Investment Property HELOC Requirements If the Home Will Be Listed Soon

Investment Property HELOC Requirements If the Home Will Be Listed Soon

The Quick Read: The line has to close before the listing goes live, and the property has to meet the investment-line rules on its own. Listing status is a lender screen, not a universal law, and in several states a home listed now or within the past 60 days is ineligible on the network’s equity lines. A line opened shortly before a sale is repaid from the sale proceeds, so the real question is whether the setup is worth it for the time the line stays open.

  • On an investment property, the network’s equity line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • A property already deeded to an LLC cannot hold this kind of line. Title must sit with the individual or a revocable living trust.
  • An active listing, or a listing within the past 60 days, makes the property ineligible in NC, PA, TN, TX and WA.
  • The line is repaid at sale. Short holding periods make the setup costs hard to justify.
  • If timing or title blocks the line, a DSCR cash-out refinance is often the better fit.

Where Do You Stand? Three Listing States

Listing state What usually applies Next move
Not yet listed Eligible if the property meets the investment rules Apply and close before the listing date
Listed now Ineligible in the states where this restriction applies; most lenders decline elsewhere Look at other collateral or a different product
Recently withdrawn Ineligible within the lender’s seasoning window in those states; timing varies by file and lender Wait out the window or use a different structure

The third row is where investors get caught. A delisted property is not clean on day one. In the five states above, the 60-day clock runs from the listing, so pulling the listing to apply does not reset anything. Treat a delist-and-reapply plan as a cost in market time, not as a workaround.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does the Network Require on an Investment Line?

The investment-property line is narrower than a primary-residence line. These are typical guideline figures from select wholesale lenders, subject to lender guidelines and full file review. This is not a commitment to lend.

  • Leverage: Investment lines reach 70% CLTV at most. Primary-residence and second-home lines can reach 90% CLTV, but only with a 720 or better credit profile. That higher tier does not apply to a rental.
  • Credit: The minimum is 700 on an investment line. Both the 700 and 720 tiers reach the same 70% CLTV, so a higher score buys eligibility rather than extra leverage. The credit report cannot be older than 90 days at closing, and the score model is keyed to the primary wage earner.
  • Line size: $25,000 to $500,000 on an investment property. A few states set a lower floor. Lines above $500,000 are for primary residences only.
  • Structure: A standalone line in first or second lien position, with a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.
  • Debt-to-income: 50% maximum, and a ratio above 45% requires a 680 minimum. The qualifying payment is calculated on the interest-only payment at the maximum draw.
  • Property types: Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.
  • Exposure: A borrower can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.
  • Credit events: A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure or short sale seasons for 4.
  • Availability: Lendmire’s full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint.

One structural point drives the rest of the file. A home equity line is underwritten mainly on the borrower’s credit, debt-to-income and remaining equity. A DSCR loan, by contrast, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Rent on the lease does not carry an equity line the way it carries a DSCR file.

Market surveys report that some lenders will go to 80% on an investment-property line, according to NerdWallet. That is a market-wide figure. The network’s ceiling on an investment property is 70% CLTV.

How Much Line Is Actually Left? A Percentage Example

The line size is not a free choice. It is the CLTV cap applied to the property’s value, less the balance on the first mortgage.

Say a rental carries a first mortgage equal to 50% of its value. At the 70% cap on an investment line, there is room for a line worth up to 20% of value, subject to the $500,000 maximum and the $25,000 minimum. A higher credit score does not stretch that, because 700 and 720 reach the same tier.

Now say the first mortgage sits at 65% of value. Only 5% of value is left under the cap. On most rentals that is too small to meet the line minimum, so the file does not work regardless of credit. A higher balance can end the conversation before the listing question ever comes up.

Valuation is the other moving part. An investment line is always at or below the $500,000 cap, and lines at that size ordinarily run on automated valuation with no traditional appraisal. A borrower can still request a full appraisal. That means a listing price is not the value the lender uses, and a low automated number can cut the line below what the owner expected. On an existing line, the Federal Reserve’s HELOC guidance says a lender may freeze or reduce a line if the home’s value has fallen, even with a good payment record.

Why Does Title Matter So Much for Investors?

Title is the quiet deal-killer on investor files. These lines require fee simple or leasehold title held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.

That is the sharpest difference from a DSCR loan, which can be made to an entity, subject to program eligibility. A rental already deeded to an LLC needs a vesting change before an equity line is possible, or it needs a different product altogether. A vesting change just before a listing brings its own questions on title and transfer, so it is a step to plan well ahead of any sale. A DSCR cash-out is usually the cleaner route for entity-held property.

What Happens to the Line When the Property Sells?

The line ends at the sale. The CFPB’s HELOC booklet says that if you sell your home, you are generally required to pay off your HELOC in full immediately. The title company or closing agent pays the lien from proceeds, and the lender releases it. The line does not move to the next property.

