How to Get a Bank Statement HELOC With a Credit Freeze in Place

How to Get a Bank Statement HELOC With a Credit Freeze in Place

The Quick Read: Lift the freeze at every bureau the lender will pull, for a window that covers the whole file, then let the bank statements document income as usual. A freeze blocks access to your credit report. It does not disqualify you, and it does not change how deposits are reviewed.

  • A freeze is a file-access problem. Credit, equity, and the property are still reviewed in full once the report can be pulled.
  • Only the borrower can lift it. A broker or lender cannot do it for you.
  • Lifting is free, and online or phone requests are handled within an hour, per the federal consumer-finance regulator.
  • Choose a date-range lift, not a single day, because lenders can pull more than once.
  • Re-freeze each bureau after the final pull.

What a Credit Freeze Actually Blocks

A freeze stops anyone from opening new credit in your name, including you. The freeze hides the report. It does not lower the score.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That distinction matters for a HELOC. The lender needs a credit report to review. With the file frozen, the lender gets a freeze flag instead of a report, and the application stalls. Nothing about your credit has been judged.

Three terms get confused here:

Term What it blocks Who controls it
Credit freeze New-credit pulls at one bureau Borrower, via bureau
Credit lock Similar, through a separate app Borrower, via app
HELOC line freeze Draws on an existing line Lender

The first two concern your credit file. The third is a lender suspending an existing line, which is a different event entirely. This article covers the first.

Does a Freeze Change How Bank Statements Are Underwritten?

No. Bank statements document income. A freeze affects whether the lender can see your credit. The two steps run on separate tracks.

On a bank statement program, a self-employed borrower typically supplies 12 to 24 months of personal or business statements. The lender applies an expense factor to deposits to arrive at qualifying income. Scotsman Guide describes this pattern, using 50% as an example factor and noting that a profit-and-loss statement can be an alternative. Each program sets its own method.

This is an alternative-documentation path, not a no-documentation one. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines. Consecutive statements with large deposits explained make for the cleanest review.

Step by Step: Getting the File Pulled

1. Scope the freezes. Confirm which of the three bureaus hold a freeze on you. Each is placed separately.

2. Find out which bureau the lender will pull. The FTC suggests lifting only that bureau, then re-freezing afterward. That saves effort, but only if the pull is confirmed. If it isn’t, lift all three. Many mortgage lenders pull a report from every bureau.

3. Gather logins and PINs. Missing credentials can stall a lift request before it starts. Collect them before the application starts.

4. Lift online or by phone. Mail requests can take longer to process, so avoid them near a deadline.

5. Pick a date range. Choose a window that spans the whole process. Lenders can refresh credit later in the file, and a temporary lift expires on its own.

6. Submit the application and statements. Income, credit, equity, and property are reviewed together.

7. Re-freeze after the final pull.

Which Bureau, and for How Long?

Two pieces of advice sound like they conflict. Lift only one bureau, says the FTC. Lift all three, say many mortgage-industry guides. Both hold up. Lift one bureau only when the lender confirms in writing which one it will pull. Otherwise lift all three.

On timing, the safest approach is to ask what the longest possible gap is between the first pull and the last. If the window lapses before a refresh pull, the freeze comes back and the file stalls again. Setting the end date generously costs nothing, since you can re-freeze early.

Where the Rule Breaks

Wrong bureau lifted. The lender pulls a bureau that is still locked and gets a freeze flag. Lift that bureau and the deal works again.

Window expires mid-file. The freeze reinstates itself automatically. A refresh pull later in the file then fails.

Co-borrower’s freeze. Each person’s file is separate. A freeze on a spouse or co-borrower must be lifted by that person.

Credit lock apps. A lock is a separate product from a freeze. If a lock app is active, it has to be turned off in that app. The CFPB points out that only a freeze carries the federal free-of-charge guarantee.

Fraud alerts. An alert asks businesses to verify your identity. It does not block the pull the way a freeze does.

New debt during the file. Fresh inquiries or new accounts can force a re-review. Hold off on other credit applications.

