How an Investment Property HELOC Works With a $500K Existing Mortgage

How an Investment Property HELOC Works With a $500K Existing Mortgage

The Quick Read: A line of credit on a rental sits behind your $500K first mortgage as a second lien, and the first loan stays exactly as it is. Whether any room exists depends on the property’s value, because the first balance counts against the combined loan-to-value cap. On Lendmire’s network, an investment line caps at 70% CLTV, subject to lender guidelines.

  • The $500K mortgage is not replaced. It is subtracted from the room available.
  • Investment lines cap at 70% CLTV, with a 700 minimum credit score.
  • The maximum line on an investment property is $500,000.
  • Title must sit with an individual or a revocable living trust, not an LLC.
  • Lines are available only in Lendmire’s 16 full-service states.

Lendmire is a broker. It arranges these lines through select wholesale partners, and every figure below is subject to lender guidelines and full file review.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC?

A HELOC is an open-end line of credit secured by property equity. The CFPB describes a draw period, when you can borrow up to the limit, followed by a repayment period it says is often ten or 20 years.

On a rental, the line is a second mortgage behind your existing loan. NerdWallet notes that not every lender offers one on an investment property, and that qualification is stricter because lenders see more default risk.

That scarcity is real. Large retail lenders often decline non-owner-occupied lines altogether. Brokers earn their keep here by knowing which wholesale partners will place one.

How Does the $500K Balance Change the Math?

The balance eats into your combined cap before the line gets a single dollar. The formula is simple: property value times the CLTV cap, minus every lien already recorded. The CFPB’s HELOC booklet describes the same logic, a percentage of appraised value less what you owe.

At the network’s 70% investment cap, run it this way:

Property value Combined debt allowed at 70% Room for a line after the $500K
About $714,000 About $500,000 Zero
$800,000 $560,000 $60,000
$1,000,000 $700,000 $200,000
$1,200,000 $840,000 $340,000

These values are modeled assumptions, not market data. The break-even is the balance divided by 0.70, which lands near $714,000. Below that value, the line is zero.

Work the reverse too. To size a line of a given amount, add it to the $500K and divide by 0.70. That gives the minimum value you need.

Any other recorded lien counts as well. An older second mortgage or a tax lien shrinks the room dollar for dollar.

How Does Underwriting Treat It, Step by Step?

Underwriting runs on the borrower, not the rent. That is the sharpest contrast with a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here is the sequence.

1. Occupancy and title. The property must be a non-owner-occupied rental held by you personally or in a revocable living trust. An LLC cannot hold title on this product.

2. Credit. An investment line requires a 700 minimum. Scores of 720 and 700 both reach 70% CLTV, so a higher score buys eligibility rather than extra leverage.

3. Debt-to-income. The maximum is 50%, and a ratio above 45% requires a 680 minimum. Lenders review the file on the interest-only payment calculated on the full draw. Your existing mortgage obligation on the $500K balance also counts toward that ratio.

4. Valuation. Because an investment line tops out at $500,000, it falls in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal.

5. Structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. The pricing floats and never converts to fixed.

6. Draws afterward. The minimum subsequent draw is generally $1,000, with Texas higher.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Second lien: A loan recorded behind the first mortgage, paid second if the property is sold or foreclosed.

Draw period: The stretch when you can borrow against the line, here five years of interest-only payments on investment lines.

Automated valuation: A data-driven value estimate used in place of a full appraisal.

Where Does the General Rule Break?

Several edge cases change the answer.

Property held in an LLC. Entity-titled rentals are the most common dead end. Corporations, partnerships and irrevocable, blind or land trusts cannot hold title either. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Balance near the cap. If the first mortgage already uses most of the 70%, the room may be too small to matter. A minimum line of $25,000 is the floor, with Michigan at $10,000.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are.

Larger lines. Lines above $500,000 are available only on a primary residence, which requires a 700 or better credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. An investment line stays at 70% CLTV and a $500,000 maximum.

Owner-occupied today, rental later. The line is underwritten on occupancy at application. Renting out a home may be prohibited under a line’s terms, so read the occupancy language before converting.

Exposure limits. A borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.

Credit history. A bankruptcy needs 4 years of seasoning. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.

Keep the $500K Mortgage or Replace It?

The line makes sense when the first mortgage is worth keeping and you want access to equity without touching it. A refinance replaces the first loan. A line adds a second one.

Factor Investment HELOC DSCR cash-out refinance
Existing $500K mortgage Stays in place Paid off and replaced
What the lender reviews Borrower credit, DTI, equity Property rent covering the payment
Title Individual or revocable trust LLC eligible, subject to program terms
Leverage on investment 70% CLTV About 75% LTV on cash-out
Cash delivery Revolving line, 75% drawn at closing Lump sum
Pricing Floats, never converts to fixed Fixed structures available

A cash-out refinance on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning common. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy and management sit outside the ratio. Read Lendmire’s complete DSCR loans guide for the full mechanics. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

A high-DTI investor often finds the line closed while DSCR stays open. An LLC owner has more than one route, such as a vesting change or a DSCR cash-out refinance. Both tests matter: enough equity and enough qualifying capacity.

What Are the Risks?

Payments float, so the cost moves with the market.

Stacked debt raises the stakes. A second lien means the rental now carries two payments, and a vacancy hits both. Missing payments puts the investment property at risk of foreclosure. Interest-only draws also mean the balance does not shrink for five years.

The line must be paid in full if you sell. Plan the exit before drawing.

What Derails These Files?

Most declines trace to a short list of documentation gaps.

  • Title vesting. The deed shows an LLC, and nobody caught it until review.
  • Value below the break-even. The automated valuation lands under what the owner expected, and the room vanishes.
  • Hidden liens. An old second or recorded lien turns up in the title search.
  • Credit below 700. Investment has no tier underneath it.
  • DTI creep. The existing mortgage payment plus the new line pushes the ratio past 45%.
  • Stale credit report. It must be no more than 90 days old at closing, with no rescores.

Clean entity and title documents, a current mortgage statement and a clear lien picture prevent most of these. Lendmire’s piece on investment property HELOC limits with a $500K existing mortgage covers the ceiling side in more depth.

Frequently Asked Questions

Can I get a HELOC on a rental with a $500K mortgage?

Yes, if the property’s value leaves room under the 70% CLTV cap and the title is in your name or a revocable trust. At that cap, the break-even sits near $714,000. Credit must be at least 700, subject to lender guidelines.

How much can I borrow?

Lines run from $25,000 to $750,000, but an investment line is capped at $500,000. The practical limit is value times 70%, minus the $500K balance and any other liens.

Does my first mortgage change?

No. The line records behind it, and the first loan keeps its terms. Your payment on it still counts in the debt-to-income ratio.

Can my LLC hold the property?

No. Individuals and revocable living trusts can hold title. An LLC-owned rental needs a vesting change or a DSCR cash-out refinance instead.

Does rental income count?

These lines are underwritten on you, not the rent. NerdWallet says rental income may count partially at some lenders. A DSCR loan is the path that qualifies primarily on property income.