The same booklet warns that renting the home out may be prohibited under the terms of a line. For an investor converting a former primary residence into a rental, that matters. A line opened as owner-occupied can carry occupancy terms the rental use then breaks. Misstating occupancy on an application is a risk on its own.

At sale, the payoff comes straight out of net proceeds. A fully drawn line cuts what the seller walks away with. And because at least 75% of an investment line is drawn at closing, a borrower should plan on carrying interest on most of it from the start.

Is a Short-Lived Line Worth It?

Usually not, if the sale is close. The CFPB’s print version of the HELOC booklet advises that anyone likely to sell in the near future should consider whether the up-front costs of setting up a line are worth paying. That logic is strongest for investors with a listing already on the calendar.

Skip the line if any of these apply:

  • The listing is planned soon and the funds are not needed before closing.
  • The first mortgage leaves little room under the 70% cap.
  • The property sits in an LLC and a vesting change would delay the sale.
  • The funds would sit unused while most of the line is drawn and accruing interest.

The line makes sense when there is a specific, near-term use of funds, such as a down payment on the next purchase, and a clear plan to repay it at sale. Because pricing floats and never converts to fixed, that payoff plan matters more than the monthly figure on any quote.

What Are the Alternatives When Timing Doesn’t Work?

Sort alternatives by timing, not by product, and ask what an active listing does to each.

Option Effect of an active listing Fit
Equity line on a different, unlisted property Not affected by the first property’s listing Good if another property qualifies
DSCR cash-out refinance on the same rental Listing status still gets reviewed Works for entity-held rentals
Wait for sale proceeds No financing needed Best if the funds are not needed sooner
Delist and reapply Clock may run for 60 days in some states Costs market time

The DSCR cash-out is the practical pivot for most investors, and it does not hinge on the HELOC title and listing rules. A cash-out refinance tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Credit floors start at 620 in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest leverage tiers. Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Reserves vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA.

A DSCR cash-out is a refinance of a property the owner intends to keep. Taking cash out of a rental right before listing it adds a new loan to pay off at closing, with its own costs. It is worth the comparison, but it does not change the sale math. Lendmire’s complete DSCR loans guide covers how those programs are structured.

Clearing 1.00 is also not the same as positive cash flow. Repairs, vacancy, management and capital expenses sit outside the coverage calculation.

What Does a Practical Sequence Look Like?

In order, the deal works like this:

1. Check the state and the occupancy class. Confirm the property is in a state where the line is offered and that it is classified as an investment property, not a second home.

2. Check title. If the property is held in an LLC, decide whether a vesting change fits the sale timeline or whether a DSCR cash-out is the better route.

3. Run the equity math. Take 70% of estimated value, subtract the first-mortgage balance, and compare the result to the $25,000 minimum.

4. Pull credit and confirm 700. The report must be no more than 90 days old at closing.

5. Count your lines and properties. Three lines is the cap, and more than 15 financed properties makes a borrower ineligible.

6. Close before the listing date. An agent posting the listing before the line closes can end the file.

7. Plan the payoff. Know what the line will cost to carry and what the payoff does to net proceeds.

Key Terms Defined

Combined loan-to-value (CLTV): The first mortgage balance plus the new line, divided by the property’s value.

Investment property HELOC: A revolving line of credit secured by a non-owner-occupied rental, qualified mainly on the borrower’s credit, debt-to-income and equity.

Interest-only draw period: The first stretch of the line, during which the borrower pays only interest before repayment begins.

Automated valuation: A model-based value estimate used in place of a traditional appraisal on smaller lines.

Vesting: The way title to the property is held, such as an individual, a revocable trust or an LLC.

DSCR: Debt service coverage ratio, meaning rent compared with the full monthly obligation of principal, interest, taxes, insurance and any HOA dues.

Frequently Asked Questions

Can I get an investment property HELOC once the home is listed?

Rarely. In NC, PA, TN, TX and WA, a property listed for sale, or listed within the past 60 days, is ineligible on the network’s lines. In other states, lenders commonly decline an active listing too. Closing the line before the listing goes live is the dependable path.

What credit score do I need on an investment line?

A 700 minimum on an investment property, and both the 700 and 720 tiers reach the same 70% CLTV. A higher score does not raise leverage on a rental. The credit report cannot be more than 90 days old at closing. All of this is subject to lender guidelines.

Can my LLC hold the line?

No. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. An LLC-owned rental needs a vesting change first, or a DSCR cash-out, which can be made to an entity subject to program eligibility.

Will a listing price change the value the lender uses?

Not directly. Lines at this size normally run on automated valuation, not the asking price. A borrower can request a full appraisal. On an existing line, a drop in value can lead a lender to freeze or reduce it.

Is a DSCR cash-out refinance a substitute?

It can be, for investors who want cash from a rental and do not face the title or listing limits. It is a separate loan, qualified primarily on rental income covering the payment, with leverage typically up to around 75% on a cash-out for a standard rental. The tradeoff is a new loan and its costs.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.

Most listing-related declines come from sequence, not from credit, so the investors who get a clean file are the ones who finish the line before the photographer shows up.
