The Quick Read: Interest-only payments are a built-in feature of the HELOC lenders in Lendmire’s wholesale network. Payment deferment is different: it is a hardship accommodation a servicer grants on request, not a product feature you can shop for. Which lenders fit depends on occupancy, credit profile, leverage and how the property is titled.
- Interest-only draw periods are standard on every line Lendmire places: a 3-year draw with a 17-year repayment, or a 5-year draw with a 25-year repayment, subject to lender guidelines.
- Investment-property lines run only the 5-year draw / 25-year repayment structure, capped at 70% CLTV with a 700 minimum credit profile.
- Deferment, forbearance and modification are negotiated after a hardship, and interest still accrues.
- Lines are held by individuals or revocable trusts. An LLC cannot hold title.
- Lendmire is a broker. It matches the file to a wholesale lender and does not lend itself.
How Does Interest-Only Actually Work on a HELOC?
During the draw period, the minimum payment covers interest on what you have borrowed, and nothing more. NerdWallet explains that interest accrues only on the drawn balance, and that minimums are usually interest-only while the draw is open. Principal stays flat unless you choose to pay it down.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The pricing on lines in Lendmire’s network floats through both the draw and the repayment period. It never converts to a fixed structure. So even an interest-only payment moves with the index, and a draw balance that looks comfortable can drift.
Two points trip up investors:
1. Qualifying payment. On the lines Lendmire places, the file is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A large line you only half intend to use still counts in full.
2. Required draw at closing. At least 75% of the line is drawn at closing. So the “interest-only on what I borrow” benefit applies mostly to the small remainder. Plan on carrying interest on most of the line from day one.
What Is the Difference Between Interest-Only and Deferment?
Interest-only is a contract term. Deferment is a favor. That one distinction clears up most of the confusion in this search.
| Feature | What you pay | What happens to the balance | Who decides |
|---|---|---|---|
| Interest-only draw | Interest on drawn balance | Stays flat | Written into the line |
| Skip-a-payment clause | Nothing for one month | Interest still accrues | Contract, at some lenders |
| Forbearance | Reduced or zero | Interest accrues, balance owed later | Servicer, after hardship |
| Modification | New terms | Reset or reamortized | Servicer, case by case |
Hardship tools usually require proof. The CFPB’s HELOC page does not describe forbearance in those words, but it does confirm the underlying structure: a draw period, then a repayment period, with payments that can rise sharply and, on some plans, a full balance due. Everything about deferment beyond that is lender-specific, so ask the servicer before a payment is missed, not after.
Interest-only is therefore the feature a broker can actually shop. Deferment is something you hope not to need and should understand before you borrow.
What Do the Lenders in the Network Look For?
Lendmire does not name lenders. It works with a network of wholesale HELOC lenders and matches the scenario to the program. The best program for your situation depends on occupancy, credit, leverage and title. Here is what those lenders review.
Investment property. The ceiling is 70% CLTV, with a 700 minimum credit profile and a maximum line of $500,000. Both 700+ and 720+ tiers sit at 70%. Only the 5-year interest-only draw with a 25-year repayment is available.
Primary residence. The ceiling reaches 90% CLTV, but only at 720 or better and only up to $500,000. At 700+ the ceiling is 85% up to $500,000, or 75% up to $750,000. Lower tiers step down: 640+ is 80%, 620+ is 70%, and 600+ is 60%.
Second home. Same top tier at 90% CLTV with 720+, up to $500,000. The minimum credit profile is 640, where the ceiling is 75%.
In Lendmire’s network, an investment line stops at 70%.
Other review points:
- Line size. $25,000 to $750,000. Anything above $500,000 is primary residence only, needs 700 or better (720 on the 5-year draw / 25-year repayment structure), caps at 75% CLTV and requires a full appraisal.
- DTI. Up to 50%, or 45% for credit profiles from 600 to 679.
- Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary one.
- Property types. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible.
Every figure is subject to lender guidelines and full file review. Lendmire’s HELOC availability covers its 16 full-service states, narrower than its 41-market DSCR footprint.
Where Does the General Rule Break?
Your property is in an LLC. Lines cannot be held by LLCs, corporations, partnerships, or irrevocable, blind or land trusts. Title must sit with you or a revocable living trust. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better. That is the sharpest structural difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
You want a line larger than $500,000. Only primary residences qualify, at 75% CLTV, with a full appraisal.
You own many properties. A borrower is limited to three lines, and one with more than 15 financed properties is not eligible.
You expect to sell. The CFPB notes that payments can jump when repayment starts, and on some plans the whole balance comes due. Selling the collateral generally means paying the line off. Flips and BRRRR exits need that planned.
