The Quick Read: Yes, bank statements can replace traditional personal-income documentation, W-2s and pay stubs as your proof of income, but they are never the only thing in the file. Credit, assets, reserves, debts and the property are all still reviewed, and the loan is reviewed on documented income under the applicable program, subject to lender guidelines. This is alternative documentation, not no documentation.
- Statements replace income paperwork only. They do not replace credit, appraisal or reserves review.
- Across the wholesale network, the typical window is 12 months of personal or business statements.
- Primary-residence purchase and rate-term loans reach up to 90% LTV through select lenders.
- Owner-occupied cash-out tops out at 80% LTV on a primary residence and 75% on a second home.
- A rental property usually points toward a DSCR loan, which tests the property instead of your deposits.
What “Just Bank Statements” Actually Means
The word “just” is where borrowers get tripped up. Statements stand in for the income documents. Everything else stays.
What your deposits qualify you for.
Alt-doc programs read 12 months of business or personal bank deposits instead of tax returns. Enter your average monthly deposits and see the income a lender would credit you.
The expense factor is set by the lender from your business type and profit-and-loss statement; it is not a number you choose. This widget quotes no rate and no payment.

Estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Deposit average, expense factor, and housing ratio are editable assumptions; the expense factor a lender applies is set from your business type and documentation. No interest rate or monthly payment is quoted here. Purchase capacity is a simplified illustration and does not account for taxes, insurance, HOA dues, or other debts. Alt-doc income documentation is available on consumer mortgages in the states where Lendmire is licensed for consumer lending; actual terms vary by lender, borrower, and property.
| Statements replace | Still reviewed |
|---|---|
| Traditional personal-income documentation | Credit history and score |
| W-2s and pay stubs | Assets and reserves |
| Employer verification | Existing debts and DTI |
| Property and independent appraisal |
Trade press describes the standard setup: a self-employed borrower with no W-2 supplies 12 to 24 months of personal or business statements, and the lender applies an expense factor, with 50% given as an example, or uses a profit-and-loss statement. Across the wholesale network, most programs work from 12 months. Individual lender program sheets control.
These loans also carry real underwriting weight. Per Scotsman Guide, non-QM loans must still satisfy ability-to-repay requirements, income is verified, and appraisals are independent. Lenders manually underwrite these files, which is why they ask for more communication up front.
Who This Loan Is Built For
It is built for self-employed borrowers whose traditional personal-income documentation understates cash flow. Write-offs shrink taxable income while deposits keep landing. Contractors, business owners and gig earners fit the pattern.
Non-QM is not the subprime label people assume. Scotsman Guide reports the average non-QM borrower carried a 776 FICO in 2024, about the same as conventional conforming borrowers. Non-QM simply means the loan can’t be sold to the GSEs, and it is about 5% of all mortgages. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Not every lender offers the product. That is a broker’s job: comparing programs across lenders instead of working one rate sheet.
How the Process Works
On a bank statement file, the sequence is mechanical.
1. Choose the window. Market range is 12 or 24 consecutive months. Seasonal or irregular earners often do better on the longer window. Most files in the network run 12 months.
2. Pick personal or business statements. Business accounts take an expense factor. Personal accounts generally skip the business-expense haircut, but the deposits must still look like earned income.
3. Total the deposits and strip what isn’t income. Transfers between your own accounts, refunds, loan proceeds, unsourced cash and one-off lumps come out.
4. Apply the expense factor. It varies by lender and business type. Never assume a number until the program sheet says so. A CPA-prepared expense statement can sometimes lower the factor, depending on the program.
5. Divide by the number of months. That is qualifying monthly income, which is then compared with your debts.
6. Review the rest. Credit, assets, reserves, property, appraisal. Reserves commonly run around 6 months of the housing payment.
How Deposits Become Income
Picture a business owner whose account shows twelve months of deposits. Three of those deposits are transfers from a savings account, one is a customer refund reversal, and one is a loan advance. All five come out before anything is averaged. What remains gets the expense factor, then gets divided across the months.
Two things move the number most. First, trend. A declining year pulls the average down, and underwriters notice. Second, lumpiness. One huge month followed by thin ones averages lower than steady deposits with the same total.
Overdrafts and commingled personal and business spending are the common stall points. So are large unexplained deposits and recent account shuffling. Keep accounts clean for several months before applying, and keep a note ready on any deposit that looks unusual.
