The Quick Read: A rental-secured cash-out refinance and a refinance paired with a HELOC both turn equity into cash, but they answer different questions. The cash-out route runs on the property’s rent. The HELOC route runs on you: your credit, your debt-to-income ratio, and how the property is titled.
- A DSCR cash-out refinance is a business-purpose loan, so most programs restrict using proceeds to pay off personal credit cards. Investment debt and business debt fit more naturally.
- An investment-property HELOC tops out at 70% CLTV (combined loan-to-value, counting the first mortgage plus the line) and $500,000 on this network.
- A standard-rental DSCR cash-out reaches about 75% LTV across most of the network.
- A HELOC generally cannot sit on a property held in an LLC. A DSCR loan can, subject to lender program eligibility.
- Adding a second lien lowers rent coverage. Replacing the first mortgage resets the whole loan.
The Honest Answer First
If your debts are tied to rentals, such as other investment mortgages, private loans, or hard-money balances, the cash-out refinance is usually the cleaner tool. One loan, one payment, and the rent drives lender review.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
If your debts are personal, such as credit cards, a car loan, or a personal loan, the picture flips. A DSCR cash-out generally is not built to retire personal debt. A HELOC is underwritten on you, so it tends to fit that job better, though only if the property is titled in your own name or a revocable trust.
Neither is a universal winner. The use of the money, the title, and the existing first mortgage decide it. You can see more of how these programs fit together in Lendmire’s complete DSCR loans guide.
Side-by-Side
The cash-out column reflects what Lendmire sees across its wholesale network of DSCR lenders. The HELOC column reflects the investment-property line programs that network also places. Programs change, and every file is underwritten individually.
| Factor | DSCR Cash-Out Refinance | Refinance + Investment HELOC |
|---|---|---|
| Review basis | Property rent vs. full payment | Your credit, DTI, and equity |
| Income documentation | Property-level rental income | Personal income, per DTI test |
| Loan structure | One new first lien | First mortgage plus a line |
| Leverage ceiling | About 75% LTV, standard rentals | 70% CLTV on investment |
| Max size | Roughly $100K to $3M | $25K to $500K on investment |
| Minimum credit | 620 in parts; most want ~660 | 700 minimum |
| Entity vesting | LLC possible, per program terms | Individual or revocable trust only |
| Use of proceeds | Business purpose; personal debt restricted | Fewer use-of-funds limits, other gates |
| Reserves | Commonly around 6 months PITIA | Set by the line program |
| Access after closing | One lump sum | Draws, with 75% drawn at closing |
PITIA means principal, interest, taxes, insurance, and association dues. DSCR is monthly rent divided by that total.
How Each Structure Actually Works
A cash-out refinance replaces your existing mortgage with one larger loan. The old first is paid off at closing. Closing costs, any prepayment charge, and prepaids come out of the proceeds. What remains is your check. NerdWallet notes that refinancing pays out all at once and costs more at closing than a line, because a refinance is a new mortgage.
The refinance-plus-HELOC path leaves a first mortgage in place (or replaces it with a plain rate-and-term loan) and adds a line behind it. On this network the line can also sit in first position. On investment property it runs a five-year interest-only draw followed by a 25-year repayment. At least 75% of the line is drawn at closing. The cost floats across both periods and never converts to fixed.
The CFPB describes a HELOC as open-end credit you can borrow against repeatedly. It also notes that payments often jump when repayment begins. A lender may stop further draws if the home’s value drops sharply or your finances change. The FTC adds that lines typically carry a variable cost and that you pay only on what you borrow. A cash-out loan has no draw-freeze risk once funded.
The Business-Purpose Wrinkle
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
That shapes your debt payoff plan. Paying off other rental mortgages, private loans, or documented business debt fits the product. Wiping out personal credit cards generally does not, and many programs say so outright. Programs vary, so confirm the use-of-funds rule before you build a plan around it.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
When Cash-Out Refinance Is the Better Fit
Your debt is rental debt. Consider an investor with three financed rentals and a short-term private loan on a fourth. A DSCR cash-out on the unencumbered or lightly financed property can retire that private loan in one step. The rent covers the payment, and your traditional personal-income documentation stays out of the main decision.
Your property sits in an LLC. A DSCR loan can close in the entity’s name, subject to lender program eligibility. A HELOC on this network cannot. Moving title out of the LLC to qualify for a line has legal, insurance, and liability consequences. Talk to an attorney before you try it.
You want the most leverage available. Most of the network caps a standard-rental cash-out around 75% LTV. If the property is a short-term rental, the ceiling is typically 70% for cash-out, and you should expect a 640-plus score and about 12 months of hosting history. A HELOC on an investment property stops at 70% CLTV, counting the first mortgage. On a property with a modest first mortgage, the cash-out can access more equity.
Your personal income is hard to document. An investor with many financed properties or heavy write-offs may show thin net income on a tax return. DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The line’s DTI test, by contrast, caps at 50% and is figured on the interest-only payment at the maximum draw.
You prefer a fixed-term shape. The spine of the network is the 30-year fixed. Extended 40-year terms and interest-only periods exist through select lenders, and ARM structures exist for investors who want them. A line floats the entire time.
