platform should agree with the deposits. A mismatch gets questioned or excluded.

4. Apply an expense factor. The lender nets out the cost of running the rental. The size of that factor is lender-specific.

5. Average the result. Lumpy months, such as a quiet winter followed by a busy summer, are smoothed across the full period.

6. Test the debts. The net income must carry your total obligations. Maximum DTI is 50%, with a lower cap of 45% for credit profiles from 600 to 679, and the line is qualified on the interest-only payment calculated on the maximum draw.

Step six surprises people. The lender does not test the line against what you plan to draw. It tests the payment on the full line, which makes a large line harder to qualify for than the first draw suggests.

A dedicated rental account makes steps one through three much cleaner. If the payouts land in the same account that pays groceries and tuition, expect questions about every transfer.

Which Property Backs the Line?

The collateral drives the answer more than any other choice you make. A line on your Airbnb, a line on another rental and a line on your own home are three different underwriting questions.

Scenario Typical fit Main snag
Line on the Airbnb itself Investment HELOC, 70% CLTV ceiling Few lenders write it
Line on another rental Same investment limits Same limits apply
Line on your primary home Primary-residence terms Rental income is only support
Airbnb held in an LLC DSCR cash-out refinance LLC cannot hold title on a HELOC
New listing, little history DSCR with projected income HELOCs have no projection method

Title is the sharpest dividing line. On this network a HELOC must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A property already deeded into an LLC needs a vesting change or a different product. One investor in a BiggerPockets thread described retitling a rental into their own name to try to qualify, which is a real step with real legal and insurance consequences.

DSCR loans work differently. They are commonly closed in an LLC, subject to lender program eligibility.

A line on your primary home is a separate product. Primary-residence lines reach higher CLTV tiers at stronger credit, but that is a different occupancy, a different collateral and a different risk. If you pledge your home to buy or fund a rental, a bad season at the rental puts the house on the line.

What Are the Limits on an Investment-Property Line?

An investment-property line on this network is a narrow product with a hard 70% CLTV ceiling, a 700 credit floor, and a $500,000 maximum. Credit above 700 buys eligibility, not leverage. Both the 720 and 700 tiers cap at the same 70%.

Here is what else a host should know before applying:

  • Structure. The line is a standalone first or second lien. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period, and at least 75% of the line is drawn at closing.
  • Pricing. It floats through both the draw and repayment periods and never converts to fixed.
  • Valuation. Because investment lines cap at $500,000, they sit in the automated-valuation lane and commonly close without a traditional appraisal.
  • Property types. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties are not offered.
  • Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Availability. The HELOC programs are offered only in the states where Lendmire operates as a full-service mortgage broker, a narrower footprint than its DSCR lending.

Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. A line agreement may also restrict rental use, so read that clause before you sign.

Why Some Banks Say No to Rental Lines

Some depository lenders do not write HELOCs on non-owner-occupied property. That is a business choice, not a ruling on your income. One BiggerPockets thread advises asking for a line of credit secured by investment property, because some lenders avoid the word HELOC for rentals.

That is where a broker earns its keep. A single bank tells you whether its own product fits. A broker that shops multiple wholesale lenders can match the scenario to the program that writes it, or tell you early that the answer is a different product.

The right program for your situation depends on the property, your credit profile, the leverage you need and how you hold title. The lenders that write investment lines are a short list, and which ones fit depends on those same factors.

How Does the Tax Return Fit In?

A bank statement program skips the returns, but how your hosting is reported still shapes the paper trail. Whether activity lands on Schedule E or Schedule C depends on average stay length and the services you provide, per IRS Publication 527 and the University of Illinois Tax School; tax treatment varies, so consult a qualified professional.

For lending, the practical point is simpler. A full-documentation file reads net income after depreciation and expenses. A host with large write-offs can show a thin return even when the property throws off plenty of cash. That gap is the main reason hosts look at deposit-based and DSCR paths in the first place.

Which Documents Prove Airbnb Income?

Lenders want paper that ties platform earnings to deposits you can trace. The table below shows what each item proves and where it commonly trips people up.

Document What it proves Common snag
Platform payout reports Gross bookings and fees Does not match deposits
12 months of bank statements Payouts actually landed Mixed personal spending
Mortgage statements Existing liens on all properties Missing a property
Insurance declarations Coverage fits short-term use Policy is for long-term rental
Permit or registration Local rules are met Expired or never filed
Title documents Who holds the property Deeded to an LLC

Reconcile all of it before you apply. If a manager collects payouts and sends you a monthly transfer, add the manager statements to the stack, because the transfer alone will not show gross activity.

Can a New Listing Qualify?

A new listing with no hosting history is a poor fit for a HELOC. The deposit analysis needs deposits, and twelve months of them is the usual window. A line has no way to use a projection.

DSCR is the better lane for a new or recently acquired Airbnb. On short-term-rental loans, expect a score of 640 or better and about 12 months of hosting history for the strongest path, with 1.00 as the coverage floor on purchases and on refinances. Purchase leverage reaches 75% LTV on a short-term rental, and cash-out on short-term-rental collateral tops out at 70%, compared with 75% on standard long-term rentals. Cash-out refinances typically want about six months of ownership.

