How an Investment Property HELOC Works With W-2 and LLC Income

How an Investment Property HELOC Works With W-2 and LLC Income

The Quick Read: An investment property HELOC is underwritten on the borrower’s personal credit and debt-to-income ratio, not on the rental’s cash flow, so W-2 wages carry the file and LLC income helps only to the extent it shows up on personal tax returns. Through Lendmire’s wholesale network, an investment line is typically capped at 70% CLTV and $500,000, and an LLC cannot hold title.

  • Credit: a 700 minimum applies on an investment line, and it is a hard floor. A score above 700 does not raise the 70% CLTV ceiling.
  • DTI: 50% maximum, tested on the interest-only payment at the maximum draw.
  • Title: an individual or a revocable living trust only. An LLC cannot hold title.
  • Structure: the line has a 5-year interest-only draw, then a 25-year repayment, with at least 75% of the line drawn at closing.
  • Availability: this product is brokered only in Lendmire’s 16 full-service states, narrower than the DSCR footprint.

Most borrowers who ask this question hold two different incomes and two different pieces of paper. One is a W-2 paycheck. The other is an LLC that owns the rental, earns income, or both. A HELOC treats those two roles very differently, and the confusion between them is where files stall. This piece walks through the mechanics step by step.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC?

It is a revolving line of credit secured by a rental property, in first or second lien position. The borrower draws during an interest-only period, then pays down principal over a fixed repayment term.

On Lendmire’s network, an investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The line floats and never converts to fixed. At least 75% of the line is drawn at closing. Later draws carry a minimum, commonly $1,000, with Texas higher.

This is a personal-credit product. NerdWallet notes that the lender pool is smaller and borrowing limits are lower than on a primary-home line, because lenders see higher default risk on rentals. Lendmire is a broker. It arranges these lines through select wholesale partners and does not lend.

How Does Underwriting Treat W-2 Income?

Traditional employment income is the strongest input on the file. The lender reads pay stubs, W-2s and tax returns, then builds a debt-to-income ratio.

The steps run in order:

1. Title and occupancy. The lender confirms who holds title and that the property is a rental.

2. Credit. The investment floor is 700. The score model is single-bureau and keyed to the primary wage earner. The report must be no more than 90 days old at closing, with no rescores.

3. Equity. The lender adds the first mortgage balance and the new line, then divides by property value. On an investment property the ceiling is 70% CLTV.

4. Valuation. Because an investment line caps at $500,000 and full appraisals start above that, the file is structurally in the automated-valuation lane. A borrower can still request a full appraisal.

5. DTI. The ceiling is 50%. The payment tested is the interest-only payment on the maximum draw, not what you plan to borrow. A borrower who intends to draw half the line is still tested as if fully drawn.

6. Exposure and property checks. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.

The line’s payment lands on personal DTI, so it can affect the next loan underwritten on personal income. A DSCR loan works differently. It reviews property-level rent coverage and does not test personal DTI. For the full comparison, see Lendmire’s complete DSCR loans guide.

How Is Rental Income Counted?

Rent is usually discounted, and some lenders count none of it. A personal HELOC does not qualify off rent coverage the way a DSCR loan does.

Where a lender does count rent, the usual approach is to take lease income or net Schedule E cash flow, apply a haircut, and subtract the full property payment. A negative result gets added to the borrower’s debts. A positive result may offset them. Documents typically include leases, tax returns and proof of insurance. Standards vary by lender, so a rental that cash-flows on paper can still add to DTI.

Which Role Is the LLC Playing?

An LLC can play two separate roles, and a HELOC treats them in opposite ways. One role earns income. The other holds the deed.

LLC role What it means Effect on a HELOC
Income source Pass-through or K-1 income reaches your personal return Counted through tax returns, after write-offs
Title holder The LLC owns the property Not eligible on this network’s investment line
Both LLC owns and earns Income may count; the deed blocks the line

LLC income. Self-employed and pass-through income is documented through tax returns, and write-offs reduce qualifying income. A borrower who shows thin profit on paper may qualify only on thin income. Business bank accounts need a 680 minimum for deposit analysis, but investment lines already floor at 700, so that test is typically not the binding constraint.

LLC title. Eligible vesting is fee simple or leasehold held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan, which can lend to an entity, subject to program terms.

