Can You Get a Home Equity Loan Without a Job?

Can You Get a Home Equity Loan Without a Job?

The Quick Read: Yes, in many cases, because lenders underwrite your ability to repay rather than your job title, so documented retirement income, Social Security, rental income, investment income, a spouse’s income or assets can qualify you, though a file with no verifiable income of any kind is very hard to place. Investors have a second route. A business-purpose cash-out refinance on a rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

  • A job is not the test. Documented, continuing repayment ability is.
  • On an investment property, the home equity line in Lendmire’s wholesale network tops out at 70% CLTV, with a 700 minimum credit profile and lines up to $500,000.
  • On a primary residence, 90% CLTV exists only at a 720-or-better credit profile. Lower credit tiers step down from there.
  • On a cash-out refinance of a standard rental, most programs in the network top out around 75% LTV, with about 6 months of seasoning as the common expectation.
  • Rental coverage can carry an investor’s file. It does not erase credit floors, equity limits or reserve rules.

Why a Paycheck Isn’t the Real Test

The lender wants proof that money keeps arriving. It does not care much whether a boss sends it. Experian makes the same point: regular, documented income matters more than employment itself.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Plenty of borrowers qualify with no employer at all. Retirees live on pensions and withdrawals. Landlords live on rent. Some people live on investment portfolios or a spouse’s salary.

Time matters too. Yahoo Finance notes that non-wage income generally needs to be well documented and expected to continue for at least three years. A pension that runs for life passes that test easily. Unemployment benefits that end in a few months usually do not, and lenders treat pending job offers differently from one another.

Here is the catch. A file with nothing to document is a hard sell at nearly every lender. Marketing that promises approval regardless of income should make you suspicious, not hopeful.

What Counts as Income When You Have No Paycheck?

Lenders accept many income types, but each one needs its own paper trail. The table shows what a borrower typically brings. Exact acceptance varies by program and lender.

Income source What you typically show Common pitfall
Social Security Award letter, bank deposits Benefits that end soon
Pension or annuity Statements, 1099-R Short payout period
Retirement withdrawals Account statements Balance too small to last
Rental income Leases, market-rent appraisal Vacancy gaps
Investment income Brokerage statements Volatile or one-time gains
Spouse’s income Spouse’s pay or tax documents Rules differ by lender
Assets Statements for liquid accounts Funds that cannot be sourced

“Low-documentation” does not mean no checking. Bankrate reports that these products still verify income through alternative paperwork. They are not the old loans that skipped verification entirely.

What Else Lenders Weigh: Equity, Credit, DTI and Assets

Even with solid non-wage income, four things shape the answer.

Equity. Lenders cap the combined balance of all loans against the property, called CLTV. You must leave a cushion of equity untouched.

Credit. Across the network’s home equity line, the program floor is a 600 credit profile on primary residences. Second homes start at 640, and investment properties start at 700. A report must be no more than 90 days old at closing.

Debt-to-income (DTI). The maximum DTI on these lines is 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw. For a borrower living on a small income, that is where files stall.

Assets and reserves. Liquid savings can make a thin income picture more believable. They do not replace income documentation on a consumer-style line.

Home Equity Line Ceilings by Occupancy

The ceiling depends on what the property is used for. Quoting one number for everyone would mislead you. This table covers the standalone home equity line that Lendmire arranges through select wholesale partners, in a first or second lien position.

Occupancy Top CLTV ceiling Minimum credit Max line
Primary residence 90% (only at 720+) 600 $750,000
Second home 90% (only at 720+) 640 $500,000
Investment property 70% 700 $500,000

Lower credit tiers step down. On a primary residence, a 640 profile reaches 80% CLTV, and a 620 profile reaches 70%. Lines above $500,000 are primary-residence only and cap at 75% CLTV. They also need a full appraisal and a credit profile of 700 or better (720 on the 5-year draw structure described below).

Two draw structures exist on primary residences and second homes. The 3-year draw structure is interest-only for three years and then fully amortizes over 17 years. Investment lines use the 5-year structure only.

At least 75% of the line must be drawn at closing. That matters if you have no paycheck. You start repaying on most of the money immediately. When the interest-only period ends, the payment jumps because principal begins.

Title is the other sharp edge. The individual borrower or a revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot. Manufactured homes, co-ops, condotels, log homes and commercial or mixed-use properties are not eligible. These lines are available in 16 full-service states, narrower than Lendmire’s 41-market DSCR footprint.

What’s the Catch for Investors?

An investment-property line caps at 70% CLTV and requires a 700 minimum credit profile. It also leans on the borrower’s own income, since the DTI test still applies. A jobless investor with no documented personal income will struggle. A jobless investor with strong rental properties often has a better tool.

A federal consumer booklet on home equity lines says lenders weigh income, debts, other obligations and credit history when setting a credit limit. That describes the consumer path. The investor path reads the property instead.

The Investor Route: DSCR Cash-Out Refinance

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal ability-to-repay rule, Regulation Z § 1026.43, does not apply to credit extended primarily for a business purpose, even when a dwelling secures it. Whether a given loan counts as business-purpose depends on its actual purpose, and the lender’s compliance process decides that.

DSCR means debt service coverage ratio. You divide the property’s monthly rent by its full monthly obligation: principal, interest, taxes, insurance and any HOA dues. That sum is called PITIA. A result of 1.00 means rent equals the payment.

