HELOC Requirements for Assets-Only Qualification With No Income

HELOC Requirements for Assets-Only Qualification With No Income

The Quick Read: A rental-property equity line can be reviewed on verified assets instead of paychecks, but the lender still tests repayment, and on an investment property that means a 700 credit minimum, a 70% CLTV ceiling, and title in your own name, subject to lender guidelines. CLTV, or combined loan-to-value, adds your existing mortgage and the new line together and divides the total by the property’s value. “No income” almost never means “no underwriting.” The lender measures your ability to repay with something other than a pay stub.

  • On an investment property, the network’s equity line tops out at 70% CLTV and a $500,000 line, with a 700 minimum credit score.
  • On a primary residence, the ceiling reaches 90% CLTV, but only at a 720 credit profile and a line up to $500,000.
  • Debt-to-income is capped at 50%, so something has to produce qualifying income. Whether verified assets can supply it varies by lender program.
  • An LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
  • A DSCR cash-out refinance is often the better fit for an investor whose rental drives lender review.

What Does “Assets-Only” Actually Mean?

“Assets-only” is a label, not a single product. For a rental investor it usually means one of three things, and mixing them up is a common source of confusion.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The first meaning is asset depletion. The lender treats your savings and investments as if they would be drawn down over a set number of months. That produces an imputed monthly income, which the lender then runs through a normal debt-to-income test.

The second meaning is assets as support. The rental property’s rent drives lender review, and your liquid assets sit behind it as reserves. Reserves are cash you could use to cover payments if the rent stopped.

The third meaning is assets as the only basis, with no income test at all. That structure is rare, and most lenders that advertise it still verify credit, equity, assets, and the property.

Across the wholesale network, equity lines carry a debt-to-income ceiling. That ceiling is why the first meaning is the one that matters for a HELOC. The second meaning is how DSCR loans work, and we come back to it below.

How Does Underwriting Treat the Line, Step by Step?

Underwriting treats an assets-only line like any other line, with one extra step that converts assets into income. Credit, title, leverage, valuation, and repayment are each checked in order. A failure at any step ends the file, no matter how large the balance sheet is.

1. Credit. The network’s investment-property line starts at a 700 minimum score. Across the network, lenders use a single-bureau score model keyed to the primary wage earner. The credit report can be no more than 90 days old at closing, and rescores are not allowed.

2. Occupancy and title. The lender confirms whether the home is a primary residence, a second home, or an investment property. Then it confirms who holds title. Only you or your revocable living trust can.

3. Combined leverage. The lender adds the new line to any existing first mortgage and tests the total against the occupancy-based ceiling. The line can sit in first or second lien position.

4. Valuation. Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a second valuation, and you can request a full appraisal at any size.

5. Repayment test. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. That is conservative, and it surprises borrowers who expect to draw a small amount.

6. Asset conversion, where the program allows it. The lender totals eligible assets. Cash usually counts in full, while securities and retirement accounts are discounted. It subtracts cash to close and required reserves, then divides the remainder by a program-specific number of months to get monthly income. The divisor varies a great deal from program to program, so the same balance sheet can produce very different income figures.

Documentation for that last step is usually a few months of account statements, plus evidence that retirement funds are vested and accessible. Large recent deposits tend to draw questions, so expect to source them.

What Are the Network’s Numbers by Occupancy?

The ceilings depend on how the property is used, and the investment-property tier is the lowest. Quoting one number for all three occupancies would mislead. Here is how the network’s equity lines compare, each figure subject to lender guidelines and full file review.

Occupancy Minimum credit Top CLTV Maximum line
Primary residence 600 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% (720+ only) $500,000
Investment property 700 70% $500,000

The primary-residence maximum of $750,000 comes with limits. A line above $500,000 is primary-residence only, caps at 75% CLTV, and requires a full appraisal. It also requires a credit profile of 700 or better (720 on the 5-year-draw program described below).

Two draw structures exist. The 3-year-draw program has a 3-year interest-only draw followed by a 17-year repayment period. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Investment-property lines run the 5-year structure only.

At least 75% of the line is drawn at closing on both programs. Pricing floats across the draw and repayment periods and never converts to fixed. Your payment can therefore move, and it does not pause when a tenant leaves.

NerdWallet reports that lenders often want debt-to-income between 40% and 50%, at least 20% equity, and six or more months of reserves, and that many lenders do not offer these lines at all. Those are market-wide figures for bank lines. The network’s investment-property line caps at 70% CLTV with a 700 minimum score.

Where Does the General Rule Break?

Most failed assets-only files fail on one of the edge cases below, not on the asset total. The structure is simple, but the exceptions are strict.

The rental is titled in an LLC. This is the most common wall. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or you need a DSCR cash-out refinance instead. DSCR loans can be placed in an LLC name, subject to lender program eligibility.

Your equity is the only asset you have. The value of the home securing the loan does not count as proof you can repay it. A borrower with a paid-off rental and little else has plenty of equity but nothing to qualify on. Illiquid wealth causes the same problem, because land, a business stake, or unvested compensation rarely converts to qualifying assets.

The property type is not offered. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not eligible. Single-family, 2-4 unit, PUD, townhome, and condominium properties are, including non-warrantable condominiums.

