Can You Get an Investment Property HELOC Before Relocating for a New Job?

Can You Get an Investment Property HELOC Before Relocating for a New Job?

The Quick Read: Yes, but timing decides it, and applying before you give notice is usually cleaner. A line on a rental is underwritten on your personal income, credit and equity, so a job change is a material event on the file. Applying while your current employer can still confirm your pay avoids a gap in documentation.

  • On this network, an investment-property line caps at 70% CLTV, with a 700 credit minimum and a $500,000 maximum line, subject to lender guidelines.
  • Investment lines run a 5-year interest-only draw and a 25-year repayment, with pricing that floats.
  • An LLC cannot hold title on these lines. Individual or revocable trust vesting only.
  • A new job is not an automatic disqualifier, but a pay gap, commission pay or self-employment can add paperwork.
  • If income is in flux, a rent-qualified DSCR loan is the alternative.

Most of the friction on these files has nothing to do with the move itself. It comes from timing and from how the property is titled.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Can You Get a HELOC on a Rental Property at All?

Yes, with limits. A home equity line of credit is an open-end line you can draw on repeatedly against your equity, with a draw period followed by a repayment period. On a rental, the lender set is much smaller. Per NerdWallet’s overview of investment-property HELOCs, fewer lenders offer them, requirements run stricter, and some lenders order more than one appraisal.

Lendmire is a mortgage broker, not a lender. Through select wholesale partners in its 16 full-service states, an investment-property line runs like this, subject to lender guidelines and full file review:

  • Leverage: 70% CLTV on an investment property. Credit above 700 buys eligibility, not extra leverage.
  • Credit: 700 minimum, a hard floor with no tier beneath it.
  • Line size: up to $500,000. Anything larger is primary-residence only.
  • Valuation: because the line caps at $500,000, files commonly use an automated valuation rather than a full appraisal. A borrower can still ask for one.
  • DTI: 50% maximum, with the qualifying payment calculated on the maximum draw at interest-only.
  • Property types: single-family, 2-4 units, PUD, townhome and condo, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use are not offered.

NerdWallet cites a typical credit score of 720 or higher and a maximum of 80% LTV, with many lenders staying below 70%.

Why Does a Job Move Change the File?

A line on a rental is judged on you, not on the rent. That is the whole issue. Lenders confirm employment by phone, written form, payroll database or bank-data connection. Once your pay changes hands, that confirmation changes too.

A new job does not end the application. Lenders look harder at frequent job changes, employment gaps and commission-based pay. In those cases they may ask for more paperwork or use more conservative assumptions.

Here is how the common situations usually play out:

Situation What a lender usually wants Relocation effect
Same employer, new location Current pay stubs, W-2s Minimal
New employer, offer signed Offer letter, start date, later a first pay stub Gap until first pay
Commission or 1099 at new job More history before income counts fully Can delay or shrink the line
Self-employed Two years of returns, year-to-date P&L Slower to document

Policies vary by lender, and there is no universal tenure rule. The idea that you must be two years in the new job is not a fixed requirement. Purchase-mortgage practice, like accepting a relocation offer letter, does not automatically carry over to an equity line. Ask before you assume.

What to Do Before You Give Notice

Apply while your current employer can still verify your pay. Sequence matters more than speed here, and the order below keeps the file clean.

1. Pull the documents first. Recent pay stubs, W-2s, and two years of returns if you are self-employed. Add a current mortgage statement and a lease or rent evidence on the rental.

2. Check how the property is titled. If it sits in an LLC, these lines cannot be written against it. Vesting changes take time to fix, and that is the most common stall on an investor’s relocation file.

3. Confirm the occupancy picture. A tenant-occupied rental is straightforward. A vacant, unrentable property is a problem for rent-based products and an awkward fit for most others.

4. Get the application in before the notice. Tell the lender about the planned move if asked. Do not hide it. Lenders may re-verify employment before closing.

5. Draw before you move. More on why in the next sections.

Notice that none of this is about speed. It is about having a verifiable current job on the day the lender checks.

Rental Collateral or Your Own Home?

If the property you are leaving becomes the rental, you have two options. Take the line on the home before it converts, or take it on the rental after.

