Investment Property HELOC Lenders for a Rental With a Low First Mortgage

Investment Property HELOC Lenders for a Rental With a Low First Mortgage

The Quick Read: A rental with a low first mortgage can carry a home equity line, but only a small group of lenders write one, and the line sits in second position behind the existing loan. Lendmire, a mortgage broker, matches the file to a wholesale lender whose program fits the property, the title and the credit profile.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • The maximum investment line is $500,000, and the minimum is $25,000.
  • Title must sit in your own name or a revocable living trust. An LLC cannot hold it.
  • Lines run a 5-year interest-only draw, then a 25-year repayment, with pricing that floats.
  • Availability is limited to Lendmire’s 16 full-service states, subject to lender guidelines and full file review.

Why Few Lenders Write These Lines

Rental collateral is harder to place than a primary home, and the lender pool is smaller. The CFPB’s HELOC explainer is written around a borrower’s own home and says nothing about rental collateral, so the practical guide is how lenders behave. Most big retail lenders pass on non-owner-occupied lines. The ones that write them want strong credit, a lower leverage ceiling and a clean title.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is where a broker earns its place. Which lenders will write this product depends on your property type, credit profile, leverage need and documentation, and no single lender fits every file. Lendmire shops multiple wholesale lenders and matches the scenario to the program, rather than sending you to one bank’s rules.

How a Low First Mortgage Changes the Math

A low first balance leaves more room under the CLTV ceiling. CLTV adds every lien and divides by property value. The line you can take is the ceiling times value, minus the first balance.

Use round numbers: a rental valued at 100 with a first mortgage of 40. At the 70% investment ceiling, total debt can reach 70, so the line has room for up to 30. If the first balance were 60, room drops to 10. If it were 70 or more, there is no room at all.

Two points trip up files here:

  • Balance matters, rate does not. The lender cares how much is owed on the first, not how cheap that loan is. A very low first-mortgage rate does not buy extra line.
  • Minimums bite. Headroom smaller than the $25,000 minimum line (Michigan’s floor is $10,000) leaves nothing to write, even when the math is positive.

Any old second lien or tax lien shrinks the room further. Pull a current payoff on every lien before you size anything.

What Lenders Underwrite, Step by Step

This is a borrower-based product. It is reviewed on your credit, debt-to-income and reserves, not on the rent. That separates it sharply from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here is how the review runs:

1. Pick the collateral. The line can go on the rental, or on your primary home with the cash used for the rental. This article covers the rental itself.

2. Confirm lien position. A new line behind an existing mortgage is a second lien. A standalone line on a free-and-clear rental can sit in first position. Keeping the low first loan means choosing second position on purpose.

3. Value the property. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation. Because an investment line caps at $500,000, it is structurally always in that lane. You can still request a full appraisal.

4. Check credit. Investment lines need 700 or better. Both the 720 and 700 tiers reach the same 70% CLTV, so a higher score buys no extra leverage on a rental. The report must be no more than 90 days old at closing, with no rescores.

5. Test debt-to-income. The maximum is 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. Lenders test the full limit, not what you plan to draw.

6. Draw the line. At least 75% of the line is drawn at closing. After closing, the minimum subsequent draw is $1,000, except in Texas, where it is $4,000.

How the Line Behaves After Closing

An investment line is a variable-price product. Pricing floats through both the draw and the repayment period and never converts to fixed. The fixed-rate conversion option the CFPB describes for consumer HELOCs is not part of this structure.

The draw is 5 years interest-only, followed by 25 years of full amortization. The payment jump at the switch is the main risk. The CFPB HELOC booklet walks through how draw and repayment periods work, and payments are often significantly higher once repayment begins. Plan for that step before you draw.

Two draw structures exist on primary residences and second homes (3-year draw with 17-year repayment, or 5-year with 25). Investment lines run only the 5-year/25-year structure.

Who Qualifies, and Who Does Not

Title and property type decide a lot of files before credit is even pulled.

Factor Eligible Not eligible
Title Individual, revocable living trust LLC, corporation, partnership, irrevocable, blind or land trust
Property Single-family, 2-4 units, PUD, townhome, condo (including non-warrantable) Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, agricultural zoning
Credit 700 minimum on investment Below 700 on investment
Exposure Up to three lines; 15 or fewer financed properties More than 15 financed properties

Entity title is the sharpest difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead.

Foreclosure history seasons at 7 years, and a deed-in-lieu, pre-foreclosure or short sale at 4 years, on investment files. Bankruptcy needs 4 years from discharge or dismissal.

Keep the First Mortgage or Replace It?

A line adds a lien and leaves the first loan untouched. A cash-out refinance replaces the first loan and reprices the whole balance. When the first mortgage has favorable terms, a second-position line reprices only what you draw.

Situation Route that tends to fit
Low first balance, personal-name title, 700+ credit Second-position line
Rental titled to an LLC DSCR cash-out refinance
Need above $500,000 on the rental DSCR cash-out refinance
Credit below 700 DSCR route; qualification runs on the property’s rent
Equity mostly in your primary home Line on the primary home

Property-rent-based lender review belongs to a DSCR loan. The complete DSCR loans guide covers how coverage is measured. Cash-out on a standard rental tops out around 75% LTV across most of the network, which can exceed what a 70% CLTV line leaves you. If that gap matters, the refinance can win despite replacing a cheap first loan. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

(A HELOC and a refinance are not interchangeable. People mix them up constantly.)

Where the Rule Breaks

  • Later refinance of the first. The line holder must subordinate and stay behind the new first loan, or be paid off. Raise this before you apply, not after.
  • Listed property. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.
  • Texas. The 12-day waiting period, one-lien-at-a-time rule and 12-month seasoning bind primary residences only. Investment properties are eligible as non-homestead transactions, limited to 10 acres.
  • New Mexico and Ohio. A CLTV cap depends on the credit profile.
  • Availability. Lines are written only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens added together and divided by property value.

Headroom: The room left under the CLTV ceiling after the first mortgage balance.

Second lien: A loan that sits behind the first mortgage in repayment priority.

Draw period: The stretch when you can borrow and pay interest only.

Subordination: An agreement by the line holder to stay behind a new first loan.

What to Gather Before You Apply

  • Proof the property is titled to you or your revocable trust.
  • A current first-mortgage statement and payoff.
  • Payoff figures on any other lien.
  • Proof of income, credit authorization and an estimate of value.
  • Lease or rent history on the rental.
  • A list of all financed properties, because exposure counts across them.

Frequently Asked Questions

Does a HELOC on a rental change my existing first mortgage?

No. A second-position line adds a lien and leaves the first loan in place, with its balance, term and payment unchanged. The first balance only affects how much room the line has under the 70% investment CLTV ceiling.

Can an LLC-owned rental get a HELOC?

No. Title must be held by an individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance as the alternative.

What credit score does a rental HELOC need?

A 700 minimum on an investment property. Both 720 and 700 reach 70% CLTV, so a higher score adds eligibility cushion rather than leverage. Lower scores, down to a 600 program floor, apply to other occupancies, not to rentals.

Does the rent count toward qualifying?

Not as the primary test. The line is reviewed on your credit, debt-to-income and reserves, with a 50% maximum debt-to-income. Loans that qualify primarily on property-level rental income covering the payment are DSCR loans, a separate product.

How large can the line be?

Investment lines run $25,000 to $500,000. Lines above $500,000 are available only on primary residences, require a credit profile of 700 or better (720 on the longer-runway structure), cap at 75% CLTV and need a full appraisal.
