Can You Get an Investment Property HELOC for Rental Owners Funding Repairs?

Can You Get an Investment Property HELOC for Rental Owners Funding Repairs?

The Quick Read: Yes, but the product is narrow. Select lenders in Lendmire’s wholesale network will place a line on a rental you own personally, up to 70% combined loan-to-value (CLTV, meaning all loans against the property as a share of its value) and $500,000, if your credit score is 700 or better, subject to lender guidelines. The line qualifies you, not the rent, and the lender reviews your personal credit and debt.

  • An investment-property line caps at 70% CLTV with no higher tier, so your first mortgage plus the new line must fit under that ceiling.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on these lines.
  • The line is available only in 16 full-service states, which is narrower than the DSCR footprint.
  • A DSCR cash-out refinance is the usual fallback when the line does not fit.

Why Is a HELOC on a Rental Harder to Get?

A rental line is harder to get because lenders see more default risk. NerdWallet explains that borrowers under stress tend to pay their own home first. The lender is also exposed if the unit sits vacant or a tenant stops paying.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That risk shows up in who offers the product. A BiggerPockets thread shows an investor asking about repairs who found that the banks they called did not offer the line or would not write it on a rental. Replies in the same thread say a few banks do it, but not many.

Credit standards run higher too. The network figure is a 700 minimum on an investment line, and credit above 700 buys eligibility rather than extra leverage.

Wholesale lending gives a broker a wider view than one bank’s menu. Many investors never find a lender willing to write the line on a rental. A broker who sees many lenders’ guidelines can tell you early whether your file fits.

What Does the Network’s Investment Line Look Like?

On an investment property, the network line runs up to 70% CLTV and $500,000, with a 700 minimum credit score. Each figure is subject to lender guidelines and full file review. The line can sit in first or second lien position, and the smallest line is $25,000.

Here is how the pieces work:

  • Valuation: At or below $500,000, lenders ordinarily use an automated valuation instead of a full appraisal. You can request a full appraisal in any case.
  • Debt load: Maximum debt-to-income is 50%. The lender reviews your file on the interest-only payment calculated on the full line, not on what you plan to draw.
  • Structure: Investment lines carry a 5-year interest-only draw period followed by a 25-year repayment period. The pricing floats through both periods and never converts to fixed.
  • Exposure: A borrower can hold up to three lines. An owner with more than 15 financed properties is not eligible.
  • Geography: The line is offered only in AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

Property types matter as well. Single-family homes, 2-4 unit properties, townhomes, PUDs, and condominiums (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered. In NC, PA, TN, TX, and WA, a property listed for sale, or listed within the past 60 days, is ineligible. Owners in New Mexico and Ohio face a CLTV cap that depends on the credit profile.

Which Repairs Fit a Line?

A line fits planned, staged work on a rental you intend to keep. It fits poorly when you need cash against a purchase that has not closed, or when the property is held in an LLC. The table sorts common repair types.

Repair type Line fit Notes
Emergency fix (roof, HVAC) Good if line is open Opening a new line takes underwriting
Make-ready between tenants Good Small, repeated draws suit it
Capital replacement Good Draw as each phase is paid
Full rehab on a recent buy Weak Equity may not exist yet
Rehab on an LLC-held rental Does not fit LLC cannot hold title

The emergency row is the catch. A line is easiest to use when it is already open before the water heater fails. Applying after the problem appears means the repair waits on a new loan.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How Do Draws Work During a Repair Project?

At least 75% of the line is drawn at closing. Many owners expect a revolving account they tap as each invoice arrives. That is not how this structure works.

Because most of the line is funded up front, size the line close to your repair budget. A much larger line means paying interest on money you are not using. After closing, you can take additional draws in minimum amounts of $1,000, except in Texas where the minimum is $4,000.

The floating payment is the second thing to plan for. BiggerPockets’ Finance Friday episode on the HELOC hole describes an owner whose rehab was funded on a line. The host’s point was that an adjustable payment can erase cash flow even when the property itself is sound.

During the interest-only draw period, the payment looks small. When the 25-year repayment period begins, principal gets added. Run your cash flow against both stages before you sign.