A primary-residence line is easier to obtain and reaches higher leverage than an investment line on this network. Network ceilings are occupancy-tiered. The 90% CLTV tier exists only for primary and second-home lines at a 720-or-better credit profile. An investment line stops at 70%.

The catch is the loan terms. The CFPB’s HELOC booklet notes that renting out the home may be prohibited under a line’s terms, and that a HELOC generally must be paid off if you sell. Read the occupancy clause before you convert. Occupancy has to be stated honestly at application. A line opened as primary residence and then rented without disclosure is a problem, not a trick.

Texas adds a wrinkle. A Texas primary residence is a homestead and caps at 80% combined LTV, with a 12-day waiting period and 12-month seasoning. Texas investment properties follow the standard investment table.

What Happens to a Line After You Move?

An open line is not a safety net. A consumer HELOC lender can suspend draws or reduce the limit while certain conditions exist, such as a significant drop in property value or a material change in your finances. Experian lists job loss and a resulting credit-score drop as examples of finances that can trigger a freeze. An unused line can be frozen the same as a drawn one.

That is why the practical rule is to draw before the move. A mid-relocation income gap is exactly when a line could be restricted. On this network, at least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods and never converts to fixed. A floating-cost line plus a possible freeze is a funding-certainty risk if the money is meant for a down payment on your next rental.

Carry the second-lien payment into your numbers too. It lands on a property that may already have a first mortgage.

When a DSCR Loan Is the Better Tool

If your income is about to change, the product that ignores your pay stubs starts to look attractive. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It is designed for non-owner-occupied investment properties, and because it is a business-purpose investor loan, it is reviewed differently from a standard owner-occupied mortgage. Our complete DSCR loans guide walks through the mechanics.

A few facts across the wholesale network:

  • Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
  • Leverage: a DSCR cash-out refinance tops out around 75% LTV, with about 6 months of seasoning as the common expectation.
  • Credit: most programs want around 660, and 700+ unlocks the strongest leverage tiers.
  • Title: an LLC can hold title on a DSCR loan, subject to lender program eligibility. That is the sharpest structural difference from the equity line.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management and capex sit outside the number.

The structural trade is simple. A HELOC leaves your first mortgage in place and adds a second lien. A DSCR cash-out replaces the first mortgage with a new one. For a rental already deeded to an LLC, a DSCR cash-out is usually the cleaner route than retitling.

What If You Have Already Given Notice?

Then the equity line gets harder, not impossible. Three common cases:

  • Offer signed, still employed: apply now. Your current employer can still confirm pay.
  • Notice given, no new pay yet: expect questions. The lender may wait for a first pay stub at the new job or ask for an offer letter and start date.
  • Between jobs: a bank-style line on personal income is the wrong fit. A rent-qualified DSCR cash-out on a tenant-occupied rental is worth running instead.

Newer income can need more history before it counts fully, and that applies to equity lines as much as purchase loans.

Key Terms Defined

HELOC: An open-end line of credit secured by property equity, with a draw period followed by repayment.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

VOE: Verification of employment, the lender’s check that your job and pay are real and current.

DSCR: Debt service coverage ratio, the property’s monthly rent divided by its monthly PITIA.

Lien position: Whether the line sits first or second behind another mortgage.

Frequently Asked Questions

Can I wait until I start the new job to apply?

You can, but it is the harder path. Your old employer can no longer confirm your pay, and the new one has no pay history. Lenders may want an offer letter, a start date and a first pay stub, and policies differ by lender.

Does a new job automatically disqualify me?

No. Lenders scrutinize frequent job changes, gaps and commission-dependent income, and may ask for extra documents. A steady move in the same field with a signed offer is usually easier to document than a jump into self-employment.

Can my LLC hold title on an investment property line?

No. On this network the borrower must be an individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out instead, subject to lender program eligibility.

Can a bank freeze the line after I move?

It can, under listed conditions such as a significant drop in value or a material change in your finances. Drawing before the move is the practical protection.

What is the highest leverage on an investment line?

70% CLTV on this network, with a 700 minimum credit score and a $500,000 maximum line. Higher figures you see in market surveys describe the broader market and are not available on an investment property here.
