Can You Get a HELOC or Home Equity Loan Without a DTI Test?

Can You Get a HELOC or Home Equity Loan Without a DTI Test?

The Quick Read: Rarely. A standard HELOC or home equity loan almost always includes a debt-to-income (DTI) test, because lenders want proof you can carry the payment. Investors who want to skip personal DTI usually move to a rent-based DSCR cash-out refinance instead, subject to lender guidelines.

  • Equity lines on rentals are a thin market, and the ones that exist test your personal DTI, credit, and combined equity.
  • On this network, an investment-property line tops out at 70% CLTV with a 700 minimum score and lines up to $500,000.
  • Alternative income documents change how income is proven. They do not remove the repayment test.
  • A DSCR cash-out refinance tests the property’s rent against its payment instead of your personal debts.
  • Lines are only available in Lendmire’s 16 full-service states. DSCR financing covers 41 markets, including Washington, D.C.

Key Terms Defined

DTI (debt-to-income ratio): your monthly debt payments divided by your monthly gross income. Lenders use it to judge whether another payment fits.

CLTV (combined loan-to-value): all loans against the property, added together, divided by its value.

DSCR (debt service coverage ratio): a property’s monthly rent divided by its monthly payment, covering principal, interest, taxes, insurance, and any HOA dues (PITIA).

Non-QM: a loan that falls outside standard agency mortgage rules and uses its own underwriting.

Business-purpose loan: credit taken primarily to buy, improve, or hold a rental or other business asset.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Does a HELOC Still Test DTI?

Because lenders need a way to judge repayment, and personal DTI is the default tool. On a standard equity line, the lender pulls credit, documents your income and debts, and counts every mortgage you carry. That includes the first mortgage on the very property you’re borrowing against, as Experian points out.

NerdWallet also addresses whether you can get a HELOC on an investment property.

Here is how that compares across the wholesale network Lendmire works with. The line product allows up to 50% DTI. The limit falls to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 score. Investment lines need a 700 anyway, so for an investor the practical ceiling is 50%.

One detail catches people. The network qualifies the line on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A $400,000 line you only intend to use half of is tested as if it were fully drawn. The payment that counts is the biggest one the line allows.

Is There Any Equity Line With No DTI Test?

Almost none that an investor can count on. Some lenders will vary the test, change what it measures, or waive it on a narrow file. But a published product that skips repayment review altogether is not something Lendmire’s network offers, and the lenders that advertise light documentation still review the borrower.

“Light documentation” does not mean “no underwriting.” HousingWire describes non-QM lending as a toolbox of alternative documentation: bank statements, rent-based DSCR, asset-based income, and 1099 or profit-and-loss programs. Each swaps one way of proving repayment for another. A bank-statement program, for example, still builds a DTI from the income it derives.

So the useful question isn’t whether you can skip the test. It’s which test you’d rather be measured by.

Path What it tests instead Main catch
Standard rental equity line Personal DTI, credit, CLTV Thin supply; individual or trust title
Bank-statement or P&L program DTI from alternative income DTI still applies
DSCR cash-out refinance Property rent vs. its payment Replaces your first mortgage
Sub-1.00 DSCR cash-out Rent vs. payment, adjusted terms Select lenders; leverage and terms adjust
No-ratio structure Credit, equity, reserves, plan Select lenders only; generally for owners of a primary residence

What Does a Rent-Based Alternative Look Like?

A DSCR cash-out refinance replaces your first mortgage with a new, larger loan and hands you the difference. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your traditional employment income and personal debts are not the starting point.

Here is how that works across the wholesale network of DSCR lenders Lendmire places files with:

  • Leverage: cash-out refinances top out around 75% LTV on a standard rental, and about 6 months of seasoning is the common expectation.
  • Coverage: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Credit: a 620 floor exists in parts of the network. Most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders), with 30-year fixed structures the norm above $2,500,000.
  • Reserves: commonly around 6 months of PITIA, though they vary by lender, leverage, loan size, and transaction type.

Because these are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s rule on business-purpose credit is why the consumer-style DTI framework isn’t the default here. Different review doesn’t mean no review. Lenders still look at credit, the valuation, reserves, and property type.

Don’t read 1.00 as cash flow, either. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex all sit outside the ratio. A property can clear 1.00 and still lose money in a bad year.

For the full mechanics, Lendmire’s complete DSCR loans guide walks through how coverage is calculated and priced.

Why Does Title Decide So Much?

Because an equity line on this network can only be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That’s the sharpest structural difference from a DSCR loan.