A Worked Example in Percentages

These are modeled assumptions, not market data. Say you own a rental personally, with a first mortgage equal to 50% of its appraised value. At the 70% CLTV ceiling, you could borrow up to 20% of value on a line, subject to the $500,000 line cap and lender review.

Now change one input. If the first mortgage already equals 68% of value, only 2% of value remains. For most rentals that is below the $25,000 minimum line, so the line is not available.

Equity is the first gate. Rental coverage is a separate test that applies only to DSCR loans. The strongest files clear both tests, enough equity and enough rental coverage, which is why owners with a thin cushion often look at a cash-out refinance instead.

What If Your Rental Is in an LLC?

An LLC rental does not fit the network line. Fee simple or leasehold title must sit with you as an individual or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

The usual workaround is a DSCR cash-out refinance, which can keep an LLC on title, subject to lender program eligibility. The other route is deeding the property to yourself before applying. That vesting change has consequences for liability, so owners often involve an attorney first.

Recent purchases raise a similar question. A rental you bought a few months ago may have little equity beyond your down payment. Cash-out programs commonly expect about 6 months of seasoning (the waiting period between buying and refinancing). Equity lines have their own underwriting.

How Does a Line Compare With a DSCR Cash-Out?

A line keeps your existing first mortgage intact and adds a second layer of debt. A DSCR cash-out replaces the first mortgage with one larger loan. Which one fits depends on how much you value your current first-mortgage terms against how much you value property-rent-based program review.

Factor Investment HELOC DSCR cash-out
Reviewed on Your credit and income Rent covering the payment
Max leverage 70% CLTV Around 75% LTV (standard rentals)
Entity title Personal or revocable trust LLC possible
Payment Floating throughout Fixed-term structures common
First mortgage Stays in place Replaced

DSCR (debt service coverage ratio) compares monthly rent to the full monthly housing payment, which is PITIA (principal, interest, taxes, insurance, and HOA dues where they apply). It is a cousin of the product above, built for investors. Learn more in the complete DSCR loans guide.

Across most programs in the network, cash-out refinances top out around 75% LTV on standard rentals and 70% on short-term rentals. Select programs start at 1.00 coverage. A separate path through select lenders goes below 1.00, with leverage and terms adjusted. Credit floors start at 620 in parts of the network, with most programs wanting around 660 and 700 or better unlocking the strongest leverage. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.

One caution: clearing 1.00 does not mean the property produces positive cash flow. The DSCR calculation looks at rent against PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

What If You Are Declined?

Work through these steps in order:

1. Ask why. Credit under 700, leverage above 70% CLTV, and LLC title are the usual blockers.

2. Check the property. A manufactured home, condotel, or mixed-use building is not offered on this line.

3. Check your state. If your rental is outside the 16 states, the line is unavailable no matter how strong the file.

4. Price a DSCR cash-out. Rent-based underwriting helps self-employed owners, owners with high debt-to-income, and LLC holders.

5. Revisit later. Paying down the first mortgage or lifting your score can reopen the line.

Key Terms Defined

Draw period: The stretch when you can take money from the line and pay interest only.

Repayment period: The stretch after the draw period when principal is added to each payment.

Vesting: How title to the property is held, whether personally, in a trust, or in an LLC.

Seasoning: The waiting period between acquiring or refinancing a property and refinancing it again.

Frequently Asked Questions

Can I use a line on my own home to fund rental repairs?

Yes. Some owners borrow against their primary residence and spend the funds on the rental. Different limits apply on a primary home, and the home itself is then collateral for the rental’s repair bill. That is a bigger risk than a line secured by the rental.

Does the line work if the rental has no mortgage?

Yes, it can. A free-and-clear rental has the most room under the 70% CLTV ceiling, subject to credit, debt-to-income, and property review. Some local lenders decline a line on a property with no mortgage, so options vary by lender.

Can an LLC-held rental get the line?

No. The line requires title in your personal name or a revocable living trust. A DSCR cash-out may keep the LLC on title, subject to lender program eligibility.

Can I use a DSCR loan just for repairs?

Not directly. A DSCR cash-out refinance replaces the existing loan, and the extra cash can fund repairs. The loan is sized against the property’s value and rent coverage, not the repair budget.

Is interest on a rental line always deductible?

Not always. How the funds are used matters, so keep invoices and records. Talk to a qualified tax professional before relying on a deduction.
