Can You Get an Investment Property HELOC When Speed and Convenience Matter Most?

Can You Get an Investment Property HELOC When Speed and Convenience Matter Most?

The Quick Read: Yes, but only a narrow set of lenders offers a line on a rental, the property must be titled to you personally rather than to an LLC, and the convenience comes after the line opens, since you can draw repeatedly without a new closing. Finding the right lender and clearing the property rules is where the effort goes. No one can promise a schedule on this product.

  • On an investment property, the ceiling across Lendmire’s wholesale network is 70% CLTV, with a 700 minimum credit score.
  • The maximum investment line is $500,000, structured as a 5-year interest-only draw followed by a 25-year repayment period.
  • Lines on investment properties are limited to the 16 states where Lendmire offers full-service mortgage lending.
  • LLC-owned rentals cannot take this line, so a DSCR cash-out refinance is often the practical alternative.

What Does Speed and Convenience Mean on a Rental Line?

Convenience on a rental line means a revolving credit limit you can reuse. Speed is a different matter, because it depends on the lender, the file, and how the property is titled. The product is easy to use once it exists, and the hard part is getting it opened.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A home equity line of credit (HELOC) lets you borrow against equity, repay, and borrow again. A cash-out refinance gives you one lump sum and replaces your first mortgage. For an investor who funds rehabs in stages or wants cash ready for a down payment, the line is a better tool.

On the network Lendmire works through, an investment line is a standalone line in first or second lien position. At least 75% of the line is drawn at closing. The minimum draw afterward is $1,000 in most states. Pricing floats during both the draw and the repayment period and never converts to a fixed amount.

Why Is a Rental Line Harder to Find Than a Primary-Home Line?

Lenders treat a rental as higher risk than a primary home, so fewer of them offer the line and the standards are tighter. NerdWallet reports that a HELOC on an investment property is not offered by all lenders and carries strict qualification requirements. It adds that lenders see a higher chance of default than on a primary residence.

Community banks and credit unions are the usual places to ask.

The tighter standards show up in a few places:

  • Higher credit score minimums than on a primary-home line.
  • Lower combined loan-to-value limits, so more equity must stay untouched.
  • A closer look at the property’s rental income and the borrower’s debts.
  • Valuation requirements that may be heavier than on an owner-occupied home.

Market surveys, including NerdWallet’s, often cite at least 20% equity left in the property as a typical lender expectation. On the network Lendmire works through, an investment line caps at 70% CLTV, so at least 30% of the property’s value stays unborrowed.

What Does the Network Offer on an Investment Property?

Across Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV and $500,000. Credit above 700 does not raise that leverage. The 720 and 700 tiers both reach 70% CLTV, so a higher score helps eligibility and does not buy more borrowing room. Every figure is subject to lender guidelines and full file review.

The main parameters look like this:

Factor Investment-property line
Max combined LTV 70% CLTV
Minimum credit score 700
Line size Up to $500,000
Draw / repayment 5-year draw, 25-year repayment
Maximum DTI 50%
Valuation Usually automated, no full appraisal

Three details matter for convenience. First, because an investment line caps at $500,000 and full appraisals begin only above that amount, the valuation usually runs through an automated model. A traditional appraisal is commonly not needed, though a borrower can request one. That removes one scheduling step.

Second, the line is qualified on the borrower. Debt-to-income is capped at 50%, and the test runs on the interest-only payment calculated on the maximum draw. That makes it a different product from a rent-qualified DSCR loan.

Third, a borrower is limited to three lines in total. Borrowers who own more than 15 financed properties are not eligible. Eligible properties include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Lendmire arranges these lines in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which covers 40 states plus Washington, D.C. Investors outside those 16 states should look at the DSCR route instead.

Where Does the Process Slow Down?

The process slows at title, lien position, valuation, and paperwork. Because these steps vary by file, Lendmire does not promise a closing schedule on any line.

Title and vesting. Only the individual borrower or a revocable living trust can hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. Many investors hold rentals in an LLC, and for them this is the sharpest wall. The fix is either a vesting change before applying or a DSCR cash-out refinance, which may be available for entity-owned property, subject to lender program eligibility.

Existing first mortgage. The line can sit in first or second position. Some first-mortgage servicers or lenders still resist a second lien on a rental. Look at the combined balance first, because it must fit under the 70% ceiling.

Valuation. Automated valuation removes the appraisal step in most cases. A higher CLTV may call for a second valuation, and an unusual property can complicate an automated model.

Documents. Missing paperwork is the delay a borrower controls. Have these ready before you apply:

  • Government ID and the property’s deed or vesting documents.
  • Current first-mortgage statement and homeowner’s insurance declarations.
  • Documentation of the income used to meet the 50% DTI limit.
  • A credit report no more than 90 days old at closing, with no rescores.
  • Rental documentation such as leases, in case the lender asks for it.

