HELOCs for Homeowners Funding a First Rental or BRRRR

HELOCs for Homeowners Funding a First Rental or BRRRR

The Quick Read: A home equity line supplies cash for a rental down payment or rehab, but it does not buy the property, so the rental still needs its own DSCR purchase loan and the line needs its own approval. A homeowner opens a line against the primary residence, draws cash into a personal account, and uses it toward a DSCR purchase or a BRRRR rehab. The DSCR cash-out refinance then pays the line off.

  • A HELOC is approved on you: credit, debt-to-income, and equity. A DSCR loan is reviewed mainly on the rental’s income against its payment.
  • On a primary residence, the network’s ceiling reaches 90% CLTV, and only at a 720 credit profile. On an investment property, the ceiling is 70% CLTV.
  • Whether borrowed funds count as a down payment varies by DSCR program, so ask before you draw.
  • The line is not guaranteed money. Lenders can freeze or reduce it.
  • A DSCR cash-out refinance is the usual exit, with about 6 months of seasoning and leverage up to roughly 75% LTV, subject to lender guidelines.

What a HELOC Actually Does in a Rental Deal

A HELOC is a cash source. It carries no property, no tenant, and no rent. The rental lender sees borrowed money and decides whether that money is acceptable as your down payment.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The structure is simple. You borrow against home equity during a draw period, and payments may be interest-only. A repayment period follows, and the federal consumer-finance regulator’s HELOC brochure notes it often runs ten or 15 years, or the whole balance can come due at once. Variable-rate payments can change even if you draw nothing more.

Two approvals sit side by side. The line is reviewed on credit, debt-to-income, and equity. The DSCR purchase loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Either can fail on its own. Neither guarantees the other.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

HELOC: A revolving line of credit secured by a property you own, with a draw period followed by repayment.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

DSCR: Monthly rent divided by the full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues.

BRRRR: Buy, rehab, rent, refinance, repeat. The refinance pays off the money used to buy and fix the property.

Seasoning: The ownership period a lender requires before it allows a cash-out refinance. It is lender policy, not law.

Draw period: The stretch when you can borrow from the line, often at interest-only payments.

How Does a HELOC Fit Into a First Rental Purchase, Step by Step?

Open the line before you need it, move the cash into your own account, and tell the purchase lender where the down payment came from. The sequence matters more than the product, because a deposit that appears mid-contract with no paper trail creates the file gaps that stall reviews.

1. Decide which property secures the line. A line on your own home is the common route. A line on a rental you already own is scarcer. A rental still under renovation rarely supports one, since the equity is unproven.

2. Open the line before you go under contract. Drawing early keeps the deposit from looking like an unexplained recent deposit on your statements. Investor discussion on BiggerPockets describes the same habit: draw ahead of time and expect the line’s minimum payment to count against DTI on any DTI-based loan.

3. Move the draw into your own account. The paper trail is the HELOC statement, the transfer, and the deposit. A DSCR lender traces the deposit back to the line.

4. Ask the purchase lender before you draw. Across a wholesale network, acceptance of borrowed down payment is not uniform. Some lenders allow an HELOC-funded down payment on a DSCR file and some do not, as one BiggerPockets thread reflects. Down payment and reserves are separate buckets, and borrowed money may satisfy one and not the other.

5. Close the rental on a DSCR purchase loan. Most files land at 75% to 80% LTV on a purchase, so 20% to 25% down. Select programs reach 85% LTV with roughly a 700-plus score. The HELOC payment generally sits outside the DSCR ratio, but it remains a liability elsewhere in the file.

The broader mechanics of the rental loan itself are in Lendmire’s complete DSCR loans guide.

What Does the Network Allow on an Investment-Property HELOC?

On an investment property, the network’s ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000. There is no higher investment tier. Market surveys quote higher ceilings for equity lines overall, but those describe the wider market, not this network.

Credit above 700 buys eligibility, not leverage. A 720 score and a 700 score both reach 70% CLTV on an investment line. Lines at or below $500,000 ordinarily run on automated valuation, so a traditional appraisal is not typical, though a borrower can request one.

On a primary residence or second home, the ceiling reaches 90% CLTV, and 90% exists only at a 720-or-better credit profile. Those are the lines most first-time landlords actually use. Brokered through select wholesale partners, these are eligibility ranges, not guarantees, and every file is reviewed individually.

Factor Primary-residence line Investment-property line
Top CLTV 90% at 720+ 70%
Credit floor 600 program floor 700
Maximum line $750,000 $500,000
Draw structure 3-year or 5-year draw options 5-year draw, 25-year repayment
Appraisal Required above $500,000 Usually automated valuation

Other points that shape the file: lines run $25,000 to $750,000, at least 75% of the line is drawn at closing, and pricing floats through both draw and repayment and never converts to fixed. DTI tops out at 50%, and the payment is qualified on the interest-only amount at the maximum draw. A borrower with more than 15 financed properties is not eligible.

How Does the BRRRR Exit Work?

