HELOC Online Application Step by Step: The 2026 Guide

HELOC Online Application Step by Step

The Quick Read: An online home equity line application is typically a multi-stage process in which you enter your property, income and equity details, upload documents, and then wait for underwriting and a valuation before the line may open, so the web form is only the first stage and does not by itself mean approval. The stages generally run in a set order, and the rental-property version can add title and credit hurdles that a primary-home borrower may never meet.

  • On the network Lendmire places lines with, an investment-property line tops out at 70% CLTV, requires a 700 credit score, and runs up to $500,000.
  • Title decides eligibility early: an individual or a revocable living trust can hold it, but an LLC cannot.
  • A HELOC is underwritten mainly on you and your equity, while a DSCR cash-out refinance qualifies primarily on property-level rental income, subject to lender guidelines.

Lendmire is a mortgage broker, not a lender. It arranges lines and DSCR loans through select wholesale lenders, and every figure below is subject to lender guidelines and full file review.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What You Are Applying For

A HELOC is a revolving line secured by your property. You draw against it, repay, and draw again during a set window. NerdWallet describes the usual shape as a draw period of about ten years with interest-only payments, followed by a repayment period that can run up to about twenty years, with a variable rate on most lines.

The network’s lines follow the same logic with tighter definitions, which are covered in the structures section below. Two things matter before you open an application: the line is a lien on the property, and its pricing floats.

Before You Start: The Readiness Check

Three questions settle most of the outcome before a single field is filled in.

1. How is the property titled? On this network, the borrower must hold title personally or through an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

2. What type of property is it? Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial or mixed-use property, and agricultural zoning are not.

3. What is your combined loan-to-value (CLTV)? Add your first mortgage balance and the new line, then divide by the property’s value. That single ratio is what each ceiling in this guide measures.

A fourth check applies to investors who own many properties. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.

Availability is also limited by geography. Lendmire’s HELOC placements cover only its 16 full-service states, which is a smaller footprint than its 41-market DSCR platform. Confirm that your property’s state is covered before you spend time on documents.

The Seven Stages, in Order

Stage 1: Pre-check fit. Confirm title, property type, and CLTV using the list above. If the property sits in an LLC, stop here and read the edge-case section, because no later stage fixes it.

Stage 2: Compare estimates. Request more than one estimate before committing. A line is a long-term variable-price product, and the structures differ more than the headline numbers suggest. Lendmire’s piece Top HELOC Providers With an Online Application covers what to weigh when you shop.

Stage 3: Submit the online application. This is the web form. It collects personal details, property details, a first-mortgage balance, and income information. Submission starts review and does not approve anything.

Stage 4: Upload documents. Expect to provide a current first-mortgage statement, an insurance declaration, and a vesting deed that shows how title is held. You will also provide ID and income documents. Rental income may need support as well, since a lender will want evidence the property already produces income.

Stage 5: Underwriting. The lender reviews credit, income, debts, equity, and the property. Personal debt-to-income (DTI) must come in at 50% or lower on the network, and the ratio is qualified on the interest-only payment calculated on the maximum draw. That detail surprises borrowers who plan to draw only part of the line.

Stage 6: Valuation. A line of $500,000 or less ordinarily runs on an automated valuation model (AVM) with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can request a full appraisal in any case. A full appraisal is required on every line above $500,000.

Stage 7: Closing and funding. You sign final documents and pay closing costs, and the line opens. On both of the network’s programs, at least 75% of the line is drawn at closing. Later draws carry a minimum of $1,000 on the program that states one.

What the Online Form Actually Asks

Screen What you enter
Borrower Name, contact details, ownership structure
Property Address, type, occupancy, estimated value
Existing debt First-mortgage lender and balance
Income Employment or income sources, monthly obligations
Line request Amount requested and draw structure
Consent Credit authorization and document upload

Occupancy is the field to answer carefully. A rental is an investment property, and the ceilings, credit floor, and structures for investment lines differ from those for primary residences and second homes.

What “Online” Does and Doesn’t Change

A web application changes how information travels, not what the lender must verify. Underwriting and a valuation still follow submission, so approval is not instant.

Home equity lines also come with a federal disclosure step. The CFPB says a HELOC lender must give you its consumer brochure on home equity lines when you apply, and its booklet is worth reading even if you have done this before. It recommends collecting three estimates and warns that a lender can reduce a line if the home’s value falls. It also notes that selling the home generally means paying the line off in full.

Structures and Variations on the Network

The network places lines through two wholesale programs. One is built around higher leverage and the other around a longer interest-only runway. This article calls them the higher-leverage program and the longer-runway program. Ceilings depend on occupancy, so the same borrower faces very different limits on different properties.