Key Terms Defined

HELOC: a revolving line of credit secured by property equity that you can draw on, repay, and draw on again.

Draw period: the stretch when you can borrow against the line, usually paying interest only. On a network investment line, it runs 5 years.

Repayment period: the phase after the draw ends, when you can no longer borrow and the balance amortizes. On a network investment line, it runs 25 years.

CLTV: combined loan-to-value, which adds your first mortgage and the new line together and divides by the property’s value.

Automated valuation: a model-based estimate of value used in place of a full appraisal.

DSCR: debt service coverage ratio, calculated as monthly rent divided by the full monthly PITIA (principal, interest, taxes, insurance, and any HOA dues).

Investment HELOC or DSCR Cash-Out Refinance?

Choose the line when you want to keep a good first mortgage in place, your property is titled personally, and your personal income supports the borrowing. Choose the DSCR cash-out refinance when the property is in an LLC, your personal debts are heavy, or you want a larger lump sum.

Factor Investment HELOC DSCR cash-out refinance
What it tests Borrower DTI and credit Rent versus PITIA
Max leverage 70% CLTV About 75% LTV, standard rentals
Vesting Individual or living trust LLC allowed per program terms
Access Revolving draws One lump sum
First mortgage Stays in place Replaced

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For the full picture, read Lendmire’s complete DSCR loans guide.

Across the network, a DSCR cash-out refinance tops out around 75% LTV on standard long-term rentals. About six months of seasoning is the common expectation. Most programs want a credit score near 660, and a 620 floor exists in parts of the network. A 700-plus score opens the strongest leverage tiers. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.

Coverage matters in a different way. 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate path takes coverage below 1.00 through select lenders in the network, with leverage and terms adjusted. Reserves vary by lender, leverage, loan size, and transaction type, and commonly run near six months of PITIA.

One caution applies to every DSCR file. Clearing 1.00 does not mean the property produces positive cash flow. The ratio compares rent to PITIA only, so repairs, vacancy, management, utilities, and capital expenses sit outside it.

A Worked Scenario

Run the numbers on an illustrative case. An investor holds a duplex personally, with a first mortgage equal to 50% of the property’s value. Under a 70% CLTV ceiling, the line could add up to 20% of value on top of that balance, subject to credit, DTI, and lender review. The line stays on the borrower’s side of the ledger, and the existing first mortgage is untouched.

Now change one input. If the first mortgage already sits at 65% of value, only 5% of room remains. A line that small may not justify the effort. A DSCR cash-out at 75% LTV on a standard rental may also leave little room, but it tests the rent and does not depend on the owner’s personal debts. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Change another input. If the same duplex sits in an LLC, the line is off the table until the title changes. A DSCR cash-out refinance then becomes the practical path, subject to lender program eligibility.

Who Should Slow Down?

A line suits you if the property is personally titled, your debts are modest, and you want staged access to equity. Slow down if any of these apply:

  • The first mortgage servicer or lender will not allow a second lien.
  • Your combined balance would leave little room under the 70% ceiling.
  • You plan to use a variable-rate line to fund a long-term hold with thin rental coverage.
  • You own the property through an entity and have not weighed the cost of re-titling.
  • You are close to the limits of three lines or 15 financed properties.

Rushing is risky because the line is variable and interest-only during the draw. A borrower who treats unused credit as spare cash can end up over-borrowed against a property that sits vacant.

What Are the Risks After the Line Opens?

The biggest risk is payment shock when the draw ends. The Consumer Financial Protection Bureau explains that a HELOC lets you borrow repeatedly during the draw period, then you stop borrowing and enter repayment, when monthly payments are often significantly higher. In some cases the whole balance can come due when repayment begins.

Plan the repayment phase before you take the first draw.

Vacancy is the second risk. A line secured by a rental keeps charging interest whether or not tenants are paying. Keep cash reserves for empty months and do not use line proceeds to cover recurring shortfalls.

Over-borrowing is the third. Combined leverage near the ceiling leaves little cushion if values move.

Frequently Asked Questions

Can I use a HELOC on my primary home to buy a rental instead?

Yes, if your primary home has enough equity and you qualify for that line. On the network, a primary-residence line can reach higher combined leverage than an investment line, and only at a 720 credit profile. That equity is borrowed against the home you live in, so a rental that underperforms puts your residence at risk.

Does a HELOC on a rental require an appraisal?

Usually not. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal at any time.

What if my rental is owned by an LLC?

The line is not available while an LLC holds title. Title must be held by the individual borrower or a revocable living trust. Investors usually either re-title the property or use a DSCR cash-out refinance instead, subject to lender program eligibility.

Is a HELOC better than a cash-out refinance for a rental?

It depends on what you need. A line keeps your first mortgage in place and gives staged access to funds. A DSCR cash-out refinance replaces the first mortgage but qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Can I get a line if I own many rentals?

Possibly, but limits apply. A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible.
