The Quick Read: A bank statement HELOC has no property seasoning clock on most files, but lenders still look for one to two years of self-employment history, and prior W-2 work in the same field generally supports a shorter history without adding months to the self-employed clock, subject to lender guidelines.
- The word seasoning covers three separate clocks: time in business, time owning the property, and the wait after a credit event.
- A bank statement HELOC across our wholesale network has no property seasoning period. A DSCR cash-out refinance carries about 6 months.
- Prior same-field W-2 work is a compensating factor. It helps a short history, and it does not count as self-employed months.
- Investment-property lines run to 70% CLTV with a 700 minimum credit score and a $500,000 line cap.
- If the self-employment history is too short, a DSCR cash-out may sidestep the question, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Most investors who ask about seasoning on a bank statement line are really asking one thing. They left a W-2 job in their field, started working for themselves, and want to know if the old paycheck history buys them time. The answer is partly yes. The details below show where it helps and where it stops.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Key Terms Defined
Seasoning: the amount of time something must exist before a lender relies on it, whether that is a business, a deed, or a clean credit record.
Bank statement HELOC: a home equity line that qualifies the borrower on deposits in personal or business accounts rather than traditional personal-income documentation or pay stubs.
Expense factor: the percentage lenders subtract from business deposits to estimate what the owner actually keeps.
Same field: prior work in the same trade or industry as the current business, such as a W-2 estimator who now runs a construction company.
CLTV: combined loan-to-value, which adds the first mortgage and the new line together and divides by the property value.
Three Clocks, One Word
Seasoning means three different things in this topic, and mixing them up causes most of the confusion. Only the first clock is affected by a same-field W-2 history.
| Clock | What is measured | Can prior W-2 help? |
|---|---|---|
| Time in business | Months of self-employment income | Yes, as a supporting factor |
| Property seasoning | Months since the deed or purchase | No |
| Credit-event seasoning | Years since discharge or dismissal | No |
On the property clock, a HELOC differs from a cash-out refinance. Across our wholesale network, a bank statement HELOC has no property seasoning period on most files. A DSCR cash-out refinance carries about 6 months, documented by the settlement statement from the purchase. A few states layer homestead rules on primary residences, so a borrower should confirm the state first.
On the credit clock, the network requires 4 years from discharge or dismissal after a bankruptcy on a bank statement HELOC. Foreclosure-family history is handled differently by occupancy. Investment files follow a 7-year path for a foreclosure and a 4-year path for a deed-in-lieu, pre-foreclosure, or short sale.
How Underwriting Treats Time in Business, Step by Step
Underwriting starts from the way you are paid, not the title you use. The steps below follow a typical file.
1. Classify the income. A switch from W-2 to 1099 pay routes the file to self-employed underwriting, even with the same desk and the same client. If the arrangement looks like the old job under a new label, expect more questions.
2. Measure the clock. Time in business runs from the date self-employment income began. It does not run from the date you entered the trade.
3. Document the start. Typical evidence is a business license, entity documents, or a CPA letter. A CPA-prepared profit-and-loss statement is an optional extra on many files.
4. Pull the statement window. Programs typically use 12 or 24 consecutive months of personal or business statements. A short history usually leaves only the 12-month window.
5. Convert deposits to income. Transfers, loan proceeds, and one-off deposits come out. HousingWire’s non-QM guide describes the same method: lenders total eligible deposits and apply an expense factor where business accounts are used.
6. Run the ratios. Maximum DTI on the network is 50%, with 45% for credit profiles from 600 to 679. The line is qualified on the interest-only payment at the maximum draw, not on the amount drawn.
7. Check title, CLTV, and value. Title must sit with an individual or an inter vivos revocable living trust. Lines at or below $500,000 ordinarily use an automated valuation.
This is not careless lending. Non-QM files are documented, just differently, and the same guide says so plainly.
Federal rules do not set a self-employment minimum either. The CFPB’s ability-to-repay compliance guide lists bank account statements among acceptable income records. It also says the creditor must verify only the income it relies on. Its exclusions begin with open-end credit plans such as home equity lines, so a HELOC generally sits outside that rule. Readers should confirm the point against Regulation Z before relying on it. The two-year default is a program choice.
What Prior Same-Field W-2 Work Does (and Does Not Do)
Prior W-2 work in the same field is a compensating factor. Most programs across our network want one to two years of self-employment history. Some will consider a shorter window when the borrower has W-2 or 1099 experience in the same field. We do not publish a fixed month count for that shorter window, because it depends on the lender and the file.
What the prior W-2 history adds:
- It shows the borrower understands the trade, the pricing, and the customer base.
- It makes a short history look like a career move rather than a new venture.
- It supports the lender’s judgment when deposits are clean and growing.
What it does not do:
- It does not add months to the self-employed clock.
- It does not lengthen the bank statement window. The window is still the months of deposits you actually have.
- It does not offset messy deposits, a low score, or title in an LLC.
The comparison with a purchase mortgage matters here. Agency-style underwriting asks for two years of self-employment with traditional personal-income documentation, and a side business in the same line of work as a W-2 job generally cannot be used until it has a track record. A bank statement line replaces the returns with deposits, and some programs shorten the history. Do not carry purchase-loan assumptions over to a HELOC.
For the documentation side, Lendmire covers it in its guide to bank statement HELOC history requirements for same-field owners.