Here is how the numbers typically line up across the network:

  • Leverage. Cash-out refinances on standard rentals top out around 75% LTV. On short-term-rental collateral, a cash-out tops out at 70%.
  • Seasoning. About 6 months of ownership is the common expectation. Seasoning is the waiting period between buying a property and borrowing against it.
  • Coverage. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Credit. A 620 floor exists in parts of the network. Most programs want around 660. A 700+ score unlocks the strongest tiers.
  • Loan size. Standard programs run up to $3,000,000 (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves. These vary by lender, leverage, loan size and transaction type. About 6 months of PITIA is common. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Larger loans typically step up to about 9 months.

Run the numbers on a modeled duplex. Assume rent covers the full monthly obligation at about 1.25x on a cash-out at 75% LTV. That is a strong coverage picture. Clearing 1.00 does not mean the property produces positive cash flow, though. Repairs, vacancy, management, utilities and capital expenses all sit outside the DSCR calculation. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A property does not always need a tenant in place. For single-family homes, an appraiser can set market rent on a 1007 form. For 2-4 units, the appraiser uses a 1025. Lender requirements differ, so expect the lender to specify which one it wants.

This route also opens LLC ownership, subject to lender program eligibility. A home equity line cannot sit in an LLC, as noted above. A property already deeded to an LLC needs a vesting change before a home equity line is possible, or a DSCR cash-out instead.

One Practitioner Observation

Across the files Lendmire places, borrowers often assume DSCR means no review at all. The file still gets a credit check, an equity check, a reserve check and a property review. What changes is the income that carries the file. Borrowers who gather the lease or market-rent appraisal and their asset statements up front tend to avoid the back-and-forth.

Which Path Fits Your Situation?

These are modeled situations, not promises of approval.

Laid off but holding rentals. Picture an investor who left a salaried job and owns two rentals with solid coverage. A DSCR cash-out is the natural fit, since the property’s rent carries the file.

Retired homeowner. A retiree with a pension and Social Security can often document steady income for a line on a primary residence. Credit tier and DTI then set the ceiling.

Spouse earns. A spouse’s income may support the file, though rules vary by lender and state. Expect both spouses’ documents.

Living on assets. Someone with a large brokerage account but little monthly income may qualify through asset-based documentation. That depends on the program. Asset-based income that cannot be shown to continue is a common stumbling block.

Self-employed with swings. Bank-statement or 1099 income can work under certain programs, with 12 or 24 months of documentation. It is reviewed on documented income under the applicable program, subject to lender guidelines.

If You Don’t Qualify: Alternatives Compared

Option Monthly payment? Trade-off
Co-borrower Yes Their income and credit are on the file
Home equity agreement No You give up part of future appreciation
Reverse mortgage No Homeowners 62 and older only
DSCR cash-out (investors) Yes Needs rental property and equity

A home equity agreement is not a loan. You sell a share of the home’s future value for cash now. There is no monthly payment, but you may hand over a large slice of appreciation later. A reverse mortgage works only for homeowners 62 and older, and it also carries no monthly payment.

Risks, and What to Do Before You Miss a Payment

Your property secures any home equity product. Miss payments and the lender can foreclose. That risk climbs when your income is fragile, so size the draw to what you can carry through a vacancy or a lean stretch.

Two features raise the stakes. The interest-only period ends, and the payment steps up. At least 75% of the line is drawn at closing, so the balance starts high. Know your amortization date before you sign.

If you see trouble coming, call the lender before a payment is late, and rebuild your reserves before you borrow again.

Key Terms Defined

CLTV (combined loan-to-value). Total loan balances against the property divided by its value.

DTI (debt-to-income). Your monthly debt payments divided by your monthly income.

DSCR. Property rent divided by the full monthly property obligation.

PITIA. Principal, interest, taxes, insurance and association dues.

Seasoning. The waiting period between buying a property and refinancing it.

Business-purpose loan. Credit used mainly for investment or commercial reasons rather than personal, family or household use.

Frequently Asked Questions

Can I get a HELOC without a job?

Yes, if you can document repayment ability from other income. Retirement income, rental income, investment income and a spouse’s income all count at many lenders. Lendmire’s network offers standalone lines on primary residences, second homes and investment properties, with DTI limits and credit tiers that apply to everyone. A file with no verifiable income is very difficult to place.

Does the rental property have to be leased?

Not always, depending on the program. An appraiser can estimate market rent on the 1007 or 1025 form. A vacant rental can still produce a coverage ratio. Some lenders prefer a signed lease, so ask early.

Can an LLC take out a home equity line?

No. The home equity lines in Lendmire’s network require title in the name of an individual or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A DSCR cash-out refinance can work for LLC-owned rentals, subject to lender program eligibility.

Is a home equity agreement a loan?

No. You sell a share of the home’s future value for cash today, with no monthly payment. The cost shows up later, when you give up part of the appreciation. Compare that cost against a line or a cash-out before you sign.

Does clearing 1.00 coverage mean the rental makes money?

No. DSCR compares rent to the PITIA payment only. Repairs, vacancy, management, utilities and capital expenses fall outside the calculation. A deal can clear 1.00 and still lose money after those costs.
