The Quick Read: Yes, through select wholesale programs and subject to full underwriting, a second home can carry a super jumbo loan, but at a lower leverage ceiling than a primary residence at nearly every loan size. Occupancy, loan size, credit, reserves and documentation decide the outcome.
- Second-home leverage typically runs below a primary residence at every size band, subject to underwriting.
- Above $4,000,000, every second-home file is reviewed case by case before submission.
- Qualifying income can come from 12 or 24 months of bank deposits after an expense ratio, not traditional personal-income documentation.
- Rent from the property is generally not used to qualify on a true second home.
- Second homes are one-unit only through the wholesale programs Lendmire brokers.
Lendmire is a broker. It shops multiple wholesale programs and does not lend, and nothing here is a commitment to lend.
What Makes a Loan Jumbo, and What Makes It Super Jumbo?
A loan is jumbo when the loan amount, not the purchase price, exceeds the county conforming limit. The baseline limit for a one-unit property rose by $26,250 to $832,750, with a high-cost ceiling of $1,249,125, according to the FHFA announcement as reproduced by Calculated Risk. Orrick’s legal update confirms the same figures. A buyer who puts enough down on an expensive home can still land under the limit.
“Super jumbo” has no regulatory definition. It is a market label for the top loan-size tiers. Because these loans cannot be sold to the agencies, each investor writes its own guidelines. That is why two lenders can give two different answers on the same file.
Key Terms Defined
Conforming limit: the county loan-amount cap set annually by FHFA. Loans above it are jumbo.
Occupancy: the use you declare on the application: primary residence, second home or investment property.
Bank statement qualifying: income calculated from months of eligible deposits after an expense ratio, instead of traditional personal-income documentation.
Reserves: liquid assets left after closing, counted in months of the housing payment.
Case-by-case review: a pre-submission look at a file above a size line, with no standard leverage promised.
How Does Second-Home Leverage Compare to a Primary Residence?
Second-home ceilings sit below primary at nearly every size, and the gap widens past $3,000,000. Through select wholesale programs, subject to full underwriting, these are the second-home purchase ceilings by loan amount. Every row above $4,000,000 is reviewed case by case before submission.
| Loan size | Second-home purchase | Program |
|---|---|---|
| $300K–$1M | 85% | Portfolio |
| $1M–$1.5M | 80% | Portfolio |
| $1.5M–$2M | 80% | Portfolio |
| $2M–$2.5M | 80% | Portfolio |
| $2.5M–$3M | 75% | Portfolio |
| $3M–$3.5M | 65% | Portfolio, super-jumbo overlays |
| $3.5M–$4M | 65% | Portfolio, super-jumbo overlays |
| $4M–$5M | 65%, on review | Portfolio, super-jumbo overlays |
| $5M–$6M | 55%, on review | Bank portfolio |
| $6M–$10M | 55%, on review | Bank portfolio |
| $10M–$20M | 50%, on review | Bank portfolio |
| $20M–$30M | 50%, on review | Bank portfolio |
Read the table as ceilings, not offers. The credit score is a separate test. The top cell in each band needs 700 or better up to $1,000,000, 680 from $1,000,000 to $1,500,000, 700 from $1,500,000 to $2,000,000, 720 from $2,000,000 to $3,000,000, and 760 from $3,000,000 to $5,000,000. On the bank portfolio program, the top cell needs 680 above $5,000,000. A lower score takes a lower leverage cell inside the same band.
A primary residence at the top credit tier can reach 75% on a purchase up to $4,000,000, so the second-home gap at $3,000,000 to $3,500,000 is ten points, not five.
Cash-out sits lower. A second-home cash-out runs 75% in the $300,000 to $2,000,000 range, then steps down to 70%, 60% and 55% as the loan grows. A buyer who plans to pull equity from a vacation home later should size the original purchase with that step-down in mind.
What Counts as a Second Home?