The HELOC is the bridge and the DSCR cash-out refinance is the exit. You draw for the purchase and rehab, lease the unit, then refinance to pay the line off. Sizing both ends up front is the whole discipline.

Rehab draws are interest-only during the draw period, so the property carries interest while it sits empty. Cash-out on a DSCR refinance tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Inside that window, a loan is often sized to the lower of cost or appraisal. After it, sizing runs off appraised value, and any improvement may support a higher appraised value, depending on comps and underwriter review.

Rent coverage then has to clear on its own. A 1.00 coverage ratio is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is also not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation.

Where the Plan Breaks: Edge Cases

LLC title. Equity lines cannot be held by an LLC, a corporation, a partnership, or an irrevocable, blind, or land trust. Title has to sit with the individual borrower or a revocable living trust. DSCR loans differ on this point, since LLC-titled files may be eligible, subject to lender program eligibility. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead of a HELOC.

Delayed financing. This is a seasoning exception for cash buyers, borrowed from the agency world. On a DSCR file each lender writes its own terms. It generally sizes to documented cost, not appraised value, so forced appreciation stays trapped. Whether an HELOC-funded purchase counts as cash depends on the lender, and a hard-money purchase generally breaks the exception.

One line funding purchase and rehab. A refinance sized to cost may cover only the purchase, leaving the rehab balance outstanding. Plan the payoff stack before you draw.

Early prepayment penalties. If you buy on a DSCR loan and refinance early, a step-down prepayment penalty may apply. Investor commentary on BiggerPockets flags this as a reason a short hold on a HELOC is riskier. Treat it as a question for the specific loan terms.

A freeze or cut mid-deal. The FTC says a lender may freeze or reduce a line if the home’s value falls well below the appraised amount, or if it reasonably believes a material change in your finances means you can’t repay. An undrawn line is not guaranteed money.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs. HELOC property rules also exclude manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning.

Availability. HELOCs are offered in Lendmire’s 16 full-service states only, narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

What Does a Short-Term Rental Do to the Plan?

STR files run tighter. On a purchase, leverage tops out at 75% LTV. Refinances run around 70%, and a cash-out on short-term-rental collateral also sits at 70%. Expect a 640-plus score and about 12 months of hosting history. Purchases clear on a 1.00 coverage floor, and refinances carry their own 1.00 floor. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Does the Investor Decision Look Like?

The decision turns on whether you will put your home behind a rental. A DSCR loan alone is secured by the rental. A home HELOC puts your residence behind the deal. Experienced investors in the BiggerPockets discussion on HELOC down payments point to cash flow as the main risk, and a HELOC suits short projects where the refinance repays it.

Run it as a stress test. Price the deal assuming the line’s variable payment moves, the rehab runs long, and the appraisal comes in light. Then ask whether coverage still clears after the refinance.

Option Choose this if
Home HELOC You have equity, a good credit profile, and a short BRRRR hold
DSCR purchase with cash savings You want the rental secured only by itself
DSCR cash-out on a seasoned rental You already own the rental and want equity out
First-mortgage cash-out on the home You would rather replace the existing first mortgage with one larger loan than add a second lien

The HELOC payment counts as a personal liability, so it can matter on later non-DSCR applications. A borrower is also limited to three lines, with combined exposure capped at $2,000,000 on one program and $750,000 on another, depending on which program the loan is placed under.

Pre-draw checklist:

  • Confirm in writing that your purchase lender accepts HELOC-sourced down payment.
  • Confirm seasoning and cash-out LTV on the exit loan.
  • Stress the rent coverage ratio, not just the base case.
  • Check whether early prepayment terms apply to the purchase loan.
  • Keep every transfer documented.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use a HELOC on my home as the down payment on a rental?

Often yes, but it depends on the DSCR program. Some lenders accept HELOC-sourced down payment and some do not, and down payment and reserves are separate buckets. Ask before you draw, and keep the HELOC statement, the transfer, and the deposit documented.

How much can I borrow against an investment property versus my home?

On an investment property, the network ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum score. On a primary residence, the ceiling reaches 90% CLTV, only at a 720 credit profile. Both are subject to lender guidelines.

How long before I can refinance a BRRRR?

About 6 months of seasoning is the common expectation, and it is lender policy, not law. Inside that window, sizing often uses the lower of cost or appraisal. After it, appraised value governs.

Can an LLC hold the property that secures the line?

No. Title must sit with the individual borrower or a revocable living trust. DSCR loans can accommodate LLCs, subject to program terms, so a property already in an LLC may need a vesting change or a DSCR cash-out instead.

Can the lender freeze my line before I use it?

Yes. A lender may freeze or reduce a line if the home’s value falls significantly or if your finances materially change. Don’t treat undrawn capacity as guaranteed available.

Does clearing 1.00 mean the rental is cash-flow positive?

No. DSCR compares rent to the full housing payment only. Repairs, vacancy, management, utilities, and capex sit outside it.