Your line can be frozen. A lender can only freeze or cut a line under conditions listed in 12 CFR 1026.40, such as a significant drop in the home’s value. An investor counting on a later draw for a deal may find the money unavailable. Don’t treat undrawn credit as cash on hand.
You live in a state with its own rules. Tennessee shortens both draw structures (3-year/12-year and 5-year/10-year). Texas primary residences are homesteads capped at 80% combined loan-to-value, and a 12-day waiting period and one-lien-at-a-time rule apply to primaries only. Texas second homes and investment properties are eligible as non-homestead transactions.
What Happens When the Interest-Only Period Ends?
Payments become fully amortizing. On the 5-year draw structure, that means a 25-year schedule; on the 3-year structure, 17 years. Principal enters the payment for the first time, so expect a step-up. The investor plan should answer three questions before signing:
1. What refinances this line into long-term debt, and does the rent support it?
2. What happens if the index moves against you during the draw?
3. Can you pay principal down in the draw years to soften the step-up?
For many rental owners the planned exit is a DSCR refinance. Clearing 1.00 coverage there is where many select programs start, though it is not the same as positive cash flow, since repairs, vacancy and management sit outside the ratio. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.
How Do You Evaluate a Line for These Features?
Skip the lender hunt and read the agreement. A broker shopping multiple wholesale lenders can compare these items side by side:
- Minimum payment definition. Interest-only on the drawn balance, or on the full line?
- Draw and repayment length. The 3/17 and 5/25 structures differ materially in end-of-draw payment.
- Balloon language. Does the balance amortize or come due at once?
- Subsequent draws. The minimum is $1,000 after closing, or $4,000 in Texas, where stated.
- Hardship policy. Ask what the servicer offers before you need it.
- Lien position. A first or second lien changes how the line stacks with your existing mortgage payment.
A second lien means the first mortgage payment keeps running on top of the line.
Credit and Title Mistakes to Avoid
- Applying with a score near a tier edge. The report can be up to 90 days old at closing, and there are no rescores.
- Assuming a bankruptcy is behind you. It needs 4 years of seasoning from discharge or dismissal.
- Forgetting foreclosure history. On investment files, a foreclosure needs 7 years of seasoning, and a deed-in-lieu, pre-foreclosure or short sale needs 4.
- Applying through an entity. See the title rules above.
- Treating a hardship deferral as free. Interest accrues, and status may be reported to credit bureaus.
Key Terms Defined
Draw period: The years when you can borrow, repay and borrow again, with interest-only payments.
Repayment period: The years after the draw, when payments include principal and borrowing stops.
CLTV: Combined loan-to-value, which adds the line and any first mortgage together against the property’s value.
Forbearance: A temporary pause or reduction in payments, granted after hardship, with the amount still owed.
Balloon payment: A lump sum due at the end of a term instead of a gradual payoff.
Lien position: Whether the line is repaid first or second if the property is sold.
Who Fits and Who Should Skip It
Interest-only lines fit an investor with a primary residence and strong credit who wants a flexible equity source for a down payment, with a clear takeout. They also fit someone funding a rehab with a defined exit.
They are a poor fit for an investor holding property in an LLC, a borrower below the 700 floor on an investment line, or anyone who plans to hold a large drawn balance without a refinance plan. Variable pricing against fixed lease income is the core exposure. If you want a longer, rent-qualified structure, the complete DSCR loans guide walks through that lane.
Tax treatment varies; consult a qualified professional.

Frequently Asked Questions
Can any HELOC lender defer my payments?
Not as a standard feature. Deferment and forbearance are hardship accommodations that a servicer approves after reviewing documentation, and interest generally keeps accruing. A few lenders write a skip-a-payment clause into the contract, but that is lender-specific. Contact the servicer before a payment is missed.
Are all HELOCs interest-only during the draw?
The lines Lendmire places are, for the length of the draw: 3 or 5 years. Some lenders elsewhere in the market require principal, so read the payment definition in any agreement before signing.
Can an investment property qualify for an interest-only line?
Yes, subject to lender guidelines. Investment lines run the 5-year draw and 25-year repayment structure, need a 700 minimum credit profile, cap at 70% CLTV and $500,000, and must be titled to you or a revocable trust.
Does interest-only reduce what I owe?
No. Principal stays flat during the draw unless you pay it down voluntarily, and payments can rise sharply once repayment begins, as the CFPB describes.
Can I use a line instead of a DSCR loan?
They solve different problems. A line is personal-credit and equity based and floats in price; a DSCR loan is reviewed primarily on rental income covering the payment, subject to lender guidelines, and can be held in an LLC.