A second home is a property you personally use for part of the year. It is not a property you operate to earn rent. The lender prices and approves on the occupancy you declare, and that declaration has to match your real plan.
Three practical points follow:
- One unit only. Through the wholesale programs Lendmire places files with, second homes are limited to a single unit.
- Incidental rent is not the problem. Using the rent to qualify, or running the place as a rental business, is. Lendmire’s piece How a Super Jumbo Bank Statement Second-Home Loan Works covers where that line sits.
- Misstating occupancy has consequences. Nolo’s legal explainer describes occupancy fraud and why lenders rank primary, second home and investment by risk. A second home that drifts into full-time rental has become an investment property.
When the Plan Is Really a Rental
If you intend to rent the property heavily from day one, finance it as an investment property. The ceilings match second-home in the $300,000 to $2,500,000 range. Above that they diverge: at $3,000,000 to $4,000,000 an investment purchase runs 60%, against 65% for a second home, and the top cell needs 680 credit instead of 760.
For rent-driven buyers, the better fit may be a rental-income path. That qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide explains how that coverage ratio is built. Select lenders in the network will review coverage below 1.00, but leverage and terms adjust when they do.
Pick one lane. A second-home loan with a rental plan hidden behind it is the file that gets reclassified, repriced or worse.
How Do Self-Employed Buyers Qualify?
Most super jumbo second-home buyers are founders, physicians, attorneys or investors whose traditional personal-income documentation understates cash flow. Across the wholesale network, three qualifying paths cover them.
1. Bank statements. Twelve or 24 consecutive months of personal or business statements. Business statements require at least 25% ownership. Eligible deposits are divided by the statement months after an expense ratio of 20%, 40% or 50% depending on the business, or an accountant-provided ratio. A profit-and-loss method is capped at 80%.
2. Asset allowance. Liquid assets divided by 36, 60 or 84 months supplement or replace income, on primary and second homes only, at 80% maximum. Above $3,500,000 the 84-month standalone version applies.
3. Assets only. No DTI is calculated when U.S. liquid assets equal the loan amount plus closing costs plus sixty months of any net loss on other residential property.
Transfers from your own business into a personal account count in full. Statements must be consecutive. Transaction histories do not substitute.
Retirement accounts count at 70% of value, or 80% at age 59.5 and over. Business funds, gifts, most trusts, unvested stock and cryptocurrency never count toward the asset paths.
Credit, DTI and Reserves
The program floors are 660 credit on the portfolio program up to the super-jumbo line, 700 above it, and 680 on the bank portfolio program at every size. The ladder above shows what each band’s top leverage needs, which is usually higher than the floor. DTI runs to 50%. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Reserves step up with size: 3 months through $500,000, 6 months through $1,500,000, 9 months above that. Add 2 months for each additional financed property, to a 12-month maximum. Your primary mortgage counts as a financed property, so reserve math on a second home covers both.
Here is the catch at the top. Past $3,000,000 on a second home, a 700 credit floor, a 0x30x24 housing history and 48-month seasoning on any credit event apply. Cash-out proceeds cannot satisfy reserves. No non-occupant co-borrowers. No rural property. Ten acres maximum. Applicants must be U.S. citizens or permanent residents.
Property Types That Trip Files
Second homes are one-unit only. Beyond that, the property itself often decides the file:
- Warrantable condos reach 85% and non-warrantable condos 80% in the general program grid, but a second-home condo still sits under the second-home ladder above.
- Condotels run lower: 75% on a purchase and 65% on cash-out, and 50% on the bank program.
- Rural property reaches 80% only on ten acres or less and never above $3,000,000.
- Texas 50(a)(6) home-equity loans take a 5-point LTV reduction and stop at $3,000,000 on the portfolio program.
Resort and rental-pool condo buildings draw the hardest scrutiny, because the building’s rental activity pushes against second-home treatment. Get the HOA questionnaire and budget in early.