Bank Statement HELOC or DSCR Cash-Out?

The two products answer different questions. A HELOC asks whether you can carry the debt. A DSCR loan asks whether the property can. Which one fits depends on how you hold title, how much you need and how you show income.

Factor Bank statement HELOC DSCR cash-out
Underwritten on You, from net deposits Property rent vs. payment
Investment leverage cap 70% CLTV 75% standard, 70% STR
Credit floor 700 on investment 660 typical, 620 in parts
Size Up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC allowed per program
Structure Variable line, draw and repay Term loan, 30-year fixed spine

DSCR compares rent to the full monthly obligation of principal, interest, taxes, insurance and any HOA dues. A ratio of 1.00 is where many select programs start, and stronger coverage opens better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Reserves vary by lender, leverage and loan size, commonly around six months of the monthly obligation, and they step up on larger loans.

Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities and capital costs all sit outside the calculation. Read the complete DSCR loans guide for how the ratio works from start to finish.

Why Do Files Stall, and What Fixes Them?

Most sticking points are fixable before you apply. These are the common ones and the usual remedy:

  • The lender does not write investment lines. Ask a broker to shop wholesale lenders rather than collecting declines one at a time.
  • The property is in an LLC. Plan a vesting change or move to a DSCR cash-out.
  • Deposits are commingled. Open a dedicated rental account well before you apply.
  • Payouts do not match deposits. Reconcile the platform reports to the statements and label every transfer.
  • Credit sits below 700. The investment floor is firm, so rebuild the score or choose another product.
  • The ask is above $500,000. Lines above that size are primary-residence only, so an investment line cannot reach them.
  • Insurance covers only long-term rental. Get a policy that names short-term use.

Is a HELOC Smart Funding for a Rental?

A HELOC is revolving credit with a draw period and repayment afterward. The CFPB describes it as an open-end line you can borrow against repeatedly, usually with a variable rate. The payment can rise, and that matters on a buy-and-hold.

Investors use a line as short-term capital and refinance out of it into a term loan. That works when the exit is clear. It works badly when the line becomes permanent funding for a rental that barely covers its own costs.

It also adds a lien and a payment to your whole portfolio. If you own several rentals, the added debt counts against every future application. In some files a DSCR cash-out refinance on the Airbnb itself produces a cleaner structure, because the loan is sized on the property rather than stacked on top of your other debt.

Should You Apply Now? A Short Checklist

Run through these before you ask anyone for a line:

1. Confirm how the Airbnb is titled. If it is in an LLC, a HELOC is off the table without a vesting change. 2. Check your credit against the 700 floor for an investment line. 3. Gather twelve months of statements, platform reports and mortgage statements. 4. Decide how much you need. An investment line stops at $500,000. 5. Estimate the leverage. Combined debt on the property must fit within 70% of its value. 6. Look at a DSCR cash-out refinance if the property carries the numbers better than you do.

Key Terms Defined

Bank statement HELOC: a home equity line of credit where deposits in your accounts, rather than tax returns, document your income.

Net deposits: the money left from your account deposits after the lender removes transfers and applies an expense factor.

DSCR: the debt service coverage ratio, which compares a property’s monthly rent to its full monthly obligation.

PITIA: the monthly total of principal, interest, taxes, insurance and association dues.

Automated valuation: a computer-generated estimate of property value used in place of a traditional appraisal on smaller lines.

Draw period: the stretch of time when you can borrow from the line, before repayment begins.

Frequently Asked Questions

Does Airbnb income count toward a bank statement HELOC?

Yes, but only as net deposits, not gross bookings. The lender strips out transfers, applies an expense factor and averages the result, so qualifying income lands well below what the platform shows. On an investment property the line still caps at 70% CLTV with a 700 minimum credit score, subject to lender guidelines.

How much hosting history do I need?

A deposit-based review generally looks at about twelve months of activity. A new listing without that history has little to analyze, because a HELOC has no projected-income method. DSCR programs for short-term rentals also expect about 12 months of hosting history on the strongest path, and a 640 or better score.

Can I get a HELOC on an Airbnb held in an LLC?

No, not on this network. A HELOC must be held by you as an individual or by a revocable living trust. A property already in an LLC needs a vesting change or a DSCR cash-out refinance instead, which is commonly closed in an LLC, subject to program terms.

Can I use my primary home instead of the Airbnb?

Yes, a line on your primary residence is a separate product with its own terms, and your rental income is supporting income at most. The tradeoff is that your home secures the debt, so a weak season at the rental puts the house at risk. Compare that against a DSCR cash-out on the rental itself.

Is a DSCR loan better if my Airbnb is the real income source?

It often is when the property earns more than your tax return shows. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It also allows LLC title, larger loan sizes and, on standard rentals, a 75% cash-out ceiling.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. You can reach the team at 828-256-2183 or request a quote.

A rental account that pays only rental bills also makes the deposit review easier to read, since fewer personal transactions need explaining.
