Investment Property HELOC Rules for Investors Who Rent Their Own Home

The Quick Read: An investment property HELOC is a line of credit secured by a rental, and renting your own residence does not block one, but it changes how the file reads. The lender counts your housing payment, including rent, against your personal debt load, then looks at the rental’s equity. Through Lendmire’s wholesale network, the main limits are:

  • Investment lines cap at 70% CLTV, with a 700 minimum credit score.
  • Maximum line size on an investment property is $500,000.
  • Title must sit with you personally or in a revocable living trust, not an LLC.
  • Maximum DTI is 50%, and 45% for credit profiles from 600 to 679.
  • Investment lines run a 5-year interest-only draw and a 25-year repayment period.

Subject to lender guidelines. Lendmire is a broker, not the lender.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What an Investment Property HELOC Actually Is

It is a revolving line secured by a rental instead of the home you live in. You borrow against equity, which is the property’s value minus what you owe. The CFPB describes a HELOC as an open-end line you can draw on repeatedly during a draw period, and says a lender may restrict further draws if the property’s value falls significantly.

With an existing mortgage on the rental, the HELOC sits behind it as a second lien. Through Lendmire’s network the line can also be a standalone line in first or second position. The pricing floats and never converts to fixed. That is a real difference from a cash-out refinance, which replaces your first mortgage with one lump sum.

NerdWallet notes that these lines are harder to get than a primary-home HELOC, and that not every lender offers one. Lenders see rentals as higher default risk, so the pool of willing lenders is smaller. Across a wholesale network, the guidelines differ more than a single bank’s page suggests.

Why Renting Your Own Home Changes the File

A HELOC on a rental is underwritten on you, not just on the property. Unlike a DSCR loan, which qualifies primarily on property-level rental income covering the payment, an equity line looks at your personal debt-to-income ratio. Rent you pay on your own residence is a recurring housing obligation, and it sits in that ratio.

Here is how the review typically runs, step by step:

1. Equity check. The lender adds the existing first mortgage and the new line, then divides by the property value. On an investment property, that combined figure cannot exceed 70%.

2. Credit review. Investment lines floor at 700. Scores of 720 and 700 both reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage.

3. DTI review. The maximum is 50%, and 45% for profiles from 600 to 679. The qualifying payment is calculated on the interest-only amount at the maximum draw, not on what you plan to borrow. A large rent payment plus that figure can crowd the ratio.

4. Property and title review. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) properties are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

5. Valuation. Because an investment line caps at $500,000 and full appraisals begin only above that, these lines are structurally in the automated-valuation lane and commonly close with no traditional appraisal. You can still request one.

Renting is not a disqualifier. A borrower with a modest rent payment and strong income may clear the DTI test easily, while one with high rent and several other debts may not. The test is the ratio, not your housing status.

Worked Example: Combined LTV on a Rental

Combined LTV is the number that most often decides whether an investment line fits. Picture a rental valued at $400,000 with a first mortgage balance that is 50% of value. At the 70% investment ceiling, the new line could take combined debt up to 70% of value, leaving roughly 20% of value as the maximum line. A first mortgage at 65% of value leaves only about 5%, which is likely too thin to be worth the process.

Percentages tell the story. A line only opens meaningful capital when the first mortgage is well under the cap. Heavily leveraged rentals usually do better with a different structure, covered below.

Structures and Variations That Exist

The draw structure and the lien position are the two variables that matter. On an investment property, the line runs the 5-year interest-only draw with a 25-year fully amortizing repayment. The shorter 3-year draw option exists only for primary residences and second homes. At least 75% of the line is drawn at closing, so this is not a pure “open it and leave it idle” product.

Because pricing floats across both the draw and the repayment period, the payment moves. The CFPB’s HELOC booklet describes the same variable-rate, revolving structure. Interest-only payments during the draw rise sharply when repayment begins, so the line should be sized for that step-up.

Line sizes run $25,000 to $750,000 overall, but anything above $500,000 is primary-residence only. On a rental, $500,000 is the hard ceiling.

