Can You Get an Investment Property HELOC on a Home You Just Bought and Closed On?

Can You Get an Investment Property HELOC on a Home You Just Bought and Closed On?

The Quick Read: Sometimes. No federal rule sets a waiting period, so the answer comes down to the lender’s credit policy, how much equity the property holds on day one, and how the deed is titled.

  • Investment lines in Lendmire’s wholesale network cap at 70% CLTV, with a $500,000 maximum line and a 700 minimum credit profile.
  • Title must sit in your own name or a revocable living trust. An LLC-titled rental cannot take this line.
  • A cash buyer holding title personally has the most room.
  • If the line fails, a DSCR cash-out refinance after seasoning is the usual path. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Is There a Waiting Period After Closing?

No regulator sets one. The CFPB defines a HELOC as an open-end line secured by the equity in your home, meaning value minus what you owe. Nothing in that definition imposes an ownership clock. Any seasoning requirement is lender policy, and it ranges from none to months of ownership.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Across the wholesale network, no general ownership waiting period is published for the investment line. That does not mean the file is easy. Combined leverage, valuation, title, and credit are all tested on a property you closed on last week, exactly as they would be on a property held for years.

Where a clock does apply, it runs from the deed date, not the day you signed a contract. Four different clocks get confused here, and the table below separates them.

Clock What starts it Applies to
Ownership seasoning Recorded deed date Lender policy, varies
Title change A new vesting event Any file
Credit event Discharge or completion date Bankruptcy, foreclosure
Listing look-back Date the property was listed Several states

Why a Fresh Purchase Is the Hardest Case

Day-one equity is the whole problem. CLTV is your first mortgage plus the new line, divided by the property’s value. On an investment property, the network ceiling is 70% CLTV. Only a down payment larger than a typical purchase requires, or buying with no mortgage at all, leaves room under that ceiling for a line. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

NerdWallet notes that lenders offering investment-property lines are fewer than for primary homes, that requirements run stricter, and that you may borrow less than you could against a primary residence. Those describe the broader market. On this network the investment ceiling is 70% CLTV, and no tier sits above it.

Valuation is the second wall. The purchase price is evidence of value, but a lender wants an independent number. An investment line is capped at $500,000, so it falls in the automated-valuation lane and commonly closes without a traditional appraisal. A borrower can still request a full appraisal. A higher CLTV may also trigger a secondary valuation.

A Worked Example: Pass Case and Fail Case

These are modeled assumptions, not market data.

Fail case. Say you buy a rental at a $400,000 price with 25% down, so the first mortgage sits at 75% of value. No tier exists to absorb that leverage. The file is declined on leverage alone, regardless of credit strength. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Pass case. Picture an investor who buys a rental with cash, holds title in a personal name, and has a 720 credit profile. There is no first lien. The line can reach up to 70% CLTV, subject to the $500,000 cap and the property’s value. This is the file the product suits.

Middle case. An investor buys with 40% down and the property appraises at the purchase price. The first mortgage sits at 60% of value, leaving roughly 10 points of CLTV room under the ceiling. The line is small, and it may not justify the cost of setting it up. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Title and Vesting: The Quiet File Killer

The line is for property held by an individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan, which can be written to an LLC (subject to lender program eligibility). If you closed into an LLC, the options are a vesting change or a DSCR cash-out refinance after seasoning. Retitling a recently financed property can raise its own lender questions, so settle the vesting plan before you apply.

What Underwriting Checks on a Just-Closed Rental

Expect a lender to review these items:

  • Credit. A 700 minimum on investment lines, with no tier beneath it.
  • Tradelines and housing history. Two tradelines seasoned 12 months, or one seasoned 24. Housing history of 0x30x6 and 1x30x12 at 640 and above.
  • Derogatory events. A bankruptcy needs 4 years of seasoning. Investment files follow a 7-year path after a foreclosure and 4 years after a deed-in-lieu, pre-foreclosure, or short sale.
  • Property type. Single-family, 2-4 units, PUD, townhome, and condominium are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.
  • Listing status. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
  • Portfolio size. An investor with more than 15 financed properties is not eligible, and a borrower is limited to three lines.
  • Documents. The settlement statement, recorded deed, current first-mortgage statement, and insurance declaration stand in for seasoned history on a new purchase.

Draw Structure: Not a Just-in-Case Line

Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. The line size runs from $25,000 to $750,000, but anything above $500,000 is for primary residences only, so an investment line tops out at $500,000.

That draw requirement matters. If you wanted a standby line you would rarely touch, this structure is a poor fit. It works for an investor with a defined use for the money.

Buying With Cash, Then Borrowing

Cash purchase followed by a line is the cleanest route for a new buyer. With no lien, the new property carries all its equity, and a later DSCR cash-out refinance can repay the line.

Do not plan around an agency shortcut. Fannie Mae’s Selling Guide allows delayed financing for cash buyers in limited cases, tied to documented purchase cost rather than post-rehab value. That is an agency exception. It does not carry over into DSCR programs.

If It Is Too Early or You Are Declined

Pick the path by the file in front of you.

Situation Usual path
Purchase mortgage, little equity Wait, then DSCR cash-out
Cash purchase, personal title HELOC if network tests are met
LLC-titled property DSCR cash-out refinance
Credit under 700 DSCR cash-out refinance
Line needed above $500,000 DSCR loan
More than 15 financed properties DSCR loan

A DSCR file looks at one property at a time, so portfolio size does not shut it out. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. See Lendmire’s complete DSCR loans guide for the mechanics.

One caution. Clearing 1.00 on DSCR is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, and capex sit outside it.

A HELOC does keep your first mortgage in place as a second lien, which suits a strong existing loan you want to keep. It carries a variable payment, and missed payments put the property at risk. Tax treatment varies; consult a qualified professional.

Key Terms Defined

Seasoning: the length of time you have owned a property or held a credit item before a lender will count it.

CLTV: combined loan-to-value, meaning the first mortgage plus the new line divided by the property’s value.

Vesting: how title is held on the deed, such as an individual, a trust, or an entity.

Draw period: the stretch when you can borrow from the line, paying interest only.

Pre-Application Checklist

  • Settlement statement and recorded deed
  • Current first-mortgage statement, if any
  • Insurance declaration page
  • Proof the title is in your name or a revocable trust
  • Recent credit report, with timing requirements varying by file and lender
  • Confirmation of the property’s recent listing history (in the states noted), with any look-back period varying by lender

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. This is narrower than the DSCR footprint of 41 markets, including Washington, D.C. All terms are subject to lender guidelines and full file review.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote through the quote page.

Frequently Asked Questions

Can I get the line the day after closing?

Possibly, if the lender publishes no ownership clock and the file passes every other test. Combined leverage, valuation, title, and credit are still checked.

Does the property need a tenant first?

The network does not list a tenant requirement for the line itself, because it is reviewed on the borrower’s profile rather than the property’s rent. A DSCR cash-out is different, since coverage comes from rent. Property type, listing status, and title all still matter.

Does a deed in an LLC block the line?

Yes. LLCs, corporations, and partnerships cannot hold title on this line. A vesting change or a DSCR cash-out refinance is the usual fix.

Can I use a line on another property to buy this one?

Yes, in principle. The new property then carries no lien, and a later DSCR cash-out can repay the line. Confirm the other property is eligible and that the line’s draw structure fits your plan.

What if my credit is below 700?

The investment line has no tier beneath 700, so the file is declined however strong the property is. A DSCR cash-out refinance is the alternative, with credit tiers that start lower in parts of the network.