Three Scenarios
A physician buying a lake house. Picture a self-employed buyer with a $2,800,000 purchase, 25% down, using 24 months of business statements. The loan lands in the $2,000,000 to $2,500,000 band, where the second-home purchase ceiling is 80% and the top cell needs 720+ credit. The file also carries 9 months of reserves plus two for the primary mortgage. It is clean if the expense ratio and deposit history are documented. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
A founder with an eight-figure liquidity event. Say the buyer wants a $4,500,000 coastal home with income lumpy on paper. Asset-based qualifying may fit better than deposits. At this size the file is reviewed case by case before submission, and leverage of 65% on a purchase is a ceiling on review, not a promise. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
A buyer who wants rent. Consider a $3,500,000 property the owner plans to list most of the year. Financing it as a second home gives up rent-based qualifying and risks reclassification. Financing it as an investment property accepts the 60% purchase ceiling and a different documentation story. Honestly, that is often the cleaner choice.
Purchase, Rate-Term or Cash-Out?
Purchase carries the highest ceilings. Rate-term refinances run at or just below purchase. Cash-out is lower at every size. On the portfolio program, proceeds are unlimited at or below 60% LTV, and cash-in-hand is capped at $1,500,000 above 60%. The bank program publishes no cash-out cap. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Interest-only is available to 85% LTV on the portfolio program with a 700 floor, but that ceiling applies to the structure on primary-residence purchase and rate-term files. On a second home it never lifts the second-home ceiling in the ladder above. On the bank program interest-only stops at 60% LTV, or the band’s ceiling if lower. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
The two wholesale programs overlap. The portfolio non-QM program carries files to $6,000,000. The bank portfolio program takes twelve-month-statement files from above $4,000,000 to $30,000,000, so between $4,000,000 and $6,000,000 both can be compared.
Common Reasons Files Stall
- Occupancy declared as second home, but a rental plan appears in the documents.
- Statements that are not consecutive, or business ownership under 25%.
- Reserves that count the primary mortgage’s cushion but ignore the second property.
- Cash-out proceeds counted toward reserves.
- A condo project failing review, or a parcel over ten acres.
- Credit just under the band’s needed score. A 718 at a 720 band is a real problem.
Many of these show up before submission, not after.
Tax treatment varies with how the property is used and held; keep clear records and consult a qualified tax professional.
Frequently Asked Questions
Can I use rental income to qualify on a second home?
Generally no. A true second home is reviewed on your own income or assets, not on rent from the property. Some rent can be earned incidentally without changing the classification, but the file is built without it. If rent is central to the plan, an investment-property or rental-income structure is the honest fit.
Is the down payment higher on a second home?
Yes. Second-home ceilings run lower than primary residence ceilings at most sizes, and the gap is wider at some. At $3,000,000 to $4,000,000, a second-home purchase tops out at 65%, so the down payment is at least 35%. Above $4,000,000 the number is set case by case.
Do I need reserves for both homes?
Yes, in practice. Reserves run 3, 6 or 9 months by loan size, plus 2 months for each additional financed property, up to 12 months. Your primary residence counts as one of those properties.
Can I qualify with bank statements instead of traditional income documentation?
Yes, through select wholesale programs. Twelve or 24 months of eligible deposits, after an expense ratio, form the qualifying income. Asset-based paths are also available for primary and second homes.
Does the county conforming limit matter for a super jumbo?
Only to define the starting line. The loan amount against the county limit decides whether a loan is jumbo at all. Once you are far above it, the investor’s own ladder governs, not the conforming limit.
Every figure here comes from select wholesale programs and is subject to full underwriting and lender guidelines. Consumer mortgage lending is available in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Nothing here is a commitment to lend.
If you are financing a high-balance property on business or personal bank statements and want to see how the numbers work, Lendmire can help you compare super jumbo bank statement loan options based on your deposits, the property, credit profile, leverage, and your goals.
Lendmire’s self-employed mortgages page presents both super jumbo programs, bank statement and DSCR, side by side.