Picture an investor who deeded a duplex into an LLC for liability reasons. The equity is there. The line isn’t, unless the property is re-vested into the investor’s name, which brings its own considerations. A DSCR cash-out on the entity-owned property, subject to lender program eligibility, avoids that step.

The same holds for property type. Equity lines here cover single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. DSCR is also not offered on manufactured homes, log homes, or barndominiums.

How Much Can You Actually Borrow Against Equity?

It depends on occupancy, and the gap is wide. Don’t carry a number from one column into another.

  • Investment property: the ceiling is 70% CLTV, with a 700 minimum credit score and lines up to $500,000. These run a 5-year interest-only draw followed by a 25-year repayment period.
  • Primary residence: the ceiling reaches 90% CLTV, but only at a 720-or-better profile and up to $500,000. Lines up to $750,000 are primary-residence only.
  • Second home: the ceiling also reaches 90% CLTV, again only at 720 or better, with a 640 minimum score and lines up to $500,000.

The network figure for an investment line is the lower 70%. Pricing on the line floats and never converts to fixed, and at least 75% of the line is drawn at closing.

Lendmire’s piece Second Home HELOC Equity Minimums and DTI Limits covers that occupancy tier in more depth.

The Investor Who Hits the DTI Wall

Run the logic on an investor with four financed rentals and a modest salary. Every mortgage on every property feeds one personal DTI. Add a fifth payment and the ratio can break, even if all five properties’ rents cover their own payments comfortably.

That investor often looks weak on a DTI-based line and strong on rent-based underwriting. Under DSCR, the question moves to each property: does the rent cover its own obligation? A borrower can clear that test on a duplex and still be turned away by a line that adds the same debt to a personal ratio.

Two limits remain on the equity line side. A borrower can hold at most three lines at once, and an owner of more than 15 financed properties is not eligible. DSCR has no such cap on the number of properties you own.

What About a Larger Down Payment or More Equity?

More equity helps. It doesn’t erase the rules. A bigger down payment lowers the payment and can lift the coverage ratio. It never overrides leverage caps, credit floors, reserve rules, or property eligibility.

The strongest files clear both tests: enough equity and enough rental coverage. On a purchase, most DSCR files land at 75%-80% LTV, and select programs reach 85% LTV with roughly a 700+ score. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The Trade-Offs of Swapping to a Cash-Out

A DSCR cash-out isn’t free of cost. It replaces the existing first mortgage. If your current first mortgage is one you’d rather keep, a standalone line behind it can make more sense, provided your DTI and title allow it. Adding new debt also lowers coverage, so a property that sits comfortably above 1.00 today can land close to the floor after a large cash-out.

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What to Do Before You Apply

1. Check title first. Individual or revocable trust points toward an equity line. An LLC points toward DSCR.

2. Run your real DTI. Include every mortgage and use the full-line payment. If it clears 50% with room, a line is possible.

3. Count your properties and lines. More than 15 financed properties rules out the line.

4. Estimate rental coverage. Rent divided by PITIA tells you where a DSCR file stands. Rent that comfortably covers the full obligation puts you in stronger territory.

5. Compare combined leverage. Add the existing first mortgage to the new debt before choosing a product.

6. Skip anyone who promises approval with no checks. Every legitimate product reviews credit, equity, and property.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The brokerage arranges financing through select lenders in its wholesale network and is never the lender.

Frequently Asked Questions

Can a lender waive DTI if my credit is excellent?

Strong credit helps, but it does not replace the test. On the network’s equity lines, a DTI ratio above 45% requires at least a 680 score, so the 50% maximum is not available at every score. Investment lines need 700 or better to begin with. Excellent credit improves leverage and pricing tiers. It doesn’t remove the repayment check.

Does a bank-statement loan skip DTI?

No. Bank-statement and profit-and-loss programs change which documents prove your income. A DTI is still built from the income figure they produce. If you want a test that isn’t based on your personal income at all, a DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Is there a rental-property equity product with no ratio test?

A no-ratio structure is available only through select lenders, generally for borrowers who already own a primary residence. It leans on credit, equity, property type, and reserves instead. It’s a narrower path than standard DSCR, and leverage and terms are adjusted accordingly. Coverage below 1.00 is a separate path through select lenders in the network, also with adjusted leverage and terms.

Can an LLC take out a HELOC on a rental?

Not on this network. Lines require title held by an individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out instead, subject to lender program eligibility.

Does a DSCR cash-out count as a HELOC?

No. A DSCR cash-out is usually a closed-end loan that replaces your first mortgage and tests the property’s rent. A HELOC is a revolving line, usually behind or beside the first mortgage, tested on your personal income. They solve the same problem in different ways.