You hold a lot of debt on a lot of properties. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the 5-year-draw program. A borrower with more than 15 financed properties is not eligible.

There is a credit event in your history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure is seasoned for 7 years and a deed-in-lieu, pre-foreclosure, or short sale for 4.

The property was recently listed. A property listed for sale, or listed within the past 60 days, is ineligible in several states.

Availability is also narrower than DSCR. The equity lines are offered in 16 full-service states, while DSCR investor loans run across 41 markets, including Washington, D.C.

What the Federal Ability-to-Repay Rule Says

Federal ability-to-repay rules explain why assets can qualify a borrower at all. The eCFR text of 12 CFR 1026.43 says a creditor may consider income or assets other than the dwelling that secures the loan. It also requires the creditor to verify whatever it relies on with reasonably reliable third-party records.

The regulator’s official commentary says repayment ability can rest on income, on non-home assets, or on both. It uses a savings account as an example. The same section carves out home equity lines subject to the open-end credit rules, so lender policy, not that rule, does most of the work on a line.

Is a DSCR Loan the Better Fit for a Rental?

For a rental that already produces rent, a DSCR cash-out refinance is often the better tool. The question is whether you want the rent or your balance sheet to do the qualifying.

DSCR stands for debt service coverage ratio. It divides the property’s monthly rent by its monthly principal, interest, taxes, insurance, and any HOA dues, which together are called PITIA. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your assets show up as reserves, not as imputed income.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Here is how the three routes compare.

Factor Asset depletion line Rent-based DSCR loan Bank rental HELOC
What qualifies Imputed income from assets Property rent vs. PITIA Personal income and DTI
Role of assets Converted to income Reserves Reserves, equity
Title You or revocable trust LLC possible Usually individual
Fits Asset-rich, low reported income Rental with real rent Income-documented borrowers

The program ranges for DSCR files are broad. On most files, purchases land at 75%-80% LTV. A cash-out refinance tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Credit floors start at 620 in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.

Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Reserves commonly run around 6 months of PITIA, though they vary by lender, leverage, loan size, and transaction type.

One caution applies to every DSCR file. Clearing 1.00 does not mean the property produces positive cash flow. The ratio compares rent to PITIA only, so repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Lendmire’s complete DSCR loans guide walks through the full qualification picture.

What Does the Decision Look Like in Practice?

Run the numbers on an investor with a large brokerage account, modest reported income, and a rental held in a personal name. The first mortgage already uses 60% of the property’s value. An investment-property line caps at 70% CLTV, so only about 10 points of value remain for new borrowing.

Because at least 75% of the line is drawn at closing, most of that small slice is borrowed on day one. This structure suits a small, staged equity need that leaves the existing first mortgage in place.

Now change the goal. The same investor wants a much larger pull of equity. A DSCR cash-out at around 75% LTV on a standard rental would replace the first lien and leave roughly 15 points of room. Assume the rent clears about 1.2x coverage. The loan is reviewed primarily on that coverage, with the investor’s assets as reserves, subject to lender guidelines.

The tradeoff is clear. The line preserves a first mortgage you may want to keep, but it is capped and floats. The cash-out is larger and structured around the rent, but it replaces your existing loan. This is a genuine toss-up for a mid-sized need, and the right answer depends on how much you are borrowing and what the existing first mortgage looks like.

An investor with no rental income at all faces a different problem. A DSCR loan needs a property with rent to attach to. If the property is vacant or owner-occupied, the line may be the only route, and the 700 credit minimum and 70% ceiling apply to an investment property.

How Do You Prepare an Asset File?

A clean asset file is the difference between a smooth review and a stalled one. A broker sees the same problems repeatedly, and most are avoidable.

  • Gather several months of statements for every account you plan to count.
  • Keep large deposits explainable, because lenders ask where unusual money came from.
  • Avoid moving funds between accounts mid-review, which creates new questions.
  • Keep your credit report current. It cannot be older than 90 days at closing.
  • Confirm the title is in your name or a revocable trust before you apply.
  • Decide in advance whether you want the line or a DSCR cash-out, since the paperwork differs.

Tradeline standards also vary. The 5-year-draw program requires two tradelines seasoned 12 months or one seasoned 24 months. It also requires a housing history of 0x30x6 and 1x30x12 at 640 and above. Between 600 and 639 it requires 0x30x12, applied across all financed properties.

Frequently Asked Questions

Can I get a HELOC with no job at all?

It is possible only if something else produces qualifying income. The network’s equity lines carry a 50% maximum debt-to-income ratio, so a lender must convert verified assets into income or use another documented source. Whether a given program does that varies. A rental with real rent has another option, a DSCR loan that qualifies primarily on the property’s income.

Do retirement accounts count as assets?

They can, usually at a discount to cash. Lenders typically discount securities and retirement balances and ask for evidence that the funds are vested and accessible. The exact treatment is program-specific, so confirm it before building a file around those accounts.

Can an LLC-owned rental qualify for an equity line?

No. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.

Does the line need an appraisal?

Usually not at or below $500,000. Those lines ordinarily run an automated valuation, though a higher CLTV may require a second valuation. A full appraisal is required on every line above $500,000, and you may request one in any case.

How many lines can I hold at once?

A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the 5-year-draw program, and a borrower with more than 15 financed properties is not eligible.
