Investment Property HELOC Requirements for Landlords Weighing Rental Equity Loans

Investment Property HELOC Requirements for Landlords Weighing Rental Equity Loans

The Quick Read: An investment property HELOC is available through select lenders in Lendmire’s wholesale network, but it is underwritten on the borrower’s credit, combined leverage and debt load rather than on the rent alone. The ceiling on an investment line is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000. Title must sit with the individual or a revocable living trust, not an LLC.

  • Investment lines cap at 70% CLTV, and 700 is a hard credit floor with no tier beneath it.
  • Maximum line is $500,000, and the line can sit in first or second lien position.
  • DTI tops out at 50%, and the payment is tested on the interest-only amount at the maximum draw.
  • LLCs, corporations and partnerships cannot hold title. A rental already in an LLC needs a vesting change, or a DSCR cash-out refinance instead.
  • Eligible lines are offered in only 16 states, narrower than the DSCR footprint.

Most landlords asking about a rental equity loan are really asking two questions. Can I borrow against this property at all, and which product fits my situation? The answers split cleanly once you separate a personally underwritten line from a loan that is reviewed on rent.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What an Investment Property HELOC Actually Is

A HELOC is a revolving line. You draw against it during a set period, then repay. The CFPB’s HELOC explainer describes a draw period that could last 10 years, usually a variable rate, and in some plans a minimum draw at setup or each time you borrow.

On a rental, the product tightens. NerdWallet’s overview of HELOCs on investment properties says not every lender offers one, that requirements are strict, and that lenders see higher default risk on rentals than on a primary home. That is why large retail lenders often skip the product entirely.

Through Lendmire’s wholesale network, the line is a standalone loan in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both the draw and repayment periods and never converts to fixed. Everything here is subject to lender guidelines and full file review.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property, including the new line, and divides by the property’s value.

DTI: Debt-to-income ratio, the share of your income that goes to debt payments.

Draw period: The stretch when you can borrow against the line and payments are interest-only.

Repayment period: The stretch after the draw ends, when the balance amortizes and payments rise.

Vesting: How title is held, whether by an individual, a trust or an entity.

How Underwriting Treats an Investment Line, Step by Step

1. The collateral is chosen. The line can sit on the rental, or on a primary home with the cash used for the rental. A line on the rental puts the rental at risk. A line on the home puts the home at risk. Occupancy sets the ceiling, so the rest of this section applies to the investment-property case.

2. Credit is pulled. The program floor across the network is 600, but investment property requires 700. Scores of 700 and 720 both reach the same 70% CLTV ceiling on an investment property. Credit above 700 buys no extra leverage. The score model is single-bureau and keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

3. CLTV is tested. Every lien counts. A first mortgage balance plus the new line must stay at or below 70% of the property’s value. That ceiling is the binding limit, and no tier sits above it for an investment property.

4. DTI is tested. The maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The payment used is the interest-only amount calculated on the maximum draw, not on what you plan to borrow first.

5. Valuation is ordered. Because an investment line caps at $500,000 and full appraisals begin only above $500,000, an investment line is structurally in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower can request a full appraisal in any case.

6. Title and vesting are checked. Title must be held by the individual borrower, as fee simple or leasehold, or by an inter vivos revocable living trust. This is the step that catches landlords who bought through an entity.

7. The line is set up. Subsequent draws after closing carry a $1,000 minimum, with Texas at $4,000.

The detail landlords miss is that rent plays a supporting role here. Underwriting is borrower-based. The property’s rent covering its payment is the test that a DSCR loan applies, not this one. Our complete DSCR loans guide walks through that rent-based test.

What Property Types and Borrowers Fit

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. Modular factory-built homes are eligible on one of the wholesale programs only.

Not offered: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agriculturally zoned property.

Borrower limits matter for landlords who scale. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower who owns more than 15 financed properties is not eligible. A bankruptcy needs 4 years of seasoning from discharge or dismissal. For foreclosure-family history on an investment file, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure or short sale seasons for 4.

