Investment Property HELOC Requirements on Assets Alone as a Retiree

Investment Property HELOC Requirements on Assets Alone as a Retiree

The Quick Read: A HELOC on a rental is judged on your credit, documented income, debts and equity, so a retiree with big savings and little documented income can be declined even with plenty of equity unless the lender converts assets into income. A DSCR cash-out refinance takes a different route. It tests whether the property’s rent covers its payment instead of testing you.

  • An investment-property line is a personal-file loan, so savings count only if the lender has a method for turning them into income.
  • On the wholesale network Lendmire places files with, an investment line caps at 70% CLTV and $500,000, with a 700 minimum credit score.
  • Titling matters. A property held in an LLC generally cannot take this kind of line.
  • A DSCR cash-out refinance ignores your portfolio and looks at rent coverage and equity.

A HELOC (home equity line of credit) is a revolving line secured by a property you already own. On a rental it is harder to get than on a primary home. NerdWallet notes that lenders see higher default risk on rentals, that fewer lenders offer the product, and that requirements vary by lender.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Assets Alone” Actually Mean?

“Assets alone” can mean three different things. Each one is tested differently, and mixing them up is how retirees lose time on the wrong product.

Assets as income. Some lenders take eligible liquid assets and convert them into an imputed monthly income figure. They then run the debt-to-income test against that number. No single rule defines this method for equity lines. It is a lender-level choice, and the haircuts on retirement accounts and securities differ from one lender to the next.

Assets as reserves. Reserves are cash or liquid funds left over after closing, and lenders use them as a cushion. They show you can carry the property through a vacancy. Reserves support a file, but on most lines they do not replace income.

Assets as collateral. Your brokerage account is not the collateral on a HELOC. The rental property is. The line sits on that property in first or second lien position, and your savings do not secure it.

Here is the plain answer. Under the equity-line guidelines Lendmire sees, qualification rests on documented income and a DTI test. Whether a given lender will count assets as income varies, so ask before you apply.

How Underwriting Treats an Investment Line, Step by Step

An investment line is reviewed in a fixed order: eligibility gates first, then income, then the payment test, then valuation. A file that fails an early gate never reaches the later ones, so the order tells you where to look first.

Step 1: Occupancy and title. The property must be a non-owner-occupied rental. On the network, title must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.

Step 2: Property type. Single-family, 2-4 unit, PUD, townhome and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not.

Step 3: Credit. An investment line needs a 700 minimum score. Because 720 and 700 both reach the same 70% CLTV, a higher score buys eligibility rather than extra leverage. The score model is single-bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

Step 4: Leverage. CLTV is combined loan-to-value: the first mortgage plus the new line, divided by the property value. On an investment property the ceiling is 70% CLTV, with no tier above it. Market surveys paint a wider picture. NerdWallet reports that lenders commonly want 720 or better, cap investment-property lines at 80% LTV (with many sitting below 70%), and ask for six months or more of reserves. Those are market-wide figures. On Lendmire’s network, the investment ceiling is 70% CLTV and the credit floor is 700.

Run a quick picture. Say your rental is paid off. At 70% CLTV, the most the line can reach is 70% of the value, up to the $500,000 cap. Now say the property carries a first mortgage at half its value. The line can add roughly another 20% of value before it hits the ceiling.

Step 5: Income and DTI. The maximum DTI is 50%, and it drops to 45% for credit profiles from 600 to 679. The qualifying payment is the interest-only payment on the maximum draw, not on what you actually borrow. A retiree typically documents Social Security, pension and retirement distribution income. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Step 6: Valuation. An investment line can’t exceed $500,000, and full appraisals begin only above that size. So an investment line usually runs on an automated valuation with no traditional appraisal. You can still request a full appraisal. A higher CLTV may trigger a second valuation.

Step 7: Structure. Investment lines use a 5-year interest-only draw, followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed.

Lenders also limit exposure. A borrower can hold three lines at once, and owning more than 15 financed properties makes you ineligible. Availability is narrower than the DSCR footprint, because the equity-line product is offered in only 16 full-service states. Some states also bar a line on a property listed for sale within the past 60 days.

Three Routes Side by Side

Route What it tests Best fit
Personal-file HELOC Your credit, income, DTI, equity Documented pension or Social Security income
Asset-converted income Liquid assets turned into income Large liquid savings, lender-specific
DSCR cash-out refinance The property’s rent vs. its payment Rental with solid coverage and equity

Retirees often assume these routes are interchangeable. They are not. The first two test you. The third tests the building.