A borrower can hold up to three lines. A borrower with more than 15 financed properties is not eligible. For larger portfolios, the approach in Lendmire’s piece Can You Get an Investment Property HELOC for Investors Who Own Several Rentals? may fit better.

Where the General Rule Breaks

Title, equity, and credit are the named edge cases, and the renter question is not one of them. These are the situations where the general rule breaks.

LLC-held rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only the individual borrower or a revocable living trust can. If your rental is already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance, which accepts entity ownership subject to lender program eligibility.

Credit between 600 and 699. The program floor is 600, but investment lines floor at 700 and have no tier beneath it. A 680 score might work on a primary residence line and still fail on a rental.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a seasoning path of 7 years for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Geography. The product is available only in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint. Texas investment properties are eligible as non-homestead transactions, and the Texas homestead rules apply only to primary residences.

Market surveys, including anecdotal investor reports, sometimes cite combined-leverage ceilings that run higher or lower than this. Those describe the broader market. For this network, an investment line is 70% CLTV.

HELOC or DSCR Cash-Out: Which Fits?

A line suits an investor with a small first mortgage, strong personal income, and a personally titled rental. A DSCR cash-out suits the rest. The tradeoffs are clear.

Factor Investment HELOC DSCR Cash-Out Refinance
Reviewed on Personal DTI and equity Rental income vs. payment
Title Individual or revocable trust LLC allowed, per program
Structure Floating line, keeps first mortgage Replaces first mortgage
Max leverage 70% CLTV Around 75% LTV (standard rentals)
Entity-held rentals Not eligible Eligible per program terms

A DSCR cash-out reaches about 75% LTV on a standard rental, with roughly 6 months of seasoning as the common expectation. Lendmire’s complete DSCR loans guide covers how coverage ratios work. One caution: clearing a coverage ratio of 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and capex sit outside the calculation, and a HELOC payment adds another obligation on top. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every loan on the property and divides by its value.

Draw period: The stretch when you can borrow from the line, paying interest only on an investment property.

Lien position: Whether the line is repaid first (first lien) or after another mortgage (second lien).

Vesting: How title is held, such as an individual, a revocable trust, or an LLC.

DTI: Debt-to-income ratio, which compares your monthly obligations to your income.

Automated valuation: A model-based value estimate used in place of a full appraisal.

What the Decision Looks Like in Practice

Start with title, then equity, then personal debt load. If the rental is in an LLC, stop and consider the DSCR route. If it is personally titled, calculate combined leverage against the 70% ceiling. If that leaves little room, a line is unlikely to be worth pursuing.

If the equity works, test your DTI honestly, with rent included. Then size the line with the repayment step-up in mind. Interest-only draws feel cheap until the 25-year amortization begins.

The straightforward case is a personally titled rental, a first mortgage well under half of value, a 700-plus score, and DTI comfortably under the limits. In that case a line can be a clean way to fund a down payment on the next property, though using proceeds for a purchase can interact with reserve and sequencing rules on that next loan. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can I get a HELOC on a rental if I rent the home I live in?

Yes, if the file clears the personal tests. The lender counts your rent as a housing obligation in your DTI, which is capped at 50%. Equity, a 700 minimum score, and eligible title matter just as much. Subject to lender guidelines.

What is the most I can borrow against a rental?

The ceiling is 70% combined LTV, and the line itself cannot exceed $500,000 on an investment property. The first mortgage counts toward that 70%, so a heavily financed rental leaves little room.

Can my LLC hold the line?

No. Title must be held by you individually or by a revocable living trust. An LLC-owned rental needs a vesting change, or a DSCR cash-out refinance may fit better.

Will the line require an appraisal?

Typically not. Because investment lines cap at $500,000, they usually run on an automated valuation. A full appraisal is required only above $500,000, which applies to primary residences, though you can request one.

Does the line keep my first mortgage in place?

Yes. It sits alongside the first mortgage as a second lien, or as a standalone line in first position. A cash-out refinance, by contrast, replaces the existing mortgage.