The line is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Some states add rules. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. Texas properties are limited to 10 acres, though the Texas homestead rules apply to primary residences, not to investment property.

Where the General Rule Breaks

The LLC-owned rental. This is the sharpest difference from a DSCR loan. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on these lines. If the rental sits in an LLC, the options are a vesting change or a DSCR cash-out refinance instead. A DSCR loan to an LLC is possible, subject to lender program eligibility.

The line above $500,000. It is not available on a rental. A line above $500,000 is primary-residence only, requires 700 or better (720 on the longer-runway program), caps at 75% CLTV and requires a full appraisal.

The high-leverage figure you saw elsewhere. NerdWallet cites an 80% maximum with many lenders below 70%. On Lendmire’s network, an investment line stops at 70% CLTV. A top-tier ceiling that reaches 90% exists only on primary-residence and second-home lines, and only at a credit profile of 720 or better.

The business-account angle. Business bank accounts need a 680 minimum for the deposit analysis. Since investment already floors at 700, bank-statement income is never the binding constraint on an investment line.

Sub-700 borrowers. A 640 or 680 score does not work on an investment property. Those borrowers are better served by a DSCR loan, where credit floors differ and the rent carries the file.

HELOC, Cash-Out or DSCR Second: The Decision

The real choice is usually between keeping the existing first mortgage and replacing it. A HELOC leaves the first mortgage in place, which matters if that loan is worth keeping. A cash-out refinance replaces it. NerdWallet points to a DSCR second mortgage as possibly the best option for a property that is primarily a rental.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Borrower credit, CLTV, DTI Property rent covering the payment
Title Individual or revocable trust LLC possible, subject to program terms
Ceiling 70% CLTV on investment About 75% LTV on standard rentals
First mortgage Stays in place Replaced
Rate structure Floats, never fixed Fixed structures available

For short-term rental collateral, the DSCR cash-out ceiling drops to 70%. DSCR programs qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Clearing a coverage ratio is not the same as positive cash flow, because repairs, vacancy, management and capex sit outside the calculation. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

A HELOC fits a landlord with strong personal credit and low other debt, a rental titled personally, and a first mortgage worth keeping. It fits poorly for a landlord whose properties sit in LLCs, who wants a fixed payment, or who is near the DTI limit.

Stress-Testing the Line

A floating payment can erode cash flow. The CFPB notes that HELOCs usually carry a variable rate, so payments can change month to month. Because the draw is interest-only for five years, the payment steps up when repayment starts.

Run rent against the full payment at the maximum draw, then run it again assuming a vacant unit. Keep a reserve for the repayment step-up. Access is also not permanent. Lenders can reduce or close a line if a borrower’s credit or DTI worsens, which is a real risk if the line is the plan for the next down payment.

Documents to Gather

  • Government ID and the current mortgage statement on the rental.
  • Proof of income for the DTI calculation, with a 12-month deposit history if using business bank accounts.
  • Lease agreements or rent documentation for the rental.
  • Title or vesting documents showing the owner’s name or trust.
  • A recent credit report no older than 90 days at closing.

Self-employed landlords should expect to document income through the deposit analysis route. Salaried landlords document through standard income verification.

Frequently Asked Questions

Can I get a HELOC on a rental property I haven’t bought yet?

No. A line is secured by a property you already own, so there is nothing to borrow against until the purchase is done. Many landlords instead use a DSCR purchase loan, where most files land at 75%-80% LTV, then draw on equity later.

Does the rent count toward qualifying?

It supports the file but does not carry it. The line is sized on credit, CLTV and DTI, so your whole debt picture matters. Only a DSCR-style loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Can my LLC hold the line?

No. Title must sit with an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance can be used instead, subject to program terms.

What credit score do I need on a rental?

A 700 minimum. Investment property has no tier beneath it, and 700 and 720 both reach the same 70% CLTV, so a higher score buys no extra leverage.

Will an appraisal be required?

Often not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane, though a higher CLTV may require a secondary valuation and a borrower can request a full appraisal.