Where the General Rule Breaks

LLC-held rentals. Many personal-file HELOC programs will not lend to an LLC, and on the network the vesting rule is strict. A property already deeded to an LLC needs a title change or a DSCR cash-out instead. DSCR loans to LLC-titled properties are available subject to lender program eligibility.

Wealth that isn’t liquid. A retiree with a paid-off home and a large retirement balance but little cash can fail an asset-based test. Lenders often discount retirement accounts and securities, and the haircuts vary.

Thin documented income. An asset-rich, income-light file can run into the 50% DTI cap, because the payment is tested on the full line. Rental income can sometimes help. NerdWallet says the DTI allowance can stretch toward 50% when projected rental income is counted.

Short-term rentals and location. NerdWallet notes that some HELOC lenders restrict by location or by whether the home rents year-round. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Property types outside the programs. Manufactured homes, log homes and barndominiums are not offered on the network’s DSCR programs, and manufactured homes are excluded from the equity line as well.

A large portfolio. More than 15 financed properties puts you out of range for the equity line. DSCR files are reviewed property by property, so portfolio size is less of a barrier there.

Credit blemishes. A bankruptcy needs 4 years of seasoning from discharge or dismissal. An investment file follows a 7-year seasoning path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure or short sale.

What a Retiree Should Stress-Test First

A HELOC is a bridge. It is not a retirement paycheck. The CFPB’s HELOC brochure explains why that matters. The draw period is the borrowing window, and payments in it may be interest-only. Because pricing floats, the monthly payment can change even when you draw nothing more. When the repayment period begins, the lender may require repayment of the full amount over a set schedule, or the entire balance at once.

On the network’s investment structure, the 5-year interest-only window ends and the 25-year amortizing period begins. For someone on a fixed income, the payment at that handoff is the number to stress-test, not the payment in year one. The principal starts coming due at that point.

Think too about what the line does to your estate. A lien on a rental is a debt your heirs inherit along with the property.

When a DSCR Cash-Out Refinance Fits Better

If the rent covers the payment, the DSCR route often matches a retiree’s profile more naturally. DSCR means debt service coverage ratio: monthly rent divided by the full monthly obligation, which is principal, interest, taxes, insurance and any HOA dues (PITIA). The test looks at the property, so your pension and portfolio never enter the coverage math. The complete DSCR loans guide walks through that test in full.

Across the network, the typical ranges look like this. Cash-out refinances tend to top out around 75% LTV on standard rentals (70% on short-term-rental collateral), with about 6 months of seasoning as the common expectation. Credit floors start at 620 in parts of the network. Most programs want around 660, and 700 or better unlocks the strongest leverage tiers. Loans reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Reserves vary by lender, leverage, loan size and transaction type, and around 6 months of PITIA is common.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage generally opens better pricing and leverage. All of this is subject to lender guidelines and full file review.

Two cautions apply. First, a DSCR cash-out replaces your first mortgage, so it matters if the existing loan is one you’d rather keep. A HELOC leaves that lien in place. Second, clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities and capital expenses all sit outside the calculation.

If no lender will place a line on the rental, Bankrate suggests a HELOC on your primary home as a fallback.

Key Terms Defined

CLTV (combined loan-to-value): the first mortgage plus the new line, divided by the property’s value.

DTI (debt-to-income): your monthly debt payments divided by your monthly income, which the lender caps.

Draw period: the window in which you can borrow from the line, usually with interest-only payments.

Imputed income: a monthly income figure a lender calculates from your assets, not from pay or pensions.

PITIA: principal, interest, taxes, insurance and any association dues, the full monthly obligation on a property.

Seasoning: the waiting period a lender wants after an event, such as owning a property before a cash-out refinance.

Frequently Asked Questions

Can I qualify for an investment property HELOC with no pension or wages?

It is difficult. A personal-file line needs documented income to pass the DTI test, which is capped at 50% on the network. Some lenders convert liquid assets into imputed income, but that method is lender-specific, so ask before you apply. If rent is strong, a DSCR cash-out refinance tests the property instead of you.

What is the most I can borrow on a rental?

On Lendmire’s network, an investment line caps at 70% CLTV and $500,000, with a 700 minimum credit score. Larger lines exist only on primary residences. Market-wide surveys report higher ceilings at some lenders, but those do not describe this network.

Does my LLC change anything?

Yes. LLCs cannot hold title on the equity line, which is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Will I need an appraisal?

Usually not. Because an investment line is capped at $500,000 and full appraisals begin above that size, most run on an automated valuation. A higher CLTV may require a second valuation, and you can request a full appraisal at any size.

Does a larger down payment or more equity fix a weak file?

Equity helps, but it does not erase credit floors, leverage caps or property rules. The strongest files clear both tests: enough equity and enough rental coverage.