An existing frozen HELOC. If a lender has frozen draws on a current line, that is a lender-side suspension. Experian explains that reinstating the line may involve a new appraisal or credit report. It is separate from your bureau freeze and from a new application.

What the Freeze Does Not Change

Equity requirements, credit tiers, and property eligibility stay exactly where they were. Across the wholesale network Lendmire works with, the home equity lines that accept bank statement income are limited by occupancy:

  • Primary residence: combined leverage tops out at 90% CLTV, and only at a 720-or-better credit profile, with lines up to $750,000 (a line above $500,000 needs a 700 or better profile, 720 on the longer-runway structure, and a full appraisal).
  • Second home: the ceiling is also 90% CLTV at 720 or better, with lines up to $500,000.
  • Investment property: the ceiling is 70% CLTV, with a 700 minimum credit profile and lines up to $500,000.

Most programs set a 600 floor on primary residences, 640 on second homes, and 700 on investment properties. A debt-to-income ratio of 50% is the maximum, and 45% applies to profiles from 600 to 679. Lines at or below $500,000 usually use an automated valuation, while a full appraisal is required above that amount. All of this is subject to lender guidelines and full file review.

One structural point matters for investors. These lines must be held by the individual or a revocable living trust. A property deeded to an LLC cannot hold one, so a vesting change or a DSCR cash-out refinance may be the practical route there. Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

How This Fits an Investor Plan

A freeze can cost days on a deal that is time-sensitive, such as a rehab deposit or an auction. Plan the lift before the application date, not after the lender flags the file.

A bank statement line and a DSCR first mortgage work on different evidence. The line reads the borrower’s deposits, which helps when heavy write-offs on tax returns understate real cash flow. A DSCR loan reads the property’s rent against its monthly obligation. Some investors run them in sequence, using line proceeds toward the next purchase’s down payment. For the DSCR side, the complete DSCR loans guide covers coverage ratios, leverage, and eligibility.

Clearing a coverage ratio is not the same as positive cash flow. Repairs, vacancy, and management sit outside the calculation. The same discipline applies to the line: enough equity and enough documented income both have to hold.

For borrowers weighing what to do with proceeds, Lendmire’s piece Top Bank Statement HELOC Providers for Borrowers Keeping a Mortgage in Place covers that structure.

Pre-Application Checklist

  • Bureau logins and PINs for all three bureaus, for every borrower
  • A written answer on which bureau the lender will pull
  • 12 to 24 months of consecutive statements, with large deposits explained
  • A lift window long enough for the whole file
  • A plan to re-freeze at each bureau afterward
  • A pause on any new credit applications

Key Terms Defined

Credit freeze: A free bureau-level block that stops new-credit pulls until the borrower lifts it.

Temporary lift: A freeze removal for a chosen date range, after which the freeze returns on its own.

Tri-merge report: A credit report that combines data from all three bureaus.

Expense factor: The percentage of deposits a lender treats as business expenses when calculating qualifying income.

CLTV: Combined loan-to-value, the total of all liens divided by the property’s value.

Fraud alert: A flag that asks lenders to verify identity but does not block a credit pull.

Frequently Asked Questions

Can I apply for a bank statement HELOC while my credit is frozen?

You can submit the application, but the lender cannot review credit until you lift the freeze. Lifting before you apply keeps the file from stalling on a freeze flag.

Can my broker or lender unfreeze my credit for me?

No. Only the borrower can authorize a lift, through each bureau’s online portal or phone line. Lendmire arranges financing through its wholesale network and cannot do this step for you.

Do I need to lift all three bureaus?

It depends on what the lender pulls. If the lender confirms one bureau in writing, lifting that one is enough. Without that confirmation, lifting all three avoids a stalled file.

Will lifting a freeze hurt my score or cost money?

Neither. Lifts are free, and a freeze does not affect the score. Re-freezing afterward restores your protection.

What if I froze my credit after identity theft?

Keep the lift window as short as the file allows, and re-freeze right after the final pull. Use a date-range lift rather than removing the freeze open-endedly, and keep your PINs private.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote at Lendmire.

Plan the lift first, because every other step on a frozen file waits behind it.