What Structures and Variations Exist?

The investment line has one structure, but the borrower’s choices around it vary.

  • First or second lien. The line can sit behind an existing mortgage or stand alone.
  • Trust title. A revocable living trust can hold the property and still qualify.
  • Different collateral. A borrower can tap equity in a personally titled primary residence to fund a rental. On a primary residence, ceilings and loan sizes are higher, and a line above $500,000 is primary-residence only. That is a separate transaction with its own tax-tracing question.
  • No existing lien. With no first mortgage, no due-on-sale clause is in play.

Property types on the investment line include single-family, 2-4 units (a 640 minimum on that program), PUD, townhome and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.

Where the General Rule Breaks

The rule is that LLC-titled rentals do not qualify. Several edge cases push against it.

Moving title out of an LLC. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Re-titling is not a free move. Federal law limits when a lender can enforce a due-on-sale clause, and 12 CFR 191.5 at Cornell LII lists the transfers that are protected. The same rule appears at eCFR. A transfer into an LLC is not one of the listed protected transfers, so the existing lender may have the right to call the loan. Review any re-titling, and any move back into the LLC later, with an attorney before acting.

The primary-home workaround. Some borrowers open a line while the property is still their primary residence and convert it to a rental later. Lender terms may restrict this, and occupancy rules apply. Treat it as a question for the lender, not a plan.

Thin tax returns. A self-employed borrower with heavy write-offs may show too little income. That is where a different product fits better than a HELOC.

A property for sale. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, foreclosure history follows a 7-year seasoning path, and a deed-in-lieu, pre-foreclosure or short sale follows 4.

Texas. Texas second homes and investment properties are eligible as non-homestead transactions, with a 10-acre property limit.

Key Terms Defined

CLTV: combined loan-to-value, the first mortgage balance plus the new line, divided by property value.

DTI: debt-to-income ratio, your monthly debts divided by your monthly gross income.

Vesting: how title to the property is held, such as an individual, a trust or an LLC.

DSCR: debt service coverage ratio, a rental’s rent divided by its full monthly obligation, including principal, interest, taxes, insurance and any HOA dues.

Draw period: the stretch when you can borrow against the line, paying interest only.

What Does the Decision Look Like in Practice?

The decision turns on which test your file passes: personal income, or property income.

Picture a W-2 employee with a single-member LLC side business and a rental held personally. The wage income and the LLC income that reaches the personal return both feed DTI. If DTI stays at or below 50% with the line fully drawn, and credit sits at 700 or better, the line may be viable at up to 70% CLTV, subject to lender guidelines.

Now picture the same borrower with the rental deeded to an LLC. The line is off the table. A DSCR cash-out refinance is the structural fit there, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Clearing 1.00 on that test is not the same as positive cash flow, since repairs, vacancy, management and capex sit outside the ratio. On the DSCR side, select lenders in the network also offer coverage below 1.00, with leverage and terms adjusted.

Who should skip the HELOC? A borrower with an LLC on title, a borrower whose DTI is already near the ceiling, and anyone who needs a fixed payment. The line floats for its whole life. The line is secured by the property and is a personal obligation of the borrower, so the property is at risk if payments stop.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get an investment property HELOC if my rental is in an LLC?

Not on this network’s investment line. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. Eligible vesting is an individual or a revocable living trust. An LLC-owned rental needs a vesting change or a DSCR cash-out instead, and re-titling should be reviewed with an attorney first.

Does rental income help me qualify?

Only partly. A personal HELOC counts a discounted share of rent at best, and some lenders count none. The file runs on credit and DTI. A DSCR loan is the product built on rent coverage.

What is the maximum amount and leverage on an investment line?

The investment ceiling is 70% CLTV, with a maximum line of $500,000. Credit above 700 does not raise that ceiling. Higher ceilings apply only to primary residences and second homes, and a primary-residence line above $500,000 needs 700 or better (720 on the longer-draw structure).

How is DTI calculated?

The ceiling is 50%. Because an investment line already requires a 700 minimum credit profile, the lower DTI tiers for weaker credit do not come into play. The payment tested is the interest-only payment on the maximum draw.

Will an appraisal be required?

Usually not. Lines at or below $500,000 ordinarily use automated valuation, and an investment line is capped there. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case.