Occupancy Max CLTV Credit and line size
Investment property 70% 700+ score; up to $500,000
Second home 90% only at 720+ 640 minimum; up to $500,000
Primary residence 90% only at 720+, and only up to $500,000 600 minimum; up to $500,000 at the tiered ceilings, up to $750,000 only with 700+ and 75% CLTV

On a primary residence, the 90% ceiling applies only up to $500,000. A line above $500,000 is primary-residence only and capped at 75% CLTV. It requires a full appraisal and a credit profile of 700 or better (720 on the longer-runway program).

An investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes can instead use a 3-year draw with a 17-year repayment. Pricing floats across both the draw and repayment periods and never converts to fixed. Exposure caps also differ by program, at $2,000,000 combined on the higher-leverage program and $750,000 on the longer-runway program.

A higher credit score does not buy more leverage on an investment line. A 720 profile and a 700 profile both top out at 70% CLTV.

Credit review has its own mechanics. The network uses a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. A bankruptcy needs four years of seasoning from discharge or dismissal.

Where the General Rule Breaks

Case 1: An LLC holds the title. A property already deeded to an LLC needs a vesting change or a different product altogether. A DSCR cash-out refinance is the structural alternative, since LLCs cannot hold title on a home equity line.

Case 2: The investment credit score is under 700, or the need exceeds $500,000. On this network the investment line is closed to you in either case.

Case 3: The property is listed for sale. In several states, a property that is listed or was listed within the past 60 days is ineligible. Check this before applying if you are repositioning an asset.

Case 4: The property type falls outside the program. Manufactured homes, co-ops, condotels, log homes, commercial or mixed-use property, and agriculturally zoned parcels are not offered. NerdWallet notes more generally that investment-property lines come with a smaller lender pool, strict requirements, and sometimes multiple appraisals.

Case 5: You want to use the proceeds as a down payment. A lender may ask where the funds came from and how long they have been in your account. Plan for that review rather than assuming drawn funds are immediately usable.

Troubleshooting a Stalled Application

Symptom Likely cause Fix
Rejected at title LLC or business trust Re-vest in your name or a revocable trust, or use DSCR
CLTV too high First mortgage plus line exceeds ceiling Reduce the requested line or wait
DTI over limit Interest-only payment on the full draw Lower the line amount or pay down debt
Valuation short AVM supports less value than expected Request a full appraisal
Credit declined Score below 700 on investment Use another product or rebuild credit

Key Terms Defined

CLTV: Combined loan-to-value is your first mortgage balance plus the new line, divided by the property’s value.

Draw period: The window in which you can borrow against the line, usually with interest-only payments.

Repayment period: The stretch after the draw period in which the balance fully amortizes.

AVM: An automated valuation model estimates property value from data and does not involve an in-person appraisal.

Vesting: The legal form in which title to the property is held, such as an individual or a trust.

DSCR: Debt service coverage ratio is monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues.

HELOC or DSCR Cash-Out? The Investor Decision

A HELOC keeps your existing first mortgage and its terms in place, which is its main appeal. It is also personal-credit underwriting. The rent matters, but the lender is mainly assessing you and your equity.

A DSCR cash-out refinance reverses that. It replaces the first mortgage, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start coverage at 1.00, and a separate select-lender path covers coverage below 1.00 with leverage and terms adjusted.

Clearing 1.00 on a DSCR file is not the same as positive cash flow. The ratio compares rent with the full monthly obligation only, so repairs, vacancy, management, and capital expenses sit outside it. The same caution applies to a HELOC that funds a rehab, since variable pricing can strain a property that underperforms.

The choice tends to follow investor profile. A borrower with strong personal credit, personal title, and a low-balance first mortgage may find a line useful as a bridge, while an investor with entity-held properties or a larger need usually ends up on DSCR. The complete DSCR loans guide covers the investor-loan side in full.

Frequently Asked Questions

Can I complete a HELOC application entirely online?

You can submit the application and upload documents online, but underwriting and a valuation still follow. Closing steps and signatures depend on the lender’s process, so confirm what is handled digitally before you start.

Does an LLC-owned rental qualify for the network’s HELOC?

No. Title must be held by the individual borrower or an inter vivos revocable living trust. A property deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, depending on the program and lender review.

What CLTV can I expect on a rental property line?

On an investment property, the network’s ceiling is 70% CLTV with a 700 minimum score and a line up to $500,000. Other market sources report higher figures for equity lines generally, but those describe the broader market and not this network.

Will the lender order an appraisal?

A line of $500,000 or less ordinarily runs on an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and a full appraisal is required above $500,000. You can also request a full appraisal at any size.

What if my credit is below 700 or I own more than 15 financed properties?

An investment line is closed to you on this network in both cases. A DSCR loan, which qualifies primarily on rental income, is the usual alternative, subject to lender guidelines and file review.