Where Leverage Lands
Leverage depends on occupancy and transaction type. Mixing them up is the fastest way to misread a program.
| Scenario | Typical ceiling (select lenders) |
|---|---|
| Primary residence, purchase or rate-term | Up to 90% LTV |
| Primary residence, cash-out | Up to 80% LTV (75% with accountant-prepared ratio) |
| Second home, cash-out | Up to 75% LTV |
| Investment property, cash-out | Around 75% LTV |
| Primary residence, asset-depletion alternative | Up to about 80% LTV |
Loan sizes generally run from $125,000 to $3,500,000. Stronger files, with higher credit and deeper reserves, earn the top of each range. Investment purchase leverage on statement documentation varies by lender, so treat it case by case. All of this is subject to lender guidelines and credit approval.
Term structure follows each lender’s program sheet. Don’t count on extended or interest-only structures here, since those are mainly DSCR-side features.
Rental Properties: A Different Test
Occupancy decides the regime. An owner-occupied file, a primary residence or second home, is a consumer mortgage. A loan on a non-owner-occupied rental, including a short-term rental, is a business-purpose investor loan, and it is reviewed differently.
The rule text supports this. The Federal Register preamble to the ability-to-repay rule says business-purpose loans fall outside TILA coverage and treats investment-purpose loans as business-purpose. The CFPB’s TILA guide lists the matching exemption for business credit. Business purpose is not a free pass from every rule, though, and the occupancy line is not always obvious, so confirm the classification with counsel on any borderline file.
Here is the practical point. A bank statement loan tests you. A DSCR loan tests the property. Per Scotsman Guide, DSCR underwriting looks at property cash flow rather than personal income. Bank statement income feeds a personal DTI, so every added mortgage counts against you. That makes portfolio growth harder on this product.
Consider a self-employed investor with a solid rental and deposits that have dipped this year. Their personal-income file looks weaker than the property does. That profile usually fits DSCR better. Programs below 1.00 coverage are available through select lenders in the network, but leverage and terms adjust. The complete DSCR loans guide covers how that test works.
When a Bank Statement Loan Fits and When It Doesn’t
It fits when you are buying or refinancing a home you will live in, your deposits are steady, and traditional income documentation undersells your income. It also fits when you want to document income through the business account.
It doesn’t fit when deposits are declining or erratic, when you already carry heavy debt, or when the target is a pure rental. If you qualify with conventional personal-income paperwork for a conventional or government-backed loan, that is likely the better option on cost and simplicity. Try returns first. Keep statements as the fallback.
Key Terms Defined
Non-QM: a mortgage that can’t be sold to the GSEs or federal government, underwritten under its own program rules.
Expense factor: the share of business deposits a lender removes to estimate usable income.
DTI: your monthly debts divided by qualifying monthly income.
Business-purpose loan: credit extended mainly for investment or business use, not personal or household use.
Reserves: liquid funds left after closing, commonly around 6 months of the housing payment.
Your Document Checklist
Statements are the headline document. The file still carries more.
- Income: all pages of 12 months of statements, plus a P&L or CPA expense statement if the program uses one.
- Identity and business: government ID, proof of self-employment history, business license where relevant.
- Assets: statements showing reserves and down payment funds. Statements can document these on any loan type, separate from income.
- Property: purchase contract or current mortgage details, insurance, and the independent appraisal.
Skipped pages, cropped screens and unexplained deposits cause more pended files than weak income does.
Frequently Asked Questions
Do I need standard personal-income documentation for a bank statement loan?
No. Statements replace returns as the income proof. Credit, assets, reserves, debts and the property are still reviewed, subject to lender guidelines.
Can a P&L replace bank statements?
Sometimes. Trade press notes a profit-and-loss statement or third-party tax-professional expense statement can be used for the expense side. Whether a lender accepts it in place of statements is program-specific.
Should I use personal or business statements?
It depends on where your income lands. Business statements take an expense factor. Personal statements usually don’t, but deposits must read as earned income. Avoid double-counting owner transfers.
Can I buy a rental with a bank statement loan?
Cash-out on an investment property tops out around 75% LTV on these programs, and purchase leverage varies by lender. Rental purchases usually fit DSCR better because the property’s income carries the file.
What if I have large deposits?
Expect questions. Unsourced lumps are removed from income, and large ones need a paper trail. Document the source before the lender asks.