Here’s the catch. If your existing first mortgage has a good term or a prepayment penalty still running, replacing it is expensive. That cost comes out of your proceeds. It can erase the benefit.
When Refinance Plus HELOC Is the Better Fit
Your debts are personal and the property can be held individually. If the rental is titled in your name or a revocable trust, a line is underwritten on your credit and DTI. It sidesteps the business-purpose restriction that blocks personal card payoff on a DSCR cash-out. The line still needs a 700 credit profile on investment property. NerdWallet reports that these lines are harder to get on investment property than on a primary home, because lenders treat the default risk as higher.
You need modest cash. The size of an investment line varies by scenario, with a ceiling of $500,000. For a smaller payoff, a line may be more proportionate than rewriting a seven-figure first mortgage. Lines at or below $500,000 usually run on automated valuation rather than a full appraisal, though a higher CLTV may require a second valuation.
Your first mortgage is worth keeping. A second lien leaves the first untouched. If that first carries a favorable structure or an exit fee still running, a line avoids disturbing it.
You want access over time. A minimum subsequent draw of $1,000 applies after closing (Texas sets $4,000). The line then works as a standby source for repairs or a bridge. Keep in mind that at least 75% of the line is drawn at closing, so it is not a pure reserve-on-demand tool.
Your credit and DTI are strong. The investment line wants a 700 minimum. DTI tops out at 50%, and a ratio above 45% needs a 680 score. Strong personal numbers open this path. Weak ones close it.
Now the tradeoffs. A line adds a second payment behind your first, so rent coverage drops. A lender reviewing a refinance with an existing line will need the line’s holder to agree to the new lien order. A line generally does not count as a reserve asset, while cash from a cash-out sitting in a bank account can. Confirm reserve treatment with the lender.
Seen on Many Files: The Sequencing Problem
Across wholesale files, the most common surprise is order of operations. An investor takes a HELOC first, then later wants a DSCR refinance. The line sits in second position and complicates the new loan. Plan the DSCR refinance first when you can, then add the line if the combined leverage still fits.
Coverage works the same way. DSCR floors vary. Select programs start at 1.00, while a separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage opens better leverage. Clearing 1.00 also is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.
A Quick Scenario
Picture an investor who owns a fourplex worth, on paper, a round number, with a first mortgage equal to 50% of value. The goal is to retire a private note on another rental and some card balances.
- Cash-out route: The new first could reach about 75% LTV on a standard rental. The private note qualifies as investment debt. The cards are the problem. Most programs would not let the proceeds pay them.
- Refinance-plus-line route: The existing first stays. The line adds up to 20 points of CLTV before hitting the 70% investment ceiling. Both the note and the cards can be paid from the line, if the investor holds title personally and clears the DTI test.
Neither route works if the property is in an LLC and the cards must go. That file needs a different structure. Sometimes the answer is a DSCR cash-out for the rental debt and a separate personal solution for the cards.

Where a Line Does Not Fit
A few property and borrower types fall outside the investment HELOC entirely. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. A borrower with more than 15 financed properties is not eligible, and a borrower is limited to three lines.
On the DSCR side, manufactured homes, log homes, and barndominiums are not offered. Availability for the HELOC is limited to Lendmire’s 16 full-service states, narrower than the 41-market DSCR footprint (40 states plus Washington, D.C.)
A Balanced Verdict
Choose the DSCR cash-out refinance when the debts are rental or business debts, when the property sits in an LLC, or when you want the loan to qualify on rent. Expect to pay the cost of replacing your first mortgage.
Choose the refinance-plus-HELOC path when the debts are personal, the property is in your name, your credit and DTI are strong, and your first mortgage is worth keeping. Expect lower coverage and a floating cost.
Choose neither if the spending that created the balances has not stopped. Moving unsecured debt onto a rental puts the rental at risk. If the new payment makes your rent coverage thin, that matters more than any savings. If your DSCR file also relies on the cash sitting in the bank, think about the family-loan angle too. Lendmire’s piece HELOC vs Cash-Out Refinance for Paying Off a Family Loan or Partner shows how the same trade-offs play out there. Frequently Asked Questions
Can I pay off personal credit cards with a DSCR cash-out refinance?
Generally not. DSCR cash-out is a business-purpose loan, and many programs restrict proceeds from paying personal debt. Investment-related debt and documented business debt fit better. Confirm the use-of-funds rule with the specific program.
Can I get a HELOC on a rental held in an LLC?
Not on this network. Title must be held by you individually or by a revocable living trust. A property already in an LLC would need a vesting change or a DSCR cash-out instead.
Does a HELOC lower my DSCR?
A second lien adds a payment, and the same rent must cover both. If the line sits behind a DSCR first mortgage, your coverage on a later refinance is calculated on the combined obligation.
Which is easier to qualify for on a rental?
It depends on where your strength is. A DSCR cash-out leans on rent. A line leans on your credit, DTI, and equity, with a 700 minimum on investment property. The line is harder to find on investment property, as noted above.
What if my first mortgage has a prepayment penalty?
A cash-out refinance replaces that loan, so the charge can come out of your proceeds. A line leaves the first mortgage alone. That can tip the decision toward the line, if your personal profile qualifies.