What Counts as the Same Field
Same field means the work is substantially the same, not merely related. An estimator who now runs a remodeling company is a clean example. So is a W-2 sales manager in mortgage who now runs a mortgage-adjacent services firm, if the client base overlaps. A W-2 software engineer who starts a restaurant is not the same field, even though both are careers.
Role changes inside one field usually pass. Employee to owner in the same trade is the classic case. A career change with a different customer base draws scrutiny, and a gap between the W-2 job and the first self-employed deposits needs a short written explanation.
Documents worth gathering for the prior role: W-2 forms, an employer letter or pay history, and a brief explanation of the transition. Bring the business start proof alongside them.
Borrower Scenarios
These are illustrative and describe patterns, not approvals.
| Borrower | Documented history | What the prior W-2 adds | Likely path |
|---|---|---|---|
| Left a W-2 job in the same trade recently | Short self-employment, clean deposits | Supports a shorter history | 12-month statements, lender review |
| Short history, different field | New business, no related past | Little | Wait, or use a DSCR cash-out |
| Established owner | Long history, steady deposits | Not needed | Standard 12 or 24-month window |
| Rental held in an LLC | Any | Nothing | Vesting change, or DSCR cash-out |
The second row is where investors misjudge their position. If the new venture has nothing in common with the prior career, the W-2 history gives the lender no reason to shorten the clock.
Where the General Rule Breaks
A few situations change the usual answer.
Same job, new label. When a W-2 role becomes a 1099 role with the same schedule and supervisor, underwriters look at who controls the work. Expect questions and a possible request for the contract.
LLC-held rentals. An LLC cannot hold title on the HELOC. The same is true of corporations, partnerships, and irrevocable, blind, or land trusts. A property already deeded to an LLC needs a vesting change, or a different product. Many entity-held investors end up in a DSCR cash-out, subject to program terms.
Closed-end seconds versus true lines. Many non-QM seconds are lump-sum loans that cannot be redrawn. Across our network, at least 75% of the line is drawn at closing, and the rest stays available. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.
Stacked clocks. A recent deed, a short business history, and a vesting change at the same time make a file harder to explain. Each one is workable alone, but they pile up.
Credit and property limits. Investment lines need a 700 minimum score. Manufactured homes, co-ops, condotels, log homes, and agricultural or mixed-use properties are not eligible. A borrower is limited to three lines, and owning more than 15 financed properties disqualifies the file.
A larger line does not erase any of these. Leverage caps, credit floors, and title rules all apply together.
Context: HousingWire’s non-QM guide puts bank statement loans at about 34% of non-QM volume and DSCR loans at about 29%. Both paths are well established.
Apply Now, Wait, or Switch Products?
Work through the questions in order.
1. Is the property in an individual name or a revocable trust? If not, fix the vesting or move to a DSCR cash-out.
2. Is there a bankruptcy within the last 4 years? If so, the line is not available yet.
3. Is the credit score at 700 or better for an investment property? Below that, the HELOC is off the table for investment collateral.
4. Is the self-employment history short but the prior field the same? Apply with 12 months of clean statements and the prior W-2 proof, and ask the lender directly how it treats that history.
5. Is the history short and the field different? Waiting a few more statement months may help more than applying now.
6. Is the goal to keep a low-rate first mortgage in place? The HELOC does that. A cash-out refinance replaces the first mortgage. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
On leverage: the ceiling is 70% CLTV on an investment property, up to a $500,000 line. On a primary residence the ceiling reaches 90% CLTV only at a 720 or better credit profile, with lower ceilings at lower scores. A line above $500,000 is for primary residences only and needs a full appraisal. Our wholesale partners operate in 16 full-service states, which is narrower than the 41-market DSCR footprint, so availability is worth checking first. Every figure is subject to lender guidelines and full file review.
Investors who are short on self-employment time often find a DSCR cash-out cleaner. It qualifies primarily on property-level rental income covering the payment, so the self-employment clock is not part of the file. The tradeoff is the 6-month property seasoning and the loss of the existing first mortgage. Lendmire’s complete DSCR loans guide walks through that structure. Clearing a 1.00 coverage ratio is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.
How to Ask a Lender
Get the answers in writing, because policy and discretion look the same on a phone call. Useful questions:
- What is the minimum months of self-employment, and is a shorter history considered?
- What proof of the prior same-field role do you want?
- Do you use personal statements, business statements, or both?
- What expense factor applies to business deposits?
- How do you treat a gap between the W-2 job and the first deposits?
Frequently Asked Questions
Does my old W-2 job count toward bank statement history?
Not as months. Prior W-2 work in the same field is a supporting factor that may justify a shorter self-employment history in some programs. The statement window itself is still the months of deposits you actually have.
Is HELOC seasoning the same as time in business?
No. Time in business measures self-employment months. Property seasoning measures how long you have owned the property, and it does not apply to the HELOC across our network.
Is there a federal rule that requires two years of self-employment?
No. The CFPB’s compliance guide lists bank statements as acceptable income records and sets no self-employment minimum. The history requirement is a lender or investor choice.
Can I use this line on a rental owned by my LLC?
Not while the LLC holds title. Title must be in an individual’s name or an inter vivos revocable living trust. An LLC-owned rental needs a vesting change or a DSCR cash-out instead, depending on program terms.
What if I just bought the property?
The HELOC has no property seasoning period on most files, so a recent purchase alone does not block it. A cash-out refinance would need about 6 months of seasoning. The deed date and settlement statement document that clock.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
